Great little apartment community. I lived here for 1.5 year before recently moving out. There's usually someone in the leasing office + very fast response from them + maintenance. Everyone from the office is super friendly and communicative (especially Jackie who has great memories & Maddie who's always there). 5 solid stars for them and the maintenance team. Took off a star because there washing machines/dryers were constantly broken. Their machines are also kind of weak ("eco-friendly"), so it'd be impossible to wash the beddings there. As far as safety - I lived at the corner facing "public roads", so strangers can walk by easily. I did get my package stolen once (this year) & I do hear sirens pretty often (nothing bad happened in my immediate apt complex, but it left me wondering what's happening out there). Overall, I liked the location of my apt, but I do get paranoid at times since I was living by myself. Lots of families/kids around - it seems like a great community for them to make friends. Guest parking hasn't been an issue since they've finished constructions. Oh btw, apparently they wash the carpet if you renew for at least a year. read more

Great location, close to everything - train station, downtown, stores, highway, etc. Apartment itself is big, the construction is old. Old style cabinets, doors. All wiring is old and therefore internet sucked. Xfinity kept saying that leasing office should dig and update all wiring but leasing office never bothered to do anything. One dedicated parking spot. Many other free parking spots on the property. Pricing, competitive. Compared to other apartments in the area, it's reasonable. Management/service - pathetic rude staff. The only person who you can have a conversation is Jackie. I had no interaction with John, so nothing to comment. Andreea and Madelaine are both rude and one of the reasons I did not continue my lease, very unpleasant! Maintenance team on the other hand is really nice, do their job quickly and give honest answers. It's unbelievable how people in the service industry behave like this. Wish this place had better staff they would have definitely had 4 stars. I was really concerned about move out charges as I saw lots of feedback on the internet. I was charged for cleaning and a few more things and got the rest of the deposit back. But i did make sure that i had taken over 200 pictures as proof when I moved in and shared with them. It was fine when I lived there for more than a year, but they charged a huge amount of money at moving out. Just read the reviews here, and you will see a lot of cases that the apartment charged unreasonable amounts of money, sometimes several thousand dollars. In our case, it was around $1000, which took all the deposit money away. Even with photo evidences that the kitchen countertop was already damaged before moving in, they still insisted on charging fees for that in a very rude way. They wouldn't reason with people and just list all the fees without looking at photos taken before moving in. The management there basically think they can charge whatever they want as long as they put it on paper and sign it. The management office there didn't help and wouldn't reason at all. People there were extremely rude. This apartment would then ask debt collection agency to harass people and charge rolling interests for amounts due, which I never recognized in the first place. read more

Tl;dr - don't mind the negative reviews about insects and losing the deposits. This is a fantastic community and very well priced for the location and size. We never experienced these issues and I don't believe them to be common. My husband and I lived here for one year and absolutely loved it. We were apprehensive due to some reviews of insect infestations and some tenants losing their deposits, but after viewing a couple of apartments we decided to move forward. We were initially helped by Andrea who was so patient with our worries and really made us feel at home. Every member of the staff we interacted with was always kind and helpful. The property itself is very well maintained. Lots of trees and grass, a small playing field for children and dogs, two pools, several laundry rooms so you never have an issue with not finding an open machine, a small gym, and if you like to walk/run then you will find that a figure 8 around the community equals almost exactly a mile which is very beneficial for measuring. If you have kids then you will especially appreciate the layout of the community. All foot paths and side walks and play areas are between the buildings so your children have very low risk of being injured by playing in a busy parking lot. There is so much space between the buildings that I often saw baby strollers and kids on scooters and bicycles, while walkers/runners and dog walkers usually kept to the outside walking path. The apartments are spacious with a coat AND a shoe closet. The balcony/patio allows tons of natural light into the living room which we really liked, and the vaulted ceilings in the upper floors make it feel even bigger. Then why did we move if it's so great? The kitchen just wasn't big enough for us (in storage and counter space) so we made the difficult decision to leave. Tips to avoid issues with bugs and losing deposit - we chose a top floor edge unit to make sure we shared as few walls as possible with others. These units also have ac/heater unit in the dining room so it was beneficial for both matters. We also are generally very clean people who don't leave dishes or foods out so bugs haven't been an issue for us in the past. For losing the deposit, the biggest issue I saw in the other reviews was for replacing the counters. If you wipe them off daily and weekly use a cleaning product (in cleaning aisles they have a granite/quartz/stone cleaner and polishing spray) then you won't face this issue. We even received a refund from our deposit so I'm certain that with proper care you will be fine. These apartments are truly great and I miss the community and friendly neighbors and staff that we met along the way. We highly recommend Heritage Park Apartments. read more

Maybe I should give negative stars. The management company that runs this business is a scam. Dont ever fall into a trap of taking over a lease and then move out. All the previous tenant's utilities will be charged to you and the worst of all is the move-out charges. This leasung agency/management company will charge you $2500-2800 for "Grabite countertop" damages which are basically a rip off just for water spots! Shirk responsibility Recently they make another change: each car needs to be attached a tag. But they just send several emails, if you miss the email, then you may hit the problem. This morning I found my car is missing in my parking space, and I thought it is stolen, then I went to Enterprises(car rental), then go to Police, then found it is towed by Morris & Sons...... I cannot work the whole day and pay car rent fee $60 and $280 to Moss & Sons who towed my car in the early morning. In my opinion, just send emails is not enough, they should also notice by paper or make a phone call for the events which may cause potential high cost for residents. 2. Charge tooooo expensive when you move out or even if within the same apartments. e.g. I moved to another apartments after living 1 years and 3 months for house orientation preference and were charged $2800 including carpet updates($550), Marble countertop ($1550)， Kitchenware updates ($600). In my rental history, this is the first time to be charged so high, the highest one is only +$100. read more

I lived at Heritage Park for 2 years and had a great experience there. The apartments are very nice with granite counters and good appliances. The grounds have lots of trails for kids to bike on and it is very kid friendly. I liked that each unit had a large patio or porch with a very big storage unit attached to the porch. I had a great experience with the maintenance workers throughout my time there. They would normally respond the next day or even the same day for some situations. They were very friendly, quick, and respectful. Javier was very polite and would always wear booties when coming in our apartment. The management did turnover summer 2018, but the transition was smooth and they new management is more focused on making the place nicer and making the amenities nicer. They redid all of the laundry facilities and have done a lot more landscaping. The location of these apartments is great. 5 minute walk to Murphy for farmers markets or food is awesome and it is right off of central expressway. There is a train that runs right behind the apartment complex, but the wall dampens the sound and it is not bad at all. It always felt like a very safe apartment and we never felt unsafe. We didn't have any issues with move out charges or not getting our deposit back. We did have to pay for carpet cleaning, but that was expected after living there for 2 years with normal wear. The move out inspection went well and they showed up right on time. I enjoyed living here and would absolutely move back in if I am ever back in Sunnyvale. Apartments are clean and up to date. Quite at night and close to the 101 and the express way. From first glance it doesn't seem like it would be a nice place because the east side of the apartments are right outside of a trailer park and by a sketch looking bar. But it's a pretty nice place. The reason for the three stars are because of the lack of quality amenities offered by the apartment complex. The pool is average looking, nothing special, and the fitness center they have is probably the size of a 10x10 room. With only a couple of workout equipments. No free weights. But it does seem like a good place to live with a small family. There is a small park thing in the center so kids could play. Overall it's a nice place to live at but don't expect a whole lot extra then just a clean apartment. read more

Worst management ever!! If only there was a negative rating to give to this place. We just lived here for an year and its been hell for us. After we moved in we had bed bug issue within 2 months. They blamed it on us and we had to pay for the whole treatment $2600. On the top of that when we left they charged us for replacing the Granite counter tops in the kitchen. The place has cockroaches ! They are infamous for charging almost every tenant for Granite slab stains, carpet replacement and painting. We were also forced to do bedbugs treatment, they charge you heavily to recover the discount they gave at the time of move-in. Every another tenant faced these ordeals while vacating. In fact, we were not treated well in leasing office, only new customers get good reception. Please avoid. Don't think you won't find better apartment near Caltrain station etc. The maintenance staff is good and they do act on request timely but it's management which will extort the money by all the means I above mentioned. I just recently moved out due to relocation and I was here for a few years. My experience was not bad at all, in fact I thoroughly enjoyed my stay at heritage park apartments. I was on the Elm court side and it was always quiet and peaceful. The complex is very safe in Sunnyvale and all my neighbors were kind people. I never had any issues others are stating. My move out was simple. I took very good care of the unit and the staff took very good care of my needs as well. Maintenance were very quick and professional. The staff changed for the better in my opinion and I must compliment RJ from the office he is quite awesome. I loved my time here. Location was the best and I'll miss my unit to be quite honest. I would advise to stay away from this apartment complex. As explained by many, They have substandard quality granite countertop which you will end up paying around 2k-4k during move out. You just cannot maintain those. It sucks big time. Supervisors/Managers are of no good either. They are super rude & know nothing more than threatening people. I never encountered such kind of peeps during my stay in US for last 7-8 years. Give it a miss if you don't want to deal with crap. I also heard they are negotiating year over year rent increase if people are ready to give good reviews! And Looks like one already did :)! If you want to damage your car's paint with their carport's white wash (or whatever cheap paint they have used on the roof of carport.) 4. If you want to deal with rude behavior of management. Specially the manager. 5. If you want to wait at least for two week for your service requests. 6. Last but not the least.. if you want to pay thousands as move out charges. They will charge for changing kitchen/bathroom counter top even for water marks. I don't know how to save bathroom counter top from water. Live there for one year. What bothers me the most was the lack of action from the leasing office about noise from adjacent rooms. Wall structure is thin and talking and TV could be heard day and night. Leasing office said they cannot enforce the rule on the contract of silence after 10pm. I moved to the Meadows which has thicker wall. If you visit the place and ask about noise, leasing office will outright deny and say there is no complaints. Don't believe them! We moved out in last 2 week and just got our Bill, they know they have worst Granite , and have used bad design to put granite , if your tap rests on granite it is bound to get water , You can not charge to replace whole granite, they even charged us for the Vanity which was no where mentioned during moving out Inspection we had , We schedule pre move out inspection and no one turned out , If you are thinking to move into this Apartment do consider below points , 1) how much you protect you gonna end up high amount for granite use (Seeing the prices i have decided never to move into Granite apartment ) 2) They have hell lot of cockroaches . read more

Most of the houses are affected by cockroaches and amenities are very old and bad quality. Bad quality fridge , with cheap plastic breaks easily with normal use. Parking availability is bad , cannot bring guests to house as there are no spare parking. I've been a resident at Heritage Park for almost 3 years and it is a great place to live! The Leasing Office staff (maintenance included) is wonderful and extremely professional. Jackie helped me with my move in and is always a genuine reliable source in the Leasing Office whenever I need anything. Heather, the Business Manager, is very attentive and truly cares about her tenants and their place of residence. And if you ever need a good laugh, walk in to the Leasing Office and ask to speak with RJ, guarantee he will make your day. The maintenance guys are so respectful (besides the fact that a few are Raiders fan- SMH / jk :) -49er fan here) and will answer any questions you may have. This isn't to say everything's been 100 the entire time I've lived here. Yes, I've had a few maintenance issues, an issue with my neighbor, etc. but it's literally part of apartment living. And, the issues are always resolved in a timely manner. My only wish is A/C but hey, a girl can dream, right? read more

1. We moved out and never received a balance/settlement letter from heritage park. 2. I called them in 21 days and they said that we should be receiving it any time soon. 3. 2 months later, they send us a collections notice saying that they will hire third party for collecting due balance! 4. We cleaned the kitchen, bathrooms, storage, fridge, gas, rooms before vacating. Only living room and lobby carpet was dirty for which we were willing to pay. They are charging us $1260.00 for cleaning (an almost clean) the apartment and for replacing the carpet of the entire house! For painting (almost clean) walls! 5. Never trust these people. Terrible! If only yelp allowed a negative star rating! They have the worst quality of granite as counter tops. In the bathroom, we had water marks on the granite counters, which I assume is normal as there is bound to be water in a bathroom around the basin. They charge you $1200 to replace them. Granite is supposed to be maintained by treating it with a sealant, and its their responsibility. I am considering taking them to court for these charges. So if you move in to this community, make sure to use paper towels (and no water) in your bathroom for all purposes, or start saving up for their exorbitant move-out charges read more

Wouldn't recommend it. It might be ok as a last option, but you can probably do better. -Appliances are old. -It's close to the train. You get used to it eventually, but why bother. -A lot of units have bed bugs. -Management is generally responsive... until it is time to move out. -They'll take most/all of your Security Deposit. A common security deposit line item I've heard of is "counter top refinishing" for $125 (where $125 is conveniently the maximum price before they need to provide receipts for repair work). Take pictures of your counter tops before moving out if you plan on fighting it. Make sure you get your keys in the drop box before 8am move-out day, or they WILL charge you an extra days rent. They often forget to mail out security deposit statements within the legally required 21 days after move-out. I'd actually probably recommend waiting for this to happen, then request your legally required 100% deposit refund. As always, be aware of the law and use small-claims court as an option if they resist. read more

Maint issues get handled according to when they feel fit and they entered without letting me know or giving a notice. I came home and all the lights were left on inside the apartment. The apartments are okay, nothing fancy, but have nice patio and swimming pools with Jacuzzi's. The management sucks and they are not good about repairs. They charge you ridiculous amounts on your deposit when they know you will be leaving. I wouldn't recommend renting here. read more
