I lived at heritage park apartments for 2 and a half years in a one bedroom apartment. When I first moved there in June '04, my rent was $912 a month. Every year that I renewed my lease the monthly rent would increase. By the time my lease expired in December '06, they wanted $1300 a month if I were to renew my lease, So I decided to move to an apartment that is privately owned to avoid the constant rent hikes. The apartment itself was roomy and had great storage space. There was even a pantry closet in the kitchen and a 6' x 9' storage closet out on the patio. On the downside, the apartment did not have A/C and the heaters were old electrical radiant wall heaters which aren't very efficient and lead to higher electrical costs than more efficient modern gas heaters. Also, my neighbors were always quiet and kept to themselves, but at times I could hear the neighbors talking or walking around above me because the walls and ceiling aren't insulated with enough noise dampening insulation. Pluses: The property staff and maintenance crew were always friendly and on- time with any requests I had. Two swimming pools that are cleaned regularly. Units do have a lot of storage space. Minuses: Like most apartments that are run by a property management company, rent was always on the upswing with each lease renewal Cars parked in the guest parking under the fair oaks ave. overpass were always getting broken into. I had clothes stolen from the on-site laundry facilities on 2 occasions in the 3 years that I lived there. None of the units in this large complex are equipped with Air Conditioning read more

Me and my friend have been living here for an year and this apartment was suggested to us by another friend who is living here from past 4 years. It is close to downtown Sunnyvale and caltrain station. Several restaurants and grocery shops are near by. Rent is affordable compared to other apartments and is also spacious and well lit. Nicely built for jog and walks. Staff and maintenance team is friendly and quick to respond to any problems and complaints. read more

I lived here for a year and I found this community very nice. In my opinion below are pros and cons of this community: Pros: 1. Newly Renovated apartment 2. New appliances 3. Affordable compared to other communities in vicinity Cons: 1. Small gym with poor state of equipments 2. Need to be extra careful for expensive counter tops 3. Cramped parking spots I see many negative reviews about this community. Well that helped me to be extra cautious taking care of my apartment. On my move out, they charged me only $135 (an extra star for it). Same advice I've for future residents. There is a pub right at the entrance. We have been living here for more than a year now. This is a great community for families. Very good and safe to go for a stroll anytime within the community or around the neighboring downtown. PLEASE DO NOT CONSIDER LEASING A UNIT HERE. I would give them no Star if I have the option. I"m so glad I've moved out after 1 year of living here. The complex is situated in a bad neighborhood, anyone could have accessed to the complex, 2 months prior to my move out date, there was an armed robbery occur here, strangers have knocked on my door at night a couple times. Don't even consider getting any partial of your $ 500 deposit money back. During my one year stay, I was hardly home. I was working full-time, school part-time and half of the week I was over at my bf's house. The unit looked very much the same when I first moved in, but not only I didn't get the any of my deposit money back, I have to pay more out of pocket for whatever fees they could come up with. I have been living in this apartment for around 4 years now. Initially I was in one bed room than upgraded to the 2 bedroom apartment.I have had a great experience so far. Few noteworthy points: 1) Great spacious apartments that look lively from inside. 2) Good layout wth sufficient spaces between buildings. 3) Excellent Maintenance staff.Very prompt and courteous and get the work done in no time. 4) Great location with very close proximity to Sunnyvale downtown, Caltrain station, grocery stores and expressways. 5) Great place to take a stroll anytime of the day. 6) Good Management staff as well, there have been a lot of changes in the last couple of years but everyone have been very helpful so far. read more

Lived here for a little under 3 years and i think i would mostly echo the same problems that people underneath have. Although i beg to differ on one aspect: The service department was usually prompt and would fix things mostly in less than 24 hours But there were other things that certainly were a compromise like: 1. Parking spot (You would only get one per apartment, whether its a 1BHK or a 2BHK or a 3BHK) 2. Guest Parking is extremely tight. I remember walking one morning to find my friends car with a big dent, certainly from somebody trying to open(or rather slam) their door into hers 3. Dishwasher(s) are problematic and are really old school 4. Walls are extremely thin ad you could probably hear what your room mate is doing on the other side (not a very awesome prospect) I do believe these were built a while ago and never been restructured/remodeled to match to today's standard. But certainly, feel their rent was pretty competitive (although every year they would increase by a 100 bucks) to other apartments of the same size in the neighborhood. Also, its in close proximity to the Sunnyvale downtown and the Cal train station which makes it a convenient location to live for single people who don't own a car and work in the city. Its not easy to maintain such a huge community of 550 apartments and spread smiles to every household. I have been living in this community for 3 years. During these 3 years I have had multiple situations to deal with but trust me Heather and team never disappointed and always went extra mile to ensure the issues are resolved. In fact, RJ spent hours on phone after his office to ensure my issues are fixed and I am comfortable. Heather is a true leader for their team, when there are situations due to miscommunication from her team, she jumps forward saying 'I honor what my staff has committed to you' and stays on the forefront to get things fixed. That's what you need to make an apartment community feel like a family. My special thanks to Heather. Now, speaking about the deposit refunds, move out charges, etc. Those crying in their reviews about these things, i have a question for you - Do you think that the management which owns more than 500 apartments will get rich by taking your couple of hundred dollars? First, the residents have to understand that Heritage park makes an effort to give you a luxury feel. The counter tops are premium and requires that you do ur job to take special care about it. Few cultures use excessive spices, etc which might damage the kitchen countertops. Its ur responsibility to keep it clean regularly after every use. I can refer you to many families who have lived in this community and were not charged any move out expenses. I would conclude my review by saying that the management is doing everything to make this place best. At least a Month Rent. Little Stains on Kitchen Granite Counter top, Carpet will be asked to replacement. Power bills are too high.Average Monthly Minimum 100$. Very low rating School district. The higher management is downright rude, uninformed, curt, untrained. They don't know anything about the procedures and keep losing the files. The office staff is friendly, but in general very mismanaged. I had to fill in forms 3 times because they kept getting mysteriously lost. They sent me lease for esigning in the morning and within 4 hours call to ask (very curtly) as to why it isn't complete yet. They took a month to get everything ready for me, and expect me to do my part in 4 hours. Ridiculous. My maintenance requests were usually served promptly, but the I've been scheduling the pre move out inspection for 3 weeks now and no one shows up. Good location is the only advantage of this place. If you have any other option, stay away from this place. read more

Stay away from this apartment, you shall regret while moving out specially. They charge 1k+ up to 4k moveout charge from everyone towards the granite countertop replacement for washroom and kitchen. If you try negotiate, the manager will upfront suggest you to file case and get court settlement . We experienced bed bug issue in the 2nd month of our staying there, and again it was blamed on us that we would have carried it from some where. Later we found many of other houses there were getting treated for bed bug issue. They will charge ridiculous 1800- 2600 for the treatment depending on chemical/heat treatment. The electricity bill will be always unexplainably high.(even with no washer/drier/ac in the unit) Stay away from this place. read more

We stayed at this apartment for 2 years. Rented a 2 bed, 2 bath apartment on Elm Ct. As long as we stayed there, we had very minimal problems. Yes, like most people, we thought the rent was atrocious and the staff just gave a damn when you asked if they could negotiate the rent (kept increasing by 250$ every year), very politely telling us that they will help us move out since we cant afford the rent. But all of this pales to the move-out experience we had. Cant say any apartment in the middle of war-torn Africa would harass someone as these jokers did. My wife and I are super clean folks. We have kept the apartment exactly like the way we got it. Infact when we gave them the notice and we had an inspection guy come over, he looked at our apartment and said, perhaps, we should waive off the mandatory cleaning charge that they levy on everyone (who leaves after 2 years). He went to each of the two bathroom and said, things are fine, nothing out of the ordinary for an apartment used for 2 years. He did notice that there was water stains on granite. He jotted them down. Water stains right. In the kitchen, on one of those small slabs adjacent to the electric stove, he noticed some oil stains. We agreed. We have been cooking for the last 2 years, we definitely have oil stains. And thats it. Boy were we in for a big surprise. A month later we get a bill. 4310$. WTF right? The fun just started. I called up JJ, the manager at Heritage. He basically said the following: (1) What we have sent you is the Invoice of work that has already been done over the weekend (2) You cannot inspect the apartment since the apartment has already been rented out (3) You want to go to the courts, go ahead. I dont care. (4) The slab that has oil stains requires replacement. But then if that slab is replaced, then it looks out of place with the rest of the cheap granite slabs in the kitchen. Hence we need to replace the slabs everywhere in the kitchen. Hence 3K for that. The slabs in bathroom also needs replacement. Hence 1K for that. The following weekend, I landed in Sunnyvale and went straight to the apartment. Thankfully, I didnt have to deal with JJ. I found a helpful staff who took us to the apartment which was not locked, open to everyone, and surprise, surprise, the granite slabs were never replaced. The staff who came with us told us that the slabs have been replaced since they look great (Yeah, Imagine the content and confused look on our face). Went to the bathroom and behold, water stains disappeared since "Water dries off". So the only problem was the 1 slab in kitchen. We took the phone number of Jay's manager and called him. Told him about our experience. He gave us a patient hearing and indicated to us, he will go inspect the apartment himself and come back. 2 days later, called him again. He straight off indicated, bathroom slabs dont need replacement. Only the Kitchen slabs do. So he waived off 1300$. We also told him about the fantastic customer service JJ had given us complete with abuse and a lot of shouting and asked him, what does he make of all this. Also we insisted that we will pay only for 1 slab and not for everything. If he cant come back, we are ready to go to small claims court and sue the pants of "J" and the apartment management for fraud and harassment. The manager indicated he will talk to his boss and see if they are open to idea of paying only for the damage caused and not everything else. A week later, he calls back and indicates that they will charge us only for 1 small granite slab, a sum of 430$. And thats exactly how much we paid in the end. And all this time, the clock is ticking off since they also threaten you that they will send the invoice to collection since we havent paid yet. If you are moving in, please take photos of everything and store it. When they do the inspection with you when you move in, point everything that you find odd. No information is trivial. Document everything and hold onto it for dear life. Being an Indian and moving to the US, I thought I can trust folks here. But sadly I was mistaken. Never trust these folks in this apartment. OR do yourself a favour, skip this apartment. Save yourself a world of pain. read more

If you are current or prospective resident and you like Heritage Park, wait until you move out. Your perception will change once you receive a heavy move-out statement. Be mindful that your actual per month rent is going to be much higher than your monthly rate. To be honest, apartment units are ok and maintenance staff is good but just want to let you know about followings too : 1) Counter Tops: treat them like jewelry or an expensive car. Don't use them often...cover if possible. Make sure you don't drop even water on it otherwise be ready to pay the replacement cost which is around 1k for each side of kitchen countertop and $400 for bathroom ones. 2) Carpet: If you can't fly and can't move around without walking on it, cover it wall to wall or else don't bother protecting it at all. There is a high chance they will replace it anyway. Just keep some money aside every month to pay off about a grand for replacement after move out. 3) You are never alone: You'll always find company of cockroaches. They'll never leave you even you get the pest control done. Oh yeah, you'll only pay about $700 for such a great company, especially the ELM Court side. 4) Leasing options: If you can't plan well ahead, it's not an option for you. When my 12 month lease ended, I was only given option for 9 or 12 month lease, whereas I needed six months lease. They refused to give it and asked me to go for month to month instead which was increased rent + approx $300 month to month charge. (Total $650 over what I was paying). I had to find another place for these 6 months. They will only give you lease options which are suitable for them. If you looking for short term stay, seriously avoid this place, shorter you stay, bigger is your move-out statement. 5) Swimming pool and Gym : Swimming pool is not heated so it's useless most of the year. The Elm court side one is often not clean. There is a small gym having only few old equipements for so many of their units. I was discouraged in the beginning itself when I had to wait half an hour every day to get to the treadmill. about my case, they kept my deposit and sent me a move out statement of $2800. Basically they wanted to get the apartment ready for next tenants on my expenses. I refused to pay and I am going to take them to small claim court. We had the worst experience staying here. When we were living there, we always found a car parked in our parking in afternoons when we told management abt it they never seemed to care much or show in urgency to rectify the situation. In terms of maintenance and service they are really bad. They handed us out a bill of 600+ dollars on leaving as they found the granite has undergone wear and tear .. in the apartment we stay now we enquired they said they consider it wear and tear and they don't charge for it. Discusting grounds: Homeless congregate on the pedestrian bridge over the train tracks to Home Depot. Bridge smells like urine and you can usually count on a few piles of human feces. I rode my bike over the bridge every day for work so that was a big negative for me. Even went over once and there was a guy peeing and a guy taking a dump right there on the ramp. Oh, and kids are riding their bikes not 10 feet away from this... Pool is rarely cleaned. Bogus Move out charges: Like everyone else, I was charged for full granite replacement, bathroom and kitchen. It is clear that the people who installed the granite did not know what they were doing and did not seal the stone at all. On top of that, proper granite care requires resealing every year. I lived there for two years and was not told I had to do this and no one came and did it. In my opinion it is criminal that big rental corporations like this have the ability to arbitrarily say you owe an amount without proving it and bully you into paying by threatening to send you to collections. Summary: If you plan to live here, do not go into the kitchen or bathroom and you should be okay. But who knows, they will probably still charge you for water damage because of all the moisture in the air. I lived at Heritage Park Apartments for a little over 3 years. The apartment itself was nice but the appliances were a little old. In the three years I was there both my water heater and dishwasher blew up. The water heater went while I was on vacation. The maintenance guys went in and took out the broken water heater and left a mess. They not only used my good hand towels to clean up the rusted mess, they left it for me to find when I got home. The upkeep on the complex itself was sub-par. The only maintained spot was on the west side of the complex where the rental office was. The main water line also blew while I was still living there and their solution to the three-day outage was to tell the residents on the eastside of the complex to get water and shower on the westside of the complex (where the gym was). I had to have my attorney write them a letter to tell them that I would be pro-rating the three days out of my next month's rent...they didn't complain after he said that he'd notify the other residents of their rights if they didn't agree to the pro-rated amount. I never had a problem with the staff. The person I normally dealt with was always pleasant. It's been awhile and I'm pretty sure she's no longer there! There also were a lot of complaints about the high security deposit that I read on other ratings sites about Heritage Park. I think I only paid $400, but I again wrote a letter mentioning that I lived in the same apartment for 3 years so they would HAVE TO allow for normal wear and tear when I moved out. I got the majority of my deposit back! Parking in certain areas is a nightmare. You have one parking space per apartment and there are limited spaces (or none at all in my case) for visitor parking. While I lived there, airconditioning was available only in the apartments that were close to the train tracks. I can only imagine what they had to deal with because my apartment, which wasn't that close to the tracks, shook at night whenever the train went by! So airconditioning was sort of a gimme for those that had to suffer the train every day! All-in-all, not the best experience in apartment living. read more

If there were negative ratings competition, i guess this place would be the Winner !! The apartment community and the remodeled units are OK. My review is totally based on the Leasing agents and management experience. First I would not recommend staying here. I would try Evelyn Gardens or Spruce (both in Sunnyvale) I have stayed here for 2 years. Apart from the $750 deposit (Which is gone) they are charging us extra $400 for a kitchen slab (12 inches by 18 inches) which they are saying that they have replaced due to Oil stain. Find me one review here who has not had a horrible experience here after vacating. If you prefer today's Profit and tomorrow's Loss then i would ask you to rethink about the Loss portion because it will hit you very hard. Timeline: Monday- Walked to leasing office to get this amount figured out. Jay at management office said he doesn't have time he will email me pictures. Tuesday- Called Heritage office and left a voicemail because i didn't receive any pictures. Friday - Called the office and spoke to Asia and she said she will give a message to Jay. Friday afternoon- Called back the office again, Asia told Jay is busy juggling between 2 properties that's why he couldn't reply. She also mentioned that Jay is dealing with someone who had problems with the billing from last year. So, either you wait for a year to get you issue resolved, because trust me this place's management has lot of pending issues. Finally somebody had to walk to leasing office after 5 calls and several voicemails to get this resolved. However we ended up paying since they told if we dont pay they will forward it to collections. Stay away from this place !! read more

I looked at these apartments early in 2012, but decided not to rent here. During my meeting with the management, they explained that they were currently renovating the apartments building by building. I assumed that we would be placed into a renovated unit, but was told that this was not the case. In fact, we would be placed into an unrenovated unit and "some time during the year", we would get a letter from management telling us that we would have to move out for over a month and find alternative housing while our building was being renovated. I was shocked. What an inconvenient and inefficient way to renovate. My husband and I were in no mood to vacate smack in the middle of our lease at an as yet undetermined time. The nice floor plans and price were not enough to offset the inconvenience we would have to go through. I drove by the complex this weekend and saw that renovations were still in progress. At least 2 buildings were going through a major face-lift. Perhaps when renovations are completed, the complex will be beautiful, but during the renovation period, I would not recommend it. Lastly, the complex is on the other side of the fence from the railroad tracks which I imagine means "noise". And a good portion of the units are behind the Blue Bonnet mobile home community and its Blue Bonnet Bar. The bar's sign prominently features a scantily clad woman sitting atop a flying explosive device. The bar opens at 6am and gets a steady stream of patrons all day and into the night until 2am. I personally would not want to live behind such a place (no matter how cheap the drinks were). read more

We are living in the Heritage Park Apartments since 2015. What makes it stand apart from all the other housing complexes around is how spacious and homely the place is. Being a walking distance from Downtown Sunnyvale and basic commute (Caltrain, bus services) makes this place all the more comfortable for those who are new in the city and are yet to own a vehicle of their own. The Apartment management is helpful and very prompt in their services. They are always reachable, no matter what the hour. Jackie at the leasing office is extremely helpful and always there to help. The Manager, Mr.Julian, have always been considerate of our requests and made sure they are addressed to at the earliest. This place is safe and we have faced no problem whatsoever in our time here. The cost of living is affordable compared to all the other housing communities around. We have a beautiful place to call home. I always recommend this place to my friends. One of the WORST apartment in sunnyvale, CA. Hell number of cockroaches almost every unit. They did 5 times pest control treatment but NOT effective. My two friends were charge 3000$ as exit charge because of replacement of bad granite counter top. Manager Jay is very rude . Also management is forcing the residence to put good reviews on yelp if you are willing to get complementary carpet cleaning upon renewals. This is worst. These apartments are relatively cheaper than similar apartments in that area. The management are really careless and arrogant and never respond to your requests promptly. They will charge you exorbitantly when you move out. We were charged around 3 grand for some stupid water marks on granite countertops in the kitchen. Someone should carry a spy camera and show everyone how they treat old residents and the new ones( I could have done it but moved out already :( ) You will be left in the lurch at difficult times. I'm a current resident. We constantly hear scratching noises behind the fridge coming from undernearth. It appears there are rats under the foundation of the apartment. They burrowed a hole through the wall right under the heater vents(and therefore the hole is very difficult to plug). I generally see a rat running in the kitchen once around 12am and another time around 1.45am. We complained to the management and they sent out a maintenance guy who kept 3 traps but the rats were too good for them. I am now googling out ways to get rid of the suckers since management is helpless in this matter. DO NOT CHOOSE THIS APARTMENT FOR ANY REASON UNLESS YOU LOVE LIVING WITH RATS. read more

1) Move-In Experience: It was not very great! Expected the apartment to be ready for move-in but we ran into lot of issues such as yellow stain marks in the kitchen cabinets, dirty carpet , marks on the walls and main thing was we spotted a roach. After sending emails to the leasing office carpet was cleaned, cabinets painted ,sink replaced and pest control done. This should have been taken care by the leasing agent before our move-in. Important point is make sure you have pictures of the condition of the apartment when you move-in or else you will get charged heavily at the time move out. Stay was pleasant . Maintenance is good, leasing consultant Jackie is nice and the rest are very rude, good guest parking available and very close to Sunnyvale Downtown. Lot of restaurants and grocery stores close by. 2) Move-Out Experience: Make sure you schedule a pre-inspection and final inspection of your apartment and be present at those times. Do not take them lightly. It is an opportunity for you to rectify anything your apartment or else you will be slammed a heavy bill at move out. The new supervisor manager Jose is tenant friendly and reasonable in terms of move out costs. Initially was supposed to get charged for apartment painting and entire carpet replacement. As I said, the move in pictures and email conversations at the time of move-in came handy and hence negotiated the deal for touch up paint and carpet cleaning. * The main thing about these apartments are granite counter tops in the kitchen and bathroom areas. Cannot leave a drop of water on them even for a second or else they get stained with watermarks which is very hard to remove and the apartment people will charge you heavily for that at the time of move out. Bounty is your best friend here. Make sure not to place any wet substance such as chopping board or oil for that matter. read more

I stayed at Heritage Park Apartments [HPA], two years, from Aug 2007 to Aug 2009. UNIT DETAILS: I moved in to ~730 sq.ft single bedroom unit at HPA in Aug 2007. Good Things: + Unit was clean with a brand new carpet. I didn't know this until I was moving out :) + Bathtub, sink and rest were neat. + Walk-in closets were clean too. + Everything here was old [except carpet], but clean. Not so good things. - The cupboards in kitchen were old. We can clearly see the wood peeling off. However, my wife and I didn't mind. I suspected that HPA would blame us while moving out, but they didn't. They seem to be aware of it. - Dishwasher and electric stove was clean but evidently, very old. - Probably, because the appliances were old, the electricity bill was a bit higher than comparable apartments where my friends used to live. AMENITIES: When I moved in, there were two small gym and two swimming pools. I was using gym very regularly and what disappointed me was that, some time during late 2008, one gym was converted in to office. So, we were left with only one gym. Obviously, it was too small and crowded. SAFETY: HPA is a "non-gated" community. However, my two year stay here was pretty smooth/safe. There were one or two incidents of theft, mostly car break-ins. In fact, I gave police evidence for one such break-in :) I know its scary and for some people, this is a strict no no. However, we personally never encountered any break-ins and felt secure most of the time. There is a Blue Bonnet sports bar adjacent to HPA and we could see cops coming there occasionally. MANAGEMENT: Over the two year period, there has been many changes in management. I can't exactly recollect, but I used to see new faces very regularly. Whoever they were, I have a neutral or good opinion about all of them. Any repair request was promptly addressed. The management was open to new ideas too. For instance, I volunteer for The Art of Living Foundation and organize their workshops. When I proposed this idea, they allowed us to use club house and charged us very little or no amount. We conducted couple of workshops there. I was happy with the maintenance staff. I recall two maintenance persons, a Caucasian bald man and a Mexican man. Both were very good at their job, prompt in responding and very gentlemanly. MOVE OUT: I was paying $1420/month during my second year. When the lease came to expiration, they reduced it to $1270/month. It was non-negotiable which was expensive. For new tenants, they were leasing out a single bed for $1050/month + first month off, which is an amazing deal at that time. And they wouldn't give me that deal. I failed to understand the reason and when inquired around, it is the same policy at all apartments. This is the only business that doesn't reward loyalty for existing customers. So, naturally, I looked for a new place and decided to move out. While moving out, I cleaned the whole place with help from cleaners. However, I was charged $550 in addition to my $450 deposit. I couldn't believe it. I maintained the place very well. There were couple of heavy stain marks, particularly in kitchen area. I thought I'll be penalized some amount for that. But I was wrong. The management charged me $450 for an entire carpet replacement. It stunned me. I spoke to them and explained that 90% of the carpet in living room and 100% of the carpet in bedroom are in perfect shape. There was no reward for that. They said they have to replace the entire carpet because the previous carpet company is no longer selling similar models. And I'll be charged for it. Few of my neighbors moved out during the same period and all of them were charged almost the same amount [~$1000], in total. All of them had to pay for new carpet. At that time, I was in some tight situation and $1000 was a huge blow to me. I spoke to the management and coincidentally, the owner was present when I met them. After some heavy argument, she reduced the charge by $100 and allowed me to pay in two installments. So, I ended up with a total move out bill of $900 and 60 day time period to pay. I was glad they considered my situation. My discussion with them also helped me understand a bit about their side of the story. Still, I cannot comprehend replacing an entire carpet for stains in one corner of the Kitchen. Somehow, it reminds me of voracious consumerism evident in US. In the last few weeks, whoever moved out of HPA, they were charged in this range. So, it is something to consider before moving in. Overall, HPA is a nice place. It certainly can use some upgrades. And there is some discomfort, in terms of lack of amenities or proximity to major freeway. But my stay has been good. read more

I lived in this Apartment complex for 6 months. I would not recommend this place to anyone. Positives : Actually none. Negatives: 1. These people charged me 990$ for moving out charges!!! The reasons they gave for these charges were insane. So if they lure you into leasing by offering some good move in specials, be sure that they will take that money back this way. 2. This place is badly infested with bedbugs. 3. Leasing office staff is rude & never responds to complaints. My shower water suddenly used to get unusually hot. I had to complain for 2 months before the guy came in to inspect & then he said he wont be able to fix it. 4. No AC 5. Somehow the PG&E bill that I got at this place was unusually higher than I normally get. read more
