Seriously, don't live here. Worst leasing staff I've ever worked with. Very slow replying to emails when I lived there. After I moved out they continued to take rent from me, and never returned my many calls trying to fix the issue. Had to submit a fraud claim with my bank to stop them from stealing from me. Apartment itself is decent, but overpriced. The area seems to have a growing homeless population, which likely is contributing to feeling unsafe and the many package thefts. read more

Current Resident..Stolen Package..Worst Management Response..Stay Away.. We moved in recently to Villas on the Boulevard and ordered an item from Amazon. 1. UPS package was delivered on 16-Oct-20. Package tracking shows as delivered. 2. We got a concierge package pickup message on 16-Oct-20 at 10:10 AM 3. When we went to pickup the package from apartment locker. It wasn't there. On Monday we explained our issue to the Management: 1. The lady in the lobby (Betsy Pedroza) was super rude. 2. Management don't trust their residents all they want is money. 3. Response from Pamela Marquez was the package was already picked up (Not sure by whom). 4. They didn't care or have the time to check the lockers for the package and the system error was ruled out even without doing any sort of basic check. Worst community. Stay Away and Please don't ship any thing expensive if you are a resident. read more

I have been living here for almost 4 months now. My ONLY MAJOR COMPLAINT IS NO SAFETY. My car was broken into last week along with several others. My roommates bike was stolen from the locked bike room few weeks ago. I feel the building management has no power to take any actions and the upper management does not care. In middle of all this, the customers pay the price. I honestly, don't feel safe even in my apartment. Hopefully,the building management do something about it. You know that feeling you get when a business is only focused on squeezing as much money from you as possible, but don't actually care about the resident experience as top priority. Living at the Villas feels exactly like that. They get the basics right - on time maintenance, online payments, automated mail system, etc. But falls short on making me feel like I'm at home. For example, they force you to pay "vallet trash" service fee. I live 2 doors from the trash room and prefer to just take it out myself, have never used this service once. However they say this fee is mandatory and have no option to opt out. It also took them 6 months to fix a broken garage door (not fixed yet) and we started having homeless people wonder into our community. Before pinnacles management took over, the old management company did a much better job. There was 1 time where we had no hot water for a couple of hours. They had a representative stand outside the next morning to give us breakfast to go as we drove out to as a gesture. Pinnacles did nothing like this. Also, I did already reach out to the management for these concerns as that seems to be their go-to response. Another example in my opinion that they only have generic / excuse-like responses but nothing more than that. If you get a cheap price, you should live here. But don't expect any outstanding customer service here. read more

I've lived here since January 2019 and it's been my favorite apartment in the past 8 years of jumping around the Bay Area. * Great location: Close to my office in Sunnyvale, close to grocery stores (Whole Foods, Sprouts, Trader Joes - all 10min or less). The San Tomas Creek Trail is right around the corner, great for running & cycling. The trail will take you all the way to Levi Stadium and the Bay Trail. Easy to jump on hw101, 280, or 17 to go to SF, SJ, or Santa Cruz. * Amazing backyard area! I didn't even see this area when I first viewed the apartment complex. The area is gated (residents get a key to access) and it's perfect for my dog to run around. Feels like you have your own little private park. Great to walk around or just rest on the benches. * Quick réponses - I haven't really had to make any maintenance requests. Maybe 1 to get a new air filter, but they replied super quick. I live in a bottom unit that is directly on El Camino. Noise is really minimal with the windows shut. The first floor units facing the street have access to the sidewalk -- which has been amazing for when I need to quickly walk the dog or I have large items (or groceries) I need to bring in from the car. A huge plus to avoid hallways and elevators during COVID. It was also important to me to have a south facing apartment for more natural light during the day. Only downside - guest parking is pretty limited. I've had friends park in the Moonlight shopping center temporarily during the day and it's never been an issue. People are coming and going frequently so usually there's always one that opens up. read more

We stayed there for a 15 month leases, apartment are well maintained and clean, facilities are also good. Grant from the administration team was very helpful. I have had issue with missing packages and insufficient guest parking apart from that these apartments are at good location. read more

Avoid this place if you don't want to be charged $800 when moving out. I informed the office I was moving out on Friday and left the keys in the room. And they charged me several extra days rent because they said I didn't email them after I moved out. Also they did sneaky things for your rent payment. Don't believe anything they verbally say on the phone or in person, because they won't admit it after. (They would say another staff said it and they didn't know about it). They charged me for cleaning, carpet shampoo, painting even tho I left the apartment sparkling clean. They told me this is standard charge and everyone has to pay for it. I will take legal action to solve this. But for everyone else, STAY AWAY! read more

The ownership/leasing is responsive and keeps the building in clean working order and our maintenance requests were always handled in a timely manner. HORRIBLE experience with property management (PINNACLE LIVINGS) from start to end. WORST community WORST management. NOT recommended to anyone. They will put every possible clause in the contract to make sure they benefit the most and use every opportunity to loot the residents ... even in covid times. I can see from other comments that I'm not alone. I broke the lease and accepted to pay buyout for $6300 (2 months rent) and they still continue to force me to sign a contract to forfeit all my deposit $600. I've been supplying evidence that I have financial difficulties (medical bills) but they refused to consider them. read more

Worst community in terms of management and offerings. They have ants, spiders and insects that they cannot control even after pest control. They have no guest parking and second parking is expensive, even for 2B2B. They have been looting current residents on their lease renewals even in current COVID times. Don't even think of transferring within the the community, they will make sure that prices go up and you pay the most. They'll add made up fees and talk non sense community rules. Stay away. Since Covid, there have been several incidents -- stolen packages, car break-ins, stolen bikes from the garage. A neighbor of ours had her suitcase stolen as it was sitting by the door facing the *inside* of the complex. All of her traveling documents are gone. How could this happen? When we brought to light this problem w/ management, they told us they've increased patrol. We walk our dog 4-5 times a day and we've literally never seen a security guard. Meanwhile, the garage door doesn't close, allowing anybody to come in 24hrs a day. I'm surprised more break-ins don't happen. Their approach seems to be 'here's what we've tried to do about it - so, deal with it.' And not: 'thanks for bringing light to a new problem, and we'll take additional measures.' Left two stars instead of one, as the experience was positive in the beginning before the situation quickly disintegrated, especially since Covid. They are fairly quick to respond to specific problems w/ appliances etc. within your apartment. Now that so many folks have moved away from the Bay Area, there are way more better options as this complex continues to raise the rent on their existing tenants. Steer clear. read more

I guess, my recent review was for the same building but for the previous management. So posting my review here! ________________ I've lived here since May 2018 and I love living here. A lot of the positives that another yelper posted are accurate. i'll post the ones i agree with below. - Good Location, - Shared Spaces are nice and clean - Usually Quiet, - Quick Repairment, - Friendly & Responsible Management So why the 4 star? I do love living here, but like another yelper mentioned as well, the appliances do seem new but dated at the same time. I'm guessing whoever built the place decided to cut back on that budget. The 2nd thing is the ants, I know the management team is doing their best on this as I've asked a few times about it, but I understand that there is only so much they can control. I personally like most of the added policies. In general, they keep the community clean and safe. More specifically parking, I'd hate to come home to a car parked in my space after a long day of work. I've had it happen to me several times at the previous complex I lived at and it was way more of a hassle/annoyance. I keep my parking permit visible and have had 0 issues. read more

I have family who live here and I have visited the property several times. The premises is very clean and the pool area/clubhouse is a great amenity. I like that there are bbq pits to use in great weather, granted that they are first come, first serve. Property management is great too as I have seen first hand that safety is an important factor. A group of young adults were drinking glass bottled beer in the pool area and being generally rowdy and the manager kicked them out because of the alcohol, the possibility of broken glass, and safety of children sharing the pool area. The manager handled it well/ was fair, in rounding up 10+ drunk people, and they could have been further penalized or the cops called for not following the rules. As for the area, it is pretty centrally located and I would take away one star for parking for visitors, but it's easily remedied by parking at Ramos Furniture across the street... so still five stars! read more

We stayed at Villas on the boulevard for a little over a year and moved out recently. The community is well maintained and clean and the apartments are very new and clean. We really loved staying. The only complaint I have is with the move out. We returned the keys with the house only needing cleaning and with no damages. Yet, we got charged over $500 from the deposit for cleaning when the estimate was not going to more than $300. read more

I am writing this note to congratulate Villas on the Boulevard for having Ms. Ericca Zepeda as one of the team members. She gave a move in orientation to one of my clients. I was impressed with her detailed explanation. Also, with her dedication to assist my client during the rental process. Ericca definitely provides a first class service! Most of the rental communities give a folder with flyers and the new tenant has to figure out their way around the community, find the amenities, and learn about the services by themselves. It was not that way at Villas on the Boulevard. I will definitely, recommend them to any of my future clients looking for a great rental community in Santa Clara. read more

I was one of the early residents after its opening and the experience was fantastic. It was super duper quiet and we barely saw people using the bbq grills or the pool. Maintenance is quick and responsive and amenities are always clean. I never had parking issues and leasing office pals were quick and smart. Gave four stars because of the location. We are one of the first residents to move-in to this apartment and our experience is not that good so far. If you are planning for longer stay you will end up in paying more than current market price. We got a renewal offer which is much higher than market price. When checked in Leasing office. I got a very good explanation but doesn't have any logic. "Your renewal rates are based on the current rent you are paying. If today's rents were what you received at the time of move-in then your renewal rates would based on that rent. Unfortunately, at the time of your move in the market rents were slightly higher than the current market. This has been brought up to our upper management, but unfortunately they will not agree to lower the rental rate." read more

More updates on this apartment! Our mail has been stolen numerous times. Starting to feel like it's an inside job at this point! Last time our neighbors car was vandalized and things were taken and sadly this time it was ours! Instead of putting cameras up for security.. they sent emails of cars being towed starting June 5th! They give no adequate parking for tenants which is why they park in the less than 25 spots for guests. Now they want to tow peoples car who live here!??? All the amenities are still closed. Cabanas have caution tapes, community and office rooms are still closed. Gym is still closed.. like even 24 hour fitness is open now so what's this apartments problem? Lack of management and care for tenants!! I'm so disappointment in this apartment.. this place deserves a 0 star! We have our countdown ready for move out!!! Woooooo do not stay here people. This is such a beautiful property! So many amenities that this property offers and a beautiful pool that is clean and makes you feel right at home. From the moment I walked in to the front office I was immediately welcomed by Erica. She was so helpful and made sure to answer all my questions.
