I hired…read moreSuperior Inspection Group to be my eyes and give me assurance that I was doing the right thing. They went out and found several items that the homeowner had to repair before the close of escrow for which I paid $400.00. Then after all was to have been repaired or replaced I paid an additional $200.00 for Superior to revisit the home to make sure all was done. They missed items on their follow-up and also when we got to the home I found additional problems Superior should have caught in the initial inspection. In the first inspection they found that the hvac filters were extremely dirty so I had the replacement of filters as a condition. Were not replaced. The inspector missed in the same room which the heater was located the water heater had pvc pipe at the connection that had a small drip. This connection should have been with pex tubing. Following the pvc pipe to the floor we saw it again had a small drip and at this point we saw that the dryer vent hose had a large hole in it and all the exhaust and lint was coming into the room. We put in a new vent hose. Having a plumber repair and install pex tubing costed me $390.00. Another item that was on their first inspection was the guest bathtub faucet was dripping. I put in my stipulations before closing that the faucet be fixed or replaced. On Superior's final inspection they reported it was no longer dripping. Surprise! They didn't turn on the faucet to see if it would leak when shut off because they would have found that the faucet was tightened so hard that the pivot ball inside couldn't move even an adult would have trouble turning it on and off. I had a plumber come out to replace the faucet and I paid $450.00 for that. So much for having an inspection done. Staff was nice though.

While checkeing one of the two central heat and air units he found a issue with the downstairs gas heat unit that would have cost us possibly $2000 to have repaired! And after negotiations the property owner replaced the unit before we closed on the house! Scott also met with us at the property to review the home inspection report and walk us through the issues he found days later after we flew into town.     This company "All Around Affordable Services," did a home inspection for us. We live in another…read morestate. Scott Clark, the owner sent the inspection report via email with few minor issues listed! But! When Scott called my husband and I, to discuss theses issues, Scott started with the air conditioning unit that stated needs repair not such a minor issue. Scott went on to say the unit is 18 years old, it has a leak, if there is one, there must be two up in unit, and unit is not communicating with thermostat, which he had to bypass, in order for it to work! He went on to say the unit has been repaired before and its pretty much on it's "last leg!" as it is 18 years old. Heater works "Satisfactory" if you could see this report...everything is Satisfactory! So I asked him why doesn't the report state that? How much would it cost to replace unit? Cheap repair? 3k what's in there now 6 to 7k with labor. and if it was him he would ask for a replacement unit, I told him we had to replace a unit in our home we sold...with that said, I called our realtor, who also received copy of this report, who called Scott, well he lied through is teeth! Oh it's not my place, ect, ect, little did Scott know he was recorded as he back peddled and countereddicted himself! Anyway, it was time to do the walk thru, nothing on inspection report about tile on kitchen grout has hole that Ray Charles could have seen along with several dead trees outside that needs to be removed! Lights on front of garage do not work, no it's not bulbs I changed them, side door to garage is rusted at bottom, not noted, did not check generator, did not check jet tub, but when we 1st looked at home smoke detector needed batteries and was beeping, upon our walk through still beeping, but not noted in report. So if you want someone to screw you over this would be the guy to use!
