The biggest omission from their site and the individual properties is that many of them in the DMV are income restricted but it isn't listed there anywhere on the site. I guess you can assume that from the price of many but there are some properties that are expensive for someone that is on section 8. The onsite property people have all been very nice and pleasant which is why this isn't about them and if you are on section 8 or are eligible for income restricted housing, I would by all means advocate reaching out to the individual properties but the main management office wasn't really helpful as they directed me back to the website which wasn't really helpful. I asked simple information that the management office should've been able to provide like "Are all of your properties income restricted?" Most of the people I talked to didn't understand what income restricted meant but maybe that's because they just always refer to it as section 8. Another question, "Can you tell me which properties aren't income restricted?" I was referred back to the website where you can't find that information either. As a property management company you should be very familiar with the product you're providing and how you're providing it. The webpage is terrible and someone should on a daily basis check it to make sure it is working properly. There should also be a review of the information that is on your site and what's missing. The fact that these properties are income restricted is very important in this area because it is filled with people from all income brackets looking for property at all times. I won't go into all the details but to say the least my immediate neighbors are nothing less than rude and inconsiderate. I have been awaken out of my SLEEP several times because of noise, pounding, stomping etc. I have also complained numerous times....still happening and i'm not one to just up and complain about any little thing it has to be substantial. It's sad to see people like this ruin a community that could otherwise be ok. I would not advise anyone to move here unless maybe if you happen upon a top floor unit or a unit on the very bottom which is surrounded by concrete other wise you will be in hell like I am. I can not wait to move! However, on a positive note there are some nice people in the community and I see many out walking their dogs and chatting and I do speak with several OTHER neighbors. The landscaping is also very well kept in the spring/summer months when flowers, trees etc are blooming and blossoming. I must say that in the beginning when I first moved here (about 5 years ago) I did enjoy it but the neighborhood has changed over the years I guess. I've seen better condos around since I've been looking.

She left mid 2016 and things went South after that. I never received a Move Out report, pictures of my unit or communication. I had to ask for status updates. The only reason I stayed with them to manage for the 2017-2018 lease year was because I decided to buy a house and it was not a good time to switch managers. This last lease year was the worse. I discovered inaccurate rental ads about my unit. He blamed Realtor.com for one. His excuse would have worked, however my significant has been a Broker for 30 years, so I know how that works. I terminated my agreement. Do not use UrbanaRe to manage your property.

    Please look elsewhere for all your real estate needs…read more I unfortunately have to join the stack of negative reviews regarding Urbana as someone who hired these folks to manage the rental of my unit while I was out of pocket. The experience was tooth-pulling painful from the beginning to the end for myself and my eventual tenant and to top it off they charged me an unjustified buyer's commission on top of the flat "no hidden charges" original fee. If you'd like to understand why I would give a 1 star review (first time ever), here's the gist: 1) we agreed to rent property furnished with furnishings noted in lease agreement in as-is agreement and they would help me take an inventory (they did not help and the lease I was presented and tenant was presented omitted a furnishings addendum adding much confusion) 2) I chose a tenant and then Theresa delayed for 3 days trying to find a longer term tenant without clear communication to me or the tenant I FOUND ON CRAIGSLIST. We almost lost this tenant as a result. 3) I was not furnished the move-in checklist in a timely manner which was sloppily assembled and did not mention any particular as-is issues with the property such as a stain on carpet which I noted to her or the cracked tile. There are others. It's clear no time or effort was put in here which would have been done as either the seller's agent or buyer's agent if handled comprehensively. When I recently rented in CA I got a list of damagers from a mutual walk through with pictures from the seller's agent. Theresa agreed to assist with the move-in inspection especially given I'd be out of town and she did nothing in this regard. 4) Theresa did not check on the fact both front and back door keys were working (the back door was not and I had to handle this matter directly).​ 5) My proactive outreach to manage the quality of the listing, pictures, pricing, tenants under consideration, and lease terms was essential to the process, more so than was clear at any point during the initial contracting process. Whenever I called I did not get call backs until well beyond 1 business day and usually I got an email instead even on matters that required a discussion. 6) There is still a lock-box on the door which Theresa said she would add and remove as part of our original agreement. 7) Somebody without my permission or my tenant's permission tried to view the property after it was already rented. 8) I filled out their direct deposit form per your requested online edoc program yet Theresa said she didn't receive thus delaying processing of my misdeducted partial rental payment from my tenant. 9) My tenant received a bill pay request even though he paid in full. 10) I was charged a buyer's commission on top of the original fee because they said it was inferred since they showed the unit (my friend was on call to do so and they didn't need to show the unit) and they negotiated the lease (I negotiated the lease and they wrote up the terms incorrectly). They then said they would hear me out if I wrote a request explaining the situation and I never heard back. I now have to pursue this matter legally - how annoying!!! Expect tons of headaches if you work with this company or avoid the headaches and find another more reputable, attentive, ethical firm.
