This is a tough review to write given all of the 5 star reviews for Hilary. We had planned to sell our house about 6 months ago, and we started the process with Hilary and Darcie. They did inform us that Hilary was soon leaving for a long vacation, and Darcie's pregnancy was getting late term.
They started by doing comps for our house, and I was immediately put off by their $275,000 estimate of our house. In particular, these comps were not from our neighborhood. We live in the South Tabor neighborhood where the price per square foot is decidedly higher than the Foster/Powell neighborhood that the vast majority of their comps came from.
After receiving these, I spent hours doing my own research, and put together a list of comps from our neighborhood that showed our house was somewhere in the $300k-$310k range. I presented these to Hilary and she didn't even address my hard work. She simply said they would only list our house at $275k, no higher. She repeatedly downplayed the fact that our home is updated, has a new sewer system, new plumbing, electrical, furnace, heat pump, water heater, and is beautifully landscaped. Both Hilary and Darcie seemed solely focused on the fact that our house is on a semi-busy street. Meanwhile, their recommendation for a mortgage broker (Dakota) couldn't secure us a loan (It is a little tough when you are self-employed). Nevertheless, we have secured approval from 2 mortgage brokers since that time. We parted ways with both parties.
Fast forward about 4 months. We interviewed 2 more agents and picked one we really liked. Both thought the valuation of our house was ridiculous, and certainly new that FOPO and South Tabor are wildly different markets. One valued our house at $315k and the other at $325k. In Hilary and Darcie's defense, keep in mind that the market did have a good upswing between the time that we worked with them and the time we finally listed with our new agent. But $50,000 worth in 4 months? NO! Not even close to that. Furthermore, we wound up accepting a $340k offer after receiving multiple offers - $65,000 above Hilary and Darcie's maximum limit.
I am so happy that I trusted my instincts. I don't know about anyone else, but $65,000 is a LOT of money to me. I feel like they low-balled our house so they could make a quick sale, because they had a lot going on in THEIR lives. But, we pay these people a lot of money to enrich OUR lives, and I don't think they had our best interests at heart. Maybe we just caught them at a bad time, but it doesn't matter when you are talking about a disparity like this.
I waited this long to write the review because I wanted to be sure that I did their job better than they did. I wanted to be sure that they undervalued our house. And I wanted to pass the inspection process to be sure that our house really is worth what we are selling it for. I am giving Hilary 2 stars instead of 1 because she is very good when looking at houses - its like she's a contractor and can find all of the flaws. She is also very personable. read more
