We were so fortunate to find Hilary for our recent house hunt in the PDX / Lake Oswego area. Even though we were from out of state, she took time to listen to our needs and show us a number of houses we were interested in. I'm the sort of person that is naturally very skeptical and weary about trusting people (I'm also a little awkward at times, just ask her husband). It is especially hard for me to relinquish control of a situation that I am invested in financially. I think it's a carryover from my profession. What's cool about Hilary, is that she is one of those people you can't help but trust. If Hilary has a superpower, it's probably her ability to create an amazing tofu lasagna, I mean her ability to make you feel comfortable with buying a home. I had no problem with her running the show. Hilary is an honest and hard worker. If a home has issues, she has an inspector that will find the problems. If you can't get a loan, she knows lending agents that work just as hard as she does. If the other agent is going to play hardball, she can bat it out of the park. I firmly believe that when you buy a home, you want an agent who isn't solely invested in themselves and making a commission. You want someone who is invested in you. Buying a house is hard, duh. And actually, this was the third pre-1920 house I'd bought. You'd think I'd be used to kinks. But (as I've mentioned in hair reviews) I'm a neurotic, crazy monkey. And Hilary understood, patted my neurosis, and made the deal. This is a tough review to write given all of the 5 star reviews for Hilary. We had planned to sell our house about 6 months ago, and we started the process with Hilary and Darcie. They did inform us that Hilary was soon leaving for a long vacation, and Darcie's pregnancy was getting late term. They started by doing comps for our house, and I was immediately put off by their $275,000 estimate of our house. In particular, these comps were not from our neighborhood. We live in the South Tabor neighborhood where the price per square foot is decidedly higher than the Foster/Powell neighborhood that the vast majority of their comps came from. After receiving these, I spent hours doing my own research, and put together a list of comps from our neighborhood that showed our house was somewhere in the $300k-$310k range. I presented these to Hilary and she didn't even address my hard work. She simply said they would only list our house at $275k, no higher. She repeatedly downplayed the fact that our home is updated, has a new sewer system, new plumbing, electrical, furnace, heat pump, water heater, and is beautifully landscaped. Both Hilary and Darcie seemed solely focused on the fact that our house is on a semi-busy street. Meanwhile, their recommendation for a mortgage broker (Dakota) couldn't secure us a loan (It is a little tough when you are self-employed). Nevertheless, we have secured approval from 2 mortgage brokers since that time. We parted ways with both parties. Fast forward about 4 months. We interviewed 2 more agents and picked one we really liked. Both thought the valuation of our house was ridiculous, and certainly new that FOPO and South Tabor are wildly different markets. One valued our house at $315k and the other at $325k. In Hilary and Darcie's defense, keep in mind that the market did have a good upswing between the time that we worked with them and the time we finally listed with our new agent. But $50,000 worth in 4 months? NO! Not even close to that. Furthermore, we wound up accepting a $340k offer after receiving multiple offers - $65,000 above Hilary and Darcie's maximum limit. I am so happy that I trusted my instincts. I don't know about anyone else, but $65,000 is a LOT of money to me. I feel like they low-balled our house so they could make a quick sale, because they had a lot going on in THEIR lives. But, we pay these people a lot of money to enrich OUR lives, and I don't think they had our best interests at heart. Maybe we just caught them at a bad time, but it doesn't matter when you are talking about a disparity like this. I waited this long to write the review because I wanted to be sure that I did their job better than they did. I wanted to be sure that they undervalued our house. And I wanted to pass the inspection process to be sure that our house really is worth what we are selling it for. I am giving Hilary 2 stars instead of 1 because she is very good when looking at houses - its like she's a contractor and can find all of the flaws. She is also very personable. read more

We found this community of resources every bit as excellent. Beyond being great realtors, Hilary and Darcie are both amazing people. I've been blessed to be friends with both them for years, but working closely with them on the purchase of our house I got to see even more of their character and integrity. Plus they're both just fun to be around. If you think you know all you need about real estate and are just going to go and do your own thing, it really doesn't matter what realtor you choose. Hilary took the lead for the house-hunt portion of the process, helping me figure out which houses were worth looking at, and coordinating viewings. She managed to get a pile of them all on one day so i could screen out the ones that just weren't right for us. She was full of tips and pointers on things that non-realty-people might not notice, especially the craftsmanship (or lack thereof) in the houses. She knew which houses were in good school districts. She was an invaluable resource. She had a vacation that happened to be right after we had our offer on a great house accepted, and seemlessly handed the reins over to her partner Darcie. I'm not a fan of super long Yelp reviews for any business, but if anyone is worthy of grandiose, verbose praise its Hilary and Darcie (though it's not my style so this is still gonna be succinct). My wife and I have purchased two houses in Portland over the past 5 years and we cannot thank them enough for the support and guidance they've given us - and believe me, we haven't been the easiest people to work with due to crazy schedules (which Hil & Darcie accommodated graciously) and a long list of criteria for the right house. Finding the second house took way longer than we expected and included bids on 7 or 8 houses, getting a house but walking away after the inspection, taking long breaks in the search for various reasons - yet Hilary and Darcie never let us lose hope, never pressured us, and were never put off when we'd randomly ask them to see a house the next day. For those reasons, and many more that I'm can't cover in enough detail to do them justice, we know we'll never use anyone else for buying and selling real estate. read more

Hilary is a fantastic Realtor! I couldn't possibly list all of Hilary's virtues as a Realtor here, but I would like to touch on a few of them. First off, it's worth mentioning that she managed to sell my house for me for more than what I was asking, and in only two months (!!) and in what will hopefully be the worst seller's market any of us will ever see! She is a very attentive, rational and calm person, which I found to be a big plus for assisting me in making sound and well thought out decisions, the importance of which can't be overstated when you consider that buying or selling a home is one of the most important things you will ever do. She is Earth Advantage certified, and has a very thorough understanding of what's actually green vs. green-washed, and why it's so important. She also is extremely hard working, going far above and beyond what I would have expected a Realtor to do for me - for example, she was instrumental in helping me deal with a stubborn contractor (an effort she honestly had no responsibility in getting involved with). As first time home buyers, there are many things we didn't know about the process. We were lucky to have Hilary (and her partner Darcie from the PDX Green Team) by our side. Looking back, I distinctly see four stages: 1. Finding a house. After setting us up on the system to receive listings of houses that we might be interested in, Hilary was very flexible in showing us houses. She was extremely accommodating with our schedule by setting up late afternoon appointments since both my husband and I have full time jobs. She figured out the best route to follow to tour the houses to make the best use of our time; she drove us there instead of taking two cars so that she could ask our impressions of the previous house on the trip to the next one. She made sure to research each house and talk to the listing agent before we even got there, and she was very straightforward regarding not only the current state of each house, but also what we could expect regarding repairs, maintenance, and market value in the future. 2. Inspecting the house. Hilary recommended great companies to do the inspections; we were really happy with the thoroughness and punctuality of the inspectors we got, particularly the General Inspector (Don Hatch). They were very clear regarding major repairs that would be required (in the tens of thousands of dollars) and they steered us away from these very expensive options. Hilary was also extremely helpful in contacting different contractors to estimate the repairs; she called them and met them at the house without us even needing to be there, which was very convenient for us. We also got good recommendations for every kind of contractor we needed after we got the house (paint, floor refinishing, tree trimming, general contractor). 3. Making an offer. Hilary provided us with information regarding similar houses in the area recently sold; but in the end she didn't try to influence our decision. We made our own research on comparable homes (taking into account major upgrades and repairs) and decided to make the offer that we felt comfortable with. 4. Getting the loan. We had a mortgage broker help us get our loan, and Hilary kept in close touch with him the last few weeks before closing. She kept us in the loop regarding everything that went on with the mortgage broker, the title company, the previous owners moving out; everything. I think that's what I liked best about working with Hilary (and Darcie of course): the fact that they were clear and constant in their communications; we received quick responses via email or phone (practically any day at any hour) and we never felt like we were being kept out of the loop or just didn't know what was going on. In short, we are now happy homeowners and I don't think we could have done it without the professional, patient and encouraging support of Hilary and Darcie. read more

Hilary and company were amazing! It's pretty unnerving to try to navigate through your first home purchase, but Hilary helped relieve the headaches. We (my son, daughter-in-law, and myself, shopping from another state) had an excellent experience with Hilary and Darcie. We were trying to buy a home in the early months of 2015, at a time when the market was swinging sharply upwards, and our search was complicated by the fact that we had a fairly rigid (and lowish) price ceiling. Also, I was shopping from 500 miles away, and had only bought one home before, 27 years ago! So we needed all the help we could get. Because the market was so difficult, we all learned together. We made offers on 7 homes over 6 or 7 months before our bid was the winning one, tweaking our strategy a bit with each new offer. But Hilary and Darcie hung in there with us even when we almost gave up, and did a huge amount of legwork for each and every offer. Once our offer was accepted, they were amazing at organizing all of the inspections and the appraisal, especially given the fact that I had to fly in for these and they all needed to be done in one day, AND we had 10 days to schedule everything, including my flights. They helped us hugely with the process of renegotiating after the inspections were done, and never stopped until after we closed. The day we took possession Hilary met us at the house with a bottle of champagne and glasses, which seemed ever so appropriate. Hilary and Darcie are very personable and knowledgable, and each has a bit different take on the homes and the market, so we gained a lot by talking to both of them. It is very rare that both of them are unavailable, even on weekends, holidays, evenings, and by phone, text, -mail - you name it. Hilary and Chelsea are amazing! After a really bad experience a few years ago, we decided to do a lot more research and find an agent who was a better fit for us. After a lot of searching and contacting several great people, we decided to meat with Hilary and Chelsea. We really liked them from the first moment. Now we are all moved in to our first home, and I can't imagine what it would have been like working with anyone else. They are both very down-to-earth, friendly, and enthusiastic, but also extremely knowledgeable. They are also tough negotiators. We were asking a lot of the sellers, and we were able to get almost all of what we asked for. They also did an excellent job dealing with a sellers agent who seemed a bit scatter-brained.
