    This is week 1 - Sump Pump does not work which forced flooding in the surrounding areas. Was told that a contractor would come and fix it.

    I am the furthest thing from happy. Ive contacted the maintenance/emergency line and was unable to get the name of the disrespectful man's name - even after 3 phone calls I could not get a hold of someone worth talking to. even after this, there was no attempt to listen to my issues to get them resolved. instead, they have such a United front, that they will disregard your concern in the same breathe. I cannot live with mold in the house, the flooring is too hard, the washing machine JUST got fixed after me complaining for 4 days about it. this has been the most frustrating process and working with the ladies in the office - Jackie and the other woman, they were no help. The only decent people are the two men inside that office who unfortunately has to listen to them as they are the "bosses". if you have a choice, do NOT COME HERE TO RENT. especially if your desperate, they will use it against you.

    my entire apt flooded a week after I moved in. These places are dirty and rat infested. Staff is incompetent neighbors are horrible. Appliances are OLD !! Neighborhood smells of weed smoke and old cigarettes. They are charging astronomical prices for a box you'd be better off sleeping outside, at least that would be free.

The kitchen floor was damaged when I moved in. They said they would fix it and I'm still waiting almost 2 years later. I recently caught 3 mice in a 3 hour span. I've caught at least 7 in the last 2 months. They gave me glue traps and they're literally filled with water bugs, cockroaches, centipedes and spiders. I had 2 packages stolen and reported it to the office. The response was , "Yeah, there's a lot of that happening around here." They acknowledged that they had a description of the thief, but; they won't accept packages at the office for residents to pick up from there. I've witnessed a guy getting jumped by 5 other guys within feet of my apartment. literally hid in my bedroom because I feared there would be shots fired. I see drug addicts walking back and forth to one particular apartment 24/7. Cars pull up and people go in and out of this apartment on a regular basis. I was fooled by the pictures and the friendly staff. It's in a convenient location and I thought I would enjoy living here. It's turned into a nightmare. Mice, roaches, drug addicts and thieves are what I deal with on a daily basis. That's no way to live.

I'm being very generous when i say I'm giving 1 star. It has been a living hell from the beginning. The process of moving in made me want to shoot my brains out because I had to correct someone about certain things they said to me and I had proof for it too. I mistakenly decided to live here anyways with the reviews because i wanted to give the place a chance, i was dead WRONG. When you read the reviews- they're all very true. The process of moving in not only created issues with my spouse but the reliability of this place. They told us they had to push our move in date further out due to their own issues but when you give someone a date, i gave my apartment at the time a move out date and they confirmed and that was the end of it. They kept saying they would let me know but kept going back and forth- at this point i was pissed because I would be homeless with all the shit we had. No if ands or butts about it. I had to basically go off and my realtor expressed to her manager that she had to push things for me due to the severity of being homeless. It was a not needed migraine. With that being said- when we moved in, we checked the place to see what needed fixing. They were quick with this and I was happy but they left our place a mess. I've included some of the fixtures we needed finished. The endless bugs and cockroaches, some of the mice I've seen. I'm just grossed out about this place. The washer and dryer? Please don't get me started. When my bf and i went in, there was MOLD!!! It was so disgusting, it stunk and i almost gagged. Oh my god, the health inspector should look at that. Someone should really call, it's not safe to even be around. They told us that they're moving into new management but that also shouldn't be the reason nobody is answering their phones. Phew, I confronted them about the phone calls and low and behold they failed. I called them multiple times while they walked around not even giving a shit. I was in shock. Lastly, any type of "maintenance " you need done, takes 10-15 years to get done. I had a leak (attached) where it wasn't that bad before. It was small but due to the longevity of their sweet aaa time they liked to take, our drywall fell through and on my boyfriend. He wanted to sue because it ain't like it was paper, nah that shit was thick as fuck and i was confused how so. Now we have a big ass humidifier and a big ass bucket that's been here for a little bit but I'm over this bro. I get that they're getting new management but even with the "new" i don't see shit being done but false promises. I'm still waiting on my air conditioner to be fixed as well and anybody that KNOWS me, i don't play with air conditioning. I'm so disappointed and won't be paying anything until shit on our end is fixed. This shit is ridiculous. I don't need people to come to me to try and fix shit because y'all don't take anything serious but $. If you decide to live here, don't. You're better off living in a box. This place is a disaster and disgusting. Now they want to evict us. Tell me, would you even pay? We haven't even lived here because it's DISGUSTING TO LIVE in garbage.

I had just come from a successful job interview and received an offer, so while I was in the area, I stopped by Stella around 2:45 p.m since I'm planning to relocate for work. I had already reviewed the floor plans online, so I had an idea of what I was looking for. When I arrived, the man who greeted me wasn't at the leasing desk or office, he was sitting casually at a table in the lobby and never formally introduced himself or his position. He mentioned that Saturday tours aren't usually allowed but said he'd "make an exception" for me because he liked me. He asked me to write my name, email, and phone number on paper "to enter me into the system." Later in the tour he asked if he could use my number to call me personally, which made me feel extremely unsafe. I had given my information only for business purposes. As we walked through five different units (including ones he said he "technically wasn't supposed to show"), he asked me intrusive questions about my income and even asked what I "like to do for fun." Near the end, he told me that if I "really needed to move," I could move in with him at his place and live rent-free. Hearing that from someone representing the property was shocking and very disturbing. He also shared private details about other residents, like people moving out and even someone being evicted. He finally mentioned the "two-times-the-rent" income requirement at the end of the tour. I left feeling shaken, disrespected, and disappointed. I came in polite and professional, and it's deeply frustrating that my basic courtesy was taken advantage of instead of respected. There are additional details I won't share publicly out of respect for privacy, but I've gone through the proper channels so this situation can be addressed appropriately. The fact that he seemed completely comfortable making those comments, and didn't appear to see anything wrong with them really makes me believe this wasn't the first time. This is not okay, and it needs to be taken seriously. (I included a photo of the pre-move-in checklist I was given at the start of the tour, the only document provided before the interaction turned unprofessional.)

    As a prospective renter, my experience was very poor. The man who showed me the apartment I was…read moreinterested in was very nice, but didn't know much about the property or me (he was waiting in a different unit than the one I wanted to see because he got mixed up). That would have been fine. But what really annoyed me was the application process. The management is not familiar with more modern ways to verify employment and income (such as third party service) and insisted on unredacted pay stubs - which is much less secure. The interaction as we went back and forth was rude and reminded me of scammers trying to get one to divulge information urgently (because so many people are interested in the apartment!) at the cost of better judgement. In trying to get more information from me they cited their "policies" but being unable to articulate why their policy insists on having the information I didn't want to share (like my pre-tax deductions) This conversation was not with some mid-level employee but what seemed to be the owner. I should hope he could articulate the reasoning behind his own policy! To me, this company clearly orients themselves to customer service of property owners, not renters. Which fair enough, but it doesn't mean I have to like it. To the reader/renter: Don't let these people bully you!

Prompt responses to emails, quick answers to phone calls, transparent updates throughout the process, and even reassurances to call you back if they are tied up at the moment (and they actually call back as soon as they can!) Since my roommates and I are all out of town at the moment, and unable to tour the property in person prior to signing the lease agreement, Hanna assured me that her assistant Johnny would send me a video tour the following day. And sure enough, the next day - Johnny had a detailed video tour of the home in my inbox. Any question I had about the property, Johnny was able to answer. We so look forward to working with Hanna and her team during the duration of our lease agreement. If the last week is any indication of how our experiences will be as Rent the District tenants, I very much look forward to staying at this property. Hanna and Johnny were both very friendly, and professional. I will recommend Rent the District to any of my friends who look to rent or have property management services in DC. Thank you again!

The apartment was very clean, brand new carpet/fresh carpet, etc. the appliances were a little old and you gotta get your own microwave, but everything is functional and like I said, very clean. Been living here for a few months now; I've yet to see a single ant, roach, or mouse. Can't say the same about some other apartment complexes in the area. The heating is central, but the A/C is cumbersomely placed on the balcony and electricity is the only utility not included. The only available internet provider is Comcast, so if you're already a subscriber you'll have no problem getting it transferred here. The community is gated (you have to enter a pin to drive in) and there are security cameras on every building, so security is a non-issue. Parking can be limited and the spaces are tight, but there are always spots open behind the dumpster. There is a laundromat in the basement of office building, but there are only 2 dryers and 2 washers, so you may have to go outside to do your laundry. Overall a nice place; it wasn't listed anywhere online when I was apartment hunting; I just happened to randomly stumble upon it after making the wrong turn while driving on Annapolis Road. Now I'm here to spread the word :)
