The owners take great pride in the grounds, and take care of their tenants. Pros: Friendly responsive owners, meticulously maintained grounds, level graveled sites, auto-draft available, security cameras, free wi-fi, very clean laundry room, many shade trees, large fenced doggie area, available storage area for boats etc, 1-mile walking trail on site... many amenities other parks do not have and very competitive rates. Cons: Trains roll through this quaint little town occasionally but I was oblivious to them after a week or so. Better than staying by the airport. I chose to stay here and commute to the south side of Lubbock (30-miles round trip) every day because it was hands down the best park around.

The grassy areas at , and near our site (119) were covered in sticker burrs. We weren't aware, so when we arrived and took our dogs out, their paws were immediately covered in painful burrs, as were the bottoms of our shoes. For the rest of our one night stay, we carried the dogs to an area nearby without burrs. Management: it is so simple to treat for sticker burrs. Be aware that for overnight you will probably be in the area without any trees. Brutal heat without shade. No picnic table. Good: Large sites. Easy ingress/egress. Pleasant staff, easy check in.

Came back thru the end of Sept and was assigned the same site. ( site 26 but all sites in the area probably have the same problem). They had done nothing to fix the issue. This time our A/C would not work. Others around us were running but no surge protector. We didn't want to plug in without ours. The guys finally came and tried several things but could not fix. And they didn't have any other sites so at 7 pm we had to find another place for the night. Got our $ back but had to find new place after very long drive day.

Now, don't get me wrong. This place is quiet despite being mostly line workers, and it's clean (but very dated) but it has very few amenities and is pretty close to a glorified parking lot. The cable is terrible and the WiFi is nonexistent. There is no okay area for kids and very little grass anywhere. The laundry is VERY old and there are few machine. The bathrooms appeared clean but we don't really use them. The woman in the front office can help you with absolutely nothing so don't bother asking her for anything....not exactly sure what her purpose is but she is nice. My BIGGEST issue with this place is the DOG POOP. It everywhere and it's disgusting. Huge piles just everywhere. Their sad little dog play area is full of it, the whole park is full of it. I went to clean up after my dog once and accidentally picked up the wrong little pile of that gives you an idea. It is gross to say the least. It's also right on the main road and not one of these guys pays attention to any kind of speed limit so it's not safe for kids or dogs. If you're driving through and need a quick stop it's fine.

He quickly replies to texts or calls to residents, and is overall helpful and kind. If I hadn't purchased a home, I'd easily still be living there. The park has bathrooms (men's and women's with showers,) a laundry facility, and wifi. It's in a quiet area and residents keep to themselves.
