The was exactly the experience I had hoped. The caboose was well equipped with an efficient heating system for a 27 degree night. The interior was immaculately clean with one of the most comfortable queen beds I've ever slept on. I was also impressed with the quality of the bedding. The sheets were soft and extra blankets and pillows were provided. It has a nice sized compact refrigerator, microwave, and R/0 water in the kitchen area. Snacks and drinks were provided. Then a delicious homemade breakfast with pleasant company. The hosts made me feel welcomed from the second they opened the front door of the main house. Even the parking was secure. It was the perfect get-away. I will be heartbroken if they don't have a vacancy and I have to resort to a hotel the next time I am in Lubbock. read more

We stayed at the Woodrow House for one night. The hosts were great and very helpful with suggesting places to go. We stayed in the Alumni room and it was very cute with a Texas Tech theme. The bed was very comfortable and the sheets were great. In the morning the breakfast was family style so we met other families which was a plus. The pool was perfect temperature and clean. Saw some really neat things in Lubbock, Texas, but one of our favorites was The Woodrow House Bed & Breakfast. We actually stayed in a great room in the main house and the Caboose. Both were clean, comfortable and very unique. The owners and staff are the best. Last but certainly not least, the incredible breakfast , so delicious. This place is simply wonderful! Dawn and David are the best hosts, the home is amazing and we can't wait to visit again. With that said, staying here was a last minute decision really which turned out to be one of those times you are so happy things turned out the way they did. My boyfriend and I were on vacation in Colorado (we live in Austin). Our plan had been to drive back through New Mexico and stay in a town there on our way back home. During our time in Colorado, the state of New Mexico imposed some pretty strict travel restrictions on overnight stays so we canceled our room in New Mexico and decided to stay in Texas instead to break up a very long drive. My boyfriend went to law school at Texas Tech. Now I am a lifelong Texas Longhorn but hey, I like Tech fans and with my family being from the Texas Panhandle we decided Lubbock was as good of a place as any to stay. A quick search of hotels showed me almost all chain places. If I am going to change my plans AND stay in Red Raider territory then not just any old place would do. And that is when we happened upon the Woodrow House. A quick call confirmed they could take us and in a room with a king sized bed (they have two rooms with kings). Our room..... the Texas Tech alumni room. Which didn't turn my Longhorn blood another color besides burnt orange, and which was SO comfortable all the way around I woke up in the middle of the night and thought I was at my mom's house for a minute. David and Dawn were amazing about communicating with us, letting us check in late, making us breakfast the next morning (can you say pancakes, eggs, ham and coffee by the POOL!!!!), and being so fun to talk to. Staying here was for SURE the most enjoyable stay of our whole trip and we are already planning more trips to Colorado with stops in Lubbock on the way back just so we can stay here again. Since this was just an overnight trip for us I can't speak much to what all is around the area (other than the Tx Tech campus is across the street). They have gated on site parking there at the Bed & Breakfast which made us feel super safe with leaving some things in the car overnight. Can't recommend this place enough. And did I mention it is BEAUTIFUL both inside and out????? So do yourself a favor and skip the chain hotels which you can find all over and stay somewhere that is unique and welcoming. :) read more

Positives: My wife & I stayed in the President's Room on the first floor which was a big plus for 2 nights. The bed was very comfortable and the pressure from the 2 spray shower heads were some of the best we have ever experienced. Our bathroom was clean and bright, with usual amenities. The TV worked well. We could wander about the comfortable house, help ourselves to cookies, wine, extra water bottles, etc. Our hostess on the first morning asked each of us at breakfast what we would like. This hostess was very cordial & made us feel welcome from the time we knocked on the door. She was attentive to us during breakfast. Negatives: The 2nd breakfast morning there was a different staff. Neither the young man (ym) or the woman in the kitchen SPOKE to either of us. That morning, my wife was just beginning to sit down and I was just trying to help push in her chair. The ym was already delivering fruit and yogurt to both our table settings. I had to stop to let him deliver it. I finally got my wife in place and the ym again was now delivering a plate of eggs, toast, potatoes and meat to each of our settings. I still hadn't even had the chance of sitting down and still no words were spoken. I walked around the table & over to where the coffee pot, fruit juices and H2O were. They were behind the other seated guests. I poured my wife and I a cup of coffee and H2O each. Neither person in the kitchen asked what we would like for breakfast. Once the food was delivered, I noticed the ym sitting on a kitchen stool & the woman just standing around. They gave me the impression they couldn't wait for everyone to be finished. I finally sat down and for the second day, pinched my fingers on the underside of the chair I was attempting to sit at. I showed my wife the hematoma on my index finger I had gotten from the underside of the folding chair. Both days for breakfast for us and others, one has to get up and walk around to the other side to get the pot of coffee, juice or water, as it was obviously self-serve. Everybody has breakfast from one large table. It was difficult navigating around the table especially if one is over weight. The first people at the breakfast table picked the side where all the beverages are...Duh!!! Question? Why not have both, 2 coffee and 2 water pots on the table? One of each at each end of the table. Why make people get up who only want to socialize and enjoy their breakfast? This B&B provides ear plugs. It's because it is right across the street from the University. These young people like to rev up their hot sports cars and trucks all times of day and night. We did some sneezing and wife complained of eyes itching & burning when we opened up the drapes in the room. We wondered when the last time they were laundered? There were no luggage racks in our room. We used a bench at the foot of the bed and a chair. We were told they had a pool and hot tub (but not currently heated). It takes at least 1 1/2 hours to heat them up. They offered to turn the heat on ahead of time if we notified them we wanted to use the hot tub. Parking can be an issue at times since some university students park in their lot and they know it. Alternate parking was available behind the home. On our final day, the only thing the female staff said to me while I was carrying luggage out the front door was, "Do you need help?" I politely said, "No thank you. I got this." But as I carried and loaded both my wife's and my bags into our auto I couldn't help but feel deep inside how we had been treated at breakfast, "Feed them and street them!" I know we won't be coming back. read more

This was not at all what we expected for the place! We stayed in the caboose and the floor is warped at both doors, the place smells unless you leave the bathroom exhaust on, there is no lock on the door to lock from the inside, there is no place to hang your towels to dry or to have access to when showering, the air is on but it was still hot at night.there is no place to hang clothes because the " closet is too low to the ground & your clothes would drag on the floor and there is no dresser space to store anything either. The whole inside of the caboose is in need of renovations; it's old & dingy! The parking for guests is limited and hard to park in. The owners are very friendly & the breakfast was good but the price for the caboose is too high for as bad of shape as it is in. read more

I stay here often, but my most recent stays were the most memorable. I stayed with Dawn and her staff when my Dad was sick in the hospital. We ended up having to put my dad on Hospice, and I checked out. Imagine my surprise when Dawn texts me a couple of days later just to check on him! That level of care is not taught, it is an innate quality that can't be faked. It ends up that the day after my dad's funeral, my daughter had a surgical procedure, and we stayed with them again. Becky made sure that my daughter's room was ready before the normal check-in time because she would need to come back and rest. The service is above and beyond! When you stay with them, you become part of the extended family Dawn has created with her staff. I want to give a special shout out to Becky, Diana, , Lea, Tawanna! They truly love their jobs and it shows in their interaction with guests. Even Dawn's father, Jay, makes you feel at home! He is a former musician, and he is the sweetest man you've met! I STRONGLY encourage you to stay with this amazing family. I promise you won't regret it! read more

This was a pleasant stay. They think of everything in the room to make your stay enjoyable. Breakfast was amazing with awesome sweet potato pancakes, eggs, and ham. And the coffee was the best. When you come through the front door, you will feel like you have arrived at home at a beautifully decorated living room with a dining room and kitchen off to the side. Don't forget your swimsuit because they have a swimming pool and hot tub out back. I am on the road every week and this place ranks on the top of my list. Absolutely amazing stay! The house is quaint and when inside didn't seem to be across the street from Texas Tech. Having the great location without craziness was perfect. The bed was firm but not overly so. There were ample blankets and a space heater if needed--I opted for the thin blanket and low speed on the ceiling fan despite the chill outside. The tub had a frame bolt around it to support a curtain for a shower, which was a very nice touch. The best part, however, was the food and company at breakfast! My first morning Dawn cooked eggs, ham, fruit, and her husband's special pancakes. These are hands down the best pancakes I've ever had. The next morning was eggs, bacon, fruit, and Texas shaped waffles. The waffles we're good, but not nearly as tasty as the pancakes, which in hindsight I wish that I would've begged for the recipe! This is the perfect place for a day or a week! We will be back for a couples weekend and again with our 2 kids where we'll book the train car! read more

If you have small children or are a big train buff, you might enjoy staying in the Caboose at Woodrow B&B...but you'd be well-served to keep your expectations L-O-W. Breakfast was hit & miss...frozen hash brown & ham casserole and biscuits out of a can were decent but did little to make up for burnt cinnamon rolls and icky-looking fruit salad. The lady proprietor was a cold fish. I don't need that whole B&B smother-y hostess experience, but a simple, "Thank you for coming," would've been nice...instead, she was firmly rooted on her barstool, surfing the Web, and motioned toward the serve-yourself breakfast. If she had even grunted, she would've come off warmer. As for the caboose, it was a fun novelty. We took a lot of fun photos and our 5-year old adored the experience. If we found ourselves in Lubbock again though, I'd break my no-chain-hotels rule and stay somewhere else. read more

I stayed 2 nights in February to attend an event at Tech. It is really convenient to the university. I stayed in the Honeymoon Suite the first night and Lone Star the second. Both were nice and comfortable. Breakfast was the best I've had in a long time. I got both recipes from Dawn. I will definitely come back again. read more

Enjoyed our stay here at the Woodrow House. The Hosts David and Dawn were amazing after returning from there Easter trip. Dawn cooked an amazing breakfast. Thanks Dawn it was great home style cooking and we really enjoyed it. We came in from the Houston area and spent one night to go back. The ring ceremony of my nephew went well. This ended up being the best location directly across the street from the ceremony. It rained and I am glad we were so close as to not have to rush to the ceremony or to be delayed from the thunderstorm. We had dinner at the Cheesecake factory and went to sleep at the Woodrow House. The bed was very comfortable and no stairs so we do not have to disturb anyone and went directly to sleep. No noise at all and no one disturbed us.. Thanks again for your generous hospitality. This is a great place to stay! You are welcomed at the door by an owner who walks you through everything you need to know. The room was clean and neat and they had the extras we requested waiting in the room. Breakfast each morning was made fresh when we sat down and was very good! My husband and I are very glad that we chose to eat at the house instead of out each morning. They had a whole station with drinks, cookies, chips, etc. in the living room for the taking. This place is a hidden gem within Lubbock. We stayed here after our wedding. She knew we would be a little later and personally text all of the directions and information directly to us. I stayed four nights at Woodrow House while visiting the campus of Texas Tech University. The owners, David and Dawn Fleming, designed the house to be a bed-and-breakfast and so many details were well attended to, including private bathrooms in every room, most with bathtubs. One of the more distinctive features of this B&B relative to others that I have stayed in is its level of access: the kitchen is open to guests "after hours" for snacks; the hall linen closets are open to guests who need an extra towel or two; an old-fashioned Coke machine on the back porch is open to guests for free sodas; weekday breakfasts are informal, at the kitchen counter; and so on. Woodrow House definitely does not have a "stuffy" feeling--you're not afraid to go into a common room for fear of knocking over a precious antique! This made my stay very comfortable and relaxing. The Flemings style their B&B as a relaxing place where you don't have to be isolated from your technology: there are flat-screen t.v.s and full cable in every room (I believe--at least there was in mine), including the ever-necessary Comedy Central (got to have my Colbert--and it's shocking how few hotels carry this channel!!); and high-speed wireless Internet throughout as well. I was impressed with the attention to detail at this B&B. Examples: * The bathroom contained a nightlight that doubled as a flashlight, bubble bath AND an inflatable bath pillow (which I didn't use because who knows how many people before me had...), a small hairdryer, a tiny plastic bag for you to put your soap in on your trip back home (!), and enough shelf space to store all of your toiletries. * The bedroom/living area contained an extensive alarm clock/radio system, a space heater, dark shades that blocked out street light, and a fresh carafe of ice water each night (the latter a huge plus in such an arid region--my humidity-loving-Bay-Area-self was dying in this desert!). Breakfast on the weekend was extensive, and, once again, very thoughtful in its attention to detail (butter and jam dishes scattered across the long table, for example). I have to admit that I slept through breakfast on some mornings b/c I was coming from Cali and the two-hour time difference just wasn't making me a happy morning person...Also I'm not a huge breakfast person. The king-size bed was extremely comfortable; the shower and clawfoot tub were perfect; the Ghiradelli chocolates on the pillows in the eve were well appreciated. Great location directly across the street from Texas Tech and adjacent to the "Tech Terrace" neighborhood, where many faculty live--so a good area for taking walks or runs. Tiny, tiny complaints, but taken together, enough to dock one star: --This has nothing to do with the Flemings, but the street traffic outside my room (and the morning B&B breakfast traffic outside my room's internal door/window/balcony thing) made for some less-than-peaceful nights/mornings. --My room was really stuffy at times and it was difficult to air it out because the windows had these strange storms in them (which I totally respect b/c it probably makes their home more energy-efficient). --The toilet paper holder was mounted on the bathroom wall in such a place that you couldn't really use it while you were on the bowl--kind of a weird thing to complain about, but it was an odd oversight considering the attention to detail otherwise. --The hot water had this horrible habit of going completely ice cold and not warming up again. Granted this was after I was gluttonous with my shower time, but still--shouldn't a "hotel"-type structure have this under control? --My room was a little *too* Tech-tastic. I was in the "Alumni Room," and there was so much Tech paraphernalia that there was sometimes no room for your belongings--i.e., free surfaces, like dressers or night-stand space, to put your stuff. Also, a red light in the bathroom. --I really needed a quiet space to work in the afternoons, but my room had no desk or table (and very few plugs--I had to unplug something in order to plug in my laptop and charge my cell), and the common room was impossible to work in (constant phone calls, visits from friends, etc). I ended up propping myself up in bed, but that is not conducive to heavy thinking... So, overall, a lovely stay, but not necessarily conducive to getting lots of work done (if you must travel with work), despite the awesome Internet. But who goes to a B&B with their laptop anyway? read more

This place is simply amazing. Great service. The Llano and Honeymooner rooms are extremely nice and spacious. They have private pool and hot tub with games in the back patio. It's a little pricey, but well worth it for the service of the staff. I will definitely stay here again. read more

If the Woodrow House has an open room, book it! I have stayed at the Woodrow House several times throughout the past few years, and the stays are always very pleasant. The B&B is located right across 19th Street from Texas Tech's campus. The rooms are comfortable and clean, and the innkeepers are friendly. Make sure you stay for breakfast, whether it's in the dining room or just at the kitchen bar - the food is always excellent, and I've met some of the most interesting other residents at breakfast. My husband and I stayed in the honeymoon suite for our two year anniversary. The suite was very spacious and nice. They had snacks and drinks pre-stocked in the room upon arrival. Despite the B&B being fully booked for the night, our suite location was extremely cozy and quiet (it is actually detached from the main house). The staff was very attentive and polite. There were all you can eat cakes and cookies in the main hall which were extremely delicious (I'm still trying to find the recipe for the Angels and Apples cake) and free sodas for the guests. We didn't utilize the pool, hot tub or the main living room with games, tv, etc. So no comment on those items. We did have breakfast in the dining hall which was very delicious. I have been craving their White Chocolate Bread Pudding since I left. All in all, this was a very pleasant visit and we plan to stay again on our next anniversary date. read more

We really enjoyed our stay! The staff is very friendly and accommodating. They have wine, snacks, candy, water, tea, coffee, and anything else you can think of available downstairs in the common area (all included). They also have puzzles and games to play. The breakfast in the mornings was delicious!! The sausage casserole was my favorite! My husband and I stayed in the Tech Alumni room (even though we're Aggies) and thought the room was decorated tastefully for Tech fans! They really did go all out! Each room has a fun theme. Our entire family stayed for a graduation so we had multiple rooms checked out. Each room was very clean and well taken care of. They even leave delicious chocolates on your pillow! They have anything and everything you can think of when staying in a hotel. Iron/ironing board, kleenexes, TVs in the room, free wifi, water bottles, etc. One of the best parts is that everything is already included in the price. You don't have to pay extra for the snacks/drinks! read more

We rented seven rooms for Graduation weekend and it was amazing. The staff at the Woodrow House was incredibly accomodating. We rented the outdoor kitchen and pool area for our celebration and we had a wonderful time. I will tell you to book in advance because I booked our rooms in August of 2013 for the May 17 Graduation. The location is perfect. The beds were all very comfy and a wonderful time was had by all. Thank you Woodrow House for making our weekend perfect!!! I would highly recommend staying at the Woodrow House anytime you need to stay in Lubbock!!!! read more
