We truly like our little house but it needs some TLC! Hazel has been in a twisted situation already! The cleaning lady took a break! The towels were all left in a bag, last year they were placed hanging in the bathroom. The glass top table clearly hadn't been cleaned with Windex for possibly months if not longer. The toilet paper forget it we bring our own...the bushes need cutting back again to see to pull out in traffic. The stairs and wooden walkway are getting more than sketchy...we love Chuck. He haunts the house! Mildew or mold from Hazel? Lots of sneezing going on and stuffy noses...we think the air ducts perhaps? Crazy about our porch. Wish 10 days were an option! The beach is wonderful where we were located! Nobody across the street! Didn't see flying termites swallowing the tele this year! Yay! Till next year!Not fond of changing or stripping my own 3k sheets! We flew our big kites and fished and played with each other! It is possible to hear your neighbors and your neighbors hear you! Can't say enough about how disappointed we were with our stay at a Hobbs property in Holden Beach. The particulars are too lengthy, but the highlights are that they do not list things in their listings that would prevent people from renting if they knew. They left off a big one for us and just played dumb when we asked why it was never communicated. We also had issues with linens at the home they supply and they never resolved the issue. I called them 4 times. I finally gave up because it was turning the trip into something very negative S They just blamed the contractor they use to supply the linens and made no effort to confirm it was resolved. Worst of all is that I tried to post a negative review about the home we stayed in on their site and they prevented it from showing up on their site. (Once upon a Tide). We gave it one star due to our issues with Hobbs and also some other problems with the home. I have to say, this was probably my worst overall experience from renting from a vacation rental company that I have experienced in over 20 years of renting homes this way. I would advise you to stay away completely. We have had much better experiences with individual home owners and a few of the other rental agencies in that same area. read more

Second update: was called by Amanda this morning 12/20/22 and told that since we made a complaint with the NC Attorney General's office about them trying to change the price after we signed a contract and because of this google review they were cancelling our booking. Stellar service from Amanda at Hobbs Realty. Also, if you see Sea Witch Cottage for a rental in Holden Beach for $3100 that is not the actual price and this will happen to you as well. They were trying to change our lease agreement from the $2282 they had it listed for when we booked it and signed our agreement to be for $4390. And the listing that went up today AFTER Amanda cancelled our booking is for $3143. Update 6:02 pm on 12/19pm. We just received an email from Hobbs Realty confirming our cancellation at 5:38pm, this is the third contact we received after they were closed for the day about this situation. We never asked for a cancellation. They did this being fully aware that we had contacted the NC Attorney General's office with a complaint. Beware, they had prices listed on their website on 12/9/22, we booked our trip and signed the rental contract, and were then called 2 days after we signed and told that the price was incorrect on both the website and our contract that was sent on 12/12 by $2108 plus taxes and fees and that they would not rent to us at the price in the signed contract. They also conveniently waited until after they were closed for the weekend to call us. We called first thing this morning and tried to figure out a solution and were told that we were rude and hostile (when you are trying not to cry) from the beginning of the call. Was also told that she didn't look for alternative options for us to rent since they don't have any options in our low budget. Literally never been made to feel like a smaller person in my life than within a few minutes of talking to Amanda on the phone today. 10/10 would not recommend renting through Hobbs read more

We have rented two different properties from Hobbs in April and May 2024. Both were very clean and well maintained and well stocked. The toiletries and kitchen items provided are so handy. With one rental we needed a maintenance call to help with the pool and they came right over. The staff with whom we spoke were so courteous and helpful. read more

Hobbs is a fine rental company and I genuinely do not understand why there are so many complaints here on Yelp. Granted, it was my first time coming to Holden Beach, but other members of my family have been coming here for 20 years at mostly booking with Hobbs. The check in process was smooth. Since we were staying in a private and gated region of the beach, we were given a passcode to enter. The home was protected with Yale locks as well. Upon arrival, we saw some basic welcome material provided by Hobbs. This included an outline of local businesses/attractions, their phone number, as well as some marketing material. I never called Hobbs so I don't have much to say about their customer service. The housekeeping was great, beds were made, and everything was clean. We stayed at Big Deal (1207) at it had a large and very modern kitchen, direct ocean access, lovely views, plenty of rooms with bathroom access, and it was an overall great house. No pool though. Sure, this is quite an expensive rental but it is great for larger families who want to focus on going to the beach and not the pool. You won't have to worry about finding a public access pier. I did not interact with anyone from Hobbs personally, but it was a decent experience. read more

I received notice via telephone call from Amanda that the Shore to Please a home my husband and I have rented for the last 12-15 years is no longer available to us because my dear friends (who have a highly-trained service dog) stopped to visit (on their way to Ocean Isle) for 2 hours to wish me a Happy 70th Birthday. We all (my daughter, 8 grandchildren, sister, and husband)--along with our dear friends and their service dog--remained on the porch and did not step foot inside the beautiful home. Frankly, since we don't have pets, I did not even realize that pets were not permitted at any time. Be that said, I would never bring a pet into someone else's home. This was an inadvertent mistake. I have since completely read the rules again and realize that at the very bottom--last sentence--it explains that pets are not permitted and why. We are truly heartbroken. I haven't stopped crying since the phone call. In the years that we have rented this home we have paid Hobbs Realty well over $150,000.00. Amanda offered us other houses but since she did not follow up with me today as I requested, I can assume she does not really care if we are ever happy again. I am declining any offer of any other house or rentals through Hobbs Realty. It is too bad that our time at Holden Beach is to be replaced by such a bad experience, but I suppose rules are rules. I am also shocked that Hobbs Realty does not comply with the ADA when it comes to service dogs. Since Holden Beach is a return every year type of beach we are literally banned from the island as renting from another realtor is not an option. No other houses are available. We rented a beach house from Hobbs for the week of August 1-8. A hurricane came through which caused the island to be shut down to visitors for part of the week. We did not take out trip insurance because we felt the price was too high. We were never allowed to step foot into the beach house. We were not refunded one cent on the rental, cleaning fees, taxes, etc. We were not offered a discount on a future stay or an alternative week to come. We were offered nothing. While they were polite, they were completely unsympathetic to the fact that they have over $6,000 of our hard-earned money, and we got absolutely nothing in return. They could have avoided this review and possibly even gotten my future business with literally ANY offer to acknowledge the grief my family has experienced over losing our one vacation of the year. I don't understand why we can't share the burden of this loss instead of my family shouldering the entire thing. Do NOT recommend. PS. I learned after the fact that the island shuts down any time winds are above 45 mph, so if you can't afford trip insurance, I would not book for this beach at all. read more

My husband left his shaving kit with his electric shaver and Sonicare toothbrush on the sink in the master bath in the home we rented June 15-22, 2019. I called the realty company upon arriving home and asked it had been turned into the office. I called two other times and received little information other than to be told that they weren't responsible for items left behind. I had never said they were responsible; I only wanted to know if the kit was turned into the office by the cleaning crew. To my knowledge, the cleaning crew was never asked about the shaving kit. We paid over $3600 for a house on Holden beach. We arrived to a bag of linens on the porch that we had to pay extra for. We had to make up our own beds. We later discovered that the following items were not provided: toilet paper, trash bags, hair dryer, iron, dishwasher pods, dish soap, shower soap, laundry soap, salt, pepper, coffee. The house is lovely but there are NO amenities. Be prepared to bring everything you need to function for your vacation. So disappointed read more

Hobbs realty vacations canceled our reservation 10 days prior to our two week paid for rental with no clear explanation. We were offered a 15 percent reduction for another rental but they were unable to find a comparable rental the rest of the 2021 season. We had no choice other than leaving Holden Beach and returning home (We had reservations from another realty company the week prior to Hobbs realty reservation). They did refund our almost $4000 fees. read more

We called Hobbs Realty multiple times over 2 days and they didn't answer or return messages. When they finally answered they were rude on the phone and gave us information contradictory to their website. We decided to visit an entirely different beach because we didn't want to put our vacation in their hands. Virus or not - you need to make sure you have people answering the phones! read more

During these times it's awful for you to not to give full refunds on beach house rentals. It's not the customers fault the local government shut down all short term rentals. read more

Recently rented Driggers, 829 OBW. Extremely disappointed in the house and Hobbs. We were without A/C for 4 days. On the 3rd day, repairman decided it was FROZE, and brought 4 window units which didn't cool off till the next day. Then on the 4th day, they fixed it. We spent 2 days with repairmen in the house. Then on the 6th day, another repairman shows up to give the owner an estimate to replace the A/C! Hobbs quality person was there when we checked in (paid $100 to check in early) and the temp in the house was 79*, with the thermostat set on 68*. He didn't see a problem! Hobbs answer was to refund me $250, against my total expenditure of over $3000! I responded by phone that I was not satisfied with the offer, and asked for a review. No call back. I then wrote an email, and Hobbs responded with that's all the owner would authorize. 40 years of coming to HB and this is the first time I left feeling dissatisfied! read more

We asked if we could switch our dates because of the Coronavirus Pandemic to an open date in the Fall. One of our travelers has an autoimmune disease and two are close to 80 years of age. The CDC recommends people with these risk factors should not travel. They declined and we lost a $2000 deposit because of it. Run far away from Holden Beach!!! Anywhere else at all would be better than this town. Hobbs Realty will rob you of thousands and not let you into your beach house. Your family will lose out on their time off work, drive hours to get there, and although you can see the beautiful house you should be staying in, they will refuse to let you in. read more

Like many others, we had a family vacation scheduled for Aug 1-8 with families flying in with kids. Mayor did not close beach until late Friday night and Hobbs sent out email even later. Oak Island and Sunset Beaches were not closed. Unfortunately families were in the air traveling to NC. After being denied access by Hobbs and staying in hotels, we paid change fees and returned home. Have been going to Holden over 45 years, mostly renting from Hobbs as have other siblings. Never a hurricane this early in the season. Personally wrote a letter to Hobbs owner asking for an exception or appeal to cottage owner. Not even the courtesy to call me back. Had one of her agents call and read the policy. Would not even appeal to the owner of the cottage. Hobbs had the opportunity to do the right thing but did not. Will never rent from them again and will recommend against anyone else renting as well. A company that does not value loyalty or customer service will not be a company for long. read more

Our family has been vacationing at Holden Beach for 30 years and renting with Hobb's. This year we rented Blue Heron for a week for a cost of $11,500. We arrived and the home was not clean and there were not enough dishes for the amount of people. We contacted Hobb's and they brought new dishes which we then had to spend our time washing. They cleaned a few of the bathrooms; however, not all of the indoor showers and not the outdoor showers. Which were covered in dirt and bugs. There were several other issues with the home as well. We went down to discuss this issue with Hobb's directly; however, they said that they were unable to assist with anything financial and will have to discuss with the homeowner. This is frustrating to us as they are the group that manages the cleaning. Additionally, despite having a conversation directly with them they said we still had to email them each item that we just told them about. As loyal customers we expected at the very least to be offered a refund for our cleaning fee. Instead we were told that we had to waste more of our vacation time dealing with their inability to offer us the accommodation we paid for and were promised. Very poor customer service. read more

In the aftermath of Hurricane Florence while the Governor was urging people NOT to travel to NC, while the flood waters were still rising, while the county was saying NOT to get on the roads, Hobbs was encouraging us to come anyway. Is money more important than the well-being of your customers Hobbs? To add insult to injury the travel insurance that we paid extra for was used to pocket the thousands of dollars we paid for a ruined family vacation. Shameful. read more

Well let's see where should I start... we booked our vacation about a year in advance and paid $9000 dollars. The week we left to get to our beach house there was a tropical storm heading up the coast, but we weren't too concerned considering it was just a tropical storm that wasn't set to reach land until Tuesday night and our vacation started on Saturday. We got an email on our way down on Friday stating that the island was on a mandatory evacuation for vacationers only. We called Hobbs and asked what there thought were, and were told that they would keep us updated. We received one update from Hobbs the whole time, I posted to there Facebook page and my posts were deleted, we received a call from Hobbs after I posted and were literally yelled at on the phone by an employee named Tiffany, they will not refund if you don't purchase their insurance, and even then if you don't miss 50% of your vacation you receive no money. The island ended up opening back up on Wednesday, but they still won't let us in which is a direct violation of the state of North Carolina's renters/realty company regulations, I have already had to reach out to the state attorney generals office, and I will receive a refund one way or another whether that's in court or Hobbs wants to do the right thing is yet to be seen. Hobbs will not communicate with you during times of need, they also will not have sympathy either. What they will do if you have a complaint is call you and be completely unprofessional and rude. I hope any of you who read this will reconsider and use any other realty company other than Hobbs, their customer care and "hobbspitality" as they call it is absolute garbage. It is not all Hobbs fault, but the mayor of this town owns a realty company also and knows if he opens this town to renters before the week is over, and they can't provide houses for everyone they are owed a refund. I would avoid this whole town as they were the ONLY town that evacuated like this and screwed their vacationers major conflict of interest. read more
