I called to inquire about an early check in. They said the previous guests had just checked out (late checkout) and they didn't know if it'd be ready in time (3+ hours). I feel like that's ample time to clean a room, but it wasn't ready when I arrived. They did however accommodate my request to be on a high floor and away from the elevators. When I checked in I was recognized for my membership and given the choice between amenity points or breakfast. I also received a free drink voucher to be used before 9pm. They had football on the bar TV and some guests were enjoying their time there. After a long day I fell asleep in my room, on the couch, watching John Wick. When I woke up later I decided to just sleep there because I knew it was comfy, so I grabbed the 100% polyester flat sheet, soft pillow, and comforter. Would I stay again? Definitely - because it was super clean, quiet, and located in an easy to get to location for KC travel. Other good to know facts: This was the easiest check in process I've encountered lately. First suite I've been in where the couch/sofa sleeper isn't really separated from the sleeping area. No kitchen table with chairs (in the double queen suite) or office space unless you count the tiny rolling table. No overhead lights in the bedroom area, just lamps. There's a microwave, small fridge, keurig, iron, ironing board, hair dryer, vending machines, full length mirror, DOVE bathroom products, plentiful ports for charging devices - in between the beds, by TV, by mirror next to the bed The TV remote didn't always respond when pressing a button. The sink drain stopper was left down by cleaning staff and I had to figure out how to remove the fake cabinet door underneath and lift the plug. The water pressure for the showers could have been better but that seems to be the norm lately. They left a lot of towels. The towels are pretty rough feeling, I'm used to better quality hotel towels. The toilet seems kinda low. The bathroom electrical outlet is very near the sink. I didn't hear noise from anyone in the other rooms. The hallways and room itself were very clean. They have parking around the hotel as well as underground parking. Multiple entry/exit doors instead of forcing everyone through the lobby. read more

This is your average Holiday Inn hotel. Located south of I-435 in Overland Park this is a good hotel if you need to be in the SW metro area of Kansas City. The room was clean and comfortable. I heard a little highway noise in the morning but not enough to disturb my sleep. My sleep was more disturbed by a dog left in a room while it's owners had breakfast (I assume) and a jackhammer that started right at 8 and seemed to be done by 8:30. The shower had a conservative flow to it. Also an odd feature was that from the off position I turned the handle counterclockwise until it stopped. The water had a slight hint of warmth but was mostly cool, not cold. After what seemed like a long time I almost gave up on the hot water. Shower completed I tried to turn it off. As I turned the handle it past the off position and instantly went to hot. I kept turning until almost a full circle from my previous position. I found the right temperature there. In short, turn clockwise and prepare for heat. The staff were friendly. There is a bar but did not see a restaurant for dinners. They do offer some form of breakfast but I didn't go down for that. Here for a soccer tournament. It was apparent the front desk didn't appreciate the business. When I came in the clerk asked may I help you and I said yes I'd like to check in. She rudely said well I should hope so. They book the suites indicating a room for 4 people to sleep. The room we got had a king and loveseat size sofa that was supposed to have a pull out bed. That would never sleep 2 adults. Luckily my husband couldn't make it so we made due. The sofa bed is not a bed. The mattress is full of springs and it is impossible to sleep on. The need to worry less about being rude and more about ensuring they have what they advertise. By the way for booking this for four people they had no pillows or blankets in the room for the pull out sofa so obviously they also assume no one is using the bed. Pics are how we managed through. This is our second time staying at this hotel in the last 5 years. It is convenient for us when we come to town as it's close to where my wife's relatives live, but not too close. The hotel is in great shape with lovely rooms and comfortable beds. The showers are spacious, though the water pressure could be better. We spent 4 nights here and would do so again in the future. My only issues would have been with some of the staff, and it is a minor one at that. They refused to allow me to use the credit card on file and insisted I use a physical one. While I generally carry my IHG card with me, I had forgotten it at home and it caused me to lose out on some points to not use it for the stay, but that is minor in the scope of things. The attitude I received was fairly combative though when I requested politely if I could use the card on file. Just seemed minor to me but they insisted that it was for my own safety that they do it that way. read more

I highly recommend the Holiday Inn. I have been staying in this hotel for a few weeks with multiple co-workers. We have all been treated so well. The staff of this hotel is incredible. This team is friendly and patient with us. We ordered pizza yesterday and borrowed plates from the closed kitchen - with the staff helping us each step. The other evening, the front desk prompted me for my wake up call proactively. I can't say enough nice things about the Holiday Inn. The name has been changed to the Ramada Not Holiday Inn It's my second stay and even though the price is good the room has issues such as a big hole in the wall with a nasty draft. If the other rooms are good then it's still not bad. Ask about the room condition before checking in. read more

If you have business in this area, and appreciate the Holiday Inn concept, with $9.95 hot buffet, and decent bar in the lobby, then you will be fairly happy here. The staff is excellent, and check in/out is quick and painless. The hotel is close to everything you need. Parking is convenient and free. You will feel safe and welcomed. However, the hotel is a little dated, although clean. The room was a little cramped, and I would appreciate a little talk with the staff member who vacuumed the hall outside our door at 7:00 am. Both mornings. And the contractor who took a long phone call in the hall outside our door. Unfortunately, the handicapped accessible room is right behind the bar, and next to an exit. The shower in the room above us sounded as if it were ours. There was a gap in our door frame. The light from the front sign shone through our drapes so that we could have read a book at night. In other words, the walls are thin, and I do hope thy plan to upgrade soon. This is a very conveniently located hotel, and the bartender pours a generous free drink! read more

Good clean rooms, exactly what I expect of Holiday Inn. Breakfast included in stay! The food was better than expected, service not so great. The attendants weren't very attentive, had to get up a few times to get Rosa's attention. Was overcharged for rooms because I switched payment method. I called to resolve the issue over the phone with a front desk rep, Becky needs a customer service course. She got frustrated easily and passed the buck to her manager, which she informed me wouldn't be in for the next few days. She refused to help me further because our statements weren't lining up. I expressed my frustration to her and she said that I would have to deal with her manager. I worked in customer service myself all through adolescence so I know the policy "customer is always right", might not always be appropriate, but escalating the issue isn't ideal either. I called guest relations through IHG because I am a member and created a dispute account. The following day I was charged again! Frustration level INCREASED. Finally I reached Michelle, the front desk manager, before her expected return surprise surprise!! She informed me that there was miscommunication and profusely apologized and said that she had already took initiative reversing charges. To please give them one day to post and if all else fails have the bank contact her directly! Oh how I wish I would have talked to her first!! She explained everything to a T and continuously apologized. The type of service I expect from IHG! Thing are now sorted. It's clean, and neat with a bar. Breakfast can be bought in the eating area or you can have it delivered to your room. The staff is very efficient and helpful. I needed toothpaste and they offered to bring it up to my room. I also facilitated meetings here. Having a meeting here was an awesome experience. Everything was set up prior without any hassles. Some other reviews mentioned that funky smell. It wasn't me, and I noticed it too. It's in the rooms, the hallway and the elevator. Really bad in the elevators. But not in the lobby. I don't get it. The hotel's location is convenient, the free wifi is nice, and besides the funk, it seems clean. The parking in the garage is very tight, and the exercise room and pool are obvious after thoughts. I'm not used to staying a non Hilton brand hotel but my work has a ridiculously low rate here so I can't really stay anywhere else when I am in the area for work. I'd compare the quality of the Holiday Inn to a Hampton - decent sized room, comfy bed, adequate facilities (business center, gym, bar), free internet and a breakfast area. If you're a member of their rewards program, breakfast is free and you get a free nightly cocktail. We definitely used that nightly cocktail coupon - their bartender was adequate but he promptly closed the bar at 10 even though there were still people in the bar and we wanted to drink more. FAIL. While I am complaining, my room smelled slightly stale, like they cleaned the carpets and didn't let them dry completely. I had to run the AC on high the entire time so I couldn't smell it. My co-worker also had the same issue on a different floor. And despite the AC on full blast, the walls were super thin and I could hear any time my neighbor used water. Sigh. I'm going to give them a pass for now since I didn't complain to their staff about my issues. But there will be a next time and I will deduct stars if needed.... read more

Clean hotel with updated furniture and bedding. It seems to empty out on weekends, and thus, it has lower weekend rates. Rooms have mini fridge, microwave, and large flat screen. Hotel has a small indoor pool as well. It's located right off the highway (I-435) in the middle of the business area of Overland Park, KS. Location means that there's easy access to the interstate which will have you in downtown KC within 20ish minutes (except rush hour). Shopping and lots of chain restaurants are a short drive from hotel, but local establishments can be found too. read more

Extremely close to 435/Nall exit. Clean. Quiet. Very comfortable bed. Free cocktail, cookie, bottled water just for being in membership program. Well lit, safe area. Flat panel TVs. Beds are actually NICER than a 4 star Westin. My only complaint was the bathroom door was so large and swung inward to the bathroom and blocked pee access to the toilet and shower, took some maneuvering. Had plenty of mirrors everywhere. Was spending 2-300 a night in downtown KC just to be near "attractions". I would stay here again because KC has such good highway system you are 20 minutes from anywhere (rush hour excluded). Old, dumpy hotel with a desk staff that is rude and doesn't seem to have a problem lying. Corporate isn't much better. This is the last time I'll stay at a Hillbilly Hotel again. The prior visit with this chain in this state got me a room that had to be fumigated because the toilet was filled to the rim with feces. I should have known better than to give them another chance. The exercise area and pool is above average but nothing that is going to knock your socks off. No breakfast is a bit of a bummer. Booked a king suite, at check in was put in a double k, told that there were none available. Parking was actually in the Childrens Mercy overflow, so you had a considerable walk from your car to the front entrance. They charge $9.95 for a breakfast that at Drury or Country Inn by Carlson, would have been free, with a better selection of food. Will not be staying with them again. read more

Wonderful, restful stay! Not only were the 2 Queen beds in our room both extremely comfortable, but the kids thoroughly enjoyed the pool - open till 10 pm. Only downside are the TV (no DVD) doesn't have side aux inputs. and breakfast isn't included in the room rate, although kids 12 and under eat free with paying adult. There are plenty of breakfast areas nearby on Metcalf, if you want a huge spread, and the dining area offers good meals. The room had a microwave, K-cup maker, and larger than dorm-sized fridge, so leftovers from local restaurants can be saved for later. No complaints at all, desk reps were polite and professional, and the business center had 2 printers / PCs, which I used to print out local yelp approved eateries. All-in-all, a great bargain in a great location just off of 435/50, (Exit 77B). Definitely recommend, especially if you use Priceline's 3 star rating for the Overland Park area. Oh, and if you're needing their services, the Children's Hospital is literally next door. read more
