This complex has nice amenities and the grounds are kept very tidy. It is in a good location next to shops and restaurants.

My husband and I lived at Hollister Village for several years and we absolutely loved it! The only reason we left was because we moved out of state and I'm really going to miss my huge kitchen and counter space. We enjoyed the clubhouse and the pool - both are really great sizes to accommodate a lot of people. The complex is always very well kept and clean which is always a great plus. In addition, the parking was never a problem for my husband and I. On some occasions you do have to park outside the complex, but it's not a huge deal. In addition, the gym was always very clean, but a little small in my opinion. I did have one continuous complaint and that was a noise complaint for whoever was working by the car wash- it always sounded like someone was drilling/sawing/or doing some kind of construction? Which didn't make sense to have that ongoing, seriously everyday. We lived in building 6 so beware of that. The front office did take care of it when I called, but after a few weeks it started back up again so that was frustrating. However, I especially want to give a huge shoutout and show my gratitude for Emilio, their maintenance manager! As well as the maintenance staff. Emilio was always super helpful and always had the nicest attitude. You'll be sure to be in good hands if you live here because if there is a problem in your home, then Emilio can surely fix it. read more

I just moved in 2 weeks ago- since i've been here the oven, microwave, fridge, washer and dryer broke. Literally every single appliance. Maintenance take very long to respond to anything (they are nice though). On top of all of that the bedroom and bathroom are infested with ants. I have woken up with so many ants in my bed ON MY PILLOW. Do not recommend! read more

Hollister Village - Apartments Near Me - Goleta, California

My wife and I were tenants at Hollister Village for approximately 3 and a half years. Our initial move-in experience was a bit painful due to a misspelled name on the lease paperwork. There was an incentive for 6-weeks of free rent, so we didn't sweat the paperwork issue. We did however receive a failure to pay notice a few days into the 2nd month, around the 5 week mark. That same employee that messed up our paperwork had not informed us that we would have to pay the 7th and 8th week of our rent on the 1st of the second month (before the 5th and 6th week began). This person no longer works here and our experience with the management team since then has absolutely stellar. The property director runs a tight ship, responds promptly to emails and phone calls, was always helpful in renegotiating lease renewals rates, and thorough in follow ups. The maintenance supervisor, and his sidekick are rock stars and beyond helpful! We absolutely loved all of the staff and believe they are the best part of living in Hollister Village. There were some hiccups while living here that we think mentioning may offer room for improvement. Our biggest complaint we have to voice is the dog barking. Depending on your neighbors and apartment location in the complex, you might hear a lot of unnecessary dog barking. Management can't do much to enforce on the issue because there were too many dogs to figure out where it was coming from exactly. Too many peaceful mornings and afternoons erupted into a chorus of dog barking, compounded by many residents refusal to pick up after their dog's business. We were very thankful for the grounds keepers and their willingness to keep the community clean at HVA. Parking is atrocious. Single carport or garage no matter how large the unit. If there's a birthday or private party, expect a terrible walk with those groceries. The community is comprised of about 90% foreign students attending the nearby UCSB, as most of the families in the community have moved elsewhere. Expect to see speeding Porsches, Mercedes, and Maseratis through the community mid-day and afternoon when class lets out. We experienced a lot of unwanted guests our first and second year that management did a lot to help us with (once we figured out the unit they were looking for). On numerous occasions, we had people attempting to open our front door in the evenings and middle of the night that were AirB&B guests, at the wrong apartment. Very alarming to hear your front door rattling at 1am. A permanent eye-sore of undeveloped land exists in the front of the complex that has yet to be built on. It could have been landscaped in a week's time while we were living here to at least represent something other than shoulder-high potential brush fire material. My understanding is that it was going to be zoned for commercial use, but Goleta City Counsel approved more 1-bed and studios to be built here. 30 more units are expected to be built with little parking to accommodate. While we maintained a reasonable monthly rent rate, due to moving in while the units were still being built, the lease renewal rates became more aggressive during our tenancy. These renewal offers "in an effort to achieve market rate" were often in excess of $1400 increases annually and more so if you moved to a month-to-month rental at the end of your lease ($400+/month over your lease rate if you didn't renew). Several former residents that were in precarious moving situations and could not renew for another term were forced to pay this excess month-to-month rate, which is downright criminal. It was very bitter-sweet to close up shop and turn in our apartment keys. The management team's efforts to feed us breakfast or have holiday potlucks to inspire a sense of community among residents, convenience of all the nearby grocery stores, restaurants, Costco and local breweries made for a very nice area to live in and overall we were very happy living in the Hollister Village Apartments. These are Goleta's top-dollar, luxury apartments, backed by an amazing management team and stellar maintenance crew. read more

Worst landlord I have ever had, including the slum I lived in when I was in school. Management frequently sent out passive-aggressive emails about everything from private garage usage to balcony decorations. Despite the outward appearance of luxury, the furnishings, appliances, etc. are quite cheap. There are a lot of students, so expect it to be loud at night and the pool area often full of non-residents. There was a lot of turnover both among residents and also among the office staff while I was there. For me, the last straw was when my dishwasher broke, and they refused to fix or replace it for 40 days. They claimed they had no obligation to make timely repairs because it wasn't an issue of health and safety. They also claimed supply chain issues, but dishwashers were in stock at the hardware store across the street. If I had not called the rental board and threatened to call a lawyer, it would have taken much longer. At the end of my lease they wanted to raise the rent 18%, which was typical of what most tenants were reporting for months. I'm not even sure that was legal given the price gouging laws and the various states of emergency we were in last year. They were willing to negotiate down to a 9% increase, but that was still too much for me, so I moved out. It goes without saying that they will also nickel-and-dime you on your security deposit. I left my unit in better condition than I received it and they still charged for carpet cleaning and repainting. read more

I do not recommend this apartment complex. I pay $3700 for small one bedroom apartment with extremely old washer and dryer models. A few weeks ago I came home and found an enormous amount of ants all over my apartment. I submitted a service request. 3 days later!!!! someone came to spray my apartment, so literally, I had to have ants crawling on me while I was sleeping for 3 days!! Today I woke up and found thousands of ants in my apartment again!! I called to the leasing office in the morning and they explained to me that it is because of the weather change and sent ME to the store to buy spray and get rid of the ants in the apartment I'm paying almost 4k for. They told me the earliest day someone can come is next Wednesday, so if I don't want to wait I have to solve this problem by myself. Just think about it. I have to live with ants for the whole week or I have to spend my money and time and learn skills how to basically be a pest control. Btw I am not talking about a few ants. I have literally thousands of them all over my place. And let's not forget that they can bite and spread diseases. So, do not live in this apartment complex. I experienced one of the worst, health threatening experiences here. And please see the pictures. Also I have 2 dogs and as you can see ants are inside of my dogs' bowls all over their food. So I have to throw away $100 bag of dog food and food from all my kitchen cabinets, and, once again, I have to go to the store, spend money on chemicals and spray my apartment.... read more

EDIT/UPDATE 10/2018: (3.5 years here now.) I love living here and my complaints are few and far between. I would recommend to any prospective tenants to get and read thoroughly a copy of the (12+ pages) lease agreement and take a tour. Know what you are signing up for. The lease agreement is very strict and the Lyons group has CYA down to a T. They seem to be of the strategy "Forbid practically everything, then make allowances on a case by case basis, thereby retaining the ability to crush in court if there is any disagreement between tenant and landlord." E.g. Recently, we were told the pool and hot tub would be closed " 9/10- 9/24". It's 10/17 and STILL closed, so over a month now (but no decrease in rent or other compensation. It's in the lease they can shut down gym, BBQs, all amenities if they want and still charge full rent.) That said, it's good to have boundaries and know where you stand. This place has LOTS of PROS: STAFF: Top notch, friendly, professional, courteous and efficient from the Leasing office to the maintenance. The manager, Rod, handles a lot of "fires" and always seeks a favorable outcome for resident requests/needs while maintaining the best interests of Lyons Group. Security is no longer on staff, noise depends on your neighbors (mine are good atm). Maintenance staff tends to requests promptly. Landscaping team does a fabulous job of maintaining the gorgeous landscape. Good people. AMENITIES (the good): Pool, hot tub, small gym, Bocci Ball court, Clubhouse: kitchen, ping pong table, pool table, TV, video games. Business office: 3 computers w/ internet + connected to printer/scanner/copier "Paw Spa": AWESOME and so great after a beach day (beach is appx 25 min walk, or 1 hr RT) UNITS/LANDSCAPE/ENVIRONMENT: Just gorgeous. I saw complaints about the appliances but I think they are great considering you are in an APARTMENT, not some custom built new home so what do you expect? Landscaping has blossomed beautifully. Units are nicely laid out. LOCATION: Lots of restaurants, the beach is close, you'll like it here. PETS!: Hard to find a place that accepts animals. Very animal friendly. There are a few CONS (longer only because I detail more): HARD WATER: This whole area (SB county) seems to have hard water. The installed dishwashers exacerbate this with heat. My fix: follow each wash with two 7 minute "rinse only" cycles and use highest concentration rinse aid. (STILL have some hard water stains even with these measures.) Other water uses such as the showers, sinks, laundry machine are not as impacted by this, although if you want nice sparkling faucets instead of calcified white marks on everything you must clean with a strong cleaner like Lime Away fairly often. ANOTHER water issue: No access to an outside hose spigot. There is a car wash (vacuum and hose) that does not seem to function though I haven't tested it after losing my first couple dollars worth of change (separate occasions) I gave up. So if like me, you want to go surfing and rinse your board, your boots get muddy or you otherwise need an outside water source every now and again, you're S.O.L. PARKING (MAJOR issue): Some units get a one car (tight, at least w/ a Tacoma) garage, some have a carport. Although the lease states you may not use your garage as a storage space, many residents do anyway and then park their vehicle in the open parking. Also, many units have more than one vehicle and only one designated space so more open parking gets filled that way. Dozens of vehicles overflow into the streets/shopping outside the complex nightly. There are also plans in the works to add EVEN MORE units with more or less the same ratio of parking spaces so the problem will get worse when that happens and who knows where you will need to park. Maybe across the street at Costco or elsewhere in the Camino Real Marketplace? If you don't mind carrying your groceries an extra 1/4 mile when you get back from shopping after work then this won't be an issue for you. PRICE: It is expensive to live here. Utilities are not included and the rent is high. But you get a lot for what you pay for. The staff, the amenities, all the pros I listed above, plus you are in a high priced area of a high priced state to begin with. You want cheap rent, try Missouri. IT'S NOT PERFECT: Dog poop, cigarette butts, loud parties, crowded pool: these can happen but are not the norm. Occasionally on weekends, drunk residents + friends might walk through the complex shouting or decide to have a loud conversation directly outside your window between midnight and 4 am. That said, most residents are pretty cool, friendly and considerate 95% of the time and most issues like this are not ongoing. AMENITIES (the bad): "Dog park": TINY and out in the back 40 so basically worthless, but there have not been issues w/ playing w/ dogs in larger grassy area by the pool. I've lived in Hollister Village for a couple of years and want to give a shout out to the fabulous staff. Rod, Evelyn, Emilio, Wilber, and more have gone above and beyond to help me have a pleasant living experience. And they are just plain nice and that makes a big difference. The property and amenities are very well maintained, and any work orders I've put in have been responded to quickly. After years as a homeowner, I now appreciate being able to get some help and control my expenses. I thought the traffic lights around here would be a big pain, but there are a couple shortcuts, so it's really not bad. I wondered about living around a bunch of UCSB students (I'm old), but I've only had a problem one night. There are a lot of pets but people generally pick up after them. I stayed at Hollister Village for a week before I had to find a safe place to live. There are round-the-clock parties going on throughout the property. Residents speed through the parking lot at all hours of the day. Your children are not safe here. The management was indignant when I asked them to reconsider their egregious pet policy, but has no problem charging for a car wash that doesn't exist yet. read more

I have lived here for 11 months, and soon moving out because I am leaving this country. I have enjoyed the apt because of the management, spacious apt, the swimming pool, and many stores close by. More than anything, whenever I requested some help on this and that, the management office responded to my demands right away. My experiences were good overall, but the noisy neighbors at the pool (especially during weekend) or fast drivers...hmm, I cannot say I liked that. So I took off one point. I have really enjoyed living here. For those who have left a bad review I really questioned if they have lived in a bad area or apartment (I have), and this is not one of them. I moved here from Austin, Texas in September and moved into these apartment shortly after. I had a lot of trouble finding an apartment since moving here and Hollister Village was the only one that I was interested in living in. Pros: For starters they allow pets! Most places here don't!! I think that the staff has been not great but they have been fair in their practices. These have been the nicest apartment that I have found in the 2k - 3k range. Granite counter tops, laminate flooring. All neighbors have been very nice washer/dyer in unit! This has also been extremely hard to find here. Cons: No AC (but hey no where here really has any anyways) Cabinets were put together poorly. I could have done a better job myself. read more

I am very disappointed in this apartment. I have complained twice about my washer not working and several times about the lights in the stairwell being out which is very dangerous when I leave in the morning because it is dark and it is also unsafe as I cannot see if there is anyone at the bottom of the stairs. Tonight my refrigerator started making a horrible noise I have called twice to emergency maintenance but there has been no call back. It is going to be very upsetting to me if I lose all of the food in this refrigerator, I feel that this is very poorly run and I would not recommend this apartment. I enjoy living here and the amenities and apartment has been excellent. It's walking distance to many shops and the area has lots to do. The pool area is really nice and the gym is a bit small but it's great that it's included. It's a pretty quiet place to live in and it's wonderful that pets are allowed. There are nice walking paths around the complex including a small dog park and dog showers. Evelyn helped us throughout the whole process and has been super friendly and helpful. The maintenance staff have been spectacular and thoughtful as well! I would definitely recommend!!! read more

Looks nice on the outside doesn't it? This is by far the worst and most overpriced complex I have ever stayed in. Speed bumps were only put in after I filed a report from almost getting hit by a car because there were no bumps and are no speed limit signs. They hire cheap security guards who will cuss you out at night and absolve themselves of any responsibility. My apartment unit literally had pieces falling apart- on my head. Even the maintenance workers acknowledged to me how cheaply assembled each unit is. The office staff had refused to do anything as per my complaints over the years. 5 star price, not even 1 star service. Terribly noisy, shoddy, complex please do yourself a favor and avoid this dump. read more

I am surprised by all the negative reviews on here, because we had a really pleasant experience. We rented a furnished two bedroom while waiting to buy a home. Our move-out timeline changed repeatedly, and Rod and Evelyn in the office went above and beyond to help us and make our transition for our family as easy as possible in an already stressful time for us. The pool was lovely, and the maintenance staff were kind and considerate, and while busy, they worked hard to make sure everyone's needs were met and the grounds were well maintained. The gym and clubhouse were also always cleaned and maintained. Our only complaint was the rude neighbors who drove way too fast through the community, ignoring speed bumps and pedestrians. read more

Well... All I can really say is, if you're wondering if you should move here. DON'T! Though the apartments are nice. The management is completely awful. They screwed us out of thousands of dollars (for something that only cost them maybe a couple hundred) they gave the apartments really shitty appliances. We thought our dishwasher was broken so we asked for somebody to come check it out and weeks later still nobody showed up. So we called again and again and again and it turned out they had just ignored the request and so we sent another request and the same thing happened. It took over a month for somebody to come out and they told us there was nothing they could do that we just had to deal with it. The gardening is awful. We constantly see them planting flowers, yet they have not mowed the lawn once since we moved here almost 4 months ago. They received a letter that had my name on in saying URGENT. But instead of bringing it to me or putting it in my mail box. They emailed me telling me about it and said I could come pick it up. I have been down to the office 5 times in one week and every time I have gone. The office has been empty.... Everybody we have talked to has had tons of problems with management here as well. I may sound like those crazy people that get on Yelp just to be a jack ass. But I really do hope you take this into consideration. I would hate for you to waste your money here read more

Office Staff and Maintenance staff are Verrazano prompt and responsive to maintenance issues. Very friendly staff. Wonderful amenities: Pool, poolside TVs, BBQ grills and pits, dog run area. I lived at this luxury apartment complex for 4 years and have loved every offered by this location. Close to shopping, lots of parking, spacious living environment, granite counter tops in kitchen and all bathrooms. Pet friendly! I can't say enough about this wonderful place to live. As a current resident of Hollister Village Apartments I can honestly say how great it is to live here. The staff especially Rod and Chelsea, have been amazing and so helpful. The maintenance staff are also friendly and do a great job. This apartment community has everything you need. It has their own dog park, a place where you can give your pet a bath, gym, pool, fire pits, bbqs, and car wash. An added bonus is that the grocery store, coffee shop, pet store, hair and nail salon are only a short walk away. read more

We are three future students of UCSB living in Los Angeles that were looking a place to live for the next few years to come. Driving out to Santa Barbara for two hours to look for housing is never ideal. After looking at multiple apartment complexes, it was difficult to find a place that fit our needs nor our budget. After 8 hours of apartment hunting, Hollister Village was the last place we stopped by based on pure luck. (It was not actually on our initial list of places to visit and was right off the freeway going back home.) We decided that even though we weren't able to afford the place, we might as well have checked out one of the nicer places in SB. That is where we met Chelsea. She was beyond helpful. We visited multiple places that put a lot of pressure on us because we were students and needed a place to live, but Chelsea has never made us feel that way. Instead, she showed us the apartment and worked with our budget and our schedule. That alone was very refreshing to us and was one of the main reasons we decided to lease this apartment for the next 17 months. Moving from LA to SB involves a lot of paperwork and moving parts. Chelsea worked with us every step of the way up until the move-in date. That includes hundreds of questions and concerns that we had, follow-up emails, and everything that we needed to feel confident about our move. Once we arrived to SB for our move-in date, Chelsea's helpful service did not end there. She really went above and beyond to make sure that we were satisfied with the apartment that we had, including every nit-picky concern that we had about the place. She really made us feel very welcome to be part of this community. After the first night of staying in our new place, we can safely say that this is home! We just wanted to say thank you to Chelsea and the management staff at Hollister village. If you are looking for a place that is beautiful, willing to work with all your needs, and stores and restaurants that are right across the street -- look no further. Thanks Chelsea! read more

By far the best apartment complex I have rented from. Been living here for 3 months and it's been great. Management is always helpful and attentive and genuinely nice people. From the manager to the leasing agent everyone is easy to talk to and willing to listen. I have lived at 3 other higher end places in SB and this place is no comparison. It's new, clean , well maintained , no ridiculous deposits and very fairly priced for what it is. I have granite countertops and a modern interior in a brand new apartment for less than I pay for a 1970's dump. If you're gonna rent in SB don't make the mistake of living in the classic SB overpriced dump... I lived in the dump holes so you don't have to 10/10 would rent again. Worst experience ever. They charged us 3800 bucks for deposit while we provided the docs they asked for(proof of income). I live in LA and my bf lives there. I have a dog, which stays with me most of the time and I bring it with me to visit my bf, like probably once in two weeks, and the leasing office was trying so hard to make us pay the 1000 bucks for a dog deposit. They really made me feel like all they care about is money money and money. Of course we ignored it, and then they emailed us, threatened our roommates "if you don't pay the dog deposit, you will be kicked out". So we paid for it. And then I decided I'm just never gonna come to this community any more, so I asked my bf to take back the check( at that time I was visiting with my dog but I'll be back in 2 days), and the woman in the office said that "you either signed the document or you gotta send the dog away RIGHT NOW". almost forgot to mention that they are so good at asking for money but have not given us the garage keys or the other gym key since my bfs moved in for 1 month:) read more

I lived in Hollister Village as a student from 2017-2018 and the physical looks of the complex are truly one that is deceiving. Living there was quiet and all aside from a suicide-homicide that took place in the complex right when I moved in along with a police shootout that occurred right around the corner from the complex (Hollister & Storke). Besides that, my roommates and I only slept and ate in the apartment as we were in school all day, every day. Upon moveout, the preinspection came out fine. There were some scuff marks on the wall from moving furniture which is total wear and tear. I decided to repaint it in order to not get charged. The apartment was also left in immaculate​ condition as we are clean-freaks. A week later, Hollister village decided to rob us of our deposit by charging a suspicious $335 for "cleaning"(I'll have you know that this is not a mansion, but a small apartment that was cleaned every day). They charged us $275 for painting which is suspicious because the entire apartment's paint was suitable for another tenant and I also touched up the spots that had minor scuff marks. They are charging us for a bunch of unreasonable services that were not necessary. This apartment complex is ran by a bunch of corrupt individuals who take advantage of their tenants. read more
