We lived at Patterson Place for over four years, and we truly couldn't have asked for a better place to call home. The staff here are incredibly hardworking--Bobbie, Rigo, and Carlos consistently go above and beyond to ensure the apartments and grounds are beautifully maintained, creating a wonderful living experience for everyone. About a couple years ago, the property completed a renovation that gave the apartments a fresh, modern update. The landscaping is stunning, and the shared amenities, especially the clubhouse encourages you to get out and explore the property. There's always something happening within the community as well, from picnics and pizza parties to festive gatherings at the clubhouse. You can always count on Bobbie and Rigo to come up with creative events to get everyone excited. Our daughter always looked forward to seeing Bobbie and Rigo because they were consistently warm and welcoming! They really made it a great way to connect with the community and make memorable experiences! The location is another huge plus. Patterson Place is ideally situated just a five-minute drive or a 15-minute bike ride to Goleta Beach, which has also recently been renovated. The Calle Real shopping centers are just minutes away, where The Towbes Group hosts fun seasonal events for families and kids as well. We will deeply miss our time here, especially because it holds so many special memories--like watching our daughter spend her first few years here and forming lasting friendships. Great place! The community is well-maintained and quiet, the location is perfect, management is incredibly professional and helpful.

Literally the worst place to live in "Santa Barbara"...but it's really more like living in Goleta with an SB zipcode. Management staff is a mix--one individual is wonderfully helpful (yay Rigo!). The other--mr. bush--makes you feel like a criminal for merely asking questions or making maintenance requests. Also Bobbie bush entered my apartment without consent--multiple times. If you like paying close to $4000 for a dated motel-style apartment with NO EXPECTATION OF PRIVACY AND WITH moldy carpets that will cause long-term health issues (literally found black mold throughout the unit and in my neighbor's unit as well, and it was found in 5 other buildings on the property) then live here! I know I won't be returning any time soon. Also, watch out for certain residents who haunt the hot tub ogling teen women openly--seriously if you're 50+ years over, smh you should have some self control. read more

If you love living in an open construction site than Patterson Apartments is the PERFECT place for you. Started out as a lovely experience with a neighbor centric feel- felt liked they really cared. Then the construction started and a new property manager came on. Their projected few months of construction turned into a year and half. Poor communication on projects to tenants, we hardly hear the happenings of what's going on besides sometimes a vague email. The construction has hit waterlines causing emergency shut offs TWICE this week. This has happened monthly for heck knows how long. Jackhammering before 8am and construction people operating heavy machinery legit inches from your car. read more

Just moved in here a week ago and so far I have no complaints. I received same day approval when I applied, Ivan reached out to me immediately to tell me my application was approved. Due to Covid-19 I unfortunately wasn't able to tour the property before applying but online they have an amazing virtual tour that gave me a pretty good understanding of what the apartments looked like. The only thing I wish it had was an unfurnished version of the virtual tour but regardless I walked in to almost exactly what I expected. The entire process only took a couple days and signing the lease and getting my keys in person was fast and easy. All the staff I met seemed very friendly and willing to help with anything. The apartment was in great condition and I found out after securing it before move in that they were putting in new carpet which I was happy about. The facilities like laundry and parking are plentiful and easily accessible, my mailbox and parking space are very close to my apartment, and all around everything outside around the property looks clean and we'll kept up. Unfortunately also due to Covid-19 the gym and pool are closed for the time being but from the outside look just as clean and we'll taken care of. I also look forward to community events and get togethers that Ivan mentioned once things start going back to normal. It's relatively quiet, especially at night which is what matters most. Noise during the day doesn't bother me as I will be at work most days anyways. Rent is pricy (as is all of SB) but competitive nonetheless. I luckily got my apartment after it had dropped by almost $200. I looked for a month at apartments in the area and I feel I got a great price for the quality of the complex with all it's amenities and it's only a few miles from where I will be working. After living in an on-campus apartment for my first year of graduate school, my first instinct was to move immediately. I saw amazing reviews for Patterson Place Apartments, which made me want to secure a spot for a one bedroom apartment. Luckily, after working with Liz and Kaye, I was able to live here without any hassles! Despite the fact that it may be expensive to some, it was worth the amenities, safety, and *guaranteed* parking spot. The layout itself was also very nice for me. The bedroom had a patio area right outside of it, the shower and toilet were behind the door, while the sink and mirror were outside of this area, giving me more space to put my stuff all around the sink. There's ample closet space, as I was blessed with 2 sliding door closets, and the living room was more space than I could have asked for. The kitchen had gas stoves, which I honestly miss. I now live in an apartment where it's only electric, and let me tell you, gas stoves heat up MUCH quicker. Every time maintenance was needed, maintenance came, and Liz and Kaye were so responsive every time I had a question come up. The maintenance people are also very kind and energetic, giving Patterson Place a great name for themselves. In addition, the pool, gym, and rec room were all really great places to bring friends. I had such a great time lounging poolside, and even playing pool in the rec room! Everything about this place was too good to be true. I honestly miss Patterson Place a lot. If I was still in SB, I would have definitely stayed. I was really fortunate to have met managers like Kaye and Liz, and would recommend Patterson Place in a heartbeat. read more

Had no issues with the leasing agents or any of the people who work there, they're pretty responsive and nice. The apartments are aging noticeably and rent is through the roof but where isn't in SB?! Neither of those are reasons not to live here though. The reason I had to move out is due to one of the tenants there. A couple times a week he will exercise in the grassy common area. Usually this wouldn't be a big deal but he makes the worst most disgusting noises when he's doing it. It's truly repulsive. Worse yet he always does it at like 6:30-7 pm right when my SO and I are about to eat dinner. I've asked management to do something about it but either there is nothing they can do or they just don't care. In any case he's been doing it for like a whole year now and it's bad enough to not renew over. Edit in reply to Patterson: there is no way what that man was doing was tai chi - I'd describe it but I don't think it would be appropriate for yelp. You can consider my review about your policies. I'm just glad I've moved out and don't have to hear that anymore. read more

My Husband and I lived at Patterson for a year after we got married. Management and staff are great and have been more than helpful. When ever there was a problem in our unit they would take care of it. It is such a beautiful place to live and we would have wished to stay and renew our lease but the rent has gone up drastically and personally for the buildings being as old as they are it shouldn't be so much. I remember seeing a listing two years ago for a one bedroom of 1750 and now they are up to almost 2000 for a one bedroom sadly. But its unfortunate because that's Santa Barbara for you. Although, We had a wondering experience here. beautiful place with alot of nature surrounding and very peaceful environment. The amenities are great and everything you could ask for. I want to sing the praises of Ivan, one of the property managers there. When I met him for the initial walk-through, his energy was awesome, very welcoming and friendly, and he went out of his way to show me the place, never in a rush. Then, while I was applying for a place online, someone else came in person and put money down on the same apartment, so that when I finished my online application it said that the apartment was no longer available. Ivan called me and told me he would see what he could do to possibly accommodate both myself and the other new tenant. He called me multiple times, checking in with me about where he was in the process, and by the next day, he had arranged it so that both applications were honored. Ivan is the best kind of property manager one could hope for, and he's a big part of what made me want to moving to Patterson Place apartments...it's always important to know that there are good people in the management office of where you are renting, and Ivan is as good as they come. Kind, friendly, understanding, asks good questions and seeks to understand, and works hard. Thank you, Ivan! read more

Bad experience One of the girls reluctantly... They wanted to charge me a deposit for a 2 * 1 apartment without first showing it to me. I explained to them that I had a King size bed. Insisted on charging me a deposit. They gave me a date on which the apartment would be ready to be able to see it. But 5 days earlier they insisted on the deposit.They said that If someone else applied to rent the apartment they would give them before me. I live in Los Angeles and it's hard for me to go in working hours. Call them every day before the day of the appointment, hoping it will continue to be available When we saw the aprtamento was very small and my bed would never fit there. Fortunately I wait to see the apartment first. read more

I was casually looking at 2 bedroom apartments in the area and came across Patterson Place Apartments. We weren't in a rush to move, but we decided to check them out as they had a vacancy. I initially spoke to Ivan on the phone and he was extremely helpful with our initial questions. Because the unit was currently occupied at the time, Ivan sent us a pre-recorded tour of the 2 bedroom apartment and even allowed us to check out a 1 bedroom unit to get a feel for the place. Ivan answered all of our questions with an amazing attitude and was very honest about pricing. We weren't in a rush to move, but decided to sign the lease because Ivan went above and beyond to assist us with all of our needs. To put the cherry on top, Ivan helped get us a new dishwasher and even replaced the bathroom cabinets all before our move in date. I've never lived here but if the experience I had with the office staff is any indication of how the living experience would be, I'd stay away. I applied for a position at Patterson Place and I received an email requesting a phone interview for Wednesday at 9am. I emailed back and let them know that I'd be working during that time, but I listed options of times I'd be available for the interview. I received a response saying thank you, I have your interview scheduled for Wednesday at 9:00am, the original day and time that I clearly stated I wouldn't be available. I received a call about 10 minutes after 9am on Wednesday from the person I was emailing (I was able to step out of work to answer), and she apologized and said that she reread my email and realized I actually had said that I was not available. No big deal, just a mistake. She said that actually worked out better because she wasn't really ready at the moment, so that was perfect. She said she would call back later that day at 12pm to do the interview when I was on lunch and she was more prepared. 12pm comes around and I didn't get a call so I check my email and see that she messaged me asking to reschedule. She said she has a busy day and was working alone so she wanted to reschedule for that Friday. I completely understood and agreed to reschedule for Friday at 12pm. Friday 12pm comes around and no call. I wait until 12:15 to send an email following up and I received a response right back with the lady saying the same thing. Super busy day and she was by herself, so she asked if she could call around 1pm. I agreed ( I should have stopped trying then, I know) and made sure I was out of the office on break at 1 so I'd be ready for the call. Shockingly, I didn't receive any call and I was done reaching out to her at that point so I went on with my work day and left it alone. I went to check my emails and she had messaged me around 2:15pm apologizing yet again for not calling for the interview. There was an unexpected visit from corporate right at 1pm that prevented her from calling. I was annoyed at this point and I thought the behavior was extremely unprofessional, but it really seemed like a good company and fit with my experience, so I agreed to yet another reschedule of the interview! We rescheduled for next week Tuesday at 12:30pm. I thought there was no way she would miss this call after so many times. Not only did I not receive the call during the scheduled time, I emailed her because I was annoyed just letting her know I didn't receive any calls and to find out what happened, and I received absolutely nothing back. It was extremely rude, inconsiderate, and unprofessional. I had to schedule multiple breaks and coordinate with coworkers to make the time for these interviews that never happened. I understand being busy, I work in the same industry but there's a better way to go about it. I've worked by myself multiple times at large properties and I would never treat anyone's time like it didn't matter. Please don't waste others or my time. Rearranging my schedule to make sure I was available only to be ignored is very frustrating. read more

We just moved into Patterson Place Apartments a little over a month ago, and I'm ABSOLUTELY loving it! Renting in the Santa Barbara area is difficult. Everything is pricey, and it's hard to find something both affordable and well maintained. Patterson Place strikes a wonderful balance. Still on the affordable end of the scale, while offering great quality. Here are highlights: I've had to put in three maintenance requests since moving in, mostly small issues. Management responds very quickly and has had my issues resolved before the end of the day. The pool is very well kept: heated and in great condition. The spa is too. Rec Room VERY CLEAN (Rec rooms can get smelly quickly!). Equipment is in GREAT condition. Two TV sets. There is a clubhouse available for free (cleaning deposit is needed, and you get it all back when you leave it clean). I haven't taken advantage of this yet, nor the billiards room attached to it, but it looks great. I look forward to using it soon. There are several laundry rooms. All are very clean with machines in good condition. They use a card system. NO MORE HOARDING QUARTERS! They put out a monthly newsletter, which is informative, and makes me feel like I belong to a community. I have wandered into the office a few times since moving in. Kirsten and Kaye are very friendly and professional. Kirsten is particularly sweet and likeable. She always stops what she's doing to give me her full attention. Whenever I go swimming, which is fairly often, I remember this past summer when my son and I went on vacation to Laguna Beach. I keep thinking, "Wow, it's just like I'm on vacation, except I'm home!" read more

I've been living in PPA for 7 months now and will try to approach this review with an objective eye rather than just writing from personal experience. Centrally located just 1/4 block from 101 and 1 block away from Hollister Ave, and just minutes from State St and downtown, these 1 & 2 bdrm. apts. offer a quiet, safe, clean, place to live. Not situated like a traditional apt. building, these units meander through the well kept grounds in a relaxing way. The management is friendly, very professional, and attentive. The maintenance crew are very hard working and quite accommodating. The club house is great and offers HD TV, a large kitchen and entertainment area, and billiard room. The pool and Jacuzzi are always kept clean. Pros: Units are well insulated, clean, and quiet, with little or no crime, centrally located, mgmt. staff is attentive, professional, and go out of their way to help out. Basic utilities are covered (water, sewer, & trash). The mgmt. holds parties & cookouts on a regular basis for the tenants, and the two gas BBQ's are generally kept clean and in good working order. The gym is small but usually very clean and includes aerobic equipment, free weights, weight machines, and a TV. Tenants have special discounts on a variety of shopping items and services that are exclusive to the Towbes group. Pets can be allowed. Laundry rooms are kept clean and neat and relatively inexpensive. Rental rates are competitive for the area. Cons: Depending on where one lives within the complex, some apts. have little or no sunlight, have mild amount of road, airport, and train noise. The units are small with a very tight kitchen and do not come standard with a microwave oven. There is no A/C, ceiling fans and granite-like countertops are considered an upgrade for a higher rent. Parking is at a premium 1 space per tenant. Guest parking is provided but many tenants permanently park in the guest spaces and never move nor use their cars (this however is typical in many apartment complexes). These apartments may be too small for a family and there is no playground or area set aside for children. read more

just went by to visit a friend and thee grounds are very nice. apartments are a bit small and dated for the price and they have construction going on in the game room, gym, pool house, etc. which really sucks for people who are paying rent and can't use the facilities that they are paying for. But the pool is always looking good and things seem to be very safe and quite. If I didnt own my own house I would consider this place for sure. read more

I recently lived at Patterson Place Apartments for 6 months. The housing was provided by my travel nursing company. They set quite a few of travel nurses there as it is a very nice apartment complex that is clean, well maintained, safe, close to the hospital and well managed by the awesome management office staff of Kay and Liz! From the moment I moved in last August until I moved out when my travel assignment ended January 30th, I had a very positive experience as a tenant. They welcome you with a gift bag...so nice! Always available to answer your questions. I had no maintenance issues with my apartment while I was there in apartment 205 (upstairs). The grounds are kept so nice with the landscapers. There are two that keep the lawn and flowers and trees so nice for the tenants. There are plenty of different flowers, plants and trees to enjoy on the grounds. There are also monthly events you are invited to in the clubhouse. With my work schedule (nights), I wasn't able to attend any of these events, but it is still a nice touch to get the residents involved. Each tenant is given an assigned parking spot with plenty of visitor parking spots for guests. The laundry area was always clean and well kept. The noise level was acceptable. I thought of staying when my assignment ended, but decided to move to a place closer to the beach that was partially furnished as I had no furniture of my own as the travel company had provided that. Can't say enough great things about this apartment complex. Close to the post office (down the street), Sansum clinic (across the street) 101 Freeway access (1/2 block away) and close to shopping.
