Renter beware! They'll raise your rent the legally allowed maximum every year without question. The amenities will be randomly closed and always at the worst times(resurfacing the pool in the peak of summer). Getting an issue resolved became nearly impossible as they'll drag their feet as long as possible. when i moved in, the staff cannot do the math or figure it out how much deposit we should pay, making me went to the bank again and again to pay for their faults. when i moved out, they still don't know how to deal with renewing the lease. The apartment transfer process was a mess; everyone signed the agreement that I will be moved from the lease, but somehow i was still on it. when i talked with the office, they sounded confused, didn't show empathy, or realized what inconvenience they caused me. living here for a year, i can tell the staff are unprofessional, even cannot handle the basic tasks. I had to ask to break my lease for a family emergency. I moved out before the 1st & hired a cleaning service I left the apartment better than it was when I moved in. Towbes Group charged me for cleaning & painting when all that was already done. They took advantage & waited to bring in a new tenant on the 1st the following month, kept my deposit & called it "rent" I asked for my keys back since they called it rent & never responded. Be careful don't hire anyone or pay for anything they will charge you again out of your deposit. read more

Willow Springs use a third party company called CONSERVICE for water that is scamming a lot of residences. Please look into your water bill. Please look into this company also. My water bill is about 150-200 a month. I Receive a bill every two weeks from these scammers. Willow Springs also explain to you that this area is a sub meter but in reality it is a MASS METER. I had requested someone to come take a look at my meter but it's been 3 months. I've never paid 200 for water before. There is one lady that work at the office that is pretty nice. She blonde, speak to her, everyone else at this place has no knowledge about anything. The company is called Conservice, they are rated 1 star. There are millions of reviews and family that are suffering from this. Please look into this. You work hard for your money. read more

My family and I lived at Willow Springs for a little over one year. Clean, quiet, and located right off the 101/SB airport. Lots of nice amenities such as two pools, 3 hot tubs, and 2 small parks if you have little ones. The clubhouse has free coffee/tea/WiFi. Office staff are extremely friendly, helpful, & knowledgeable. Lillie, Sandy, Tracy, Dan, Aaron... thank you for all of you help. The only reason we moved was because I was relocated for work but if you're looking for a high end apartment home, this is your place! Prices are on the higher side but honestly living in the Santa Barbara/Goleta area everywhere that is decent is going to be pricey. Filled with families, students, and couples from all kinds of cultural backgrounds, Willow Springs truly felt like a community and a home. My fiancé and I had an appointment with Willow Springs leasing office, on Sunday the October 14th, 2018 at 3:00pm to get information on leasing an apartment. I immediately asked if they allowed small 10lb dogs because I have a 4 year old papillon. I was appalled and disgusted with the response of the leasing agent. She responded no, but that they are a cat friendly community and then she continued with recommending multiple times that "I could always give my dog away, maybe i know someone who could take her or that i could trade her out and get a cat" which was not said in a joking/playful matter. She was 100% serious when she suggested this and continued to bring it up after I responded "that's not an option but thank you for your time" Even after we responded that we will not be giving my dog away she continued to ask if we still wanted to see the apartment because "things can change and should look at the apartment in case we don't have our dog next year" insinuating that my dog might die so that we should still look at their apartment. To say the least, we were absolutely disgusted by her "sales" tactic, inappropriate, insensitive, unprofessional statements. A professional response would have been to say "unfortunately we don't allow dogs, but we have another property that does that y'all might be interested in." I'm still in shock and in disgust by how the leasing agent/manager handled this situation and will definitely not be associated with any of the Towbes Group Properties after meeting with this leasing agent at Willow Springs. read more

DO NOT use willow springs online application! Stay away from this place. After filling my application on their website, I became a victim of fraud, they stole my SS and all the other information. I called management to explain the situation but unfortunately they were no help. The office staff were lazy and had no knowledge of their own online application. I raised the problem to higher management Shawn and Liz (district manager), they were as bad as the workers in the office. Shawn's responses were weird fragments which indicates low level of education. Liz is fake as fake can be, she pretends that she cares but never calls back to resolve the issues. They have No knowledge of customer service and instead they blame it on the potential tenant to cover up their incompetence. It seems like they had no pulse either. Very strange place! If you value hosting family and friends in your home, this IS NOT the place for you. Lived here for a year without incident or major complaints, but the new parking policy allows only one guest vehicle. The complex is nestled between the airport and a warehouse/commercial zone (not a residential neighborhood!!). So there is only a half mile road at complex entrance for public parking, which is usually full of residents who want to park closer to their front door rather than their assigned parking (reasonable). However, this means that there's no/little public parking for actual visitors under the new policy which dictates one guest permit per unit. Wouldn't mind if in actual residential zone with street parking, but that's not here. ANY Un-permitted vehicles are towed (even if parked in your own private assigned space - the office doesn't call you to confirm before towing). Otherwise the complex is well maintained and has decent amenities (if you don't mind freeway and airport noise 24/7). Units seem to be turned over clean. $$$ for the location. read more

Best apartment I've ever lived in! I lived here for a year and only moved because I was given the opportunity to buy a house. The units are well maintained and the staff are great. Denise, Sandy, and Tracy are so friendly and I will definitely miss working with them on any issues that arose in my apartment. They are timely with responding to repairs or anything that comes up in the apartment. Suggestions of ways to make this place a better community: better dishwashers, a clock at the pool area, and regulating the temps of the hot tubs (they were often too cold or scolding hot). read more

What a great place to call home! I've broken down the review into several categories and tried to be as specific as possible. Where you live matters! And Willow Springs is a great place to call home. About me- My wife and I moved into Willow Springs a year ago and just signed our one-year lease extension. I've lived a few places in Santa Barbara, including a sister property, Sumida Gardens. I specifically work with a large number of property owners/managers in my job which gives me a unique perspective on what good (and terrible) property managers look like. ----- Leasing- When I originally signed my lease, the rents were fixed and only changed periodically. Now, I believe the management company is using an algorithm that updates the rents of available units daily based off of several variables (so the rent amount will change daily until you sign your lease). Compared to the complexity of the SB rental market, the Willow Springs team makes the leasing process easy and treats you extremely well. Our leasing agent (Jane, who no longer works there) was helpful and responsive. I looked at the model units, and two weeks later signed my lease. ------- Location- Is right off the 101 freeway at Los Carneros Rd. If you're on the edges nearest the airport or rail/freeway, you will get some periodic transportation noise (airplanes, cars, and trains). 12 mins from downtown Santa Barbara. 2 mins to UC Santa Barbara. Nearby grocery stores (Haggens, TJs, and Albertsons) and several big box stores (Costco, Home Depot, Kmart, etc..). Very convenient to the Goleta high-tech industry along Hollister Ave. ---- Community- Is mostly families and young professionals/couples. It feels extremely safe at night and is well-lit. The physical design of the community (cottage-style buildings/clusters and curving driveways) makes it feel like there's a lot of space (compared to the density of most SB housing). ----- Facilities- The original Willow Springs opened in 2004, with the second portion opening in 2014. The newer units have a few more modern amenities (stainless steal appliances, wood laminate kitchen floors, etc...) but both parts of the property are very nice. The units have been well-maintained and are very high quality compared to most SB Multifamily Apartments which are often poorly maintained. The clubhouse (two pools, three jacuzzi's, a well equipped gym, and a reservable room space) is a very nice perk. There are two playgrounds, six grills, and a nice running/walking track. Willow Springs has some of the nicest facilities of any apartment complex in the SB area. -------- Staff/Management- The owners (the Towbes Group Inc) are developer/owner/managers of all their residential properties. This means they build, own, and manage their properties exclusively. This also means that they have a vested interest in building outstanding homes, and then maintaining them for the long-term. The design, maintenance, and management all reflect this long-term mindset/management. The on-site staff are awesome! James (Assistant Manager) and Marie (Manager) are both professional and clearly have been doing property management for many years. I once left town around the 1st of the month, and totally blanked on paying my rent. Both of them were *very* accommodating/understanding when I called to let them know it would be late. There aren't many property managers like this in SB! ----- Comparison Properties- There aren't many properties in Santa Barbara/Goleta as nice as Willow Springs. The SB Housing Market has a lot of over-priced and poorly maintained apartments, and Willow Springs definitely isn't one of them! The best comparison/similar properties would be Sumida Gardens, Pacific Oaks, and Encina Meadows. There is a new property being constructed in Goleta called Hollister Village which will compete as Goleta's top property when it opens. ----- Are there a few opportunities for improvement? Definitely, and I'll list them below: -I'd love a web portal to be able to submit Work Orders, setup online/ACH Payments from my bank account, and see my current balance/ledger. -There's a deposit to use the clubhouse (very reasonable) but also a $75 fee each time you want to reserve it. I'd love to see the fee decreased (or even waived altogether). -Packages delivered via the USPS often get held at the USPS's Patterson branch for pickup (they won't deliver packages directly to your door). This isn't the fault of Willow Spring's, but is inconvenient and you should be aware of it). -You can get cable internet (from Cox Communications) but no cable TV. Direct TV is your best bet. *But* as you can see these are pretty minor qualms. If you're like me, you're looking at the [relatively] high rents for Willow Springs and trying to decide if it's worth it. For me, the quality of the facilities and safety of the community mean a lot. I'm very happy with my decision to live here and look forward to my second year. read more

We just signed our 4th year lease. I appreciate the maintenance, both inside and out. They respond quickly to household problems and the few problems I've had have been completely resolved- when the kitchen sink faucet got stuck and wouldn't turn it was replaced quickly and with an upgraded fixture! It's expensive, and the rent has gone up every year but it's Santa Barbara Co. the location is convenient, everything I need is within a couple miles, post office, Costco, marketing, Ross, Chile's, Hollister Grill, Jean, and many others. Soon a new Target, and because it's Goleta, the parking and traffic in the Marketplace is not congested. They are arbitrary about Direct TV. I face west and a dish won't work on my patio and they have refused to allow one on the bldg even tho the office, 100 feet away has one and all the bldgs in "Phase 1" have them. One dish could provide satellite service for the whole bldg. So..stuck with Cox. The double paned windows keep out the noise of the freeway, Amtrak and the airport- all really close - surprised me! The walking path is pleasant, bunnies and birds abound. read more

Although some noise can be annoying from the railway and SB Municipal Airport, most time it is so peaceful in the community. We were in a very tough situation where, without prior awareness, we had to vacate our condo in the Bay Area very quickly and needed a short term rental in Santa Barbara & Goleta. We found the most welcoming landing from the team at Willow Springs. From Kevin Hammer's support remotely, Shawn Douglas' warm welcome and support throughout, to Dan and Aaron's quick fixes and attention to detail when issues arose, to the rest of the incredible team at Willow Springs, our stay could not have been better, especially during a difficult time for our family: moving quickly during a pandemic with an eight months pregnant wife. Willow Springs, from top to bottom treats their residences with integrity and hospitality. Issues were handled timely and fairly, and everything was over-communicated. Willow Springs is well-known in Goleta as being the best place to live with the worst connectivity. First the good: 1. The grounds are always well-kept. 2. The crew is always friendly and responsive to repair requests. 3. The amenities are great with a pool/spa/gym/playground/nature preserve. 4. The location is superb for Goleta and UCSB. 5. They are always hosting community events. 6. They are going full non-smoking as of June 1, 2012. Then the bad: You are restricted to DirecTV for TV, which in itself is fine. However, you are further restricted to Consolidated Smart Systems (consolidatedsmart.com). I will let you Google them and make up your own mind regarding their service. From my own excruciating experience, they only send technicians up to Goleta on Tuesdays and it took us WELL over 2 months to get our service operable. The first install technician was 6 hours late and also berated me personally for signing up for the whole home DVR service. He then left, refusing to install a Wifi adapter so that we could use on-demand. I had to buy the adapter myself later even though being instructed by DirecTV's technical support (before and after installation) that it was included when I signed up. Additionally, you are restricted to Verizon DSL at 3mb or Impulse.net at 6mb. We have had Impulse.net for well over a year now. They are a mixed bag. They can be just fine for weeks, but then you will go a month with latency over 200ms locally and over 10% packet loss. This might not sound so terrible if you are not a techie, but realize that the packet loss alone means that your download speeds sink from 6000kbs to under 100kbs. It takes over an hour to download 35 megabytes. I have before and after pictures to demonstrate in case they attempt to charge me when I move out. One last thing. Currently, Willow Springs has a 5-star rating on Yelp. However, the only 2 negative reviews (though incomplete) are filtered. It's quite obvious the only positive review is a company review. read more

There are 2 heated (80 degrees) salt water pools, a club house, outside fire pit, exercise room, exercise stations, playgrounds, book sharing areas and a wonderful walking trail. This has been a wonderful experience as the kids become close friends, and the adults become become very very close. I have met some of my best friends here at Willow Springs. Short term lease holders BEWARE of the Willow Springs management mandating the only TV service you can use is Direct TV. This is collusion on the part of Towbes Group/Willow Springs with Direct TV. The Willow Springs management does not tell you is if you don't continue with Direct TV after you move, there is a $400. early cancelation fee Direct TV charges you. I leased for four months, moved to a senior mobile home park where another TV service was mandated (paid with monthly rent) and I had to pay Direct TV their cancelation fee. read more

I agree with much of the positive information in some of the reviews that have been posted. This used to be a great place to live. But in the past year or so, many college students have moved in, and the environment has changed dramatically. Some of these students are very inconsiderate. I am now regularly woken up in the middle of the night by people yelling to each other, slamming their doors or gates, skateboarding, etc. These sorts of things never happened a few years ago. The apartment management seems to be unwilling or unable to enforce community rules. read more
