Worst building management in Toronto and the entire universe. Since June of this year, there have been 5 new property managers here, and they all did absolutely nothing. It took a year for someone to make a simple fix to my closet door, I have been waiting over two years for the black mold to be removed from my bathroom (guy said "I have to get a "special tool" over a year ago and hasn't returned) the heat only gets turned on when it's warm outside and then goes off in the middle of a freezing cold night and stays off for days (this has been going on for the past three years and they are well aware of this problem) and when you ask them to turn it on (it is included in our rent) they make you feel as if you're asking for something completely unreasonable. The tenants above me don't work and stay up all night yelling and scraping what sounds like cement blocks across the floor, then dropping what sounds like huge barrels of oil on the floor and the banging goes on from 12:30am to 3,4 and 5 am. They have parties during the week and don't care that other tenants have to get up for work in the morning. I can't count the number of days I had to go to work feeling terrible because I was woke from a sound sleep at 1am and kept awake the entire night. I have written them 3 times since May, and nothing has been done about it. I was accused of putting something in my toilet when I called the property manager to tell her that my toilet was plugged. Her first words were "What did you put in it!" I told her toilet paper and body waste. Then she said that I would have to pay a thousand dollars if they have to call a plumber because it was a Friday afternoon. I told her that she must mean that Hollyburn would have to pay a thousand dollars because I did not cause the toilet to get plugged up. She then said that there was nothing they could do until Monday. I told her that was not acceptable as I would have to use the toilet again before the weekend was over, and where did they expect me to go, in my bathtub? She said "If you have to". I told her that wasn't going to happen and that she needed to call someone and have it fixed. She then sent her partner over with an industrial plunger and he fixed it. I can't believe how poorly run this building is. They do renovations to apartments on weekends AND holidays, and the workmen were not wearing masks when Covid numbers were at their highest. The carpets on my floor are rarely cleaned or vacuumed and there are tissues and other garbage everywhere. The laundry room is disgusting, and I have to clean all of the machines before I use them. I'm so happy I found a better place to live. It's more money, but well worth it to be getting out of this dump. They do cosmetic (shoddy) renovations to all of the apartments whenever someone moves out as fast as they can so they can get more than what the place is actually worth, but the building itself is a dump. If they spent as much time and effort making necessary repairs to the building, they wouldn't have so many empty units. Do yourself a favor and steer clear of Hollyburn Properties. They don't care about the tenants. The only thing they care about is the almighty dollar. read more

Lived in Marlborough Tower for the past 2 years. Service is none existence! my entry buzzer to my iPhone did not function on day 1.. multiple complaints was made with no avail. My last complaint to Hollyburn's Lawyer over a month ago, following up with their lawyer, the lawyer is not receiving any reply or response from the management.. wowww I thought, if their own lawyer is being ignored, that leaves me with no option. Regrate having moved to this building in the first place. The compost bin has NEVER been washed... the entry doors to units are all scratched, the bathroom skirting tile has never been placed .... basically its a dump place... Please consider all of the above if you ever wish to move to this building and good luck... read more

High rents despite them being very old buildings, no regular maintenance done, due to which apartments are infested with silver fish, no security and to top that a very rude property manager (Ryan) in willow gardens who has no respect of tenants or email etiquettes! I have lived in Prince's Island place for over 10 years. The building has declined with no upgrades being done, laundry room often has many machines out of order and is very dirty, the hallways are outdated with old wallpaper and dirty carpet - which is rarely vacuumed. However, management feels free to serve long term tenants with hefty rent increases - which we feel are in an effort to drive us out so that rent may be increased more. Water is often shut off for hours. Renters are leaving in droves. I am looking as well. Unfortunately, I have not much good to report on this location as it has rapidly declined in the past 10 years. Unfortunately, laminate flooring was laid with no soundproofing underneath - that leads to every sound from above being amplified. When I moved in, you could eat off the floor in the lobby - now, I don't even want to walk on those floors. There are many unsolicited and unwanted suite inspections - no where else that I rented has done that. Complaints have been made by myself, and others, regarding noise, etc., with no resolution. read more

I live in the Yonge and Bloor building for 7 years. Hollyburns took over our building about 6 months before I moved out. They immediately sent everyone notices that they were applying to have our rents increased triple the rent control amount. Even though they were not doing any upgrades to the building. When I moved out they gave me a bill for hundreds of dollars worth of cleaning cost. The unit was cleaned thoroughly before moving out. They threatened to contact a creditor if I didn't pay the bill. The landlord even said during the inspection that the place was in great shape. The charges were for cleaning of the fridge and stove since they didn't look brand new as they did when I moved in 7 years ago. Anyone moving out of take lots of pictures of the unit so you can at least fight the cleaning costs. read more

I am really concern because I signed a 6 months contract which was finished on January and we decided to move on February because my wife lost her job and we needed to move to a cheaper place. The manager of the building knows about it, we talked to her about it and actually requested a lower rate in the middle of January and she said she couldn't go lower on the lease so we understood that and found another place here in Calgary. Now that I gave her notice she said its too late and Im going to loose my image deposit. Since we started living here we saw a lot of things that had to be fixed or but haven't been solved, my wife suffer insomnia and the apartment is very noisy, the heater is very noisy probably its too old or broken. The washing and drying machines sometimes doesn't work and didn't have any sign. The carpet is usually dirty. I am telling you this because I don't think that two people can handle all the job of one building. We already talked about it between neighbors. Im very disappointed because the managers told me that I won't get my security deposit if I leave by March.We have moved several times and never had this kind of problems. We are good neighbors and tenants, I really hope you can give me a solution and make sure i get my money back after the inspection of the apartment. i need to move the last days of February or the first days of March. Let me preface this by clarifying that this review is only about the Property Management group itself and not the Resident Managers. Our resident managers are great people and if it weren't for them, then we probably would've moved out of this building a long time ago. A few months ago we received a letter stating that we "disconnected our in-suite fire alarm" and that we'd have to pay Hollyburn Properties since their technician had to repair it. Today, we received a letter stating that we owe $290.57 for "disconnecting" said alarm. We never, ever disconnected the fire alarm. Who did, or how this happened, we'll never know! Why would we place our lives and the lives of our neighbours in danger? And when I called and spoke with Shirley at Head Office to try and explain the dishonesty of their finding she didn't even care. HEAD OFFICE DIDN'T EVEN CARE about hearing my side. They just assumed we were guilty. Why would we want to live in a place where the property management would treat their tenants this way? My fiance and I are DREAM TENANTS. Trust me. We're quiet, friendly to our neighbours, and always pay our rent on time. Please, Hollyburn Properties, ask yourselves this question... WHY THE F WOULD WE DISCONNECT OUR FIRE ALARM?????? WHY? We are honest people and we refuse to pay for dishonest work! Also, we were basically threatened by them since their letter also stated, "it is a criminal offense to disconnect any fire equipment in your suite". Thanks, Hollyburn, for the threat. I've had a bad experience with two of the mangers within the same year. My experience was in Marpole. The first one never gave a receipt for our rent, even though we paid in cash every time. We even reminded her many times, but alas, no results. Later, I think she may have been fired. The second manager who took over also didn't bother to write us our receipts. She did it once or twice, but after that, she never bothered to do so again. We were also not given 24 hours notice to enter our apartment when it was required. Later, she gave us one, that timed from 9am-5pm. Ugh. Later, when we moved out, she told us that we'd have to clean the back of the fridge and the stove. When we did, we found things that were NOT from us, and we know this because we found receipts that dated in 2009 (we only lived there between 2011~2012), and spoons that were clearly not ours. Aside from terrible managements, I did enjoy the higher quality of the apartment. Our kitchen was pretty nice, and the flooring was nice. I don't know about other Hollyburn properties, but the one in Marpole was awful. read more

Terrible, terrible place. Unprofessional managers and building supervisors who only care about Hollyburn's money and how much of yours they can get. Because of their large publicized lawsuits, the company is really good at legal jargon and using legal loophooles to make the most money. Tenants will always be at unfair advantage in any contract. It's unfortunate that I find out how bad it is to rent with this company after moving in. When we were moving out, I was shocked that the allowed viewing/showing time of our unit was from 9 AM to 8 PM, 7 days a week (since we gave notice early, this was for month and half of people coming at any time). I tried to ask my manager for a more reasonable 9 AM - 5 PM, but he hid behind Hollyburn policy. I've also had the manager enter my unit without notice for a non-emergency. And the manager always claims that he's not the bad guy and the company is forcing him to do all these things....yet verbally threatens us with the law, 'advising' us that we can't do anything but follow his lead. The unit seems decent on paper, but it has all the problems of an old building. Only the minimum amount of renovations are done and corners are cut until the problem can't be ignored. For instance, I had a light switch for the den that didn't work and the manager said that it's just a decorative switch for fun. When I asked an electrician to look at it, he told me that it's dangerous when building managers try to do their own electrical work to save money and leave live wires. Basically the reason why the switch didn't work was because it was cut by my manager and a live wire was sitting in between my walls that could potentially catch fire. Additionally, we have bugs, basement/storage area water leaks, unsealed windows, and rodents problems (which was 'taken care of' by my manager by placing cheap sticky mouse traps in the laundry room and building corners. Be aware if you decide to sign on board with Hollyburn. But sadly, unless you're from Vancouver or know someone with previous experience with Hollyburn, it's hard to know beforehand. read more

I have lived at a Hollyburn Properties building in Toronto for 3 years. I am a PhD student and often work from home, so having a quiet environment is important for me. My unit is on the main floor right next to the lobby and I can hear people coming and going, Hollyburn staff having conversations, etc. at all hours. I also worry about safety being on the ground floor surrounded by fraternity houses. I asked to move to an empty unit on the 7th floor of the building because of these reasons. The units are both renovated and are therefore of equivalent value, with the exception of the 7th floor unit having a balcony. Hollyburn was asking for $1850 for the 7th floor unit which is not affordable for me as a student, and is much higher than the standard rental price in this student neighbourhood. I offered to pay more than the rent difference between these two units. For example, if Hollyburn rented my unit for $1750, I would pay more than $100 more than what I am currently paying each month. That way Hollyburn would lose no money and I would get to move to a quieter and safer unit. This seemed fair to me. I explained my situation and offer to Mike Capone, the Ontario general manager. He flat out refused my offer and refused to give me a reason other than "The 7th floor unit is worth $1850". I explained to him that he would not lose any money, but he would not listen to me. I found him rude, dismissive, and unprofessional. I have been a quiet, clean, and respectful tenant. I think I deserve better treatment from a company I have been paying rent to for 3 years. read more

Mixed feelings about my place in a South Granville Hollyburn property. I love my suite and location (although the location does make my tiny little studio suite way too expensive for what it is). Nice, secure building in a good neighbourhood. Managers are always quick to respond to emails and inquiries, any maintenance needed has always been done the day requested or day after. It has happened three times that I have paid my rent slightly early, because I was going to be out of town the day it was due. The resident managers changed while I was gone, and they lost my rent cheque and I was given eviction notices. I understand it is a weird situation because the building was between different managers each time, but I think that something as important as rent cheques should be pretty organized and kept track of. Eventually, after a lot of phone tag, they found my cheques, but it was very frustrating every time. $1100 is a lot of money to just lose track of. Laundry machines could also be updated. The dryers in my building barely work, you have to put your clothes through two times for them to dry, so I mostly hang my clothes to dry now. The token system seems a little silly to me as well, and many times the tokens have just been "eaten" by the machines. The elevator is sketchy as well. It lurches about 4 or five times before coming to a complete halt, and sometimes the elevator stops a little bit early, so you have to take a step up to get out. Also, I want a cat. :'( read more

The one star is for my resident manager, who does a great job and is attentive to the requests and needs of residents. Hollyburn as a company, however, is a joke. They have policies that are not clearly spelled out in the lease (eg requiring that 60-day notice for lease termination only be accepted on the first of the month). They take zero action when there is a problem with another tenant (noise). They did not even have the courtesy to respond to my emails when I complained about an issue. If you value your tenant rights and your quality of living, stay far away from any Hollyburn property. read more

I live at the Hollyburn Property at English Bay in Vancouver's Westend. I just want to say that I love living here! I moved here and found this online and took it sight unseen because I was living outside the province at the time. Lucy the property manager was fantastic and was hugely helpful in arranging for me to see pictures, answered my questions and arranged for me to become a tenant. When I saw the place it was fantastic. All newly renovated and a great view of English Bay. The place is always well looked after. Any issues are looked at very quickly. Notices are posted prior to anything being done, such as window cleaning, etc. Rent is reasonable and the location is unbeatable. I am very pleased with Hollyburn and would definitely recommend it if you are looking for somewhere to live. read more

I've now been in two different Hollyburn properties and while we had issues with noise from the first, the managers were really great about it and did everything they could to help us out. Repairs are very prompt (like, same day prompt!) and the places are always in good shape (clean) when we moved in. Definitely recommended! read more

1294 Islington - Horrible Resident Managers are unethical liars. Unethical, immoral, just down right ignorant people. A horrible experience - I moved in and the cold water was not running, they broke a large hole under the kitchen sink for MONTHs and left it as they said they could not get a contractor to fix the problem - COCKROACH heaven after this. After asking over and over I had to send in a webform message and threaten to send images of the hundreds of ROACHES to the city, within days I heard a contractor was coming then the problem was fixes. SO FRUSTRATING. When I first met they said they specifically had on suite storage as it was important to me - They LIED. I had to bug them for MANY MONTHs to get the storage I was promised. I They barely did anything about the every time. Can't speak English which usually I'm okay with but they used that as am excuse to say "I don't know, I don't understand" and they do nothing. It's just too difficult to explain a situation to them. I can go on about the stupidness and unprofessionalism I had deal with for years but here's the one thing that made it SO MUCH WORSE. After never being even late on my rent, my wife and I being reasonably good tenants (got along with neighbours, not messy etc), after moving out I get a COLLECTIONS LETTER! For no reason! It states I owe them money, no contact info from the collections agency, no other info at all. Researching my rights I read that my credit report now automatically goes down, which I've worked hard through tough times to maintain. Try to find a contact for Hollyburn I can't find anything online. If I call the building Manager she and her husband (a useless guy - "What can I do?" os all he says) she will make up lies. I am a long-term resident of Hollyburn Court in Vancouver. Right away, I want to point out that the residence managers over the years have all been lovely. It is upper management and the people holding the purse strings that this review pertains to. In my time as a resident here I have repeatedly brought up concerns about unaffordable rent increases, from $1290 to $1460 over 6 years, with an increase to $1508 around the corner. Other studios in the building: $1900. When I moved in, their slogan was "Prestigious. Affordable. Convenient." Right there on my rental agreement. Completely false advertising via inappropriate brand collateral. The ambient noise in this apartment averages 70dB from traffic, leaf blowers, seaplanes, commercial planes, sirens, honking etc and that is being charitable. The windows are ridiculous, paper thin and obviously old. I brought up these issues afresh this year on February 14 2020 and didn't receive a response until March 9 2020. A response so comical and utterly insulting to my intelligence and professional experience that it inspired me to document the experience online. Eek methinks not is right! I have been a Hollyburn Properties resident for nearly 3 years now (thankfully only a few more days to go!) There is a reason Hollyburn has such a terrible terrible reputation. Some gripes: -Management has entered my suite without notice on several separate occasions. NOT COOL Hollyburn. I actually once had a 24 hours notice taped to my closet INSIDE my apartment when I got home. Ridiculous. What is the point of giving me a notice if you are entering my suite unannounced to give it to me? -Repairs. Seriously. I asked for my bathtub overflow stopper thing (totes accurate description, cough cough) to be fixed several times (form and all) and it took TEN months. I had a leak in the ceiling. Repeatedly asked management to fix this problem. They even made set dates and times to come fix it (after repeated reminders) - never happened. It's been a year and a half, and I've given up. I've done many improvements on my own. I don't even bother asking management to fix anything anymore. -They once had the audacity to have someone come to my door and ask me if I would VOLUNTARILY raise my rent by $50/month as I am paying "below market value" - ummm? Say what? Volunteer to raise my rent? No thanks Hollyburn. Especially taking into account that this place is cheaply put together, and I am getting absolutely no upgrades or renovations in return. -They deduct money for damage deposit for not cleaning blinds, carpets, etc....yet when I moved in my blinds were brown (it took me days to clean them), my kitchen was dirty, my carpets were NOT washed, my tub was filthy. If you are going to deduct damage deposit then freakin' clean the place with the money! I could go on, and on, and on, and on. BEWARE of Hollyburn Properties. Regarding The Breakers building in Vancouver Westend -They did not return my pet deposit, I had a receipt from the previous owners. -I had to take them to the BC residential tenancy board (which took 5 months to get a hearing -In the hearing they accused me of fraud -When a monetary order was awarded in my favour (double my pet deposit as per the RTB act) they appealed the decision because that amount couldn't possibly be right -Once it was again confirmed (two plus weeks later) that it was indeed the amount of the order I was told I could pick up my cheque. -The cheque was for HALF the order -The manager argued with me even after getting confirmation from the RTB over the phone -I was shown the appeal conveniently missing the last page where the amounts where clearly spelled out. -Finally they cut me a cheque for the remainder (Amazing they had troubles reading english) -I received the documents today and it is clear the arbitrator was frustrated (underlined comments and emphasis added) -They wasted tax payers money with this nonsense I wanted to share my ridiculous experience now that the case is finally closed read more

I wish I could do below 1 star. I don't know what to say first.... I had the worst experience with a building manager in Marpole. She has never done anything what I have requested. I requested them to cut the branches in the tree,because they came onto my balcony. I also requested installing screen at the door. I didn't hear anything from them in regards to fixing these issues... They never gave me 24hours notice when they entered my suit. As I work, night shift, I felt really uncomfortable with her entering while I'm sleeping. It is against the law.... I needed a reference letter for new apartment. I asked multiple times and she said "I am busy. " ...okay... She is too busy to make that for me.... Not a good excuse. Isn't it part of her job? Does it take forever to make that?! It is by far unprofessional to say such a word to tenants. I am being humiliated. I got it end of the month... It had been over 3weeks.....unacceptable.... I always paid my rent on time. Whenever she asked me to do something, I always did it right away. But when I asked her to fix an issue, she was always busy or forgot or made excuses. I am really SICK and TIRED of her management and RUDENESS. She is totally incompetent, disrespectful and mean. She does not care about tenants at all. It seems she is good at manipulating people. The former building manager, was always helping me right away when help was needed. That's why I decided to live there longer. I wonder why Hollyburn hired this new manager. She makes company's reputation worse. I hope she will end up learning costumer service and how to do her job efficiently. I don't expect she can though. Hollyburn's service seems great when they're trying to get you to sign a lease for one of their buildings, but the service after the sale is sorely lacking. Right after moving in, we had a few deficiencies fixed, and the manager dealt with them relatively quickly. Since then, emails and calls to the building manager go unanswered, and a game of cat and mouse ensues when trying to get him to do even the simplest of repairs. Then, one day, you phone to find out that the manager has gone on vacation for a month and not bothered to arrange any of the repairs he told you would be taken care of constantly for the last two months. The apartment itself has been adequate, but the management at Hollyburn leaves much to be desired, hence the "meh" rating. read more

My son lives in the Marpole property. His name has never been been placed on the building directory after repeated requests. He has lived in the building for almost two years. His request to fix a door and the shower handle have never been attended to. The suite itself is a nice size and very liveable but the managers leave a lot to be desired in terms of maintenance. read more

I've been living at one of the Hollyburn Properties buildings for about a year now and its been pretty good. We had a few issues in the past 6 months and the management has been quite responsive in fixing what we needed to be fixed. The elevators have always worked and the managers keep the place clean and smelling good. The laundry machines all work and when one was down it was fixed within 24 hours. I would highly recommend living in any of the Hollyburn buildings based on my experience with them. read more

I live in the Westend... DO NOT RENT FROM HOLLYBURN. EXTREMELY SHADY. They repeatedly enter the suite without notice or permission and then tell you they don't have to give you proper notice if they don't want... (This is the building manager with the company's approval for them to behave this way.) I would only live in a Hollyburn building if you are very well read on the laws and willing to fight... or just don't care about your privacy. The building managers are very rude, uncooperative and disrespectful. read more

First 6 months in my building were ok, nothing too out of the ordinary. Probably the only problem I have with Hollyburn is how long it takes them to fix something, ie: HOW can 1 of 4 washing machines be "out of order" for over a month. Bad costumer service. They are more worried in proving they're right than making tenants happy. Elevator out of service many times during summer 19 and the property manager seemed irritated when tenants asked her to reduce the rent because of that. Not enough parking stalls for tenants and they come up with solutions they think are fantastic (parking in other buildings), but only for them. They do not seem to care at all if you're happy or not. Received my apartment extremely dirty and during the annual inspection the property manager told me I should clean the windows (they've been probably dirty for the past decade). Once I asked to be present during an in suite inspection and he laughed at me and said "so you don't trust me?". I haven't been happy with Hollyburn and I stick to this building just because it is close to my work and because it is relatively cheap, but every-time i try to talk to building/property manager it just makes me more frustrated and will probably avoid renting from HollyBurn again. read more

I have been living in English Bay Towers since July and I have not had many problems so far. My move in went fairly smooth and I have been lucky to live next to quiet neighbours who are friendly. The location of my building is incredible, I am very pleased with the view over English Bay and Kits. Although my apartment size is only 525 (many even less) sq feet it is big enough for me. My manager Lucy is extremely accomodating to me. She knows me by name and is easy to get in touch with for parking passes and she has even come up to my apartment to give me change that she owed me. Perhaps I am lucky to have had such a good experience living here. read more

Terrible. The contract outlined I had to give them 60 days notice before moving out. I wrote a letter to the landlord before the deadline and slipped it under his door. A week later I find out he gets fired; a new landlord takes over. A few days later I meet the new landlord and let him know we will be moving out and that I already provided a letter; I asked if Hollyburn received my letter he said no so I wrote another letter that day. I now have to pay late fees for not providing 60 days notice because the second letter I wrote was 55 days before we moved out. The landlord obviously wasn't doing his job since he got fired and now we have to pay. A collection agency is now harrasing me to pay for the "late fees", my flawless credit rating is now being affected and Hollyburn refuses to talk to me. read more

I lived in a Hollyburn Properties apartment in Ottawa. I agreed to rent a newly renovated apartment that was supposed to be ready when I moved in. But when I arrived, a lot of important work was unfinished. Neither of the two sinks were hooked up. The dishwasher didn't work. There were no door knobs on any of the doors in the apartment. The fridge door was on backwards. There was no shower rod in the washroom, making it impossible to hang a shower curtain. And the screen door, warped from years of use, never closed property. Combined, the unit was barely inhabitable when I moved in (my grandmother insisted I stay with her until the repairs were completed, though I declined her kind offer). Sporadically over the next few weeks, much of the work was gradually completed. Some repairs that were done had to be re-done (the sinks leaked after they were hooked up, for example). And all of the work was done at my inconvenience. I had to accommodate the contractors and their schedules. I had to deal with the mess they left behind. When holes were drilled in the counter-tops so that faucets could be installed (at long last), the entire kitchen and bathroom, and all of my property in those rooms, was coated in a thick layer of dust. I was reasonable throughout this period. I did not complain. I did not seek a rent abatement. I was cordial and simply asked that the work be completed as quickly as possible. I silently scrubbed the counter-top dust from my property. No apartment is perfect, I thought, and I shouldn't hold Hollyburn Properties and my superintendent to an unreachable standard. Some repairs, though, were never completed. I was told that replacing the screen door was not in the budget. Later in the year, a cupboard door came unhinged. Two promises to repair it went unfulfilled. I let these things, and perfection, go. The straw that broke the camel's back, and the reason I write this review and complain for the first time, came when I moved out. That day, I washed the counter-tops, the stove, mopped and vacuumed the floor, and moved every single piece of furniture out of the unit. I admit, I did not do a perfect job. I forgot to clean the fridge. I did not sweep and mop again after I moved the boxes and furniture out. And the bathtub, its finish long worn off, was dirty. Given my patience and understanding when I moved into an uninhabitable apartment, one might have thought that these imperfections would be met graciously. One might also have thought that Hollyburn Properties expects to do some cleaning of its own, to ensure its new tenants receive a unit that goes beyond the "ordinary cleanliness" standard imposed by law on tenants, to something that reaches closer to perfection. I will forgive you if you made those assumptions, and I will tell you that what I received was quite different. Instead of extending the same courtesy to me that I extended to them throughout my tenancy, I was greeted with no courtesy at all. The superintendent called me and yelled at me on the phone. He swore at me and called me a liar when I described my efforts to clean up before I left. He threateningly promised to send me a bill, and told me it would be referred to a collections agency that would ruin my credit score if it was not paid. It was a galling display of hypocrisy. I was irately held to a standard of perfection that the building never came close to meeting itself. I live at the Hollyburn property in west side Vancouver. The only reason I still rent with them is that the place is near my school. Honestly people, it is not worth it. The price is high and they plan to increase it next year. What's more, it is so freaking cold during the winter : it is not even 20 degrees inside the room!!!!! One of the new managers of my condo (1160 Haro st) came up to my apartment and hang a lot of documents (personal documents, as the contract that I signed when I moved in), a note saying that I hadn't paid my rent (witch I DID, on the right day, as always) and simply left. I never felt so humiliated, it was insanely rude, specially because it was THEIR mistake, not mine, as I had paid my rent on the right day. I was so chocked that I thought it was a crazy neighbor or a joke. And when I went down to their office, they asked for my receipt , I gave it to them, and they came with stupid excuses, that they confused the names or something. I understand that we can always make mistakes, but that was a beginner mistake, and they also used the "new manager" excuse witch is awful and not acceptable, because as far as I know they should have been trained before they started working. Again: beginner mistake, someone who is not paying attention to their work. What if I was not in town for the week (in time to CORRECT THEIR MISTAKE)? would my stuff be on the street? (oh, and when I asked that to my manager he said I would have 3 days to leave after their "show" at my door) I also asked for a really small repair in my bathroom a week ago, and nobody came yet. I'm feeling extremely humiliated, disappointed and disrespected (since all of them seemed not care about what happened, as if it was something usual, nothing bad, nothing HUMILIATING). read more

I have been living in the same building for 7yrs+. It has recently been bought by Hollyburn Properties. The transition has been ok. There are lovely surface upgrades such plants outside, a bench for watching the public stroll by, a cushy-type mat on entrance, music in the lobby.. However, the day to day operations could still use improvement. The laundry room upgrades were extremely inconvenient; a token-based system that was tragically flawed. Dependence on management for replacement, rebates (as they rarely worked) and the like was a nightmare. We now have a debit system which is incredibly and far more convenient. I am now unlly unable to find the right load and temperature to actually dry clothing fully. I would like to suggest stackable machines in future to maximize available space and reduce wait times. The superintendant needs to cease entering my apt for notice delivery and the like. Why is regulation not being followed in this instance? A mandatory workshop/ course would be helpful in training these individuals on how to deal with the public. Interaction is often strained. The building does not accept package delivery which is rather inconvenient when you try to run a business part-time. The AC unit has not worked properly in eons. I fear asking for a fix/ upgrade as am not interested in the battle likely to ensue and the time from my life this will require. Overall the building is decent; I do pay a premium though and the services are not up to par. read more

I lived first at 1920 Alberni Street and never had an issue. Onsite people where great to deal with. I now live at 1294 Islington Avenue and it is a different experience. The intercom has been broken/down now for 1 week. I have had two deliveries sent back to Canada post in that one week. The female Superintendents on site are both great to deal with, the man however is mean, lazy and unapproachable. When you ask when something will be repaired the response you get is "I don't know." What I do know is I paid my rent on time. How quick would your response to me be if I did not pay my rent for 7 days after the due date... read more

Much more concerned about the bottom line than about their tenants or employees. Often make requests or demands of tenants that do not line up with the Tenancy Act. Very slow to respond to requests for maintenance; extremely poor communcation generally. read more

Toronto - Oriole Parkway Apartments - We have had our rents increased above the guidelines five times in 10 years. This has added an additional $200 extra on top of the monthly rent to be paid over a period of 14 years. This is close to $35,000 for each tenant. We have another hearing tomorrow which will likely add another $50. Not only are they forcing tenants to pay for their "cosmetic upgrades", they are forcing out long-term tenants so they can increase the existing rents by continually bringing Above Guideline Increase applications against the tenants. read more
