I decided to purchase a brand-new home that was built from the ground up and I asked myself why do I need to have a Home Inspection Report if the house is brand new. I was so glad that I did, and it was with Adrian Reyes with Peak Building Inspections. Adrian went beyond what other inspectors could have possibly done. Most inspectors would ignore the task if there was any slight inconvenience that was presented, not with Adrian. Every corner of the house was checked and re-checked. The electrical panel I thought would have been the easiest since it was passed by the city code inspector but found out that the electrical had the most violations. Adrian went through every room and all around the perimeter and tested each circuit or outlet and found many troubling mistakes. The crawl space and attic did not have insulation that you would have taken for granted that it was installed properly but was not. The inspection time frame is usually 2-3 hours, Adrian went way beyond that to make sure everything was inspected and recorded with pictures and video. The video is a nice touch because you really don't see the true problem through a picture. Hands down Adrian is the best Home Inspector that I have encounter and I will use again for my one year home warranty inspection.

Adrian was an absolute pleasure to work with. He was professional, thorough and explained in great detail all of the issues he encountered. In addition, he also pointed out all of the positive things he saw in the house too, of which there were many. The inspection itself went well, the fact that our house with all of our stuff in it was left unsecured was unacceptable.

    Unfortunately, I had a big problem with my inspection, and I cannot recommend this company to…read moreanyone. In short, the inspector could not fit through a crawlspace constriction that just beyond it had a bad water leak in a PEX pipe and mold. This damage was not hidden; it was readily visible while crawling through the area. The discovery was incidental, not even part of the planned work. While I'm fortunate the repairs were within my contractor's capability, the incident has caused considerable disruption, delaying our move-in indefinitely and incurring unexpected costs. I understand that not every issue can be found, especially with legitimate access limitations. However, when an inspector claims a space is inaccessible yet it's easily navigable by an average person, it points to a critical failure in the inspection process. I believe a more diligent inspection would have uncovered this problem, and as a result, I cannot recommend this company. The significant oversight has caused a lot of stress and financial burden. update: As I've lived in the home for a little while now, I have found more issues that were not documented in my inspection. While this company is dismissing my leak/mold concern as being in an area they were not able to inspect, there are other misses I wanted to update the review with: 1. Deck missing ALL handrail fasteners, like 150 of them! Deck was unsafe and should not have passed inspection in that state! 2. Fireplace refractory panels severely damaged and in need of replacement 3. Multiple gutter issues with incorrect pitch or missing flashing 4. Another deck that is missing additional reinforcing fasteners, including a bolt that was sheared. In this case, at least it's a simple fix but should have been caught in a visual inspection. 5. Roof line missing drip edge flashing. This could rot the roof in a few years, and I need to make an urgent repair. 6. Roof vents have degraded sealant on rubber boots. This should have been visible even from a ladder (not walking the roof). These were all apparent upon visual inspection and should be issues existing at time of inspection. While nothing on this list is a deal-breaker in and of itself, the cumulative list of issues I've spent the past months working through and discovering more of is tiring. I have missed out on many thousands in seller concessions in addition to my personal time trying to fix these problems myself, or hiring contractors when it's out of my league.

Inadequate grounds, overloads, asbestos and lead pipe debris scattered in crawl space. Lead paint. His report reads more on what he is not required to inspect than what he actually did.

    We actually spent the money to hire two home inspectors on the same home (we wanted to be extra…read morecarful!). Mike's report stood out in length (84 pages), and attention to detail. He found several electrical safety hazards and other issues that the other inspector completely missed! What my wife and I liked most about Mike's report is that he not only provided us a laundry list of things that needed to be fixed, he also included information about materials and cost-effective DIY approaches that will be saving us money as we begin improving our home, using his inspection report as our guide. Mike spent over 4 hours on the inspection and it showed in the amount of information and observations he was able to include in the report. We visited the home at the end of the inspection and he spent another 30 mins walking through the report with us, making sure we understood what he found as well as giving us advice on how we can better take care of and improve our home. We actually had to cut him off to go to our next appointment! If we are ever buying a home again in the Southern Oregon area, Mike with Functional Foto is the first inspector on our list.
