BLUF: He missed a major problem with the house and refuses to communicate with us about it. We now face an unexpected expense of $15,000 to replace the roof on our new home. We hired Pete to do a home inspection on a house we were prepared to buy. We live in another state and could not be there for the inspection. When we did arrive at our house after closing, my husband went on the roof to clean the gutters. He noticed serious damage to the roof. Pete's inspection report looked very thorough, and he did not mention any serious issues with the roof. He marked everything acceptable except some fasteners that needed to be resealed. My husband and my father both noticed the roof problems immediately. Both are very knowledgeable about roofs. We had three roofers look at it and all told us we needed a new roof; a patch job wouldn't be sufficient. When we contacted Pete with detailed explanations of the roof problems, he told us he had 30 pictures of our roof and saw no damage. He then called our realtor (not us) to tell her the damage was caused by hurricane Ian. This only further shows his lack of either thoroughness or accountability as it is very evident by rusted vents, excessive water damage and rot from leaking, and cuts and creases in the metal edges that this was a long-term problem. He sent us 4 pictures from far away that weren't focused on the areas of the roof where we saw the damage. One of them, however did show the significant cuts and creases along the edge. We pointed that out to him and sent him our close-up pictures of the issues as he asked us to (which he acknowledged receiving but said he had not had a chance to look at them yet). But we did not receive the pictures he said he has showing no damage during the inspection, nor did he send us the information about his 'inspection guarantee' that he said he would. Despite follow-up emails, he has refused to respond, even just to acknowledge that he looked at our pictures. We proved with his picture from the inspection and ours that he is wrong and missed this. And he is refusing to take any responsibility or act in a professional manner by responding. UPDATE - We received an email that reiterated what his report said but he did not provide us any additional pictures of the roof that he says he has nor information on his 'inspection guarantee'. And he said, "Any further communication concerning (address of property) should be directed to the realtor (name) or the broker of record (name)." Neither of these people are at fault for his negligent inspection nor part of the business transaction between Pete and us for the inspection that was performed. Yet, he is trying to push it on to them to deal with because he won't. Unprofessional and unwilling to even discuss the issue with us. read more

Pete was absolutely amazing! very detailed, very informative, very communicative, extremely friendly and punctual. Pete was super polite and educated me on several things that I was unaware of as a home owner. He explained things to me in a way I could understand and gave me some pointers on maintaining and better my experience as a home owner. Pete took very good pictures and made out an amazing report for future home owners insurance quotes. A friend who works for Allstate told me the report was one of the most well put together and professional looking one he has seen in a long time. I paid extra to have Pete do the Wind Mitigation inspection and was told even that was incredibly well done. The wind mitigation inspection will save me a good chunk on my insurance as well so it was well worth every Penny.
