I would leave negative 5 stars if I could. He missed numerous items and one which was listed as working is not. The doorbell can barely be heard if your standing under it. But, That's the least of my concerns. He noted half a dozen things wrong with the windows such as broken springs because a few of them don't stay up and dried out caulking. There was a window pane that was broken which I already knew about. After I close on the property, I move in and find the windows are more than 20 years old. The same age as the house! They're drafty and have no insulating value at all. When he was confronted of course he had every excuse in the world why it isn't his responsibility to estimate the age of the windows. How about contractor grade single pane windows haven't been up to code for almost 20 years? Never mind he closely looked right at them and saw the broken one was a single pane of glass! How about that Mr "expert"? Apparently, there's an InterNACHI Standards of Practice which he claims excludes him from disclosing the windows age. So because you're looking right at 20 year old windows this document states you shouldn't say anything? That's a pathetic, lame excuse. Either that or you're not the "expert" you claim to be and you couldn't tell the difference. All I know is I'm already out almost 11k to replace most of the windows and to replace them all is going to rum about another 14k. I also discovered the water main can't be fully shut off because the handle won't rotate a full 90 degrees because it hits the slab the a/c unit sits on. His pathetic, lame excuse for that is that he is not allowed to turn water valves. Can you use your eyes? Because an amateur can just look at it and tell it won't turn all the way. There's too much here to list. The entire reason a home inspector is hired is to point out potential problems that should be addressed BEFORE the inspection period is over. Other wise, if I had known about the windows, I would have renegotiated or walked away instead of getting stuck with a 25k repair. You'd be better off inspecting the house yourself. We are under contract to purchase a home later this month. I spoke with Douglas and setup a time for him to come out and inspect the home for potential issues. We had to change the date because the appraisal was not in yet, and he had no problem at all with it. He was easy to reach by phone or through email, and always got back to me. I met with him after he had completed the inspection. He walked me through the house, inside and out and was EXTREMELY THOROUGH. He even knew which light bulbs were burnt out, and what switch turned on what light. Checked the roof, A/C system, and pool system as well to make sure they were all operating properly. Very personable as well. A day later he sent me a typed up 54 page report with pictures and issues that he found so it would be easy to reference with the owners / real estate agent. The biggest thing was finding a potential A/C problem that would have cost us thousands of dollars. Now we are in the process of renegotiating the contract. This is my first time going through a home inspection and I cannot recommend Douglas enough. Guy knows his stuff, very personable. Great to have in my corner to make sure all the ducks are in a row, especially with buying an older home. read more

I would like to leave negative feedback if there was one. House buyers, do not be cheated by his beautiful promise at his website and these positive feedbacks here. Doug inspected my house in July 2021. As a buyer, I certainly hope that he could list as many as problems before my purchase. If the inspector couldn't find all problems, at least he could list all obvious problems. I am so disappointed to find at least 5 obvious and expensive problems after I moved: (1) broken glass window (2) disfunction burner of induction oven (3) seriously bent dishwasher handle (4) disfunction door bell (5) broken swimming screen. None of these above problems was listed in his report. "No concern observed" is shown in these parts. When I tried to communicate with Doug, unfortunately he had a million of excuse and finally he blamed me "if these problems bother so much, you should never buy a house". Doug, it is normal for a house to have problems, but it is YOUR job to find them and report them! read more

While Doug may have known his stuff, he was unable to show it within his inspection. First half of inspection he was one phone with upset client not having their report yet, and by end of our inspection we had two damaged toilets due to his pushing them so hard they broke the seal, broken items around his inspection areas, and a report that was lacking sufficient knowledge of household electric so he just marked things did not work. I did not pay for his inspection, and thank god I used a more professional inspector on what was being bought vs. be sold! read more

Haven't even made my first Mortgage payment and i'm replacing my Air Handler unit. Don't trust Douglas K's expert opinion on air conditioning. He identified past water damage leaking from the safety switch. WRONG! It was all the freon that is now missing in an old and rusted evaporator coil system that you identified as Inspected and appears to be in working condition... Maybe if you had taken the dover off the unit you would've been worth your $500 fee. Thanks to your clause: I recommend you all a licensed professional even though your paying me as well, your completely free from being liable for my $3000 repair bill. Oh I should've purchased a home warranty. Yeah well the Home warranty company said that the damage was pr-eexisting and any competent home inspector would've discovered that was a freon leak and not water damage. If it were not for Douglas we would not have know there was an old oil tank on the property that needed removed by the seller before closing. I choose Douglas because he seemed to have the best online reviews. That was a mistake. Douglas was on time to the inspection and completed it thoroughly, though it was all downhill after that. His website states he will get the inspection to you in 24 hours. It's was more like 72 hours. On top of that he forgot that we also got a wind mitigation and 4 point inspection done. After countless emails and phone calls of Douglas saying he will do it "later that night" the wind mitigation and 4 point inspection came in 8 days after the inspection! I would not recommended Douglas to anyone. He wasted our time and held up our home buying process. read more
