We've worked with Christy at MFG Funding Inc/Home Loan 123 twice now and both times it has been a wonderful and stress-free experience! We are first time homeowners and were recommended to work with Christy by our real estate agent. We had an unusual situation since our recent work/income history included a few years we spent as expats teaching English in Japan, and in addition my husband had been working steadily as a contractor for a tech company in the bay area, yet many lenders were not considering his income as "stable income". Christy and her team were able to help us secure financing for our first home at a good rate, and we were able to close on time. Just this summer as rates dropped, we decided to reach out to Christy again in hopes of refinancing our loan for a better rate. She was able to find very competitive rates to what we were finding online and once again, her team worked with such efficiency and speed, we closed on our refinance loan MUCH faster than we anticipated! One thing: mortgages and refinances are not just a one-person job! Success is due to all parties involved including yourself. My advice, make sure you know and have access to all your important financial documents, employment history, tax info, etc.; be sure to respond to phone and email inquiries quickly; be flexible! Then it can be a simple process for everyone. Thank you again Christy and team for all your hard work!! read more

Uncle Lai (Tommy/Taiming) assisted us with our very first house's refi back in 2000. We been meaning to reconnect with him to re-fi our current home as the interest rate is so attractive. We finally reconnected with Uncle Lai, and he & his team(Ruby/Donna) diligently completed the re-fi on our home within less than two weeks and got us an excellent rate with no point and no fee. You can't beat that. A huge thanks to Uncle Lai, and we highly recommend HomeLoan 123!!! read more

Worked with Thomas Kiang as the loan officer and the whole time he did not know anything going on with the loan and told me that I would have to ask escrow. He said that from here on out it was between the processor and underwriter and he was no longer involved and cannot help. All documents were submitted on time and docs were signed immediately but somehow they still were not able to close on time and never provided an update regarding anything. Frustrating experience. read more

This is my third time working with Christy, she's helped me with both refinancing and new mortgages. Christy and her team are professional and responsive, they stay on top of things and make sure we meet our deadlines. My last transaction with Christy was challenging as we only had 23 days to close. We were in constant communications over text, email and phone. Christy and her team were able to pull it off on day 23 and we closed on time! I'd recommend Home Loan 123 to anyone who needs to meet tight deadlines! read more

I am self employed and needed a jumbo loan. Normally this would be a nightmare. But Tommy and Christy were awesome. They walked is through a very difficult process and saw it through in every detail. Most banks would just give a list of what they need and then submit it to another office. Tommy and Christy made sure everything was right the first time. If your loan requirements are complicated in any way, these guys are the best option. read more

I worked with Luisa Lin on doing a cashout for my apartment in San Francisco. She is very patient in explaining every step of the process especially it was my first time. She tried getting me the best rate possible and puts my best interest at heart. Communicating with her was easy. She is available via call, text, and email. If you live in Orange County, she also works out of an office. I would definitely recommend her to friends and family. read more

Homeloan 123 is absolutely fantastic to work with! As a first time home buyer, the process can become overwhelming and definitely scary in certain circumstances but the staff made the entire process a piece of cake. There is always someone available to answer all of my questions and assisted me in making this happen for myself and my family! What I loved the most was how efficient they are. They were able to have me approved right away and went out of their way to provide me with options to reduce my loan. Would definitely recommend them to my family and friends, very knowledgeable and informative. Thank you so much! read more

Edward Chow in Home Loan 123 is a very experienced, professional and knowledgeable loan expert. On top of it, he is super enthusiastic and detail-oriented. He closed my loan smoothly and efficiently within 28 days. Breaking record! That's because he planned for me, got documents started, well prepared in advance, then went through and followed up in each step in timely manner. He always keeps CLIENT'S BEST INTEREST in his mind. Our loan officer was Angela Wu, she's sooo awesome! She's fast, patient, informative, and she really tried to save us $. She even paid for our appraisal and extension fee of our loan rate (it expired a few days before the loan's funded because our escrow company, harmony escrow, decided not to do anything for an early start of holidays in mid-Dec.) Yes she worked weekends and after-hours too! read more

It wasn't an easy transaction for us with this house. This is our first house here in the States. We have good credit but we just moved here for two years. There were so many problems and HomeLoan123 helped us with every single one of them. I liked the way it was handled and very easy. I also want to give special thanks to Joanne Zhang who is the representative we deal with. Whatever she told us was very accurate and professional. She explained everything and the process went by smoothly. she was friendly, knowledgeable and courteous. I would definitely recommend a friend or relative for HomeLoan123. read more

My first experience with Home Loan 123 was back in 2013 when I was referred to Christy to refinance my home. I remember she really went out of her way to make things work and push our loan through. She is a true professional in this field, works your loan as if it was her own and a wonderful person. It is no wonder why after I sold this home last year and started looking for my next home that I decided to reach out to Christy again (this time exclusively) for the financing because I can just trust her and not have to think much. I just closed on our home a few days ago and couldn't be happier. Christy and Diane walked me through everything, made the entire process very simple and are always on top of everything, more so than I even was at times! No question Christy will always be my go to for all my home financing needs. read more

Helpful and courteous. They helped me close Escrow in the tight 30 day timeline requested by the seller for a townhouse with an HOA. Larger shops in town are not as attentive and cannot guarantee turnaround times on a tight schedule so Home Loan 123's ability to deliver on time and on schedule was much appreciated. Luisa did a great job and I look forward to working with her again in the future. read more

It was an awesome experience working with Taming Lai and Luisa at Homeloan123 for my recent mortgage transaction. They had assisted me in a few mortgage transactions in the past and as always their services were excellent. This is a reason why I keep come back to them and continue using their service. I could count on them to be there to answer any questions I may have and they are quickly response to my inquiries. The process went smoothly every time and they would go extra miles to ensure everything is done on time and nothing is left out. Even after my transaction has ended, they are always available to quickly response to my questions. Overall, they have a team, very enjoyable to work with and I would recommend their services to others to seeking the future mortgage assistance. read more

My husband I were lucky enough to work directly with Tommy (Taming) Lai, Operations Manager, on our home loan for our first house in the USA. He was amazing and worked extremely hard for us. We recently moved to the US from Canada, and the process is REALLY different for mortgages here. Tommy was super helpful, informative, patient, and was in constant communication with us through the entire process (especially with all our questions!). A little over a week into escrow, we actually changed our lender to Home Loan 123 because they had a better rate and would take into consideration our credit history from Canada. We were concerned about switching part way through escrow, but it really worked out well for us in the end and was so worth it. Within 2 days of confirming that we were going to proceed with the switch and use Home Loan 123 as our lender, Tommy caught us all up to where we initially were with all the paperwork with the escrow company. We were afraid we wouldn't close on time, but Tommy and his team (like Kathy), whom I'm sure worked overtime and tremendously hard for us, made it all work out and we closed on time! We couldn't be happier with making the switch and the service we got from Tommy. We will definitely recommend Home Loan 123 to our friends and family. Thank you so much Tommy!!!!! read more

We had done refinancing through Home Loan 123 for about 4 times in the past years. They were so helpfu, l and always found best mortgage rate for us. Mr. Tommy Lai was also giving me suggestion if it was good time or worth to refinance and saved us so much fees. One time they over charged me from closing escrow and I didn't notice. Guess what! They sent me a refund check!! I believe the other Loan Agencies will not send you refund check until you find out and call them. They are very honest. I recommended my brother when he bought his house and he was very happy with them too. They are the best Loan Agency we never had. read more
