This place is a joke and don't waste your time. I was shown a property that had an application in house for 6 days already and the Realtor (Kimberly Grove) doesn't even inform me of this. I put an application in and Kimberly waits 3 days to tell me this after the fact and that the app was approved of the previous person. Come today this Management company calls me and asks if I want my application processed but that the previous person approved just haven't given their pet documents even tho the ad says no pets whatsoever. They do not respect peoples time nor do they act professional at all. Dani and Stephanie in the office are just instructed to say the things they do by their superiors. Yet when you explain your side to it they don't respond because they know you're right and they just can't say it. read more

Worst rental company to deal with. Have had several maintenance requests pushed off na chandler in an unprofessional manner. HPM charges monthly fees for maintenance service but doesn't deliver. We have a pool that is filthy and needs a new pool pump but nothing has been done in over a month!!!! We are paying a premium for this house and want access to the pool. Don't know how the management and maintenance personnel have not been reprimanded or fired. STAY AWAY!!!! read more

I have had issues with this company since the day we moved in, house wasn't ready to be moved into, and received one key for the side door to the master bathroom. Previous renters had a key and stopped by to "check in on the place" after hurricane and attempted to gain access to our house.. As for the maintenance team they do a great job fixing things BUT you need to get them out their to fix it. I have had a broken freezer and microwave for a month now with no response or update. before that it was a broken garage door for 3 months before it was fixed. I have called 4 times now and left my name and number no call back. The people who work here just say sorry and that there is nothing that they specifically can't do. Absolute horrible living experience. Staff is to be thanked for that. Meghan Breen, Tammy Chantell and Stephanie. Had the tonality of annoyance every time we spoke. Long maintenance wait times (sometimes up to a week, FOR AIR CONDITIONER!!!). The owner of the property had a 2nd unit attached to my rental and Home Property Management added an addendum to my lease 4 months after move-in requiring me to pay the owners power bill for the 2nd unit! They sprung this on me the week my son was born and which led to me just overlooking the issue. We had a roach infestation that a bug man said was a plumbing source. Home Property management refused to pay for any bug service even after we stressed a newborn was living in the house. They didn't care. They hired an electrician that came to my house and tried to charge me $100 for the visit. I disputed the fee which resulted in the electrician threatening me to come to my house at 11PM and "meet me outside" to quote him. 2 years of nightmare staff relations. I'm finally moving out (They served me a noticed of non-renewal 90 days before my lease end). For two years I've always been 1 month ahead with my rent. Due to moving costs, I needed to be 1 week late. They charged me $50, and then 3 days later they charged me $50 as a late fee on top of the original $50 charge. I am still currently disputing this. OVERALL: Complete lack of discipline or respect for any family environment. Office is ran by a staff of unreliable and unprofessional women who are rude at every chance they get. Recently, I had to deal with this group over a rental. Firstoff, I talked to several real estate brokers and no one had heard of Home Sales and Property Management (HSPM) or Todd Breen? Try calling the office- they use a call center and no one knows anything or can provide helpful information. Then you receive emails from Tim but that doesn't go anywhere. As a former Board member of the PGA Village HOA, I was fortunate to work with some really outstanding management companies including Lang Management. HSPM is the exact opposite of what a management company should be. Also, based on my interactions with this group and the rental they may be running a scam to obtain personal information. I turned this matter over to my attorney and he will be filing complaints with the DBPR against Todd Breen and Tim Hammesfahr. AVOID THIS COMPANY! I have been a renter with this company for 5 years now, and from day 1 the response time for making repairs to my home have been absolutely terrible and the quality of repairs not much better. The system they use for requesting repairs is extremely poor. The Vendors they use for their repairs are bottom rate and barely get the job done, if at all... I have ALWAYS paid my rent in a timely manner and would expect the FEW times I have a repair request I would get the same respect. Even having Dangerous conditions at the home doesn't seem to make any difference. If you cant make your own repairs and are not a handy person I would NOT recommend this company to rent a home or apt from.. Do NOT go with this company. They nickel and dime you for doing their job. They are dishonest and retaliate when the relationship has ended. Tim even held our keys knowing we had vendors going to work on the property and would not work with us on getting us our keys..knowing we live out of state and just handing over OUR keys to family. Instead we had to pay a locksmith $$$ to go and re-key our door. He charged us site visits and just took it out of our reserve money after stating he deserved to be paid for his time. Unbelievable! My time was completely wasted. I showed up to look at a place and no one showed up. then after my "appt." I get a text thanking me for viewing the apartment. HORRIBLE! UNPROFESSIONAL!!! No one showed up after I waited there for 20 minutes. had to leave because I have a JOB and took time off of work for nothing and had to go back to work. My appointment was 2 hours ago, no one showed and I still haven't even received a phone call. I guess they didn't notice that I was there.. BECAUSE THEY WEREN'T THERE!! If this is a sign of their reliability and professionalism, I don't need it. and don't call their number if you actually want to speak with someone. No one answers the phone. Aweful! read more

As a former tenant, I'd like to give my input based off of my previous renting history. I remember the realtor wasn't good at doing her job. She gave me the pin code to the key box and told me to view the property on my own. I don't recall the reason why she was unable to attend. To start out with, I had a horrible living experience. The neighborhood was really bad (drug addicts, criminals). I went through three different sets of neighbors for the duration of my lease. All of them were odd and suspicious characters. I remember the first one had a kid that was a nuisance. He damaged my vehicle by pouring plaster on it. Unfortunately, I was unable to monitor my car since there was no way of viewing it from where I was. The second one that moved in happened to be a drug dealer. When he was done throwing parties, people would be knocking on his door at 3:00 A.M. At one point, a Court Process Server gave him a summons. He had a criminal record. I don't know how in the world he was ever able to become a tenant. The third and last set before I decided to move was probably the weirdest of them all. The biggest issue I had with them is that they were animal lovers, and not in the sense that they cared for pets, but rather owning so many dogs and cats up to the point that it was bordering on hoarding. They worked for a shelter, so I'm guessing they had a habit of adopting them. I dreaded the mornings because they would all start barking at the same time. Nothing in the lease stipulated how many pets you were allowed to have. They also cut the valve stem off of my tire because of a parking issue (they wanted the spot closest to the door, I have a disability which gives me a higher priority). I called HPM and they told me to call local Law Enforcement. I called them and they told me to report it to the landlord. You get the picture. At the very end, HPM kept my security deposit when the lease was up. They did absolutely nothing about the problems the neighbors were causing. The carpeting and oven looked like something out of the 1980s. They put down the cheapest possible tile in the kitchen/bathroom areas which wound up cracking a month after I moved in. The clothes in my closet formed some kind of a substance on it which I wound up having to throw out. There was a draft from a gap in the door which drove my electric bill up every month. The AC unit broke down twice (made me sweat it out for three days once). The kitchen countertop was peeling. The sliding glass door in the rear kept getting stuck which made it impossible to open. There was initially a well water system that produced harmful drinking water. They had to replace the entire toilet bowl due to a plumbing issue. Some foul odor was forming in the attic a month prior to moving. They remodeled the house after I left, so they obviously had the means and resources of correcting a lot of the issues. I also wanted to mention that the unit itself was subpar. There was no divider in the attic, and the walls were paper-thin. The only thing between me and the neighbors was insulation and piping. A few of them slammed the bedroom doors, causing the entire place to shake. I gave them one star due to the years of aggravation I endured throughout my tenancy. Their handymen were absolutely terrible. They may have been semi-prompt when something broke down, but did a lousy job at fixing problems when it arose. I recall the pipes to the water tank bursting at 1 A.M. because the well water destroyed it over the years. I'm not blaming HPM entirely, but I do wish they would screen prospective renters a lot better. I like the fact that the rental was cheap and affordable at the time, but now I see why. read more

My family has just left a rental property managed by home property management. Being objective , and not sentimental- I can say they did a horrible job about fixing anything broken - taking about 18 months to replace our primary bathroom shower stall. The ladies at the property , Megan and Ashley Breen, the manager Tim H, have been very unhelpful in attending to our needs. We signed a month to month lease in our last 6 months there and we signed the lease with specific hours to show the property daily, however they still tried to bully us to show the place in our private times, outside of the window. When the hurricane was coming last year- we let them know the shutters were all dry rotted in the locks and they told us to do the best we can- no care for our safety. We were without a dryer with heat for over a year because they would not change the dryer, after the service person they sent out to fix the dryer made the recommendation for a replacement- they told us to buy a new knob ( which was not the solution) , compounded with the move in - the home was not move in ready- all the blinds were filthy and hung with broken clips ( which we were told we had to replace at our cost) spiders in the corners, broken screens everywhere. Just to show they don't not know their properties- they gave us gate clickers that had not been used in years for the gate system. With the covid pandemic- they had people in and out of the home while we were there, we decided to move out and they would not provide any courtesy. We are required to give 30 days notice, the first time we tried to move out , we gave notice that was not on the first day of the month (say the 28th) and we were approved to move out by the months end. However , the property fell through. The next month we did the same thing and they would not allow us to move out in good standing - though everything was the same - same time frame - I pled we needed to move out because of the risk with the high foot traffic in our home with the viewings during Covid, they did not care nor could be courteous. They are nasty and passive aggressive- the 2020 mask for professionalism. We have never paid rent late - and have kept the property in great condition. All to result in our deposit monies being revoked. I would never rent from Home Property Management again, and do not recommend you do. They are poorly managed with no one in there communicating with the other. There was no consistency in the office. As a renter or owner - do not do it. Owners- they will make you look bad to the renters and they manage the facility terribly. The repair teams they choose are obviously the cheapest as they repairs continually need to be redone. Icing on the cake- they sent us our security deposit , then took it back 3 days later. We had a horrible experience like never before - and I've been renting for 15 years in the SoFl area. Takes days to even receive an email back and usually when they do reply the email is short and useless. A horrible rental management company. If you want to make a profit renting your homes, do not use this company! Todd Breen and staff has one goal... to make as much money off of your property and your tenants as possible. He does this by tacking on extra monthly charges like scheduled a/c filter cleanings, video charges, tenant rental insurance, eviction protection... the list goes on. He even outsources his maintenance and then gives the work to his relatives. I have since made a change in rental management companies and only wish I had done it sooner. The worst property management company I have ever seen. We are property owners and gave them our portfolio to manage. They take 3 to 4 month to renovate and find new tenants, when under our management it took us less than a month on average. If you have multifamily where you pay the utilities, they do not pay utilities on time so there are late fees every single month. Same thing with HOA. They do not renew business licenses leading to code violations and since they do not open the mail or communicate with tenants that leads to court hearings and fines. A last but not least, they lock you up in with their contracts and when you ask to leave they pretend that they will help you find a new manager when they actually sell your portfolio to another manager making money of your back and not letting you choose you property manager. read more

If i were the homeowner I would be furious knowing I was paying for this level of service at the risk of damage to my home (no urgency with maintenance issues affecting the house). As an out of state landlord I thought I would reluctantly give a management company a try. You probably haven't heard this one before. While the property was under their control, a squatter moved in and started painting the interior and telling prospects to "go away, this house is rented" I had to threaten to have them arrested if they didn't paint the interior back to it's original color. The only kind of tenants that they could find were borderline homeless. We settled on a couple that they said their background checked out fine including the previous landlord check. They lied on the application. Long story short, the tenant was very demanding with the house and we installed a new well water system for them which was $2,500 along with the $1,700 commission, new rug, paint and so on. Tenant hasn't paid in the first 2 months and we are currently in court eviction proceedings. Turns out I could have flown to FL from CA and saved a ton of $$ and aggravation.
