We've used Home Rental Services since 2011, with excellent results. We moved to Texas for a job transfer, and asked HRS to manage our rental property. The process is turnkey. They qualify the renters, check their credit, make sure they make enough income, etc. When maintenance requests come in, they handle them in a forthright and efficient manner, and bill us accordingly. Things went so well with the first rental, we bought another house and used HRS. Same great results. Since then, we have bought 5 more houses, for a total of 7. HRS manages them all and makes it easy. They even prepare end of year tax statements for our accountant which makes that easy too. Our renters often ask for improvements in our houses, which we routinely provide (new stainless steel appliances, new washer/dryers, painting, etc.). This is a cost of doing business. I had a horrible experience start to finish with Home Rental Services. If you are a landlord, do not use them. - While they were showing the property, the fridge water line leaked onto the floor. The sellers were able to prove that it was capped when they left. HRS refused to cover any of it and dismissed my concerns, saying it would be a couple hundred dollars to repair. It was thousands. - Each month there were tons of 'repairs', including fixing the same garage door three separate times. I am talking $5-10k repairs in a given month for a new house that I had inspected myself with no issues. Once I changed management companies, even with the same tenants, suddenly things no longer needed to be repaired and when they did, the fees were much cheaper. - Dissatisfied with the insane repair costs and the lack of responsiveness and ownership with the company, I waited until the end of the contract because the contract had a punitive termination clause. They instead went after me for the next full year of maintenance fees. I did not know what to look for when signing the contract and got screwed with the predatory clauses. Do not sign a contract with them. read more

The absolute worst home rental service company I have ever rented from. The weekend we moved in, the AC broke (on the hottest day of the year, no less). Ok, beyond their control, not their fault. But when I tried getting someone to fix it, they gave me the runaround and told me to call three different people before finally talking to a repairman who said he may or may not have time to fix it that weekend (thankfully he did, as we had our one-month old son with us). It was also filthy when we moved in. Trash on the floor, dust everywhere, the oven was a mess. We asked if they could have someone clean the place. Their response? "Cleanliness is subjective." Next, the basement flooded. The carpet was soaked. We were using it as our son's play area while my wife worked upstairs (she works remote). It took them over a month to replace the carpet. Over a month. That we were without a room we were paying for. We weren't compensated for any of that time (not to mention the damaged items from water, but fine, that's not their responsibility). A few months after THAT, the furnace broke and the pipes burst while we were out of town. We didn't leave it off. It literally broke. The repairman showed us the broken piece when he came to fix it. But it took several days before we were able to live in the home again. Several days. Again, no compensation for the time spent. In fact, they tried to blame us for causing the furnace to break in the first place. When we moved out, they charged us $200 to clean the apartment, despite the fact that it was in better shape than when we received it. Throughout our entire two years renting from them, their attitude was very unprofessional and we were constantly receiving condescending emails weeks after we asked for assistance with something. Also, check Zillow before you rent from them. We found out that we were overpaying by several hundred dollars. That was our fault for not checking, but we assumed that the extra money would be going towards a competent home rental service company. Guess not. Do not rent from them. Doug B's comment regarding this business is spot on. The company is poorly managed, and it shows in their high employee turnover rate. I had 3-4 "managers" in my year with them, and nothing that was communicated with one filtered over to the next. And Doug's description of Meehan's "2-3 minute daily phone greeting diatribe regarding her schedule for the day" is dreadfully accurate. Other things to watch for: A. Add-on fees that should be covered in the monthly management fee. B. Repair charges. The company doesn't need approval for repairs of less than $500 a month. So, of course, repairs came in frequently at just under that number. I ended up having to contact my tenant to ask if they would please use my established handyman in order to get around paying Meehan's grossly inflated repair charges. This company's motto, "Trust is the key," couldn't be less accurate. read more

***RENTER BEWARE*** Tried to rent out a property and Caitlin was extremely unresponsive and not helpful at all when asking for the documentation but never providing me information of what documentation she needed. After 4 sent emails asking what she needed to secure the property, they sent us a denied letter due to lack of documentation. We even offered to pay the full term upfront in order to motivate her to respond to our emails and STILL nothing...Seemed as if Caitlin didn't want to rent us the property and was just a horrible experience at the start. I am glad we didn't get the property because it sounds as if they would be a nightmare to work with for the full term of the lease. They dragged this case out for 2 weeks 2 days prior to moving and decided to deny us due to lack of documentation that we offered to provide but would not retract the denial letter. I never thought I would come across such a horribly ran company like this in my life. (The Property Manager sounded awesome at least) **Good luck to whoever decides to go thru this unresponsive company** read more

Like everyone else has already stated DO NOT ALLOW this company to rent your property. They take forever to rent properties and after initial contact are almost impossible to speak with. The type of renters they provide is another problem. They will just "fill in the gap" with anybody they can find! And, when the tenants stop paying rent, the company starts acting like Nazi and simply evict the tenants hitting YOU with RIDICULOUS FEES for that. There is a fee for everything that they do: eviction fee, rental fee, renewal fee, etc. They hold rental checks without paying you for no reason. If you have no spare funds to pay the mortgage, you will be in big trouble missing numerous payments. All that they do is create situations where they can charge you another fee. After ending our business relationship they conjured a ridiculous amount of "built up/unpaid" "Renewal commissions" like where were these charges through-out our usual untimely business. read more

As an owner who worked with the HRS company for 3 years, I regret that I have been quite disappointed. I did some research and should have paid more attention to previous reviews before choosing them. Their up-front initial service is quite professional but once I signed on, other people managed the property and administration. Owners are not notified of expenses below $500 and since the agency uses its own repair service (a relative, I think), things add up to the company's benefit. Response time to emails and site visits were not properly done. Please do your own research and ask around the KS area before choosing this company. read more

The property that we currently rent is a nice place, however from a renters perspective home rental services is very inflexible. Life happens and you are guaranteed to get the shaft from home rental services when it does. All contracts procedures and company policies are designed to benefit home rental services and possibly the owners. The needs of the renter are not recognized in any way. The human factor is seriously lacking in their inflexible way of dealing with renters. Clearly it's all about the money and nothing but the money. Owners beware should you sell your rental property while it is rented under Home Rental Services (HRS). HRS retains the renters deposits but upon selling I was informed they would send me the renters deposits and I was to forward it to the buyers. The title company withheld the rental deposits from my proceeds for the buyers at closing in September, 2018. To date I have not received the deposits of $2,392.00 as promised by HRS and they are not responding to me. Secondarily, their customer service and communications have gone downhill for the last five years. For a portion of the last 5 years I had one great property manager, Joshua Volland that is no longer with HRS. read more

Disappointed and this has been a bad experience. I previewed the house and it smelled musty. I asked how long the place had been vacant and the person showing me the property, Chris, said about a month. Come to find out the place had been empty for months. During negotiations I asked Chris to make sure the house was cleaned and the carpets were cleaned before I moved in. Chris said he would check with the owner for permission and later responded that the owner had agreed. I provided the date that I would like to move in, but I was told it would have to be a later date, because they needed more time to get the carpets clean. During this time, my family and I had to live in a hotel and waited for the carpets to be cleaned. The day we moved in, the house was dirty, the carpets had not been cleaned, the grass in the yard was over 1 foot tall, the upstairs air conditioner was broken, both A/C air filters were black, as if they'd been in there for years, a fan was broken, the dishwasher was broken, and there are over 15 light bulbs burned out. That morning I paid $7,425 for first months rent and deposit and this is what I walked into. This was 9 days ago. I called and started reporting items as I found them. They sent someone to mow the lawn, but this person only mostly mowed it. They left a 4 foot stripe down the center of the backyard. So the grass is still 1 foot high down the center of the backyard. The fan won't be replaced until Wednesday next week. They did fix the A/C within 2 days and replaced the air filter's. They provided me conflicting information. I was told to call the emergency number for the fastest service, which I did, then that person told me to email for fastest service. I was told this morning that the light bulbs would be replaced the same day as the fan. I was told this morning that it would be September 30th, before someone could make it out to look at the dishwasher, but probably not repair, because parts may need to be ordered. I believe it's unacceptable to go 1 month without a dishwasher. HRS reportedly agreed with me and said they would contact the owner, however, HRS said they couldn't provide an ETA as to when they'd have an answer on the dishwasher for me. So, I'm in limbo wondering when or if this dishwasher will ever be replaced/repaired. Monday September 9th someone came to clean the carpets, but they didn't fully clean them. Our furniture was already in place and the person didn't move our furniture, so the carpet cleaning was only partial and the smell's still exist. By the end of this month I'll have paid this company over $11,000 in the first month and these are the issues I'm having. HRS was not sympathetic to the amount of money I was out of pocket. They said that it didn't matter to them if it was $1,000 or $3,000. I see that point both ways, but when it's your money and it's thousands of dollars, it's a big deal. At least to me. I would give this company 0 stars if I could and I regret ever moving here. I also have texts to the person who showed me the property letting him know that they weren't responding to me in the beginning. They also left a lot of trash, which is still there, in the downstairs storage area. Does this company have any attention to detail? They said they've been managing it since 2011. There's just so many problems here and if they'd taken the time to walk through the house and do what they said they'd do, then they'd have seen some of these problems, they could have fixed them before we moved in, and we wouldn't be so inconvenienced. DO NOT use Home Rental Services to manage your property. They were recommended to us by friends. Little did we know that we would find a Company with no communication skills and an owner with anger issues (her own words). My wife and I decided we wanted to move but not sell our house. We were pointed in the direction of HRS by our friends who used them in the past. My wife setup a meeting with one of their leasing reps, who came out to our house and inspected the property. He took a few pictures and discussed rental prices and associated fees. After further discussion, my wife went to their office and spoke with Kandy Meehan the owner. Kandy gave my wife her song and dance about how great HRS is and how she is so connected to the best sub contractors with the best prices. My wife left feeling comfortable. We then started calling her sub contractors to get bids for work we wanted done prior to renting our house. What we found were sub contractors 30-50% higher in price than all other contractors who bid our jobs.. Kandy uses these contractors to perform maintenance on all her managed properties. Which means if HRS manages your property you will be overpaying for maintenance issues.(I'm thinking KICK BACK) After our experience with Kandy's expensive contractors we decided to just use HRS to find renters. We didn't want to be stuck using contractors that were overcharging us because they were affiliated with HRS. We attempted to call and e-mail HRS numerous times over several days, with no return e-mail or phone call. My wife finally got someone to answer the phone and spoke to Kandy Meehan. She told her we only wanted to use their tenant finder services. During the phone call Kandy yelled at my wife, insulted her, and passive aggressively threatened her. After Kandy Meehans outburst on the phone, my wife wanted nothing to do with Kandy Meehan or HRS, and did not want her finding our tenants. I ended up having to call HRS to speak to Kandy, and after listening to her full 5 minutes worth of excuses for her behavior and lack of communication, in which she even admitted having anger issues, I told her we were not using her Company. She told me she already had someone ready to rent our house. I told her I was sorry, I was no longer going to do business with her Company and explained why. She didn't even acknowledge the reason why my wife and I no longer wanted to do business with HRS. She then passively aggressively threatened me with her lawyers. The only problem was that she had no contract signed by me. Approximately 1 month later I received a letter from her attorney saying I owed her $1850.00 for finding tenants for my house. Not once was I provided a lease from prospective tenants, again no communication. She then maliciously sent me to collections and caused me to have to speak to the collection agency explaining that she had no executable contract and request them to remove erroneous information on my credit. If you require honest respectful communication, reliable cost efficient property management services with equally cost efficient maintenance. Do yourself a favor and DO NOT use Home Rental Services, Inc AKA: home4rent.com and steer clear of any dealing with the owner Kandy Meehan. Because in her own words she has "anger issues." read more

Initially when we signed on with this company as our property managers we felt very good about the services they provided. Home4Rent had separate rental agreement riders (e.g. hardwood floor rider that included care, products, floor protection from furniture, etc) in addition to their lease agreement. They claimed they were the best in Kansas City and brought over 25 years of experience. We were assigned an excellent property manager, Paul, who was very responsive, kept us informed and let us know about any problems or issues that arose with the property...then he quit to take another job. In the meantime there was only one person assigned to manage/respond to all their property owners. Eventually a new property manager, Trent, was hired and he was a shining candle in the otherwise dismal service front we had begun to experience from Home4Rent. A second, and even more disturbing component to Home4Rent's business model is that all the key positions and aspects of the company are filled with family members. So for example, Ms. Kandy Meehan is the owner of Home4Rent and her daughter, Caitlin, is the Director of Client Care. Home4Rent uses a home repair company almost exclusively for repairs/fix-it services at all the properties it manages and this company is owned by none other than Kandy Meehan's husband. These familial and somewhat incestuous business relationships presented problems for property owners that included nepotism, lack of accountability and somewhat sketchy business practices related to the repair services. In 2013, we started noticing what I will refer to as "cracks in the foundation of Home4Rent's service". While we received good customer service from the property manager assigned to us (not a family member), email questions or calls to the Director of Client Care would take days or sometimes a week to receive an answer. Towards the end of the working relationship the customer service response time from the Director of Client Care was terrible. So bad in fact that in one instance after requesting simple information it took 5 emails and 4 phone calls (none of which were answered) over a span of 18 days just to get a response. Only after involving the owner (the client care director's mother), Kandy Meehan, via a CC email did we receive a response to our question. Because the Director of Client Care was Kandy's daughter, there was no accountability or corrective action taken for such poor performance. Early in the working relationship we had asked Mr. Meehan, Kandy's husband and owner of the fix-it and repair services used by Home4Rent, to price out a couple of items for repair at the rental house. The cost was exorbitant, we declined the service and subsequently used an outside vendor to complete the work. Almost a year later, we suddenly noticed an expense appear on our owner's statement for repairs. After inquiring we were told it was for some alleged work done at the house almost one year prior that was never invoiced. Upon further inquiry it turned out it was for the work that was never performed. The property manager who would have remembered had unfortunately left Home4Rent . Luckily we had saved email correspondence related to this situation and only after many phone conversations and emails the charge was reluctantly removed. In late August 2013 we gave notice to Home4Rent that we were terminating our working relationship effective the end of September. After giving notice our property manager also informed us that he was leaving the company, as well. However, he assured us he would put the wheels in motion to process out the request and any final funds due us. In his last email before leaving, Trent let us know this request and termination notification had been sent to management. Fifteen days later in the month of October we received an owner's statement where Home4Rent continued to charge us for property management services. This took an additional effort to remedy and a threat of legal action to have the funds owed in back rent and reserves returned to us. Bottom line, anyone looking for a property management company should steer very clear of Home4Rent and all its subsidiaries. We found a wonderful new property management company called 33rd Company and have never looked back. read more

Sheesh, trying to just tour one of their properties is a nightmare. I filled out an interest form on their website regarding two properties they had for rent. I got an email back asking for additional information. So far so good. I replied with more specific information and reiterated that I was still interested in the two properties I had originally inquired about. No response. My wife tried calling.... no response. She called again... nothing. That was a few weeks ago. If it is this hard to get someone to call/email back a prospect, I can't imagine what hoops a tenant has to jump through to get maintenance done. I can't imagine the property owners would be too thrilled to know that the property managers are so reluctant to show the properties either. read more

I rented a property managed by Home Rental Services from Jan to June 2013. On the whole, my roommates and I were very disappointed with the way the company managed our property. What they did right.....you can pay rent online, which is awesome and easy. The property mangers I interacted with in person were always very polite. We moved in with short notice. The first property manager we had did a good job of expediting the application/leasing process. What they did wrong......there is also a form to fill out online for maintenance issues. Theoretically a great idea, but I used it multiple times only to never hear anything about the problems being fixed. Finally had to just call. We have the traditional two month notice that we were not renewing our lease. We were told Waldo was a hot area and they expected to rent it fast. I lost track of the number of showings they did in those two months, but it was at least 2-3 a week. I finally told them that I wasn't going to be asked to leave my own house this many times and started remaining at home while they did the showings. Our biggest complaint by far with the company is the way our move out and security deposit was handled. When tenents move out you are supposed to have a move out inspection. We were emailed a day and time (we did not get to chose it). I rearranged my schedule so I could be there for the inspection. I showed up at the house at said day and time. I waited over 45 minutes for my property manager to show up. He never showed so I called and left a message and emailed him inquiring of his whereabouts. Never heard a word back from him or anyone else at the company. I got busy with school and didn't pursue the issue any further. A couple months later we get a letter and our deposit check in the mail. We were charged $100 something for a rekey fee, which is silly, but we were expecting. What we weren't expecting was $300 in fees for blinds and supposedly patching and painting walls. Upon move in we had reported all damage to the house, which included a few missing blinds and some small nail holes throughout the house. Our lease said that small nail holes were ok to have upon move out. The house was missing the same blinds as when we moved in. There were a few more nail holes, but no screw holes or anything. If anything the house looked better than when we moved in. I had touched up some trim paint and done a lot of yard work in the backyard. I have since sent a lengthy complaint email to our property manager and the company about our deposit.... Guess what? I haven't heard a word back from them. Since last June, this company has continued to amaze us, which has prompted us to post our poor experiences so others take into consideration that they may experience the same disasters when dealing with Home Rental Services. Case 1: My wife and I are both medical professionals. Due to a job change, we relocated from CA to KC last August. Back in June, I made a special trip to KC and stayed for 2 nights 3 days towards one single goal which was to find a rental house. After seeing few houses, I paid $100 to submit an offer on a home that a rep from Home4Rent had showed me and assured me that no other offers had been made. I then submitted an application later that day. On the next day, I went back to that house accompanied by the same rep and did measurements of all rooms for furniture arrangements. Before I left KC, I was assured that it would take about a couple days to process the paperwork and they would email me the lease form for our signature. I went back to CA and immediately made arrangements with the moving company regarding the moving date and the address to move to. However, 5 days passed by and we still didn't hear a word regarding status of the lease. After several inquiries by both email and phone messages, Home4Rent finally responded with "we'll get back to you." Two days later they told us that there was a problem: the owner had received multiple bids and now wanted to increase the monthly rate. We were unhappy about it, but because we were across the country, we agreed and expected the deal to finally go through. Another day passed by, they notified us that the owner had chosen another bidder, and the home that we were assured would be ours to rent had been pulled out from under us. Case 2: We were so disgusted and distressed by how Home4Rent threw us around, but we were so far away and what else we could do, so we agreed to take the offer of another home from Home4Rent. They accepted our offer, processed the lease, but when we got the paper to sign it, we noticed that the rate on the lease form was $200/mo more than was advertised. After we called them on the elevated rate, they said it was an "oversight," and wrote in the original rate that they had advertised. Case 3: We moved in last August. We had always tried to pay our rent as early as possible. In the beginning we just brought our rent to their office. They told us we would be charged 10% of monthly rate for paying the rent at their office. We then sent our check to them by mail, and we always mailed the check out a couple days before the first of the month. In November, Home4Rent sent us an notification of a late payment charge totaling 10% of monthly rent. We were shocked, first of all, we had no idea how our mail got to their office late, second, we had no idea about the deadline for the payment to be received by their office. We talked to both the staff and president of Home4Rent, tried to explain the situation, and asked to waive the charge considering this was our first time. They had no room for any kind of discussions but insisted that if they did that they would violate laws (no idea what laws they were talking about). Just about a week ago, they sent us another notification of late payment charge for January rent, but when we checked our bank account and found that they had cashed our payment a day before the deadline. Case 4: On one freezing cold Saturday evening last month, we noticed that the temperature in the house was dropping, and the furnace wasn't coming on. When we checked the electronic thermostat, we found that it had no display. We thought it could just be dead batteries although we just changed 2-3 months ago. After we found that changing the batteries had no effect, we went out to the hardware just before it closed, and purchased an equivalent thermostat, installed it and the house began to warm again. When we submitted the receipt for reimbursement, Home4Rent rejected our request because we failed to "contact the main line for any emergency issues... without having a vendor there to verify a non functioning thermostat we cannot warrant a reimbursement." We could have frozen to death if we had waited for them to come to examine whether the thermostat was indeed dysfunctional on a freezing cold winter evening - how amazing!! read more

I can second many of the comments/experiences listed on this page from our own experience using HRS. We engaged them in 2013 to lease out one of our townhomes (a unit that was in pristine conditions with a ton of improvements) to test them out when we moved away and could not longer manage our properties directly. After going through the onboarding and signing the management agreements, we were assigned a leasing agent. He took pictures, put the sign in the yard and posted the listing and then...nothing for about 6 weeks. A neighbor of the property even contacted the leasing agent per the number on the sign because he was interested in moving - he never even heard back. I was following up with the leasing agent after I learned that, and he kept calling my husband, instead of me, which was irritating, because I was the primary contact. We finally got some activity after several follow ups and inquiries we initiated, and we got an acceptable lease offer and tenants moved in for a 16 months lease. So, tenants move in and shortly thereafter, in February of 2014, we get an email from our property manager, alerting us that our hardwood bathroom floors are coming off the floor and that we need to fix them - AFTER the inspection at move-in recorded that the flooring was in perfect condition. Instead of investigating and going back to the tenant, they blamed us for installing hardwood floors in the bathrooms (which were professionally installed, wet-room rated, premium pre-finished floors SPECIFICALLY for bathrooms). After many back and forth emails, with property manager and owner Kandy (who kept trying to put the blame on us - the owners who pay them to act on behalf of OUR interest NOT the tenants), they finally got the tenants to admit that they flooded the floors and that the bathroom floors were warping because of their kid was using the bathtub and splashing water all over them. Not to mention here that HRS ordered tiles and put them on our monthly statement without our authorization, because we casually discussed replacing the floors with tiles if damage gets worse, and we even offered splitting cost with tenants (we were trying to be nice and compromise just to move on with things) as one of the options. Kindly, HRS removed the cost (and the tiles) from our statement and basement after a very candid call with the owner Kandy, during which she reassured us that HRS works on behalf of homeowner and that things will be handled with better communications moving forward. After we declined to pay for the floor damage done by tenants, miraculously, the floors "settled" after tenants installed a shower curtain and added a floor mat. So when tenants broke the lease and moved out, the inspection (that we were charged $130 for and that is conducted by Home Rentals contractor of record) supposedly showed no damage and tenant was released and fully refunded their deposit (with minimal communication to us during the entire process). However, when the next tenants moved in and out after a short-term lease of 5 months (with neither move-in or out inspection recording damage - again HRS' "own" inspection company), and we put the house on the market the day they moved out, a real-estate inspection during the sales process found that the floors are loose and warping and we had to give buyer a significant concession to fix, due to the inability of Home Rentals to address the issue with the tenant that causes the damage in the first place. There were so many other issues we experienced that are already well and extensively captured in the other reviews (using overpriced contractors of their own, not communicating, etc.), that I am not even bothering listing them again (even though charging us $500+ to replace 3 toilet flappers was a highlight). In summary, this has been one of the worst experiences we had with a service company. Period. Not only did we lose money from all the fees, tenant damage not addressed, and overpriced maintenance (in comparison to the other rental properties we own and manage), the time and effort we spend following up, resolving issues and simply getting them to do the job we hired them to do - managing the property on OUR behalf, not trying to protect the tenant and seeing us as a cash cow - has been a challenge to say the least. So if you have a choice, do pass on HRS for your property management needs and find a company that is dedicated to serving their paying customer (=Home Owners) as the #1 priority and makes communication and transparency their mission. read more

STAY AWAY FROM THIS COMPANY! long read, but worth it if you are considering renting from them! I actually don't have a positive thing to say about this company. I moved to Johnson County about 8 months ago and was looking for a 6 month lease. I found a place near my office for a reasonable price, or so I thought. The place was a dump. There were holes in the floor leading to the outside where Mice, spiders, etc can get in. I politely asked HRS to have someone come out and fix it. When I moved out 5 months later, it was still not fixed. The place was a 3 bedroom / 3 bathroom. Not one of the bathroom doors closed and latched. not one. Was it ever fixed? Nope. Anytime I asked for something, it may or may not get resolved. When we were getting ready to move, we asked to move out after 5 months instead of 6 months. They said no problem as long as someone else gets in the house for the 6th months and we get out no problem as everyone would be happy. They guy came many times to show the house, no takers. At one point he told us that the place was a mess, it smelled bad and we needed to have it professionally cleaned. Well, the fact is the house was in far greater shape at the time we were moving out then when we moved in and there wasn't a thing out of place. It was my best interest to have that place spotless to get another tenant in there to save me a month's rent. So why would I leave it messy and smelly??? Finally, 5 days before the end of the month they called and said they have someone to move into the house. Great news right? Well, they scheduled the final walkthrough with the inspector and he said everything was great no issues. Well, they have 30 days to give you your deposit back. I called on day 24, 26 and 29 and still had heard nothing on the amount I was getting back, if any, or when I should expect to see it. Finally, on my last call to them on the 30th day when I was pretty upset, they said, "you will have the money today. What is your new address?" They didn't even have my new address to send me the money. How was I ever going to get it if I didn't keep calling??? I got home that afternoon and an envelope with the deposit was stuck in my door. The deposit was paid in full, minus a "re-key fee" of $96.00. I literally turned the keys over to the inspector at 4:00 in the afternoon and the next morning the new guy was moving in. So, I would be completely shocked if they had a locksmith come out and change the locks in that time. I can't prove they didn't, but by their track record, I would bet they did not. Here is the final problem, I moved out 4 days before the end of the lease, which means they owed me a 4 days of rent back since I paid them at the first of the month. Well, the 30 days went by and i got that deposit back. another 30 days went by and I hadn't seen the prorated amount. So I called and asked for it. The representative told me that he had to wait another 4 weeks for the current tenant to pay his bill, the check to clear the bank, then they would pay me. Why on earth would my refund need to rely on the next tenant after me??? So if this guy is a deadbeat, I may never get that refund because his checks won't clear the bank? That has to be the dumbest thing I have ever heard. It has been almost 3 months and I still have not seen that money. You want my advice, stay the H*LL away from this company. I haven't talked to one person there that is polite or thankful to their customers, the ones that are paying their paychecks. They are REALLY good about taking your money, but don't really care about giving it back when it is due to you. They don't like to answer the phone and when you call they are always conveniently "out of the office". POORLY run company, stay away!!!!! read more

Please do your research before engaging in a lease with this company or agreeing to let them represent your property. Unfortunately I didn't read the reviews or complaints filed with the Better Business Bureau before signing a lease. They are unresponsive or significantly delayed in responding to urgent maintenance matters and have a creative system of accounting that will generate additional fees for the lessee. The owner of the company (Kandy Meehan) has been sued numerous times in local court. Beware of Home Rental Services and any company Kandy Meehan represents. read more

We had a horrible experience with Home Rental Services. We rented a home they managed for 2 years and had multiple problems. Our first issue was a silver fish infestation that continued on for the entire lease. The owner of the property also had tons of deferred maintenance and we had to live through a roof replacement, extensive dry rot repairs, exterior painting, leaking sinks and a squirrel infestation in the attic. Getting ahold of the property manager and getting return calls was a very frustrating process. At the end of the lease they did not return the entire deposit and said it was due to paint touch up and removal of an alarm system they had given us permission to install. The home had not been painted in 10+ years. I would not recommend anyone to use their services or rent one of the homes they manage read more

I totally agree with Doug B. and Gloria. The company is poorly managed. Phone calls were not promptly returned. I had had enough when I could not get a response out of them as to whether our renter was going to renew his lease. Time was wasting, so I had to track the renter down myself by searching for his phone number on the internet. I had to find out whether he was renewing, and had to let Home Rental Services know. At that point I said enough is enough, and let them go. I do not pay 10% of my rent to them and 1 month rent commission for me to do their job!!!!! And when I emailed our property manager and carbon copied Kandy to let them know we would no longer need their services, you would think Kandy would've asked why we were letting them go. If I were a business owner and one of my customers was going to a competitor, I would want to dig deep to find out what I did wrong so I don't let it happen again in the future. But I did not receive one email or phone call from Kandy. After not receiving an email or phone call from Kandy, that confirmed that I had made the right decision to fire them. I also went to KC Rental Source, after reading Doug B.'s review of them, and Tanya at KC Rental Source has been wonderful!!! She found a renter for us within 3 weeks in the dead of winter! And anytime I have a question or issue, I will text her and she always responds immediately. And they charge a lot less for much better service! I have been renting a house from this company for the last year and it has been the biggest mistake of my life. Starting from day one, I have had major issues. The day I moved in, the house had not even been cleaned or properly repaired and was nowhere near ready to move it. During my stay there, I have submitted 16 different maintenance requests, most of which were addressed, but in completely unprofessional and incomplete manor. The owner of the house has not maintained the home in any fashion and refuses to shell out money to repair simple issues that have deteriorated over time. When they did approve maintenance requests, Home Rental Services hired the cheapest and most unskilled repairmen. After repairs, the house was often left dirty with debris all over. One time, the repairman snaked the toilet and when I came home I found a trail of poopy fingerprints. This repairman also replaced a small portion of the ceiling due to a leak caused by a deteriorating roof, and the plaster is already almost completely gone. The painter they contract is careless and dripped paint on the carpet (which I will be held responsible for) and on a couple of expensive furniture pieces that I had just purchased. If that was not enough, my property manager, Derek Dodson, has been hard to deal with and insists on giving me a rude know it all attitude every time I try to communicate with him. The owner and other associates at the company could care less about what happens in their properties once they have your money and you have moved in. I sincerely regret ever renting from this company. Please be warned before you feel the same. read more
