The first property I moved in didnt work because of the owner rules; one day i woke up to a man tiptoeing out of my kitchen. Me and my daughter was asleep on the couch. I immediately jumped and reached for my gun. In order to walk to the kitchen, he had to walk past me and my sleeping baby which didnt sit right with me. When I called Ellie's regarding this issue, some seemed apologetic & understood how badly that could have gotten while others stated it was out of their control because he was hired by the owner, which didn't sit right with me so management allowed me to transfer units. My current unit, Ive been in for around 3 months. Still managed my Ellie's. Since day 1 of move in there has been clear signs of mice & ant infestation. Ive made them aware of this day 1, sending them pictures/ videos. There are so many entryways due to amount of holes. The main one is the kitchen cabinet which also contains a ton of mold that has yet been addressed(also made them aware day 1) the cabinet has a HUGE chunk missing and it connects to the outside which is how they're getting in. Mind you, they moved me in knowing this. While inspecting the massive hole underneath the cabinet, I noticed blue bait which is more confirmation that they were aware of the infestation prior to me moving in. I found my 8 pound dog in the bathroom, eating that same blue bait. I looked under the bathroom cabinet and seen they laid some out there too. Again, confirmation that they KNEW. my final 2 strikes was seeing a mice run from my baby closet(on the SECOND FLOOR) that same day her face and eyes were so swole due to her being allergic. Then, at 7am while bathing my daughter, I seen a baby mice running from underneath my bed. Confirming the problem has now grew due to them not taking this issue seriously or making tenants aware of infestation BEFORE move in. I still have yet received a response from the property manager. The office answer every now & then but they are helpless because they have to go through management to get things done. The first week of me living here, they sent a pest guy that said he couldn't treat for the mice because it isnt his job to patch holes; he stated they will only keep coming back until they're patched by maintenance and only left 3 ant traps on the counter for me to sit out on my own. After weeks and weeks of calling about the mice again, they are wanting to send the same pest guy out who did nothing the first time. I spent the last few weeks preparing because now I am able to withhold rent: I have documented all communication on my end, all of the mice poof, ants, mold, doctor appointments, therapy documents, communication with previous tenants, etc. It's a violation to move someone into infestation especially while being aware! my 2 year old is allergic and still no empathy has been shown. No discount. No proper treatments. Rent is 1900 I decided to go up in rent to avoid things like this. it's only me & my daughter on the lease. Not me, my daughter, and a family of mice & ants . Something needs to be done! Every neighbor I have talked to, has them too which could be why Ive been ignored and treated like a nuisance. I'm not understanding why not take this serious considering there is so many airbnbs over here, my next step will be letting the guest know the area they're paying to be in is infested.

    UPDATE: Leslie C. of this company claims that I should have…read morewritten this review 6 months ago. Interesting, as I didn't move out until end of April 2018, which was about 3 months ago. Nothing I have said has been exaggerated. Just look at other reviews, such as the "not recommended" Yelp reviews (especially these!), Google, etc. Many of these reviews say the same exact things I've been saying. There is an obvious pattern here. It's unfortunate that people who post with no previous reviews are automatically categorized as "not recommended," even though they're still legitimate - just that Yelp's algorithm categorized them that way. I have nothing to gain from doing so. Absolutely nothing. My review is simply serving as a warning to landlords and tenants alike. Time and time again, Leslie claims that all the landlords and tenants are in the wrong. I highly doubt that dozens of people who complain about this company are wrong. Please be informed before renting or working with this company - feel free to shoot me a message. Not to mention, there are plenty of people who do not post their negative experiences online, so there are likely other tenants and landlords that have had issues with this company. We actually did call them, text them, and e-mail them for issues last summer regarding a pest problem that I deemed an emergency. By the time it was actually dealt with, the rodent had escaped. We also didn't receive things that were promised (including regular HVAC check-ups and pest control!), yet they're claiming that we should have to contact the contracted company. Now they're claiming we're dirty people, and that's why we had a pest problem. No, there was a pest problem because the house is several decades old and has not been treated for pests and rodents. That is the responsibility of the landlord, not the tenants. We actually left the house CLEANER than when it was rented to us. I spent HOURS cleaning the house when we moved in because it was in terrible shape. Photos that document AFTER move-out condition do NOT document what was ALREADY THERE BEFORE MOVE-IN. This logic makes absolutely no sense. It is incredible how they conduct business, and Leslie's response is indicative of someone with no customer service, as stated in my original review. She will try to discredit you in all realms - including making grandiose comments, when it is their incompetency that caused a negative review to begin with. This behavior is extremely unprofessional and childish. ORIGINAL: I don't write reviews outside of restaurants very often, but I want to warn people about this poor excuse of a management company, especially as a tenant. If you find yourself in a rental by this company, be ready to deal with terrible customer service. Potential landlords, please find another company - literally any of them would be better than this one. Everything with this company is the "tenant's responsibility," despite things that were promised in the lease. What do I mean by this? If I wanted to maintenance my own home, I would have bought a house. We definitely paid enough in rent to do so. I have a full-time job and many other personal commitments/responsibilities, and their sole job is to manage properties, yet somehow, they don't? We specifically had a problem with the garbage disposal in the sink not working. We contacted them several times to get this rectified, and they claimed that they would have someone call us. Days and then weeks went by - nothing. We contacted more than once, but nothing was done. They have a serious problem with follow-through. "Well you didn't notify us." How many times do I have to notify you before an issue gets rectified? There's obviously a problem with your contractors. Fix it. I don't have time to babysit your contractors. We rent because it's convenient for our lifestyle and do not want to have a permanent dwelling at this time. They do not have any direct way to reach them, except by e-mail or text. So if you have an emergency, you have to wait until they decide they want to respond, which can be anywhere from hours to days. I don't know why they don't have someone answering phones during business hours, isn't that what they're paid to do? If you can't have at least one person to solely answer phones, then you should probably hire more people. They have to ask the landlord for permission on EVERYTHING. What's the point of being a management company if you can't manage the properties? It really slows everything down when you have to wait to hear back from the landlord to fix an issue. This company did not send a receipt or anything for why our full deposit was not returned. We were so tired of dealing with them, that we just said "screw it," and let it be.

Since signing the contract it is nearly impossible to get more than a text message from her. She found renters rather quickly. When they moved in she did not attend the walk-thru and we received requests that things were dirty or broken that were absolutely not true. (As evidenced by when I try to confirm scheduling those work items, Leslie responds that they're no longer needed.) She forwards us emails from the renters regarding maintenance requests with little to no detail and cannot offer any further explanation. Then proceeds to take 30 - 60 days to send out someone to fix the items. I have now been waiting for 3 months to get receipts for things we have paid for and invoices to find out what we paid for. Keep your money and just call a handyman to do the maintenance yourself. At least that way it will get done. At this point it would be easier for me to talk to the renter directly than go thru Rent KC Now, they are useless. Let me add that in recent events it's gone from bad to worse, she is unprofessional: not returning phone calls, wanting to hold conversations via text because she's driving, speaking louder to talk over me rather than waiting until I've finished a sentence/question, not scheduling repairs with vendors and telling them "we have bigger problems now". She cannot follow chain of events in repairs and I have remind her where to find contact info for vendors and continue to request receipts for work completed. To quote a previous reviewer: I'm amazed she gets anything done. Use caution in relying on the BBB rating. When we filed a complaint, the response we received from BBB: "We can not handle the complaint because you have entered a mutually beneficial financial agreement with a business partner." Just look at all the other reviews of her business, 1 star on every single review post. (Except for the review she posted about herself to inaccurately inflate their rating.) I have also spoke with my tenants and they THANKED us for canceling our contract with Leslie because: "every time we called them with anything the gal was always VERY rude to us and took FOREVER to respond to any questions we had!" Also check out the additional reviews that Yelp filtered, there are some from both tenants and owners.

    The Wilder Apartments - Trash overflowing the dumpsters at all times which attracts roaches and rats. The dumpsters always look like this and this isn't the worst.

    I lived here for 14 years and I am moving out. Nothing is getting fixed or replace with appliances…read morethat are older than me. I had to fight for blinds, flooring, lighting. Everything got replaced or fixed with damage left behind and never fixed. All words and no actions. Dirt hallways due to residents and lack of cleaning. I can count on one hand how often they clean them in a year. The club houses are always so great. Who ever goes to the club house - nobody! Just close those down and offer better living conditions. The neighbors are mostly new immigrants and so very nice and friendly. It's about the only thing I like here and what I will miss. Social life is easy here with only maybe 1-2 Karens in the area. The property is nice I think with big old trees, and next to a lot of great businesses - but what they do with it is what is bad. You need building locks for the safety of is residents. I would put up cameras and get rid of residents that trash this place. It could be a great place with better service and maintenance. And I don't mean the maintenance team because they tell them always no one repairs (by the owners). So I really can only blame the owners of the state of this place. If people leave and others don't want to live here maybe you (owners) should ask yourself what you are doing wrong. And here at the wilder it's a lot of things.

Timely communication and follow up has always been Ryan's strength. Ryan comes to the table ready to identify the issues and is prepared with good solutions. Now that we live out of State, we know we are in good hands with Ryan. Things that really stood out to me was his business practices. Royal Gate has excellent protocol starting with the screening process through to the Move In process. The thorough documentation and pictures taken at move in/move out is fantastic! This benefits both Landlord and Tenant. Honestly, Ryan is such a personable guy, he treats people with respect. Our tenants are happy. Did I mention Ryan has a construction background? He was able to give us valuable suggestions on repairs/renovations and ongoing maintenance. Ryan is also a licensed real estate agent. We used him on our latest sale and he handled it like a pro! I can go on and on but it really comes down to trying him out. We've been burned by Property Management companies before, I'm so glad we got off the last pirate ship and lived to tell about it LOL. While I understand Kansas may not legally require disclosure of this type of event, this is something that would have materially affected my decision to rent the property had I known beforehand. Living here since becoming aware of this has caused significant discomfort and distress, especially given how recent and severe the event was. I feel this should have been disclosed as a matter of good faith and fair dealing. When reaching out to discuss either (1) an agreed early termination of the lease without penalty, or (2) a reasonable rent concession in light of this newly discovered horror I was told by one of their leasing staff Laura that they will neither release me from the lease or provide any concessions. Laura claimed the event was "highly publicized" and everyone in her office just "assumed everyone knew". Awful business without a shred of human decency. Stay FAR AWAY!!

They are very unethical in operating. I questioned these items and amount. When doing so I was then told 4 different amounts on my statement from "clerical error". I was sent photos of a few items that i doubt were even the same rental. I have never had a single issue in previous rentals and with rental agencies. I don't ever leave reviews but Prieb has been the most unethical, irresponsible, and unprofessional company. If you are reading this stay far away and advise other people as well.
