I have lived here for 3 horrible weeks. I was given word of Samantha Malone, my apartment would be…read morecompletely ready for me to move in. never happened, carpet looked like herd of buffalo had run over it. Called office, she came and vacuumed. I needed to wash clothes, washing machine was old and filthy, dryer old and covered in gray paint, and had some taped to back wall inside. I called office and notified them. 2 weeks later after several more calls and sending photos to Laura Siemsen, she sent a maintenance lady to try and clean. lady took one look and said no way to clean this mess up. Laura Siemsen then told me she was going to try and get washing machine from another unit or try to get a new set. This week on Wednesday, new washing machine and dryer installed. The day after I moved in, discovered 3 electrical outlets on kitchen counter, did not work. I was told by Samantha Malone that maintenance was short workers, due to illness. The truth was , complex maintenance was preparing for an inspection by U S HUD. all maintenance was busy sprucing up complex. Last week walking into my apartment, found a maintenance man trying to repair electrical outlets. he finally said he would have to call contractor. Next day electrical contractor showed up, had to cut 4 different holes in wall in dining area, hallway by washing machine, bathroom and linen closet. I asked electrician, if I needed to make maintenance request, she said no,they had reported it to office . I called office on Tuesday, and was told next day holes would be taken care of as well as washing machine and dryer installed. Holes and patchwork, 2 areas were partially done.Bathroom and linen closet not touched. Yesterday I called office at 2:47pm and was told this problem would be taken care of by 5pm yesterday or today. it's 6:48 pm now, no notification, no maintenance, nothing done. This place is a nightmare, poorly maintained and very poorly managed. I urge whoever reads this, do not consider moving here and going through the problems I have endured. Monday I will start calling radio, tv stations to see if they can secure some relief for me. I could continue writing about other problems , but I'm done for now Bryant Spooner

So let me get this straight…read more This company looked at my application, saw over four years of rental history with one property. Prior i will property rental either two to three years, no evictions, no late payments, active credit accounts, stable income, and decided I wasn't "creditworthy" enough for THIS? If I had a perfect score 700+ I would have invest in my own property mortgage. And not renting where there can be infested with roaches or snake in ghetto areas. I dislike the zip code where I currently located, and I wanted a change for once. Being renting for the past thirteen years in Jax in one location 32211. If I had bad rental history, I won't have been able to rent. Pulling my credit history when I have not allowed anyone to pull my credit or add hard inquiry into my credit score. The fact that y'all remain in business because if 150 people apply for these ugly ass properties. Y'all will make $7500.00 in that week. While denying the majority of applicants. I Googled the property afterward and almost laughed. You're talking about a dated townhouse with a cracked driveway, stained exterior, and the overall curb appeal of a property that hasn't seen meaningful investment in years. Yet somehow the standards to rent it are higher than the standards used to maintain it. The funniest part is that I actually make more than enough to afford it. I was looking to change ZIP codes because of insurance costs, not because I was desperate for housing. Looking back, the denial did me a favor. The real question isn't why I didn't qualify. The real question is why anyone thinks that property is worth what they're charging. Nothing screams confidence in your product quite like pricing an aging townhouse like a luxury rental while rejecting qualified applicants. It's almost as if the business model depends on collecting applications rather than renting homes. If that's the level of judgment being used, then I consider the denial a compliment. Apparently, common sense and financial responsibility weren't the qualities being evaluated. Look at your reviews... FTC and Attorney General should investigate this so call property management.
