After the first house i realized they were using the same pictures for different listings, which is very deceptive! The next two houses were so run down and looked nothing like the photos i just kept driving. The last and final house was ok but there was a group of teens outside squaring up to fight, very unsettling! Updated review as i misunderstood the remote working qualifications.

Got to my apartment, and it had never been cleaned. My windows do not lock properly, had to run my water for 2 days non stop, no screens or blinds on any window. My door has a huge gap in it, so the cockroaches that are in every apartment come through my door. Any maintenance request you put in, they put a bandaid on it and don't fix it properly. But then they will bill you because the problem isn't there. My newest neighbor just moved in with her kids... and her unit is already flooding from an existing problem they knew about from the previous tenants leaving the place. Now there is mold in the walls, and all of us are dealing with the headache... even though JWB gutted the apartment 2 months ago for flooding damage.

    After renting from Invitation Homes for approximately a year and a half with no major issues, it is…read moreincredibly disappointing that we have now spent weeks fighting to have serious problems addressed in our new rental home. The most urgent issue is the air conditioning. We raised concerns about the AC before signing the lease and were explicitly told by Hayden that the system had been repaired, inspected, and was in proper working order. After moving in, we quickly learned that this was not true. No work order had ever been submitted, and based on what technicians have told us, the unit appears not to have been properly serviced in years. So there's no misunderstanding or mixing of words, Hayden lied to us. Point blank. After finally getting a technician out to inspect the system, we were informed that the compressor had failed and needed replacement. That work order has now sat unresolved for nearly a week. Because a request for temporary cooling units was submitted alongside the compressor replacement request, the entire issue appears to have stalled. Temporary units were requested to provide relief while awaiting approval for the compressor replacement--not instead of it. Meanwhile, we are still living in a home that reaches approximately 90 degrees indoors during a Florida summer. Our movers and I were on the verge of heat exhaustion during move-in, and the conditions are so extreme that my children cannot comfortably stay in the home. Unfortunately, the AC is not the only issue. Prior to move in we discovered extensive water damage and what appeared to be mold growth. When we initially reported the problem, we were told that the condition was acceptable and did not warrant repairs. Only after significant back-and-forth did Invitation Homes agree to send someone to inspect the issue. Once they did, they immediately recognized the severity of the problem and ultimately corrected it. We have also reported that the primary bathroom sink is severely deteriorated. The sink material is so dry-rotted that it literally crumbles when touched. A work order was submitted nearly a week ago, yet no action has been taken. Turns out, that work order had been thrown out. We had to resubmit the claim, and no one will be out to even look at it until July 1st. Ironically, while these significant health and habitability concerns remain unresolved, the one issue that received immediate attention was a patch of thin grass in the yard after an HOA notice was issued. Someone arrived with grass seed the very next morning. It is difficult to understand why lawn appearance receives faster attention than air conditioning, water damage, mold concerns, and a failing bathroom fixture. The condition of the home at move-in was equally disappointing. The property clearly had not been cleaned at all. Flooring adhesive is tracked throughout the house leaving sticky patches everywhere, paint is splattered across the floors, thick layers of dust covers most surfaces, and the tubs and showers contain visible mildew and buildup. I attempted to address some of the cleaning myself, but deep-cleaning a nearly 2,500-square-foot home with five bedrooms and three bathrooms is difficult enough under normal circumstances. Doing so in a house with indoor temperatures approaching 90 degrees is nearly medically impossible. Invitation Homes eventually agreed to send a cleaning crew. However, the cleaning company later contacted us directly to explain that they would not be performing the work because Invitation Homes had significantly misrepresented the scope of the job and was only offering approximately $100 to deep clean the entire property. The company felt the compensation was unreasonable and declined the work entirely. At nearly $3,000 per month in rent and paying near $5k to Invitation Homes just to retain the lease, it is not unreasonable to expect a home that is clean, safe, and functional upon move-in. Instead, we have spent our first weeks battling unresolved maintenance issues, unsafe living conditions, and repeated delays. This experience has been exhausting and incredibly frustrating. As someone currently undergoing IVF treatment, the added stress and physical discomfort have made an already challenging time even more difficult. We simply want the home we were promised--a home with functioning air conditioning, safe fixtures, proper maintenance, and basic habitability standards. That should not be too much to ask.

Prior i will property rental either two to three years, no evictions, no late payments, active credit accounts, stable income, and decided I wasn't "creditworthy" enough for THIS? If I had a perfect score 700+ I would have invest in my own property mortgage. And not renting where there can be infested with roaches or snake in ghetto areas. I dislike the zip code where I currently located, and I wanted a change for once. Being renting for the past thirteen years in Jax in one location 32211. If I had bad rental history, I won't have been able to rent. Pulling my credit history when I have not allowed anyone to pull my credit or add hard inquiry into my credit score. The fact that y'all remain in business because if 150 people apply for these ugly ass properties. Y'all will make $7500.00 in that week. While denying the majority of applicants. I Googled the property afterward and almost laughed. You're talking about a dated townhouse with a cracked driveway, stained exterior, and the overall curb appeal of a property that hasn't seen meaningful investment in years. Yet somehow the standards to rent it are higher than the standards used to maintain it. The funniest part is that I actually make more than enough to afford it. I was looking to change ZIP codes because of insurance costs, not because I was desperate for housing. Looking back, the denial did me a favor. The real question isn't why I didn't qualify. The real question is why anyone thinks that property is worth what they're charging. Nothing screams confidence in your product quite like pricing an aging townhouse like a luxury rental while rejecting qualified applicants. It's almost as if the business model depends on collecting applications rather than renting homes. If that's the level of judgment being used, then I consider the denial a compliment. Apparently, common sense and financial responsibility weren't the qualities being evaluated. Look at your reviews... FTC and Attorney General should investigate this so call property management.

I can say that - without a doubt - Mario has proven to be the most proactive, involved and effective agent of them all. Most agents simply passively post your property on MLS and wait for buyers to come along...NOT Mario. In my most recent property sale, I had my condo on the market for 6 months with another agent with only a few showings and minimal activity. I then stumbled onto Mario and switched to give him a try. Mario immediately took charge and came up with a plan. He went to the property, made a few key physical improvements, listed and marketed the property and within 3 weeks I had an offer and we closed shortly thereafter. Mario's communication, even over the Thanksgiving holiday weekend, was superb and, since I was living across the country from the property during the sale, he served as my eyes and ears locally. He was the consummate professional in my absence through the whole selling process. I CANNOT recommend Mario and his "Navy-to-Navy Homes" team enough. I would ABSOLUTELY work with the company again in the future and will personally recommend them to my friends and family.

Excessive fees, a rude property manager, & lies throughout the process to get you to sign a lease quickly, not to mention almost trying to keep my deposit before I was ever furnished a lease when I changed my mind just hours later due to her unprofessional manners. For your application process/screening they use a third party service called "Findigs". The program is hard to navigate, uses AI to verify forms that causes delays because it cannot read what you submit, & if you have pets, they want an invasive amount of information Including the vaccine records & pictures of the animal. You will spend $25 per pet application on top of your own fee as well as a $300 pet fee & $150 for each subsequent. Bailey will ask for you to make your security deposit on the property in order to receive the lease. Refuse to make a deposit until you see the lease first & read it thoroughly so they do not try to take your deposit. Regardless of what they say, they cannot just take your security deposit if you do not agree to the lease. Its actually illegal. You are allowed to refuse a lease, it is not your fault if they take the property off the market before you sign a lease & lose applicants. They should know better that it is not a done deal until you sign, if they lose other applicants due to their lack of communication & professionalism, its on them. Educate yourself before signing anything, and find a different person to manage your property. You'll have better chances of finding applicants.

I've had to have code enforcement out here, three times and still nothing has been fixed now I had to pay double my rent to stop a eviction for me being two weeks late which I have kept in contact with Sydney through JWB when I asked him for an itemized printout of their attorney fees that I had to pay for they said they did not have one that they could provide however, when I call the Duvall County clerks office there was no eviction files nor did I receive any eviction papers stay away from JWB they are a scam. They do not fix anything they make you pay for everything I do not know how they're even still getting away with the crap that they get away with. The photos show her lack of attention and leadership in our development. Todate, she has not enforced any of our rules. Vehicles are doubled parked on the street. For months she insisted the road was not the responsibility of the Master association! One car double parked, now everyone is doing it. Vehicles are being stored on the property! You will see a photo of a black SUV that has not been moved for over six months! This is not an typing error. Now a Texas commercial truck for the past 2 weeks, has decided to join in . Patios can not be used for storage! Every other condo has bicycles, tools, ladders, refrigerator, freezers , mattresses and storage bIns.....Gas grills are not allowed on the lanais in the condo buildings. Approximate 6-7 months ago, one unit put up curtains on the patio. Now many units have curtains on the patio Once a week or so Beth Albertson flies around the property on the golf cart. Either she is not fit for the job, or just decided to ignore it. You decide after viewing the current photos of this community. These violations have been reported to her on several occasions. She was also reported to her boss, Laura Nadel. For the past 3 weeks, Beth has been sending out emails with our rules.
