I have several out of state rental properties and have worked closely with almost 10 property management companies. This one has been the absolute worst and is criminal at this point with stealing money from me. I have had to do all the leg work on my own and make phone calls to get things done. They withheld funds from me for months and then when it was time to pay it back kept shorting me. On top of everything they charge half month's rent annually just to renew the same tenant! Still haven't returned my security deposit and it has been over 60 days. They are very unresponsive and nickel and dime everything. Worse company I have ever rented from. I had to ask for a statement to see what will be taken out which I got a response for like a week before the security deposit was suppose to be returned and they are shady! They are trying to charge me $125 for "drywall repair" for peeled paint (which is normal wear and tear) and we patched the area so it is ready to be painted over. Then $275 to cut the grass of a tiny lawn. They charge for a residents benefits package for insurance, filters, and use of their app. You never receive the filters. If you start your lease in the middle of the month, you get charged the entire $40 and that is not prorated. Insurance doesn't work that way, you get charged by the day. We scheduled to have someone do a walk through and no one showed up. We tried to reach out to the property manager multiple times and no one answered. They also gave us the wrong code for the key box and called numerous times to get that resolved and no response. We needed to break our lease and asked if we could sublet and the response was no. But obviously, why would they let you sublet when they can take 2 months rent from you then get the place rented out in a week for a couple hundred dollars more. There are so many issues I have had with this company and these are just a few. They are just GREEDY and DO NOT COMMUNICATE with you. Save yourself the headache and don't rent with them! read more

What a terrible, soulless, lazy, irresponsible company. Avoid renting from HRG if at all possible. Multiple instances of basic necessities needing repair and the owners not even bothering to respond to maintenance quotes for a week or more. Indiana law *requires* landlords provide heat to tenants AT ALL TIMES, and they are to fix it as soon as possible when it breaks. Just a sweeping lack of accountability across the board. These are people's LIVES you are screwing around with, you lazy pigs. Multiple consecutive days of sub-livable temperatures inside a house, and you can't even be bothered to pick a quote? The first maintenance person you sent to look at it was denied approval to fix it because you "wanted another estimate." F*ck you. It was 30 degrees out. He offered a standard service fee, and you spat on it, opting to sit on your ass for over a week while you decide who to hire instead. Not even so much as a message to your tenants letting them know you were working on it. Probably because you weren't! ^That's a rant about one specific instance, but it's a recurring theme across my 2 years living in an HRG property. HRG doesn't even allow tenants to have contact with the landlords. We have to go through a faceless online portal and hope to God they bother to look at our maintenance requests. F*cking insane. They prolong the repair of basic necessities. They refuse to make any improvements to the property that would help both tenant and owner in the long run. They try to sneak new policies and reductions in tenant rights into the fine print of lease renewals (and then charge the tenant for it). They casually "forget" your property was on the lawncare rotation, multiple times. I can't afford to move right now, otherwise I would. F*ck these people. Selfish, callous, greedy f*cks with no sense of responsibility for the power they wield. Burn in h*ll. There is exactly ONE good thing about this company: Sharon Cediel, our property manager, was always quick, helpful, and responsive to any service requests and questions we had, and she always did her best to shoot things up the pipeline. After reading the reviews I'm unsure if the lack of repairs is at the owners fault. Front door lock broke and it's only a deadbolt lock so I've been using the garage. As a homeowner myself I feel like this is a fire hazard since the back door is a sliding door but they said it's not . I went to the office since no one answers phones there (2nd time) and they said they'd send someone out tonight. I stopped to get gas on the way home n by time I pulled up the maintenance guy was in his truck in my driveway. I tried signaling to get his attention and he signaled back telling me no (the hand to neck signal if that makes any sense) and did not get out or even speak to me. As I type this I am in my car locked out of my house because he changed the lock and there's a lock box on the door that I do not have a code to. I also think he disarmed the garage door because that's not working either. I called maintenance and you won't believe it....they want me to put in another work order to get in my dern house. I was supposed to leave home tonight for the holidays but it doesn't look like that's going to happen. Oh n the idiot maintenance guy damaged the door. I want to move so bad cause I refuse to continue to get poor service when I pay my rent on time. I bet you this though, I am checking my belongings and NOTHING better be missing...n I forgot to mention my dog is in the house and I can't get to her to let her out. Edit: I'm finally in. Worst experience with a property management company ever!!! HomeRiver proved to be incompetent and cost me thousands of dollars. They were unable to place a tenant in 4 months and charged me for services that I either didn't receive or that were completely botched jobs! They even left the thermostat so high that I got a bill for over $500 for a single month. My experience was so bad that I even sent them an invoice to recover a small fraction of my losses working with them. As an investor, I had a disastrous experience with with HRG that can only be called a nightmare. After taking ownership of my rental property in early Aug 2019, they were never able to rent my rental. Between blatant mismanagement, account managers ghosting me for weeks on end, and endless phone calls, emails, and texts, I never was able to get any resolution to the mediocre (at best) work they did on my property, as well as the constant run around of "let me get back to you" without any satisfactory follow up. I was even told my property was NEVER listed to rent for TWO MONTHS due to "internal transitions" that affect the poor work done on my property, mismanagement, all the while they had no problem just letting my property sit with no tenant. I am thankful to say I found another PM company that did in LESS THAN 30 DAYS WHAT HRG COULDN'T DO IN 6 MONTHS (fix up the mess they made in my home AND rent it with a tenant). Rented through HRG back in February of 2023 and it was the worse experience ever! Never talked to no one on the phone. Everyone wanted to send emails. I ended up breaking the lease by paying 2 months rent upfront. That was in May, and here it is October and they still have my security deposit. One of their reps emailed me and and stated that they mailed it out back in July and provided a bogus shipping label. According to the tracking, it never left the office. Per my lease, I am expected to change the filter every 30 days and pay $15 a month for an "air filter fee" and I have gotten 4 cheap air filters over the course of a year. Communication is impossible. The most unprofessional business I have ever worked with. Per my lease the landlord is to cover water charges due to it being an old house and a duplex- I have paid $903 in water- for my side and the other. I have been trying to resolve this issue for months with no resolution. Now, they don't return calls for weeks, leave properties vacant for months without notifying you, make you pay all the repairs when some should be the responsibility of the tenant. After I sold the property months ago, they finally notify us we owe thousands for repairs performed over a year ago. They refuse responsibility for this outrageous oversight. We've been being bothered since we were only 4 months into our lease. The landlord is selling our house, although we are in a two year lease agreement and still have a little over a year left. They want to do showings twice a week and are incredibly unprofessional. I'm unsure if any of this has even gone through home river group and the lease agreement has a really gray area to let us know if this is even allowed. This review is coming from a Property Owner. Home River ( formally Brick Lane) is the WORST Property Management Company I have ever experienced. I own several properties, in several different states. I have excellent experiences with my other Property Management Companies, but Home River falls short on so many levels. Here's why: - No communication. I don't even know who my current Property Manager is, because they change all of the time and nobody notifies us. - They authorized a $4600 main sewer line replacement without even a single phone all or e-mail to me. - They charged me for repairs that their vendor never even completed. - I found several discrepancies on my monthly statement. - When they owe you money, they literally take months to pay you. But if you owe them money they automatically deduct it from your monthly rent. I ended up selling the property that they managed, and I do not recommend that any tenant/ owner use their services. read more

Big mistake to have them manage your property. Property #1 -2 units. 1 unit has never been rented. I did a rehab from 10/6/18 to January 2019. As of today, never rented. The other unit, the guy quit paying and is evicted. He left in June 2019. So since June 2019, no renters. Emails are not answered, sometimes weeks later and barely anything that you inquired, phone calls never kept. I pay for lawn care (grass cutting) but debris keeps piling up (abandoned property) So, I had to pay $600, and $300 to remove trash that they should be on top of. When grass is cut, does anyone remove garbage? I was told both units are ok to market. But when I do a search I only see that one unit since January 2019 is being marketed. Really they can't find a renter in 1 year? No answers to why both properties are not marketed. No timelines. I am left in the dark. Property 2 is worse. both units are abandoned. Begging to get a contractor to do a rehab. No answers. No help. I was told they are all so busy, but 2 years and still waiting? Meantime, that house was broken into and a water heater was stolen. Still abandoned. Was told to get property 1 done before doing property 2. Ok, 7 months now, I am still in the same boat paying bills and inspections. Property 1 and 2 are both now abandoned with no renters. Last year water pipes burst in property 2 due to cold weather, and Homeriver was even alerted in january. Nothing was done until March. Paid thousands in non- stop running water (water bills.) I could go on and on. But, I rather keep it short and help others. So, run run run! Don't look back. Absolutely Horrible. We are property owners. I can't figure out if this company is totally incompetent or just spiteful. If you are a property owner or a tenant, do not use them. Our assigned property manager never called or emailed us back - ever. Many times the main office number would ring endlessly and no one answered. We called the corporate office to find out if they were still in business. The only way we could ever get anything accomplished was to call the VP DD. He would answer the phone "What did we do now" . We had properties sit vacant for months, rent was not collected, monies were not transferred the month of January, - explanation January 1st was a holiday....okay January 2nd? One tenant vacated, broke the lease and they didn't even not know. When our new property manager took over, they were told the keys were ready. They went to pick them up and ..... no keys. They actually did not have keys to the property. I don't know what is going on here, but these people really do not know how to run a business and they obviously do not care. We now work with T&H Realty they are excellent and incredibly professional. read more

I am impressed with this property management's response when I had a question on my 2019 activity statements. Laura got on the phone with me right away and answered all of my questions. She was very thorough and sent me another spreadsheet to help clarify things. Asktheir maintenance team seems to be very good with assisting both owner and tenant. Thank you again! 4-25-20update. I had to switch management companies due to the amount of time I was spending dealing with the issues HomeRiver created. #1 issue-I was being charged 1% management fee higher than my contract stated for over 2 years. They paid me back for 1 year's discrepancy. #2 issue- they would not provide detailed estimates on any work orders. Transparency to me is non-negotiable. However, they wouldn't comply. Therefore, some work orders were never completed, and I'd have to find out through outside inspectors (that I had to hire independently). Then I had to spend countless hours trying to track down the vendors and get the jobs completed because I already paid the vendors! one tree stump removal took 6 more months to complete, after they told me it was completed! #3 ....not helpful in keeping my rents up to market. omg, they wasted so much of my time, I cannot....go on read more

We lived in a property out of Franklin, Indiana for about a year and a half and really looked forward to making it our home. From the get-go, there were some red flags about this property manager and management company - such as having our sewer pipes burst/break without having it be fixed for over a month - though we remained to be caring property tenants and really did our best to treat the rental house as our own home. We came down on military orders in April and decided to stick out our lease since it was up in May - we hired cleaners and did a lot of work to ensure we left the house better than when we moved into it. Our lease was officially May 30th, and as of today (August 8th), we still have not received our owed security deposit. We have sent multiple follow up emails and left voicemails to not only the property manager, but also the coordinators and consultants we had worked with throughout our time there and no one has responded for over 2 months. Having left the property in excellent condition and taking great care of it during our year and a half stay, we see no reason for not receiving our security deposit other than them deciding to withhold it from us and therefore violating our renter's rights OR because we are military and are being discriminated against. It was not worth it in the end to rent from this management group and I hope that this saves someone else from making the same mistake as us, military or not. read more

In our search for a rental home, we happened on a home that we liked and that was managed by Home River Group. We are retired, so our income was apparently a non-starter for this management company. We explained and provided proof of funds to pay for an entire year, and we both have excellent credit scores. But their whole process is draconian: we had to apply separately despite being married (and of course pay per applicant); we provided paperwork to show both proof of funds and steady withdrawals from our investment accounts. As they requested more and more information (none of which was apparently reviewed by their underwriters), we also heard from at least 5 different people. Information was not passed from one to the next, and it was just a long, drawn out painful process - especially to be declined in the end. Do not waste your time! read more

After a 2 year lease of on time (early) payments, I still went weeks without working appliances, heat, air, etc. By the time my lease was up, I still had items that had not been fixed. The turnover for the employees is possibly the worst I have ever seen. I had asked for a 12 month renewal lease and was given a 14 month lease and the leasing manager had stated as long as I gave a 30 day notice, I would receive my deposit back as long as the house was left in good condition. I had a cleaning crew come to clean the house and was then told that because I left at 13 months (with 45 day notice) that my deposit was forfeited. I will be going to small claims court as I have put up with this company and its nonsense for more than 2 years. Also for the record, the cleaning I personally had to do to make the home livable for me and my children is laughable given they want to keep my deposit. The yard was so filled with trash that the neighbors thanked me for cleaning up since nobody bothered to do it. Busted beer bottles and razor blades everywhere as well as trash. I didn't have access to any sort of tenant portal so I called to make new melds. I called home river maintenance regarding some maintenance issues and put in work orders, mainly the heating, sometime around January 20th? No one got back to me and I had to call again. I talked to someone named Daniel after and he put in 3 work orders,January 24th. One was for the heat, one was an electrical issue, and the other was about washer dryer hook ups. Someone did come on the 26th to look at the furnace. There was no follow up from that. I'm looking at my phone history and it shows that Daniel contacted me again so that I would put in new property melds, and he said to just add them into the chat so this caused confusion and I added them to the previous melds because I still had no tenant portal with Home River. To remedy this I called Home River maintenance again and spoke to someone who after I said the washer and dryer hook up, she replied "Is that it, because you've already said three things." That was it though, so I let it drop without confronting her on her tone. There have been vendors in and out for things since then but I'm not really sure how that is going, except that nothing has been done. I complained a lot about lack of heat in the property and don't really know what has gotten back to the owner, because Home River calls a lot and I tell them things, then they call again and I tell them the same thing over again like I never spoke to them in the first place. Goodness knows whats gotten through to the owner from them. I kept my thermostat at 60-65 degrees and noticed that the house was still chilly when the furnace was on. Someone came out to check it before the management shift, there was no follow up though. I was surprised when my metered electric service was 499.12 for one month when I kept my thermostat down and the weather was mild. I did not use a space heater, because of the electrical problems in the house there are too many things on the same circuits and the power goes out if you plug something in. Then we had the cold snap and because my bill was so high before I kept the thermostat at 50-55. The heat would never turn off and the warmest I could get my kids bedrooms was 42 degrees, so I sent them to stay with their dad that week so I wouldn't have to focus on keeping them, or stay in a hotel. I was sad that my kids were not with me. I was able to operate a small space heater in one room so I could get by, I used that sparingly. I'm not exaggerating I could see my own breath in the bathroom. I have a photo of the temperature on my digital room thermometer somewhere, I'm trying like heck to find it on my phone. I sent the photo to Yacira at home river though. The high heat bill is distressing, but the worst part is that its so high and the house is never a reasonable temp. I would own it if I kept the thermostat up and got a high bill. I was turning it down to 50 knowing that the only other option to it running constantly would be to turn it off. My metered service for that period was 516.18. Then I had some financial troubles and I got a short term extension on my electric bill. I began the process of applying for energy assistance to tackle some of the bill and keep my electricity on, while figuring it out. If all else failed I had until March 11th to make a payment. For some reason, a man from Home River called me to tell me that I put the services back into the property management and he was calling to have me fix the problem. I looked online and the services were in my name and I called them and the services were still showing as in my name at the time I called. Well, the guy, his name is on file with IPL, kept calling me for a few days insisting it was in my name and I was confused because I had the bill. I was worried about what was happening and I called IPL again and they then said that the bill wasn't in my name anymore. So then I called him back and we did a three-way call with IPL in hopes to get it back in my name. Stacey at IPL after some digging discovered that he called IPL on 2/15 and had the services taken out of my name and put back on the management. He was trying to pass it off as something I did! I was then on the hook to pay all of it at once to get it back in my name, I no longer qualified for a partial payment on March 11th. When he did that it voided out any payment arrangement I could make and also rendered me ineligible for the energy assistance program. To get the assistance I had to have an active account. I'm sorry to say I did not know this had happened and am now at a loss for what to do. Please do your research about him as he is all over the internet. Back to HRPM, my 3 units did not cash flow for 12 months! I placed a maintenance order because my tub was backed up and I kept having to reschedule for the plumber to show up but the plumber never showed. I tried contacting someone in management to get the issue fixed but all I kept getting was "I'll make sure to give you a call." And nothing. It is absolutely ridiculous that it has been over a week and still no answer. They have no office, because I would have rather talked to someone in person than a call. I had HomeRiver Group manage two properties for over a year. Like many of the other property owners who left reviews on this site, I had a TERRIBLE experience with them. Calls went unanswered. Utility bills that were supposed to be paid by the tenant were automatically deducted from the rents. Maintenance and repairs were not done. My monthly statements were incorrect. Trying to get in touch with someone to correct the issues was a complete waste of time--even after months of phone calls and emails. I want my tenants to be well-taken care of. I want the properties to be in good repair, and to have prompt service when a problem arises. A good property owner is only as good as their management company...And this one is the WORST I have ever dealt with. Tenants: steer clear of properties managed by this company. They were unable to fill my units or provide suggestions to update the property to make it more enticing with no luck. I have run into many situations where I asked for pictures for issues on my property to verify the issue and see that the work was done with no luck. I felt like HomeRiver Group was embezzling money from me as the numbers never added up in their customer portal and beyond difficult to read their statements. I believe their poor book keeping caused me to feel I was getting robbed from the company as my property manager himself could not answer my questions or provided convoluted answers that never answered my question. We have rented one of their properties for almost two years now. Anytime we need something repaired, it takes many days, weeks, and phone calls to even get a response much less something actually repaired. In addition to their lack of responses for repairs, then have also continually badgered us for proof of insurance over the time of the lease and have charged us fees each month. We have had insurance since the day we moved in and have supplied them with proof copies every month. All HomeRiver Group is good for is extorting money from honest paying renters and skimping on repairs that are finally performed when they feel that someone has sufficiently begged. They do not take care of maintenance work on time. There response and communication is not professional and will not communicate with you at times about serious matters and will over charge for work. I used this company in Jacksonville and had a good experience so tried to use the Indianapolis company and it's been the worst financial decision I have made In years I have lost thousands. I agree with the previous reviews here. This is absolutely the worst management group I have ever dealt with. No communication and they never respond to Maintenance requests. The property we were set to move into was not even move in ready, garage door wasn't functional, roof needed repairs, fridge leaking. I had to reach out to corporate to get in touch with our property managers here. Another thing is I called and emailed our managers 3-4 times a day and didn't receive a response for two weeks until I reached out to corporate. We had sewage water coming into our basement and sitting there for a week and a half. Our place doesn't have an actual sub pump and the drainage is blocked. This is the worst rental company I have ever dealt with!!!!! I have been without Hot Water since June 18th, 2019. I have called everyday to ask when someone is going to come out and each time the story changed from someone will be out TO they are waiting on a Maintenance Coordinator to approve the work order TO the homeowner needs to approve the request. I was sent a YouTube link through a text on how to relight my water heater. I have done everything as a tenant that pays their rent on time and now it is above me now to figure out how to fix the water heater! I have no knowledge of how to be a plumber or electrician and for my family and I to go 14 days without hot water is total unacceptable and inhuman. The current time is 6:44pm and I have yet to hear from anybody, so now it's time to take Legal Action because these living conditions are not up to par and so unfair as a paying tenant!!!!!! read more

REALLY AWFUL WITH COMMUNICATION AND NEVER CHECK ON PROPERTIES. They will let whatever you give them go to shit I'm sure. I've had problems with roaches and fleas moving into a property of theirs and paid to have them removed. They do nothing about anything ever. read more

I incurred a landlord provided microwave fire after being in the property for only 2 weeks. HomeRiver/Property Owners refused to file a claim or cooperate with fire & explosion experts to determine cause of fire. They continued to state "fully tenant responsibility ". Due to their failure to comply with the terms of lease agreement, assessment of damages & repairs, I remained in a hotel for 50 days & forced to obtain temporary housing. They are now withholding my deposit, refund of rent payments, & threatening to sue me for damages based upon an estimate I obtained to prompt them into action. The management is rude, the executive management have no ethics/morals for human safety & expected me to continue living in the property inhaling CO2. I do not typically write negative reviews because I believe everyone deserves a bit of grace; however this company has been horrible in every imaginable way. The basement of my home flooded due to an issue that was their fault. They left standing water in my basement for so long that black mold grew and required MULTIPLE citations and weekly fines from the health department before they finally replaced the carpets (flood happened in April 2019, it wasn't repaired until August)! Heavy rain caused a large hole to form in the porch ceiling this past March. I reported it 4 times because it kept getting worse. My lease ended at the end of May and it still was not repaired. The final straw is the fact that I have still not received my security deposit back despite being told multiple times (6/30, 7/13, and 7/23) that it was "on the way." I tried calling, leaving multiple messages, and sending multiple emails, all to no avail. I am now forced to hire an attorney and sue them in small claims court because they refuse to respond. To all the tenants under Homeriver "Bricklane". I would like you to know that it is not any better dealing with them on the owner side. I have since moved all of my properties from them because of their lack of communication and ability to do simple tasks. To all the owners out there that are looking for a new property manager please stay away from this group. I am not one to normally write a review because everyone has their bad days or issues. The problem with this group is every day is a bad day. I had three properties under this group and on average I dealt with six eviction in less than a two year period. These vacancies lasted about six months each. My longest one was 10 month. The reason it went on this long is because I could not get a hold of anyone and was finally forced to have the new property manager go and change the locks. I also lost an HVAC system because of this. They never even checked on the property and it was stolen. This is just one of many stories I have with this company.
