We have an awesome delivery team, three skilled experienced drivers with great safety records. Our on site set up crews do superb work and safety is ranked very high with both crews. The office manager, Julian and his assistant Michelle handle many daily tasks, Julian is a responsible, reasonable and approachable individual. I have enjoyed working under his daily instructions. **If you like to do your research this is worth the read.** I usually write reviews that are either for outstanding businesses, or complete failures. I wish I could say something positive about this company other than their on site model selections are superb. Houses are great looking and that's where it stops. After reading other reviews on this place I completely understand these complaints. 95% of the time I side with the company because some people lack common sense. I wish I had done more research prior to purchasing. The only reason I went through Vanderbuilt, was because a co-worker had a great experience. Must have been the one in a thousand. Hopefully this review will deter anyone from making the same mistake. For starters - Everything is hunky dory when they want or need money. Then when you have an issue arise, or a question, it takes a week up to a month to get a response. The organization of this company is horrendous. You sign papers and get told "Congratulations!" During the sales process everything is made out like it is simple. "Save money and hire your own contractors." What they don't tell you is it's nearly impossible to get bids on work with no house in place. And in return, they wont apply for a building permit until you have contractors. Then when you tell them just use the contractors they have so you can get a permit they want to charge $1000 to put their contractors back on. I was lucky enough to have this fee waived after explaining to the GM. Timelines are downplayed to the fullest extent. You are made aware of 90-120 days but are also told turn around times really aren't that bad. What they really need to do is start at 120 days. I was told by e-mail tentative delivery date was end of July 2023. I sent my septic permit and ATC May 20th. End of June I finally got an e-mail they were applying for a building permit. I didn't receive an e-mail that the building permit came until July 28th. Therefor delaying everything and work didn't starts until August 28th. Now lets get in to the contractors. Tony did the footers and actually showed up to do his work a long with plenty of help. He gets a 10/10. House was set and crews worked on the roof and taking braces out of the interior. Roof crew threw nails all over the yard ending up in peoples tires. Also beleive they cooked lunch in the yard and started their own burn pile? There are 4 or 5 places the shingles do not look correct. (Hoping this doesn't cause problems in the future.) However that will come up on the final walk through. A lot of contractors show up for a day and stay 3 hours and leave. Then you do not see them for weeks. They tried to take a second draw out during construction and luckily the bank sent someone to look at the work that was done. Or should I say not done. So they didn't get a full second draw because the work that was said to be done for the draw was incomplete. I will give credit where credit is due. The interior contractor Ray.... guy's a stud. He knows his stuff and works hard every day until the job is done. He also points out all flaws so you don't have to. Even the ones you don't notice. December 1st the new owners move in to our current house and the house will not be completed. I wasn't aware of this until 3 days before Thanksgiving when I was told "We're nowhere close to being done we still have a lot to do." I was under the impression their contractor for plumbing and electric would be finishing when he said he would be. Not the case. Showed up November 13th and hasn't been back since. December 5th will be the 90 day mark and now I have to figure out housing for myself, girlfriend, 3 month old daughter, and 3 dogs, and HOPE they are finished by 120 days their date being January 1st. When explaining this to Vanderbuilt I was told, and I quote "We've got 20 houses before you we can't just skip the line for you. We've got a lot of families that are trying to find housing, or are paying on houses they aren't in yet." I was a smart ass and said well I guess we'll just live in a tent. In which the response was, "We actually do have a large family living in a tent, we've got every story out there." I can't speak for everyone out there, but you'd think a company would actually have some compassion for all these families that are being put in tough spots. If I worked for Vanderbuilt it would not be a company I would take pride in. So if you're thinking about going through Vanderbuilt for your house tread VERY carefully. read more

They placed the house and finishing crew comes in and fixes cracks from transport. We were supposed to have a gable on the porch but the roof dormer was built in the wrong spot so we had to change plans. We decided on a shed roof and the porch builders didn't show for like 2 weeks and had no intentions of coming soon. I said just build some stairs so we can keep the process moving. They failed county inspection because they weren't anchored to the house. So they just nailed straight through the stairs and vinyl siding. That passed. Late 2019 we got the first year warranty done. Whirlpool microwave died. Mid 2020 about 50 cracks have came back and a different crew comes to fix them. They said they could tell who was the previous crew was because the work was so bad. It took them 2 days to fix everything. The front door is warped so bad that it will not lock. Early 2021 The cracks are all back. Vanderbuilt says "i dont know why your house is cracking so bad, but we will come back and fix it". They put it on the schedule and forgot to come and they apologized. late 2021 the door finally arrives and is put in. Im waiting for it to mess up. Whirlpool fridge ice maker has gone out. Early 2022 A cabinet over the fridge has failed under the weight of cookbooks because it was glued instead of secured properly. read more

So I will try and make a long story short but I am not too sure I can. Be careful when dealing with Homes by Vanderbuilt. We looked at stick built homes and then manufactured homes. We toured HBV and were very intrigued with the model homes. After speaking with the agent I was more intrigued. They tell you that the homes they supply are built better than a stick built homes because they are built on a template in a warehouse. This means things should be straight and square. They Lied!! We are in the process of finishing our upstairs now. We did not pay the money that HBV wanted to finish our upstairs because it made me a bit uncomfortable with the payment. So fast forward 14 years and here we are. Dealing with some of the worst construction ever. The windows have no tape wrap on them for waterproofing, The trusses are so off its not even funny. They should be 24" on centers but range anywhere from 22-1/2" to 25-1/2" which makes the insulation process tough. We are on hold with our project at the moment because part of our roof needs to be replaced. We paid for a 30 year roof and 14 years later we have a damaged roof. It seems from the inspection on the roof that the builder drove nails through portions of the shingles so they could have boards to stand on while moving up the roof installing the shingles. Now it is my issue and wallet getting there shoddy work fixed. I did forget to mention the fact that there is 100's and I mean 100's of staples in places where I need to drywall and I have to remove all the staples before it can be done. If I could do it all over again I would not have bought this house from HBV. Please do not get fooled like I did on the home being better built in a controlled climate on a template!! You will be gravely disappointed. I hope this review helps with anyone who is looking at the differences between stick built onsite or built in a warehouse by Homes by Vanderbuilt. read more

I recently purchased a home from Curtis Ragan, at Homes of Vanderbuilt in Sanford. I posted a review previously, in the early stages of my purchase. Now that my transaction is complete, I think it's worth noting that I still feel the whole experience was a pleasant one. Homes by Vanderbuilt is a great company to work with! I have been completely satisfied with the service I have recieved through Vanderbuilt in Sanford, NC, from the very beginning right up through closing and moving into my completed home. Curtis Ragan had my loan approved and my appraisal and permits secured within two weeks. Dave Wilson, the Construction Manager contacted me immediately to flag the property for the home, and the crane operator was there the next day to look for possible obstructions and placement of the crane for the work to begin. The following week, Mr. Morton contacted me to arrange the footer work. Work has been progressing since the first day I walked into the Vanderbuilt office. Curtis Ragan has been proactive in getting things in order for me. I can't say enough about the top notch treatment I recieved from Curtis and the rest of the crew in Sanford. The work was completed in a timely manner and was of the highest quality. My new home is beautiful! My energy bills are half what they were in my previous home, due to the energy saving features that are standard for Vanderbuilt. It was easy to see that Vanderbuilt homes are of surperior construction by looking at the spec sheets from them and their competitors, but seeing the difference in my wallet really drives the point home! I can honestly say that any concerns I had through the process were addressed and resolved immediately.....in the same day. I would recommend this company to anyone who is looking to purchase a new home. In fact, I have already recommended Curtis Ragan to several friends who are in the market for new homes. We purchased a home from Homes by Vanderbuilt in Sanford NC and from the beginning it has been a nightmare that continues. They "lost" part of the house, paid crews that never showed up and the ones that did were substandard. The house has too many issues to list, but we did have the Department of Insurance investigate and discovered 27 structural violations. We had to file a complaint with the NC General Contractors Licensing Board and HBV was reprimanded and fined, we had to file a law suit due to the nature of the numerous issues and lack of response from them. We finally reached a settlement agreement that they passed off to their parent company Nationwide homes AND the agreement was never completed either. After paying out of pocket to complete some items our selves we still continue to find additional major problems that should not exist in any house and especially one that is less than 4 years old. DO NOT PURCHASE A product from Homes By Vanderbuilt, Nationwide Homes or their affiliates. ASK who the manufacturer is and if you hear these names RUN! (The are also part of the Palm Harbor Family). The sorriest excuse for "quality" and "professionalism" ever and we have the poor construction and legal paperwork to prove it!!!! read more

I have debated whether to voice my experiences with this company, but I finally realized how much I wish someone would have told me about this place before I bought a house through them. I will not go off on the disgusted tangent I would love to, I will keep this short. The salesman was the worst and a complete jackass who did not care about us or our needs, just pushing us into the fastest money possible for him. We have since found out about options we were either not told about or he lied about that would have been so much better for our needs. But the thing that really stings is the awful rubbish they call workmanship. For the $250,000 house we bought from them, you would think we would not have had the constant problems we have had with this house (literally from the first day). When we did bring up our issues the first few months we were met with condescension and even worse workmanship to "fix" the problems. The many, many issues that the house had that we could see before even closing on the house we asked them to fix, only to be threatened by Mr. Tomeski that if he had to fix his awful work or finish anything that was not even completed he was going to tie up our closing so he can do another house first. I have spent the last two years paying actual professionals to complete his work and repair what Vanderbuilt did poorly. I am going to leave this review with this: if you are in a pinch and need a house above mobile home grade this might be a good fit. If you want a quality house that is worth the absurd prices they are charging...my house has become a shining beacon in my neighborhood (full of other new construction homes that thankfully they chose other builders for) as an example of what not to do. read more
