They're low-balling you so, they can buy your home on the cheap and sell for the more accurate price. Quick google and seeing comparables can show truth.

Escrow was the worst part of my home purchase. Their fees are higher than what I could find…read morelocally. I was stuck with them due to seller choosing the escrow. The service was horrible. They were rude and they couldn't do the simple subtractions-additions. There is already no justification to Escrow fees but this is well below my expectations by not even giving me a good service and wasting so much of my time due to their lack of enthusiasm (I have to double check all their steps since they don't give a d.. if something is wrong). Chris was the manager and he didnt keep his promise about some fees. Instead he tried to trick me into believing his math is correct. (I do engineering for living and got 800 from GRE math out of possible 800 and yes I can do more than simple addition subtraction). They lack integrity and I do not think they are capable of handling big transactions reliably. You have to follow all their steps. Now I am thinking how cheap an iphone is. It makes miracles (and the calculator works perfect) yet it costs a fraction of escrow fees.
