We initially explored pricing and ultimately submitted a paid application for $4,000, not $3,800 as they later claimed in their response. We have email proof confirming this. We were also told there could be flexibility around $4,100 if we had strong documentation, which we did. Based on that, we were encouraged to apply, pay fees, and submit everything. After doing all of that, there was no real movement or consideration. What made this worse was their response, which included inaccurate statements about us "lowballing" and "going behind our agent." That is simply not true. We were fully transparent with our agent the entire time, and she can confirm that. We also have texts supporting it. Nothing was hidden or "found out" later. Instead of focusing on a reasonable $100 difference that could have easily made both parties happy, they chose to argue and escalate things publicly through responses rather than work toward a solution. That says a lot about their priorities. The bigger issue here is the lack of transparency. If the price was always firm at $4,200, that should have been clearly stated upfront. Instead, we were led to believe there was flexibility, only to find out after paying application fees that there wasn't. The communication throughout felt dismissive and unprofessional, and their response only reinforced that. My advice to anyone considering renting through them: be cautious before paying any application fees, and make sure any statements about pricing flexibility are clearly confirmed in writing. Based on this experience, I would not recommend working with this team.

An overall $100-$150 difference on a $4,200 listing is standard and was approached in good faith. We were told pricing would only be considered with a strong application, which is why we applied, paid fees, and submitted full documentation. After doing so, there was no flexibility. Our primary communication was through our agent, and we only saw Christopher associated with the listing, so those were the only contacts we were aware of. My husband had one interaction with David, and Amber had a brief call after coming across the listing online, not realizing it was the same property we had already submitted for. The call was simply to confirm whether pricing was negotiable before moving forward. Once any overlap was realized, our agent was immediately informed. There was no attempt to bypass anyone. This review reflects our experience. It is meant for others to understand what we encountered, not for ongoing arguments. We do not see any basis for involving attorneys over a simple review based on our experience, especially while being called dishonest and accused of things that are not accurate. This could have been resolved through a direct conversation, which we would have welcomed, and David had previously stated we were free to share our experience. If your attorneys would like to reach out, we are more than willing to answer any questions. We made a reasonable request, followed the process as presented, and did not see the flexibility that was initially suggested. We consider this matter closed

There were two separate leaks on the main flow that were taken care of a couple years ago but moisture damage was left behind. The team hired to perform abatement left the dryer and washer in the living room. When I asked Gabby Lopez to have them finish the job, I was asked to pay $160 to have them moved 10ft back in to the closet and hooked up. I paid this under protest and told her that the $5K HCM quoted my to replace a sheet of drywall was way too much and I'd do the work myself. When I showed up a couple weeks later after traveling hundreds of miles to manage a property that was supposed to be managed by HCM, what do I find? My $160 paid to HCM to finish their vendor's job looks like the pics below. Machines slid back but not hooked up and they left plastic and duct tape for my renter to deal with for a month. THEN Gabby Lopez has the nerve to ask me to credit my renter for the period HCM left her without laundry. AND she then blamed her mismanagement on me, the person cleaning up her mess. All I ever did was look out for my renter by spending thousands of dollars to make the unit like brand new again after HCM messed it all up.

    AMC took over my apartment a few months ago. My experience with them was really bad…read more When water started leaking from my ceiling on Saturday, I called the emergency maintenance number multiple times and couldn't reach anyone. I was left waiting until Monday for repairs. This number (949) 997-1426 is used across all the AMC communities and it's not working. The onsite front desk team did their best to help, but even they were unable to get in touch with emergency maintenance. The fact that building staff couldn't reach the emergency team during an actual emergency is incredibly ironic. What's the point of an emergency line if nobody answers when residents need help? Marketing slogans mean nothing when residents can't get assistance during an actual emergency. Very disappointing experience.
