While the inspector noted a crack in the chimney face (cosmetic) and some caulking that needed to be done around a pipe going into the house and one or two other things, the inspector really didnt document anything important and gave the thumbs up. Upon immediately moving in, we notice a broken waterpipe leading to the backyard spigot (burst the previous winter) which could have been immediately noticed if he even turned on the water to test it. Next we see an outlet for the washer and dryer located DIRECTLY a few inches under the hot/cold water lines AND the wastewater intake for the washer. AND the pipes were leaking b/c there was a small frying pan underneath placed there by the previous owners to catch the dripping water. hello????? does THAT sound safe to you???? We just had an Avista inspector to the house for a different matter, and he looks into the furnace room, which is slightly vented into the laundry room, and notices BIG vents on the other wall of the furnace room...that leads to a BEDROOM! the Avista inspector said that since the room has a full closet, it is deemed as a livable room and as he stated it, "if there ever was a problem with the furnace like CO leak, you just killed whoever lives in that room!!" Why did the Stamp of Approval guy not notice or document any of this? we're talking about safety, health and something that could have put our lives at risk!!! we also had multiple outlets in our kitchen that sparked and couldnt even hold a plug that all needed to be replaced. Our outside outlets both had broken prongs in them sticking out with current going thru them. glad i didnt have a small child with curious fingers. one side of our home outside is also riddled with rotting wood siding as well. These are all things that an inspector should have noticed and at least documented for our knowledge. The inspector for my home in CA even documented a loose outlet in the hallway, cracked outlet plates/covers and even some slightly angled fence posts out in the yard, indicating possible rot and age. Now THATS an inspector!!! its just the fact that there was NO attention to details that makes it so ridiculous. He said we had GRANITE countertops in our kitchen. Noooo, it was faux laminate. and one of our downstairs bedrooms that had this roll out linoleum flooring was marked as having carpeting! c'mon, open your eyes!! This inspection by Stamp of Approval was dismal and im sad to have only noticed it after the fact b/c i guess theres nothing i can do about it now. i wouldnt have even left this review if it wasnt for a plumber and an Avista inspector both pointing out last week how completely dangerous and possibly life-threatening some of the problems in our house was.

I hired nextJen inspections in 2017 and believed she was thorough and knowledgeable. I was wrong…read more When we got to the bathroom I pointed to the tub and said what about those cracks in the bathtub? She adamantly exclaimed that they were "superficial" "cosmetic" and that they absolutely would not affect my property because there was a metal tub underneath. The inspection report states *ceramic coated stainless steel tub noted. Because I believed she knew what she was talking about I didn't ask the seller to provide a bathtub without cracks and ignored my own gut feeling about the cracks. So when I found major water damage in my bathroom I was sure it was a pipe that burst. When they told me it was from the cracks I was astonished because I was sure there was a metal tub beneath. Nope! Plastic tub with cracks that finally made it all the way through. Then the insurance denied as an ongoing issue so its all on me. Now I don't trust anything in that report. Everyone who came in to do a quote said the home inspector must not have known what she was talking about and said it was obvious that it wasn't a metal tub. However until they actually took it out I thought maybe they were wrong, maybe it was something else that went wrong. I didn't want to believe it but they were correct and my inspection report was absolutely wrong. I had boxes stacked around the area so I didn't see it until removing the boxes. I feel stupid for not knowing what type of bathtub I had but I trusted what the home inspector said was true. Caveat emptor/Buyers beware

In the end, we had a couple items to take to the seller for repair prior to closing, as well as a short list of things we'd want to follow up on ourselves immediately after closing. It was a good experience for us, and we will definitely reach out to Jen first for an inspection the next time we buy!
