First, Ian toured the house and gave me a verbal quote for the "cleanout" after the sale. My family and I had already cleaned out much of the house, including all of the trash and personal items. This was definitely not like some of the packed houses I'm sure Ian has dealt with. When I got the final contract, the cleanout fee had increased significantly because I told him we would not be including my mom's gold jewelry in the sale. Ian tried repeatedly to get me to include it, and I kept telling him no. I agreed to the higher cleanout price, but in hindsight I realize this was classic "bait and switch." On the day of the sale, Ian already had two other sales being held simultaneously. Ian was never present at my parents' house at any point during our two day sale. It was clear to me that he was overbooked and not able to fully staff our sale. As an example, there were several items in the shed in the backyard that were never brought out or priced. Ian knew about the shed beforehand. I personally brought out some of the items on the first day of the sale and asked Ian's mom to price them. Also, there was only a tiny piece of tape indicating that the garage had items for sale. Most people never saw it. So, I took it upon myself to make a bigger sign and to sit in the garage so that people were aware of those items. Ian's mother actually tried to get me to leave, even going so far as to get Ian on the phone. She gave no other reason other than "some people get very upset seeing their loved ones' property being sold." I assured her multiple times that it actually was very comforting to me to see how much people were enjoying all the stuff. Eventually, Ian agreed to "let" me stay. (On my own parents' property!) On day 2 of the sale, two friends of Ian's came and bought multiple items in bulk. All of the books went to one very nice lady, and all of the furniture to another man. I have no way of knowing if they paid the stated price or got a "bulk deal." I am glad the things are gone, but it seemed suspicious. The house was fairly well cleaned out after the sale, but several items were left behind (items in dishwasher, items in garage, etc...) Messages I sent to Ian about these were not returned. In all, Ian and his family are personable and appear to be kind. They told me multiple times about their Christian faith. But it strikes me as not very "Christian" the way some of the sale was handled. Our family is dealing with significant grief and stress. Dad is going through the final stages of Alzheimer's disease. Thus, I was probably not as thorough as I normally would have been when setting up the contract terms with Ian. I'm sure this happens with a lot of the families Ian works with. In the end, we earned a "profit" of less than $400.00. This is from an estate that had many antiques, vintage costume jewelry, silver, Waterford crystal, quality furniture, etc. Did Wade Estate take advantage of us? I'll never know, but perhaps this review will help someone in the future to look further when searching for a company to help them in their own time of need.

When he started making demands for full payment, beyond the 74% deposit he had for 8 months, so that he could buy the lumber to start my kitchen.... I knew he was struggling financially. Upon further research, I found two other customers of his who had lost significant deposits (30k & 40k) and never got a single cabinet or refund. I was able to negotiate a bonus for him to deliver my kitchen... kind of crazy to bonus someone for poor behavior, but money spoke to him to get him to complete my project and instead of being another person to lose a 38k deposit, i paid extra beyond my contract and got my kitchen. Unfortunately, I cannot trust David ever again to build me anything. Which is really a shame as I love his work, but the risk is just too high. I chose Perkins to manage my mom's estate sale based on a good BBB rating, professional website,…read morethe caring nature of owner Gayle Wells, and because they'd been around since the 1940s. Despite that, they ran my mom's estate into the ground. Hopefully I can save YOU the same heartache and frustration that I've experienced. I even gladly paid an extra 10% due to the quantity of stuff in my mom's house, so they got 40% of the proceeds. Overall the stuff wasn't particularly dirty, just dusty from storage. I'll list the issues roughly in order of when they happened, but the first one is first because it's so egregious. If you don't want to wade through the details, the summary is: RUN AWAY AND DON'T LOOK BACK. -- Part of the sale was an expensive sports car. A relative was there on the first day of the sale, and overheard Gayle on the phone with an employee. Gayle was angry, telling him to bring the car back, it could be damaged, and he shouldn't have taken it to lunch. My relative alerted me and I called Gayle. Gayle outright lied. I asked how the car was, and she said fine. I asked if I got there in a few minutes would it be there; deer in headlights, then she said it was on a test drive. But it should be back in a few minutes, right? After hesitating again, she said that it was actually on a test drive in a city that's ALMOST 40 MILES FROM THE ESTATE SALE. Finally I told her I knew it was taken out for lunch, and she made up a story about her employee taking it to SHOW someone in another town, and that he then went to lunch in it. Note, the car was never supposed to leave the property except for supervised test drives. -- Her employee also took the car to CarMax without my consent, ruining my chance to clean up and assess the car before taking it there, resulting in a lower valuation. -- Gayle promised nothing except obvious garbage would be thrown out before I could see it. We agreed that no one except survivors knows what may have sentimental value. But during sale prep, anything even slightly imperfect was tied up in trash bags and set aside for me to figure out how to dispose of it. Examples include a heavy glass relish tray that had a tiny chip; ladies shoes where the inside lining had loosened; books; medical equipment, new in boxes; who knows what else? -- After I spent days organizing a MASSIVE amount of jewelry, pairing earrings, putting sets together, etc, the appraiser seems to have literally dumped all the sorted containers onto the couch, then dumped the costume jewelry into a huge bin for buyers to sift thru. I believe this for 2 reasons. Only hours after the sale started, I found that many earrings were missing their mates (they said buyers will carry an item away and set it somewhere else ... a), I call BS, and b), aren't you supposed to be KEEPING PEOPLE FROM DOING JUST THAT?). The other reason is that two earrings that I specifically remember sorting were later found under the sofa cushions - where the appraiser worked. Hm. -- Neither I nor my family members ever saw a road sign advertising the sale. -- Most items were horribly overpriced. Examples include $20 for sets of 3 or 4 plates; $6 for a half-used candle the still had its $5 price tag; $15-$25 for curtain panels. Later 3 separate people who know Gayle told me WITHOUT PROMPTING that this is normal. -- Other items were misvalued by the appraiser. Examples include a $650 watch priced $15 and a $200 watch priced $10. Gayle even admits this. -- Many dozens (hundreds?) of items were left uncleaned and unpriced, pushed back in closets, cupboards, under stairs, etc. -- Many items that were priced were left uncleaned. -- Some antique items were priced by WRITING THE PRICE DIRECTLY ON THE ITEM IN BLACK SHARPIE. Examples include a 1968 set of collectible coins and picture frames. -- Despite promises, coat pockets were not checked (or they purposely left used tissues in 6 coat pockets). -- Gardening pots & tools and a set of wood kitchen cabinets, was brought from the shed and left in the yard the day before the sale, despite a forecast 100% chance of rain or snow that night. -- Those items were moved to the garage at my request, but after the sale many planters were left outside in the mud. -- Garage was left open & unattended for hours at a time. -- Lawnmower left sitting outside in the rain until I moved it under cover (which was less than 5 feet away). -- A buyer shattered the screen door glass moving furniture; Perkins cleanup method was to leave glass shards in the mulch, entryway, and porch and walkway, and leave the empty frame (with glass shards sticking out all around it) in the back yard. All the glass they DID clean up was left for me in a recycle bin with holes in the bottom. -- Despite promises, items that were new in original boxes had those boxes thrown away, greatly reducing the value of those items. This was important because most items didn't sell, so I had to try to resell and/or donate them.

I just had the most stressful horrible experience of my life trying to buy a house. This man could…read morenot of done a worse job handling my loan. He required i fax and email him HUNDREDs of documents, literally, and as soon as possible. but then he promptly lost half, and so over the next couple of MONTHS he had me send the same documents sporadically. He would hardly ever pick up his phone, or even call back. He was rude and distrustful of my ACTIVE DUTY military status, no matter how much proof i gave him, he even questioned the fax number, not believing i was where i said. He knew i needed to close on the house ASAP since i was PCSing, but first gave my loan to a junior underwriter doing a intern, who did not properly finish my packet so it had to go to another underwriter to be fixed. Mark did not explain anything at all, or keep me informed on anything, i had been asking him for weeks what my closing costs were going to be, he gave me numerous figures before finally coming up with one that was supposedly right, about 600 dollars, the day before we were to close. Then, on the day of closing, he tells me the closing costs will be at least double that(which i didn't have since i had no time to save), of course i get frustrated and he is very rude about it, instead of being a professional, he trys to take the blame off of himself instead of taking responsibility and FIXING the problem like he should have. Then a half hour later he calls and says OK, its 800..thats better BUT not even a hour before we were going to close he calls and says its going to be 1500 dollars!! I had to convince my grandfather to help us out so we could close on time. Please dont let this man handle your loan!!
