I applied for one of Hornig's available units earlier this week after touring several of their buildings in-person over 2 separate days. Less than an hour after I'd submitted my application I received an email informing me I'd been denied for a host of reasons that aren't even applicable to me. Two of the stated reasons for denial were insufficient income and lack of income verification. I'd attached a paystub that included my 'year to date' earnings proving my income is more than sufficient, they made no attempt to verify. They also stated I had insufficient rental history, I have a spotless rental history spanning over 2 decades in the Twin Cities, and again, no attempt to verify was made. But they get to keep my $50 application fee! Hornig Co is a whole scam, AVOID. read more

Avoid Hornig Properties and John Wetherall at All Costs If I could give zero stars, I would. My experience with Hornig Properties and their so-called property manager, John Wetherall, was nothing short of a nightmare. First and foremost, communication is nonexistent. John is impossible to reach by phone, rarely responds to emails, and has no sense of urgency when it comes to tenant concerns. Expect to be completely ignored if you ever have a maintenance issue--because trust me, they don't care. The property was poorly maintained, and any requests for repairs were either brushed off or took forever to be addressed. Then there's the shady leasing practices. After the initial lease term, they automatically switch tenants to month-to-month without warning--and then, out of nowhere, they'll demand you vacate the property with little to no notice. This is completely unprofessional and unnecessarily stressful. Hornig Properties as a whole is mismanaged and incompetent, making it nearly impossible to get in touch with anyone when you need assistance. If you're looking for a property where your concerns will be ignored, your living situation will always be uncertain, and basic maintenance is an afterthought, then by all means, rent from them. 2001 Bryant Ave Apartment I've rented with this company for over a year now, and it's been a pleasant experience. The management is friendly and accommodating. Most of my communication was with Sal; he was helpful, knowledgeable, and responded in a timely manner. The maintenance around the apartment was kept up. The rooms are clean and spacious, with a good layout. The area is nice as well; there is lots to do! The only issue I've encountered since living in that building was that my package was stolen once. Some security cameras in that area would be nice, but simply avoid leaving packages alone for an extended period of time, and you will be fine. Overall, it's a nice building. Reasonable pricing and a cool caretaker. read more

After reading the negative reviews I see not much has changed in several years. My husband and I used to be caretakers for them and although it was under the grandma Erna you can see the family is all the same. I have lives at the California Drive apartments for almost a year. I have had no problems while living here and sad to leave. They are very responsive to emails and maintenance requests. They are always updating and upgrading the property with plenty of notice, both by email and notices on each apartment door. They have a lot of community events that i was unable to attend because of my work hours, but it's really obvious that they care about their tenants and promote an atmosphere of community. When I left the apartment they tried to bill me for extra carpet cleaning even though I used another carpet cleaning service to clean the carpet. This has been my 8th or so property company I have lived with in Minneapolis. They have been amazing, courtesous, and responsive. Whenever I placed a maintenance request it was taken care of the next day with a note left stating what had been done. Management was also very quick to respond to questions. Pricing has been great and the rent increase I received last year was only $20. In my past experience, the rental increases were more substantial elsewhere. I lived at 2121 Hennepin Ave S and the building is super quiet. Of course if you leave the windows open you can hear fights from people leaving Lyle's occasionally but it does not happen too often. The location has been amazing for me with so many shops and restaurants around. It's also on a major bus line with a stop across from the corner of the building. If you're the running type, it's roughly 3.5 miles from the front steps, down 22nd, around Lake of the Isles and back. I have absolutely loved living here and if I wasn't moving into a house, I would continue to live here. read more

So unorganized first off they told us we didn't need any documentation for our service dog then they say they do after we move I so the caregiver gives us the sheets and tells us to fill them out and return them to her. Then we get a call saying we did the sheets wrong. We didn't do them wrong you gave us the wrong instructions. When I turned the sheets in they said we will let you know our decision um... you legally can't tell me that I can't have my service dog I could sue them if they did that. Then I get an email saying they never received our inspections papers. The caregiver did it with us and said she would turn them in. We talked tot the caregiver and she turned them in so this company lost our inspection paperwork. We will not be renewing our lease with this terrible company. Use caution when leasing with them. read more

My rating of Hornig went from three stars to one star and back again to three stars. At first, it was remarkably average and average was sufficient for the cheap rent we pay (or at least cheap for the neighborhood). Our tub needed to be resurfaced in a bad way (not suitable for baths), there were a couple little maintenance issues; nothing that was terribly problematic, just a little bit annoying. We dealt with it. But then we had a pest issue and practically had beg them to address it. While we were at it, we decided to let them know about other things were going on with the building- six weeks, legal threats and lots of back and fourth later, we have the pest issue under control, things around the building have been fixed, and the tub has been resurfaced, so we're back up to three stars. I would give Hornig a fourth star, but they treated maintenance on the building like they were doing us a favor, and we only got that maintenance done because my roommate and I are educated and can navigate the legal system. I cannot imagine how anyone would encourage Hornig to get anything done if they weren't educated in their rights and how to get them. So move in, but know your rights as a renter if you do. If you need something fixed, document everything; the issue, their response, when it was fixed, and how long it took. Keep anything they send you in writing. read more

I moved to Minneapolis a little over 3 1/2 years ago. I looked at a few apartments in the uptown area before seeing a sign for Hornig. I walked into the office and the first apartment they showed me was perfect! I moved into a nice little studio apartment (900 Summit Ave property) and loved it! It had recently been updated any when I had any issue they came quickly. The staff was very friendly. The building was quiet and I felt very comfortable in this new city! I enjoyed how easy it was to work with people in the office and drop off rent as well! Jessica, the manager of the building has been lovely! She is always fast to respond, super nice and really helpful! When I was looking to move into a larger unit, she got me into an amazing one bedroom across the hall! She is a wonderful person and always cares about any concerns. I didn't want to leave the building! I wouldn't be leaving now, but I am moving to Chicago. Tom, who does the maintenance for several buildings and also manages the building across the street is wonderful too! He has gone above and beyond for me several times. He is always offering to help when needed, put my AC in and out each year, got carts, re-did my bathroom light fixtures when I moved into my new place, even helped me clean out my AC units! He always offers his help on things that are not even his responsibility. He is just a genuinely good guy! I felt like they were constantly trying to improve the building as well, planting flowers, adding tables to the patio, etc. Just the friendly atmosphere made it a lovely place to live! Tom and Jessica are a huge reason my experience with Hornig was so great! I highly recommend Hornig but especially 900 Summit Ave! Great place to live! And lovely people! If I come back to Minneapolis I would move right back in! read more

It seems like from these reviews that each renter's experience really depends on the specific building. I've lived in a one bedroom at 2509 Dupont for the last year and a half and Hornig has definitely met my expectations. I was looking for a basic, affordable building in a great location and this building was perfect for me. To be clear, there are NO bells and whistles here. You get a basic, generic, and slightly outdated, apartment unit, but: PROS: The location is fantastic - right in the heart of Uptown, but with some distance between you and the social scene, and perfect walking distance to Isles/Calhoun. Off-street parking is included in your rent (garages are available but cost more). The common areas have always been clean. Tons of storage space, you get two 10-foot closets, plus a linen closet. Lots of windows. I have never had any issues with bugs, mice, or water pressure/temperature. Maintenance has fixed any issues I've had very quickly. 4 washers & 4 dryers (coin-op) are in the basement and I've never had to wait for a machine to open up. CONS: If you're looking for amenities, go somewhere else. "Water" is not included in your base rent, and I'm really not sure how they measure that because mine is always about the same regardless of the amount of time I'm there or the amount of water I use. There is a bike rack outside the building, but use with caution - my bike and my boyfriend's bike were both stolen there last summer - and we had good locks. No dogs. Basically, if you want a perfectly adequate, no-frills apartment, 2509 Dupont is the place to be. The only reason I'm moving is because I'm moving in with a roommate and we need a place that accepts dogs. read more

Horning really is dependent on which unit you are renting from whether they are good or not. When I don't have to deal with them, things are fine and dandy. When I do have to deal with the company, things are 50/50 whether they will be good or not. The main problems I've had to deal with thus far: when signing up for my apartment, I had to keep returning and returning to sign more things that "i missed" when signing applications and leases. This was annoying at first and then became downright inconvenient at their fourth request. Somehow MONTHS after moving in, they claimed they didn't have my Move In Damages report and that I would be liable for all damages in my apartment before my move in; I had turned this in no less than three days after I moved in... and why did they 'notice that it was missing' nearly 4 months after my move in date? I also had maintenance issues I wanted to take care of within the first few days of moving in and call after call went ignored and without response. Finally I called maintenance directly- they are super nice and got back to me within a day to fix things (always email them, I've found). I also have a large problem with their auto-pay for rent system. They are notorious for claiming people pay their rent late so I chose to go the electronically-trackable route with their system. They do not allow you to pay early or choose a regular date to pay (such as the 15th, when a paycheck comes). Instead they make the withdrawal on their chosen date each month which is technically 'late' but within the 'grace period' (not the first when it is due, but on the third, always). This seems ridiculous to me but so far has caused me no problems as far as fees and things go, but it still seems odd. The building itself is perhaps slightly overpriced but gorgeous and I have had limited problems with it. That being said, I'm nervous for the day I do need assistance of any kind. read more

Lived at one the properties for over a year. I live in a single bedroom apartment in St.Paul. Have had way too many problems with this company in order to stay here longer. 1. Not handicap accessible. Has an elevator but need to take the stairs to get to it. Maybe not their fault. Building is old. 2. Mail never gets received. Called multiple times to the post office with them saying, the apartment needs to change the address and name in the box. 3. Try calling the office during business hours. Have never EVER had someone pick up the phone or respond to my emails. 4. Before thinking of renting, be sure to look through ALL of the contract. Ask to see the CLOSE OUT procedures in order to get your security deposit back. YOU WILL have to pay for different things to make sure your apartment is good. 5. They will schedule IMPROMPTU showings in your apartment not even 12 hours before. So make your schedule bend for that. Sorry for the rant but please be sure to read everything in your contract and ask so many questions while before signing anything. I feel like we are treated like dirt and all they care about is getting our money. read more

For the past 3 years I have rented from Hornig Companies near downtown Minneapolis. The property has a lot of charm as it is an older building and probably built in the 1930s. This place is taken care of by Tom and he is the best building manager I've ever had. He watches out for everyone in the neighborhood and is quick to respond to my requests. Tom is a gem and I hope Hornig is compensating him well. Tom is the reason I gave this review 4 stars because I do not interact with the main office at all. If the windows in my place were replaced/updated I would give 5 stars. read more

Over the years I have lived in quite a few of their properties. They have always been great to deal with, fast and efficient. Maintenance requests are always completed the very next day. The company is horrible! I lived in 2655 Colfax Ave S in Uptown... just so you know... the building is infested with mice. And doesn't matter how many times you call, write emails, or even go to their offices to talk to them, they won't do a thing about it. I had to tell them I would hire a pest management company myself and deduct that from the rent for them to actually send a pest management (which was a crappy one btw). They haven't sent my deposit. The manager would not tell me when she would have showings of the apartment. So, once they even walk on me when I was showering. It is the most unprofessional company I have ever rented from. read more

Hornig is exactly what you'd expect from a management company. They're not great, they're not terrible. Maintenance is fairly responsive and typically takes care of any requests I have without question. The actual property manager of my building is fairly inflexible and robotic, so he's a bit hard to get "human" answers from. Like if I have a question about a particular policy, he'll just parrot the policy back at me, which isn't super helpful, since what I'm looking for is clarity, not an auditory version of something I've already read. In general, there isn't any flexibility in company policy, which is fine, but just keep in mind that means they're not going to take human factors and extenuating circumstances into account. Overall, there a solid 3 stars. They've never gone above and beyond for me, but they've never ignored me either. read more

DO NOT RENT HERE. I moved into 3400 Harriet on 11/4 and quickly realized I could hear EVERYTHING from my downstairs neighbor. Sex, moaning, coughing, talking, their microwave beeping- ZERO SOUNDPROOFING. I quickly reached out to management to see if anything could be done and they offered me a lease buyout which would be equal to 3 months rent. I thought this was a unique situation and that they could be flexible with me to find a renter (like most leasing companies are) but they were not willing to work with me. I eventually got in touch with Amy Weber and she was sympathetic to my situation and explained that she would work with me to list the unit and potentially get a renter in so that I could get some of the fees of the lease buyout back. After I paid the fees, Amy stopped responding to my emails and eventually her boss got in touch with me and said I misunderstood what she said and that it wasn't possible to rent the unit. I have emails from Amy stating we were getting the unit listed for showings and we even had a showing for the following Monday. Now, they are all denying this conversation ever happened and gaslighting me and making me feel crazy and like this never happened. Amy lead me to believe that she could help me when she couldn't and I've never had a leasing company be deceitful before. This whole situation has been so stressful and has taken a toll on my mental health. If you want an honest leasing company that stands behind their word, DO NOT RENT HERE. If you want a quiet home, DO NOT RENT HERE. read more

For the year that I have lived there, California Drive Apartments provided a first-rate experience and a great quality of life. All of that starts with management. Jami and her team take their roles as managers of this property seriously, and it shows in their responsiveness to tenants and the excellent attention to detail in landscaping, maintenance, and condition of the property. They communicate proactively with the community about any needed repairs or improvements by posting notices in each building and sending at least one (if not two) reminders via email. In my experience, they are very upfront and approachable; they care about the quality of life of the community and even take the time to let tenants know they're appreciated and valued by offering periodic morning coffee and pastries, holiday gifts, and other activities possible given seasonal conditions and (in recent times) social distancing needs. If there is a maintenance issue, it's easy to submit a request, and the issue is taken care of in a timely manner. The rent is very reasonable for what you get. The neighborhood is very walkable with an exceptional number of restaurants and retail stores within a 5-minute walk or less. Como Regional Park with all of its beauty and activities is about a 10-minute walk. The landscaping of the property is well done, with a variety of plants and trees, including many evergreens that provide nice greenery throughout the winter months. Jami and her team are true professionals and do an excellent job. I can recommend this property without reservation. read more

Short version: Hornig is one of those companies where they aren't doing anything that's particularly awful, but all the little things add up until you realize that it is awful. I will not willingly deal with them again. Long version if you want more information: Hornig took over management for the apartment we rented partway into our lease. We were very happy with the previous management, and were sad to see them go, but thought Hornig would be okay. We planned on moving in 8 months anyway, and figured it wouldn't be that bad. Biggest issue? No communication. We could almost never get a hold of the office, and they frequently neglected to notify us of important things. For example, the water would get turned off (on several separate occasions) without any notice or communication. We'd realize it was off when we'd go to use the water. We'd call the office, and only get the answering machine. Other tenants mentioned this happening too. They repeatedly hired the cheapest option (I can only assume), that was sub-par. The plow company they hired was not equipped to handle the parking lot. Hornig would require us to have the cars removed by 8am, but then the company didn't show up until after 5pm (so...when exactly could I park again?). When they did plow, they didn't get nearly everything, and they moved the snow to illogical places. One of the entries started getting blocked (this wasn't our first winter in this building, we know they had other options). For several snows in a row, there were multiple parking spots that simply didn't get plowed and couldn't be used by anyone. They installed new washer and dryers, but then left the old ones in the laundry room for months before getting someone to haul them away. By far the most disturbing thing that happened was right before we moved out. Another resident had noticed they hadn't seen one of the elderly tenants in several days. Usually they spoke with her daily. They tried to get a hold of the office or management and couldn't. They called the police for a wellness check. The police couldn't get a hold of anyone either, and finally had to break down the door to check on the resident. Sadly, she had passed away and been dead in the apartment for an unknown period of time. While that isn't directly Hornig's fault, the fact that they were unreachable is inexcusable to me. It is part of a pattern on their end of not caring and simply treating their residents poorly. We left without having any direct confrontations with Hornig Companies--we aren't disgruntled tenants who have unfinished business. We caused no issues and got our full deposit back when we moved out. For us, an apartment's management is as important as the apartment itself. Good management you rarely have to deal with, but when you've got bad management it keeps getting worse. We didn't choose to end up with Hornig, and now that we've moved out, we certainly won't choose them again. read more

I've lived in a Hornig Companies building for almost 3 years now and they are very responsive to all maintenance issues with a great turnaround time. We've had issues with mail theft at our building though so I wish they were a more receptive to the idea of installing security cameras in the lobby to address that. This is the absolute worse company to rent from. The very first phone call I had with the lady in charge of processing our application was not good. She was rude and very impatient for absolutely no reason. The condition of this place when we moved in was deplorable. There was trash from previous tenants under the vents and the maintenance people left broken blinds on the floor. If the blinds and shelves were broken from previous tenants, take them to the trash. We wrote down the truth from what we saw on our move-in inspection sheet. One month later they asked us to write a new one and to not be so critical. The third time a package was stolen from INSIDE the locked front door, we decided to email the office. They said, "what would you like us to do about it?" We told them that a security camera would be nice. They replied saying, "that would increase our liability." ..... INCREASE LIABILITY ARE YOU FUCKING SERIOUS!!! And today marks the 5th or 6th time in the PAST 3 MONTHS that the water has been turned off due to repairs WITHOUT a heads up from the office. This company is DOG SHIT! If Yelp had negative reviews HORNIG COMPANIES DESERVES IT. PLEASE DO NOT READ OTHER REVIEWS giving these people more than 3 stars there is no way in hell they are true. read more

After more than a year living at a Hornig Property I remain very happy. I have considered moving to a different apartment with amenities (such as central air and washer/dryer in apartment) however, really love the location but am very happy with the service I receive. 90% of the time my maintenance issues are addressed right away. I even had my stove catch fire and maintenance was at my apartment right away. I waited one week for a new stove but I was fine with it so long as it was working! (It was new.) The apartments are taken care of and obviously that is something individual because when I walk around I see other Hornig apartments where the resident has a screen that is half way on and half way off or their blinds are broken and barely hanging on.....I can only imagine what the inside of their apartment looks like. While I don't own the apartment I live in it and want it to look beautiful, clean and taken care of...that's on me. I had blinds that were really old and put in a request and before the week was out, they were replaced. As some of the other reviewers have stated, maintenance and issues are addressed in a timely fashion. I would comment that there are some caretakers that are better than others and take their job of keeping the inside and outside of the buildings clean and vacuumed. The caretaker we had up to recently was fabulous....the one we have now, not so much. He/She doesn't vacuum the inside of the building or take care to make sure the bulbs have been changed if they are out. When you see him in the hall, he doesn't greet you but then neither do the tenants who live here....so I guess he fits right in. The few people I have spoken with here and have responded to me have told me they have lived in this building somewhere between 20-40 years so that in my opinion says a lot. I have rented an apartment from Hornig for just over a year now, and I have wanted to move out since the day I moved in. I live in their building at 26th and Bryant, which is an older building, so a certain amount of wear is to be expected. However, when I moved in, it was obvious that no one from management had even bothered to LOOK at my unit. It was DISGUSTING. The previous tenant didn't even so much as use a Clorox wipe--all of the surfaces were dusty and/or grimy and sticky, there was old food on the floor between the cabinets, there were tons of nails still in the walls, the fridge was dirty, and when I grabbed the handle to open it the first time, the handle detached and came right off in my hand. What's more, the caretaker at the time (whom I believe is no longer a caretaker) was shockingly rude about the whole ordeal, and did not bother to do one bit of cleaning as promised. When I first began moving my stuff in and saw how disgusting it was, I notified him and he promised to "have someone come in and clean it." So, I stayed elsewhere for an entire week waiting for this to be done, which it never was, so I came back and did it myself. Aside from the cleaning issue, there are a number of fixtures in my unit that should have been replaced long before I moved in. For example: one of the light fixtures in the kitchen area was literally taped together, the sliding closet doors constantly detach, the cabinet in the bathroom looks like it's about to fall off the wall, the medicine cabinet is rusty and gross, the carpet should have been replaced YEARS ago...and the list goes on. As for the building, there are only two coin-op washers and dryers for the entire building (which probably has more than 30 units), and they barely work. The parking lot has no lighting whatsoever, so sometimes I don't even feel safe walking from my car to the door at night. I have heard that several neighbors have had their cars broken into, which does not surprise me, given the lack of outdoor lighting. I will say that since the move-in, my experiences with management and maintenance have overall been very good. However, my move-in experience and the overall poor upkeep of the building have completely soured my experience. I can imagine that residents who can afford to live in some of their nicer properties (although they already charge way more than the units are worth in my building) might have a better experience, but if you're a student or otherwise on a lower budget, I would not recommend renting from Hornig based on my own experience. read more

Had to have some maintenance done this past week and Chad and Mike were super professional and friendly at the same time. They both were friendly to my dog who is weary of strangers which allowed her to be more calm around them. They kept me in the loop the whole time of what was going on. They had answers to every question I had and were as excited as I was to have better water pressure. read more

Good luck getting anything on time. My fire alarm stopped working (loud beeping for endless hours) and I had to call/email 3x before someone finally came out to replace it (4 days later) which is a HUGE safety concern. Don't even try calling the main receptionist (Darlene) she won't follow up for days or weeks, your rental tax form will not arrive by January 30th and she yells at you on the phone. Rudest person I have ever had to deal with. She yelled at me and hung up on me when I simply asked for my rental tax form today, AFTER the legal deadline.
