I have known of Renters Warehouse, ownership since about 2007 and I am happy to say I have always had a great experience. I pride myself in having networked with a lot of people in real estate and what I learn most from Renters Warehouse is their attention to marketing and systems. Having been in real estate 11+ years, work 10,000's of leads, as well as being a landlord for over 5 years, and knowing most landlords in the local area from 2003-2008, I can say this with true conviction. You, as a landlord and homeowner gain your peace of mind from accomplishing your goals which are: Fill up your home quickly Fill up your home for top monthly rent Fill up your home with a top quality renter Remove liabilities when possible Having the largest marketing presence for landlords locally, they simply have the highest chance of achieving the above goals. Landlords with large portfolio's will have no choice, but to use the efficiency of a renters warehouse as they realize that time is money and they have to plugin to Renters Warehouse systems. Renters Warehouse is the largest landlord leasing network in Minnesota and expanding throughout the United States. This holds with it the same mindset of a facebook or google in that the larger your network, the more your collective feedback from consumers develops what's called a feedback loop and higher iterations. This is how Apple became the #1 company by user feedback. Renters Warehouse has this unique ability by casting out a larger net to be able to internalize a faster and more wide spread feedback loop of user feedback that they can implement in-house. This has a compounding aspect to it, thus they don't have competition locally in Minnesota. They are able to take quantum leaps forward in customer satisfaction and knowledge where others companies can't due to not having the same integrated network. Laws, leases, collecting rents, marketing knowledge, marketing costs, vacancies can cost $50-$100 per day to you easily, so you actually can't afford to not market your vacancy. Success for the landlord will come from proper research and property open communication between the agent and the homeowner. If the homeowner knows the questions they want to ask they will be satisfied. Also please keep in mind that the agents rent out homes all day every day, that's what they do, so they know the questions that the landlords want to ask, but don't know. That's why you use a professional equipped with knowledge. There is book knowledge, audio, seminar knowledge and real-life knowledge and you need agents like these who are trained in all of these. On a side note being the size that Renters Warehouse is, I would imagine that you can appreciate that they have full access to discern and create the best team of agents as they are allowed to choose only the best and brightest as they have more available agent prospects than most, so through natural selection you would have to get those agents. Also based on the professionalism that Renters Warehouse markets with, they can only attract the best agents in the first place. As a home owner who has used Renters Warehouse for three years, starting September 30, 2016, I urge you to think twice before doing business with this company. The only saving grace has been their eimployee, Michael Ray, who helped get one-year and two-year contracts for tenants. Michael Ray works out of the Phoenix area and is excellent in screening and acquiring tenants. Now for the rest of the story. Fortunately, I live only 10 minutes away from my rental property and can take care of any maintenance problems with renters which is a good thing. Since I pay $89 per month for the Renters Warehouse maintenance program, I tried using their maintenance program for repairs three years ago and was told that the cost would be $275 for their vendor just to come out plus additional hourly costs to fix a broken water line in the yard. I called my own maintenance person and had it repaired for $100. After this experience and upset tenants, I now have my tenants call me direct and I do my own repairs or hire people in the area. Renters Warehouse was supposed to do walk-ins twice a year with the tenants to observe any damages done. In three years time, this has never been done. On September 30, 2019, I cancelled my contract with Renters Warehouse and was supposed to receive my security deposit of $1450 within two weeks. So far I've talked with five people to find out when the security deposit will arrive and have not once had a response from anyone. They always tell me that they will contact the Financial Department who will contact me, or they put me on hold and come back and say the line to the Financial Department is busy so call back later, or they keep me on hold forever and don't respond. After a half hour on the phone, I hung up one time. Another time Customer Service finally gave me the Financial/Accounting Department phone number which goes back to Customer Service again and we go back to the circle of promises that never arrive. The only reason I gave them one star is because MIchael Ray did a great job of screening and finding suitable tenants for my rental property, but don't count on any responses from the company. Renters Warehouse are takers (of your money) not givers. If you want peace of mind, don't do business with these people. Renters Warehouse 'Client Services' has exceeded expectations today. As a first time home renter who travels more often than not, I've been fumbling around on how to manage auto-pay because every single bill of mine is on Auto-Pay and 'remembering' to log in once a month to pay is not a strength of mind. I do think the Auto-Pay function could incorporate a 'balance due' option to incorporate any additional fees/dues that come up, but that's not a big deal. Nonetheless, as predicted, my first months rent was late (by a day) which was my fault and I gladly paid the late fee. Fast forward a few weeks, I received a certified letter which scared the daylights out of me. My first (and only) eviction letter... my worst nightmare has happened within a month of moving... While all the terrible scenarios were running through my head with several furniture deliveries still scheduled, I called client services and was patched through to Abby. Abby quite literally made my day. She not only informed me that the letter can be disregarded (thank goodness) since my account is in good standing, but she also went out of her way to apologize for any inconvenience/anxiety that the letter may have caused. Abby took it a step further by assisting me with Auto-Pay and creating a help ticket on my behalf with the utility coordinator to get some clarification on how we can incorporate the 'water' bill with Auto-Pay so we never have to deal with this nightmare again. Abby is my hero for the day and I can't thank her enough for going above and beyond by making a terrifying experience very easy to handle. Thank you, Abby. read more

I would like to thank Renterswarehouse, the last 6 months to a year I found 2 people that were very helpful in your company. Maria gave me her direct number and told me that if I needed help to let her know. This lady is the one who gave your company a good name. She is a hard working person, who knows how to talk to tenants and shows she cares. She was available any time she was working that I needed to talk with her, and if she wasn't for some reason she had someone who was available or she got back to me as soon as she was back to work. I do not know her personally, I just know she is a hard working person and it is difficult to find hard working people. Hopefully this will help your company grow! In the beginning I didn't get help in a fast efficient manner, communication to me to let me know what was happening was not there. Maria was great, I was very please with her, she did her best to work with me in a way that made it easy and efficient for a busy working mom. The other person I believe was Phil, I can't remember his name, but these 2 people made things much easier for me and my family! Having current ways of communicating is one way that made my life easier, texting, email and direct contact with one person are all ways that make communication easier for working tenants! These people are by far the worst property management company on planet earth! I literally ONLY call if its an emergency. Well FF and in the middle of Covid -19 last night my water heater decided to fight back and was literally spitting water over the floor out of the top. thanks to YouTube and NOT there 24 hour maintenance person I turned the gas and Hot water tank off. Now at 359pm cst after an 11pm ticket filing last night, they tell me they are waiting on the owner to approve the estimate of a full replacement.. WTF no one has even called me, been to the house. I talked to a kid last night and told him it was spewing water, busted gasket, seal, who knows but to just blindly follow that it needs replacing, then make me wait for ownership approval due to the cost is unfathomable. I have a 19 month old daughter and a 71 year old mother in this house and they could CARE LESS...and oh btw....I OWN 4 homes I rent out 3 of them and It takes me a matter of 5 mins to reply on my phone via email to approve repairs and if its something like water, leak, repair, I don't hesitate to reply. But who ever owns this home, move on from Renters warehouse! They are going to cost you future renters. Do not rent a home managed by renters warehouse. I used Renters Warehouse to rent a house and I am the renter. This company is a joke. They charge overpriced fees for everything they do. First of all I was hit with a 2 year lease agreement after we agreed to a one year lease on the phone and when I arrived from a different state in the rental truck and everything in the driveway of the rental property. I could not believe it. I felt pressured and I didn't have any place to store my stuff while I waited for the modification of the lease. So Dumb me I signed. The place was not clean and I was stuck between a rock and a hard place. I am a government worker and my job is relocating to another state and I am 3/4 way through this awe full 2 year lease. I am requesting that I be allowed to leave the lease and of course you guessed it a fee of $150 is being charged for them to modify it. The owner will not let me out of the lease and has decided to sell the property and want to hold me responsible for the lease until their house is sold. Again I am being relocated to another state because my job. I get nothing but a hassle from Renters Warehouse. I would never use this company again and I suggest that you do not either. They charges and fees are ridiculous. Be very carful with this company and try to avoid them if you can. If you cant I would hire a lawyer to read over the lease before you sign. read more

I purchased a duplex property located in Saint Paul, MN from BUYPD in September of 2013, I live in Chicago.. I did not know at the time this property was in poor condition. Renters Warehouse took over as the management company for my property and we were trying to get a tenant for the upper level. At that time I was assigned a leasing agent who had showings but no one was interested in renting the upper level. It was not until Clovis Gray took over as leasing agent in August of 2014 that I was aware of just how bad the property showed. Clovis suggested what needed to be done to both units in order to get good tenants. The entire property needed the following: 1. Pest Control 2. Walls Plastered 3. Carpet Replaced 4. Deep Cleaning. 5. Furniture removed from outside One unit needed a new bath tub with surround and the other unit needed new appliances. Vector services was hired to do most of the work. They did a great job and kept the cost to a minimum. After the work was completed it took two showings before a tenant lease was signed. I want to thank Renters Warehouse, the maintenance team (Vector Services) and especially Clovis Gray. He was very patient and I could call him at any time if I had questions. He is a hard dedicated worker that gets results. read more

For the fairly reasonable monthly fee of $80 (pretty reasonable for property management), our condo is rented and taken care of by Renters Warehouse. So far I enjoy working with them. We met with a Renters Warehouse representative for the initial walk-through and paperwork, I de-cluttered and photographed our place...and after they advertised our place everywhere, we had a renter secured within DAYS of advertising our place. By having someone else advertise and show your place, you'll probably end up renting it out faster than you would on your own (which in our case, we were relocating and needed to rent it out quickly and efficiently). They do background checks on renters, so you'll have that peace of mind as well. Update 8/9/13: We have a new leasing agent, Sean Clark, that is doing a really great job filling our property upon notice of tenant turnover. We could not do this without him as we live out-of-state from our property. The company appears to be getting a better handle on their increasing amount of business and new properties to manage than a couple of years ago. Communication between tenants, maintenance, owners and leasing agents has been really good. read more

I've had the greatest experience having a property managed by Renter's Warehouse. The employees always provide superb service in a timely matter, even in difficult situations, ensuring there's an acceptable solution every single time. I've had the pleasure of working with Steven Walters. All I can say is how impressed I am at his coordination of communication and problem resolution between the tenants and myself, and ensuring to following through with an acceptable solution that we can both work with. Steven has even gone above and beyond; personally attending scheduled appraisals to ensure everything goes smoothly. When Steven could not attend, he sent trusted employees like Dustin Cortez to attend. I have to say I am truly amazed at the level of commitment Steven and Dustin has. During one of the snowiest days, Dustin made it to a scheduled appraisal and waited for the appraiser, who was running late. He was pleasant upon my meeting him, greeted me with a smile and very patient throughout the entire process. I would refer Renter's Warehouse to anyone looking for a property management.
