At first, we were ok with this as long as it was the same room. But when entering the room, we quickly discovered that this was the room for a handicapped person. In addition, the TV didn't work, one outlet was broken, and the heater in the bathroom couldn't be turned off, so it was constantly hot. We informed the front desk and they told us all the other rooms were sold out and couldn't change us to another room. A few hours later, they tell us a room opened up and they could move our stuff tomorrow to the original room we had. The new room was a total 360 from what we had before: everything worked, the decor was clean and pretty, and no heater in the bathroom. I'm thinking that they saw us two single women and bounced us out for the couples that frequent this place. In addition, we were told that the only way to get to the airport is to rent a car for around $95 per person. Um, no. We walked around the pier and found out that the water taxi for $15 euros per person takes you there in about an hour. If it wasn't for the suspectible room change, we would've enjoyed our time here. The location is great and quiet, but I highly doubt I would come here again.

The only complaint I have was the bed was too firm. However, this might be just to your liking. I'm giving this hotel 5 stars mainly for it's excellent and professional service provided by Roberto. (I did not think to get his last name.) When we arrived to check in, we were told that they didn't have our reservation. Fortunately, I had brought my copy of it. Roberto read my copy and saw that plainly there had been a mistake somehow. They did not have a room available for all 3 nights as I had booked, but Roberto did everything within his power to ameliorate the situation and he did it with kindness and grace. First, he gave us an upgraded room for the first 2 nights. Then, for the 3rd night, he found us another hotel of equal standing, reserved it for us and arranged to carry our luggage there himself while we were out sightseeing. But the most important thing he did for us was staying an hour extra of unpaid time to watch our stuff for us. On the day that we needed to change hotels, we had already booked an early morning kayak tour of the Venice Canals. We could not take our passports, cameras, iPhone etc with us because these items could be destroyed or lost if we fell out of the kayaks. Roberto offered to take all of our valuables and lock them up until we got back. I had thought and told him we would get back between 1 or 2 pm, but we didn't get back until 3 pm, but Roberto was still there waiting for us to make sure we got back all of our valuables! It was not his fault personally that the reservation got lost, but he took it upon himself to right it in any way that he could! As far as the hotel itself goes, it was a very pleasant place. It is a little more like a B&B. The lobby is beautiful and spacious, and gives you the feeling of what a palazzo must have been like. It has a special kind of decorative plaster work, old paintings and fixtures, large long windows that look out onto the plaza, and a piano. For breakfast there is yogurt, fresh pastries, cereal, tea, coffee, a few other things I can't remember now. The room we had was clean and spacious. The bed was comfortable and the bathroom was large. The room also had very good, double-paned windows, which is important. The square is a busy square with stalls selling things and people performing music. Because it's light until about 10 pm there, the noise continues until about 11 pm. But if you close the windows, you hear almost nothing which was a great relief. Also, after 11 pm, it is very quiet. Since I had booked early in December 2015 for June 2016, we got a special rate of 110 euros per night. I would go back to this hotel again without a doubt!

From outside it doesn't look as much, the entrance is small and you have to make the first flight of stairs without elevator (there is an elevator, but there are some steps all throughout the Hotel). But don't let yourself put off by this. Because this Hotel offers a lot for your money. It's quite big inside, there's lots of rooms and even a back-garden. A breakfast room as well. The lobby is made very nicely and check-in was fast and easy. Staff was friendly and very helpful. You can grab your own luggage or let the staff help you with that. The room we got had - for Venice - a decent size. Very clean and well maintained. The bed was comfortable and there was also a TV with a nice selection of channels to watch (we love watching Italian cooking shows before sleep). Free WiFi in the room and the lobby as well. We had some good nights here. Our room was pretty much in the back. A good thing, because it was completely quiet at night. Didn't hear any other people in the other rooms. And once you step out of the Hotel you're in the middle of the action, and the (probably best in the city) bakery is just across the street; the Pasticceria dal Mas. We must of crossed at least 5 bridges with 7-9 steps going up and then down. Be strong to manage luggage or pack light! There are carriers whom you can pay to take luggage. Breakfast spread- croissants, bread, meat, cheese, hard boiled eggs, cereal, milk, juice, tea, coffee, and fruit. We had slippers in room which is great! Real window that can be opened. Real key for the door too! For security, the key must be left at the front desk when you leave. Bring hair condition and shampoo as they only offer a body wash AND shampoo product (Yes 2 in 1! Product). Small bathroom and our knees hit the bidet when we sat on the toilette. The shower tub walls were very high up. Not sure if it's the reception to the island is poor or the quality of TV- which was a HannSpree. The channels took time to load and the picture would scramble. Remember, No lift or elevator.

Spa access is included with a large hot tub and multiple steam/sauna rooms. There is an indoor/outdoor pool as well. Beach access with chairs and towels are provided. What a hidden gem. Close enough to get to Punta Sabbioni which is where you catch the water taxi to Venice, Burano, Murano, etc.

They even accused us of pouring the water on the floor ourselves, to get a discount. As the photos show, there was way too much water for that. That's why maintenance was called and came to the room 5 times during our weekend stay. We tried talking to the managers, Enzo and Monica, who were never available and do not answer customer requests over the weekend. In over 2 weeks since our stay, and with me calling 5 times, they have never called me back. It just shows how much these people care about customers. They will care even less when you book a normal room, I am sure. This hotel is a scam. The service level was so bad. Fake promises every time you connect. Guaranteed they will respond to this review with blaming us again too. Don't waste your money.

Really a good place to relax in the evening after all the sightseeing and sleep at night. I had been given a cancer dx the day before (totally unexpected and not your run of the mill kind of cancer) so on arriving all I wanted was to lock myself in my room and go on the internet to get more information. Fortunately the wifi was working, if a bit unreliable, so after spending my first afternoon in Venice browsing Pubmed, my mind was a little more at rest and I was able to spend the rest of my stay looking at the sights as planned, and thoroughly enjoyed myself.

Rooms were modern and clean and felt, bright, airy and relaxing. The free WiFi was relatively, pretty fast. We had breakfast and dinners included which we ate at the hotel. Breakfasts are the usual continental-style you find across Italy: ham/salami platter, cheese platter, yogurt, cold cereal, rolls/bread; unusually, they did put out hard-boiled eggs. The best part of dinner was an extensive salad bar the pasta, some of which even looked fresh and not dried. We were even given choices for the secondi. Stay away from the "Vegetarian" meals, abyssmal and mostly cold. Location is convenient for the bus to the Punta Sabbioni (pier) to catch the boats to Venice and the outlying islands. The hotel is oceanfront, so the best location for beachgoers. In the nearby Piazza Aurora are plenty of shops for sandwiches and souvenirs, coffee bars, a bank, convenience stores with sodas and booze. Would def recommend if you are planning a visit to Venice.
