    My sisters and I fulfilled our one-year lease with Kondo Ko Property Management and always tried to…read morebe responsible tenants. We paid our rent on time every month, complied with the required maintenance schedule, promptly submitted receipts whenever requested, and treated the condo as if it were our own home. We didn't even wear our outdoor shoes inside the unit. Unfortunately, our overall experience with the property management was disappointing and very stressful. The biggest challenge was communication. Many of our Viber messages were marked "Seen" by several Kondo Ko staff members, but responses often took days or weeks, requiring multiple follow-ups before our concerns were addressed. This happened during our tenancy, throughout the move-out process, and while waiting for the release of our security deposit. For example, obtaining our Gate Pass and Move-Out Clearance required several follow-ups before they were completed. We were often left waiting without updates. After moving out, our ₱38,000 security deposit was initially subject to approximately ₱16,000 in deductions, excluding the final electricity and water bills. We carefully reviewed the quotation and disputed several charges that we believed were due to normal wear and tear, pre-existing conditions, or services we had already completed. At Kondo Ko's request, we submitted proof of professional pest control, mattress and sofa bed deep cleaning, air-conditioner cleaning, utility payments, and other supporting documents. After reviewing our evidence, Kondo Ko reduced the deductions from approximately ₱16,000 to ₱6,000. We appreciated that these corrections were made, but we still respectfully disagreed with several remaining charges, including hinges cleaning, general unit cleaning despite thoroughly cleaning the unit ourselves, curtain laundry despite repeatedly requesting assistance to remove permanently installed curtains, and full electricity and water bills that we believed should have been prorated because we vacated the unit before the billing periods ended. Even the ₱100 refund for a bathroom exhaust cleaning service that was never performed required repeated follow-ups and copies of our previous messages before it was finally credited. Ultimately, our security deposit was settled as follows: * Security Deposit: ₱38,000.00 * Revised deductions: ₱6,000.00 * Utilities charged: ₱592.90 * Bathroom exhaust cleaning refund: ₱100.00 * Security deposit returned: ₱31,507.10 Although we continued to disagree with some of the remaining charges, we accepted the revised computation because we were concerned that further disputes would delay the release of our security deposit even longer. Future tenants should carefully read the lease agreement before signing. In our experience, there were numerous required professional maintenance services throughout the lease, including air-conditioner cleaning, pest control, mattress and sofa bed shampooing, curtain laundry, kitchen grease trap and range hood cleaning, and other maintenance requirements that significantly increased the overall cost of renting beyond the monthly rent. My advice to future tenants is to take detailed move-in photos and videos, keep every receipt, save every Viber conversation, document all maintenance, and carefully review every charge before accepting the final security deposit computation. This review reflects only our personal experience. Others may have a different experience. We truly enjoyed living at Air Residences itself. Our concerns relate to our experience with the property management process. We sincerely hope Kondo Ko Property Management improves its communication, response times, and the fairness and transparency of its move-out and security deposit procedures so that future tenants have a better experience than we did.
