This month marks seven years I've resided at their Jefferson Park mid-rise. I love my apartment and find living here very comfortable. It's easy to submit a request for maintenance via their app and service is always prompt and courteous. It's the perfect location for getting around Chicagoland and the northwest suburbs. Everything is easy to get to including shopping on Touhy or Harlem Avenue. The building is well maintained with common areas cleaned once a week. My plants and dog love it here too. Quite literally the worst property management group in Chicago. Might be the most unresponsive and absentee group I have ever encountered. Another resident violate the building policy? They wont do anything about it. Your quality of life diminished because of that broken policy? Nothing done about it. They will gas light you into thinking they will solve issues but they won't take any action. The maintenance team is the best thing about the company and even they have made comments about how little property management cares about the building or how cheaply built the building is. I lived at the 546 Greenbay building in Highwood. The building is brand new but very poorly made. We have had constant issues with smoke coming up into our unit from the floor below, The cabinets in the kitchen and both bathrooms are very cheap and scratch easily, the laminate floors do the same. The building is directly across the street from the Metra tracks which we didn't think would be an issue, but given the thin walls it makes working from home or watching TV almost impossible. The tankless water heater takes AT LEAST 5 minutes of running the water to produce any hot water. There is no way to reach a live person when you call HP, you are moved through prompts until you either leave a message or are transferred to a third party company who takes your message and says someone will call you back if you claim an "emergency" is taking place. I cannot say the management was great, but I didn't have an issue enough to comment until this week. Our lease ends 3/31 which this year (2024) happens to be easter. Our new building's office is closed due to the holiday so i messaged HP to request an additional day in our unit, I said I would pay whatever fee they wanted to charge. I live on the 5th floor with 7 units and 5 of them are currently vacant, so I know there is no new tenant moving in here any time soon. They told me that is not an option, that my lease ends 3/31 at 1pm and we have to be out by then, no exceptions. This just shows how little they really care about their residents after you've fulfilled your financial obligation to them. I cannot in good conscience recommend this building or HP ventures group. Trey and the maintenance/ cleaning staff were always great, it's the "higher ups" that very clearly do not care about anything but your rent payments being paid on time (which ours always were) read more

It's a secure property, when you can reach the staff - they are all extremely friendly, the property manager Phil is a very kind guy, there is a weight room that is of decent quality. The building is cleaned and refreshed once per week. Ample opportunities are given to have your unit worked on - you have no excuse to complain about something not working as the management team(s) get to it quickly. The lease signing process is also very easy and the leasing managers will come show you the place whenever works for you. Honestly, I don't have any/many complaints, the folks are all professional. I easily would give this company and property 4 stars besides one physical aspect that I wish I had been more aware of: sound insulation and/or attenuation. There seems to be zero sound attenuation as the smallest of noises travel far. Doors opening/closing on the opposite end of the building from you can be heard and felt. Footsteps above and sounds from the units next to you can be very easily heard and felt. I was very excited to learn that it is cement subfloor upon viewing the property but this still does not help the sound vibration. read more

It has been nothing but a pleasure and a wonderful experience working with HPVG. My daughter and I recently leased an apartment at one of HPVG's properties. We wanted to downsize from our 5 bedroom home to something a bit smaller and easier for us to maintain. We found our apartment via Zenlist and fell in love with the unit after our first tour of it. We really liked the floor plan and its interior finishes. It was also listed at a great price that we could not pass up. Moving and finding a new place to call home can be very stressful to say the least. William, the leasing director at HPVG, was our main point of contact for our application and approval process. He was quick to answer any questions, accommodate us in ways that put us at ease, very professional and is just a great person to work with. William definitely made this process a lot less stressful for us and we are forever grateful for that. My daughter and I highly recommend leasing an apartment or space at any of HPVG's properties. Update: 4-20-2022: After additional reflection on the matter of the end of my lease on a unit that was under HP Ventures management by most part of the last year I leased it I have decided to update my review (which started with an unresolved matter around initial security deposits and landlords that managed the apartment prior to HP Ventures). The resolution of a pending security deposit is not a matter to resolve with a landlord that was managing the unit for only the last 9 months of what ended being an 8 years stay as a tenant. It was my confusion to mix the matter of my original security deposit from the first landlord with a review of HP Ventures as the final landlord of the apartment. During the time HP Ventures managed the last portion of this lease, in my opinion business was conducted as expected by me as the tenant given my adherence to the agreement and the feedback I received after the final walkthrough where no issues were found and the unit was left in"great conditions" (from the inspector's feedback). From my part, HP Ventures met expectations I had from a landlord. It was a short period in which I dealt with HP Ventures so this review is based on that time. This review is for 246 Green Bay Road in Highwood, IL. The building is not great construction. First, the walls are super thin. We could hear the closet doors opening and closing, as well as conversations, from the neighbors that had their bedroom back to back with our bedroom. Every time the neighbors to the west of us open and closed their door we could hear their two dogs barking as if they were in our own apartment. We had leaking windows and foundation for 1.5 years of the 2 we were there. Every time it rained we had to move our valuables away from the windows and place towels on the ground. This turned into water leaking from the molding around the window which stopped once they finally fixed the roof. I would definitely request they re-do the dry wall of the south facing window in unit 404 prior to moving in - I can only imagine the mold growing there. Other than the foundational issues, the management was fine to work with. I'm not sure if the long awaited roof fix and leaking window issue was dragged out by them or contractors. read more

I would not recommend to rent with HP Ventures. Our experience was at the Jefferson Park location. Our main issue was a water leak. We noticed water damage to the drywall and wood floor during our tour in March 2018, were told that it had been a leak that was now fixed and they would definitely have the floor and wall fixed before our move in. The agent assured us if it was not fixed, to put it on the move in checklist and it would be addressed at that time for sure. We started rent May 1, but sent a friend to do the walk through as we lived across the country and wouldn't be moving in until closer to the end of the month. The damage was not fixed. It seemed as if the apartment had been left untouched. We noted the damage on the move in checklist as we were told, and they assured us it would be fixed before our scheduled move in date. To be clear, when we toured in March, the apartment was empty. So even with several months of an empty apartment, HP Ventures failed to address the damage to the wall and floor (and unknown to us at the time, the leak itself). After move in, we immediately put in a maintenance request to have the damage to the wall and floor taken care of. The maintenance team informed us that they were not fixing anything until they were sure the leak was gone for good. At this point, we were a bit upset because they had told us the leak was fixed before we signed the lease and were now telling us the cosmetic repairs were not done as promised because the leak was not yet fixed. HP Ventures failed to provide any reason why they concealed that the leak had not been fixed prior to our signing the lease or to the walk through. This begins the "Be patient with the leak that's been here since before you moved in" saga. It first leaked after we moved in on May 29, 2018. We reported it immediately and were subsequently told that they fixed the leak. From what we could tell, the fixes consisted of caulking our window and door and the neighbor's above. HP Ventures never told us what they did, or what new thing they did that had not been tried before, to fix the leak. Despite their repeated assertions that the leak was fixed, the leak persisted. We heard every excuse in the book; the neighbor's tiles over the drain are causing it (ok- third time they claimed this we went to talk to neighbors and they showed us the tile free balcony), we then heard it was because they didn't close their door properly. New neighbors moved in and now there was grass in the drain from their dog, they also couldn't close the door properly. It went on and on. In January of 2020 the maintenance man told me he thought he had found the solution. It appeared as if the windows (4 steel frames welded together) had been installed improperly. Essentially, HP Ventures' maintenance man told us the frames were installed upside down. This became apparently obvious when he pointed out the window's weeping wells and explained their purpose. I learned more about windows than I probably ever will during that conversation. These specific windows were designed to take in water and expel it through the weeping wells at the bottom of the frame, key point that they should be at the bottom of the frame. This was true for the two smaller window frames; but they were at the top of the two larger frames (that also happened to be the top two on either side). He ran a water test, and we observed the water expel from the bottom, but obviously the entire frame of the top windows had to fill before it could expel out the top, leaving the water inside the window with nowhere to go. This was the same for the neighbors upstairs. Essentially, the water had to get out somewhere and their water (substantially more as their balcony is uncovered) was coming through our ceiling. This tracked with the location of the leak (across our entire ceiling directly next to our window). They also seemed to confirm this with the water test and stated that they would get permission to hire professionals to fix the problem, but as it was a big problem, it probably couldn't be addressed until winter was over due to safety issues. Again, we were very patient, thanked him for his diligence in trying to isolate the problem, and waited for spring. Thus far, the leaks have been during every major storm, more so in the spring, and about every other month during the rest of the year. We did our best to take care of the apartment as if it was our own. We took our portable fans and pointed them at the water, we used at least 3 loads worth of towels every time to try to keep the floor dry and from getting more damaged. We always reported leak after leak immediately. But we were sick of not being able to use a majority of our dining room without our things getting ruined. We had another major leak in May 2020 and decided to push for more information regarding the professionals coming to address the weeping well issue and for any information regarding what has been tried and when and what read more

The property managers are very helpful and responsive to questions or issues. Also, the maintenance team is second to none, just super nice and helpful. I am a long time tenant of HP, specifically at their Kedzie property. I signed on during the beginning of COVID and they were extremely careful with their leasing process and at the same time very prompt in finding times for me to view units safely. The leasing agent is awesome and can answer any questions you run by him. Applying was straightforward, no concerns there. Moving in was great, they were able to accommodate me a day earlier than anticipated because I needed to leave for a work trip. I was expecting the unit to be given less attention in turnover given I rushed into the property but there were no stones left unturned. Place was sparkly when I walked in. After being here for awhile I have gotten very comfortable in the building. I personally do not workout in the building often but there is a space if you are looking to get a quick lunchbreak lift in. Made a few friends in the process, tenants here are friendly. I do not pay for parking because street parking is really easy around here but there is a big lot behind the building if parking is important for you. Overall, like any apartment in the entire city of Chicago, problems will arise but I have never waited longer than a day to get issues addressed. Thanks HP! read more

The building was well taken care of, the common areas and hallways were always clean, issues were addressed quickly and the building was secure. They lied about move in dates leaving me homeless for 3 days, they are unresponsive when communicated with, and overall rude and inconsiderate. I put in work orders 3 weeks ago and when the repair man came to try and repair somthing, he said he couldn't because the appliance was stolen...classy HPV Group, still NOTHING has been fixed. A practically criminal organization. Trust someone who has had many bad landlords in the past they are in a league of their own in terms of bad quality. STAY AWWWWWAAAAAYYYYY, especially from 2454 S. Dearborn Unit #518. If I could give zero stars...I would. The worst management company I have ever dealt with but also the worst place to live in Chicago is 2545 S. Dearborn. The walls are paper thin neighbors are rude as mine had two BOSE systems in their home and blasted music or watched TV typically around the clock to the point in which my neighbor on the other side of me could hear and feel the vibrations. The psychopath weirdo couple next door paid zero attention to noise ordinance hours and seemed to go out of their way to abuse privileges knowing that because they have lived there for 4 years and according to managements defense...they have had no complaints on them so it was basically my word against theirs. I knocked on their door twice once was invited to view the two BOSE systems and secondly, my girlfriend was told by the big old guy that he would buy us ear plugs to be able to sleep at night at 12am. They argue almost every day about money and allow their granddaughter to scream at the top of her lungs with zero home training. Furthermore, I was told to call the police on them as it relates to the noise and once I receive a police complaint, they will then fine the couple???!!! WTF??? After escalating this to HP Ventures and the Director of leasing, I was told that this was a hard one to prove. The dumb dumb female property manager at the time told me that I was hearing noise because my apartment was empty and that I should get a sofa and put it on the wall to trap noise. Problems did not start with the neighbors...problems started when I moved in and there was feces in the toilet the unit was half cleaned, the stove was filthy, cigarette butts on the balcony, bath tub jets, ect. I contacted management with the issues of all this and they had cleaning to come out and clean the place twice. Management took forever to put my name on the mail box, told me it was my duty and although I am receiving tons and tons of junk mail from the previous tenant I need to contact the Post Office and let them know...who.does.this? Unfortunately, problems persisted, the old nasty stove began to have a gas leak as expected. I had to call Peoples Gas and leave work to tend to this matter to be told by management that they could not replace the stove until their maintenance (who only come out once a week, which again... is ridiculous) accessed the situation?! I was livid, the stove was filthy and looked like they brought it from someone who cooked outside. Thanksgiving was approaching and I was to be without a stove even though Peoples Gas made the recommendation that the stove be replaced. Needless to say, after taking pictures and going back and forth per usual with management they agreed to replace the piece of crap with a brand new one. One of the best things that happened to my final month Feb. 2016, was that they replaced the idiot female property manager...best of luck to the new guy although he seems nice and competent and I think that he lives in the building. Its not so much the property managers as it is the company that has made no updates to the units since they took over. The units are barely basic for the price they are charging for rent with little to no upgrades and there is concern with questionable activity in the building. I finally decided to end my lease prematurely on a 18 month lease after just 4 months. I paid a serious price... and although I paid my rent up front in addition to a very heft security deposit...which I would NEVER do again, because basically by them having so much of my money they literally had me by the balls legally as I waived my rights to withhold rent until issues were resolved. They dragged their feet on releasing my rent money as it was not until they violated Illinois Tenant Laws yet again, by allowing someone to enter my unit for showing without proper notification (Oh yeah, I forgot to mention....once you tell them that you are leaving or sign the form stating as such, they instantly begin to show the unit, you will receive weekly emails and sometimes no email with strangers walking into and viewing you unit whenever they see fit.) Do not sign the form, create your own rules, its your RIGHT. Bottom Line. Save your money and either buy a house or move closer into the city for a much much better renting experience. We rented for a year and 4 months at their property on W.Chicago Ave. in West Town. They were always very accommodating. The very few maintenance issues we had were always addressed promptly (generally within hours) and professionally. Keep their promises made when we moved in. Nice portal for reporting issues, paying rent , etc. Building was very well maintained. Good communications, building manager (Noel) always called back promptly. Gave plenty of notice before showing unit. Returned our security deposit in full within 2 weeks after we vacated, no hassles. One of the best management companies I have ever dealt with. read more

If yelp allowed me to give out 0 stars, I would give 0 starts to this property management group. Stay away from leasing from HP Ventures Group, if possible. Here are my reasons why: 1. It's impossible to get a hold of someone at HP Venture Group. We found out why when we went into their office. The phones are connected through their computer, so the leasing agents and property managers take calls only when they are sitting in their office. The property managers don't necessarily email you back. I had to copy the leasing agent or ask him/her to provide someone else's contact information because initially I was not getting any response from the property manager assigned to my building. If they do ever get back to you, don't expect a response for at least 6-7 days. 2. Things don't work, and they don't get fixed. There were a couple things wrong with our apartment, but the main issue was the microwave. We let the property manager know that the microwave was not working a couple days after we moved in, and it took them 2 months to fix this problem. They have an online portal where property residents can submit maintenance problems, but it seems like the system is not working very effectively as response time is extremely slow and sometimes not even addressed. Also, the elevator has broken down multiple times per week (!!) in this building within two months of living here. The management group should be quick to address this problem. I had visitors over that were not able to climb stairs, and it was extremely embarrassing letting them know that the elevator was not functioning. 3. Things are left in the vague... When we first moved in, they only gave us one set of keys. We asked for another one, and they didn't get back to us for a long time. So we made a copy on our own, and offered to deduct this amount from next month's rent. They said they would "credit" it to our account, but I'm not sure what that means because we still ended up paying the same amount the next month and that "credit" amount is nowhere to be found. Also, there are rats around my building which I asked both the leasing agent and the property management about when I was viewing the unit because I saw a sign next to the building stating, "Warning: Target Rats". They both nonchalantly acted like they had no idea about it. Didn't even look into the issue. Since moving in, I've seen rats at least 5 times at night, moving around cars parked in the street of where the building is located. Gross. Other things to note: When you initially sign the lease to rent from them, they make you sign multiple documents, a lease that's 20 pages long. They make sure that they are covered in case anything happens, but they don't seem that concerned when things are wrong with the building/unit. read more

My husband, myself and our daughter moved into one of the Countryside properties about a year ago. After reading through HP's informative website, we reached out right away. From the initial contact point to the application & move-in process, everything was very straight forward and the process was quite simple. The staff is top notch and we had a very positive move-in experience. As far as the building goes, it was very nice & we truly enjoyed the surrounding neighbors. After living in the city for many years, this was a nice change of pace. The unit itself is beautiful, updated & very spacious. The landscaping was beautifully done outside as well. We had plenty of storage inside our unit and could park both of my cars in the garage with ease. Lastly, we found the online tenant portal to be very convenient for payments, messages to management for various needs (repairs, questions & etc). Possibly the worst management company in the world. Basic maintenance issues go unaddressed for months. The leases contradict Chicago landlord-tenant ordinance in almost every clause. The company makes it almost impossible to contact them. Phones unanswered, emails unanswered. Half the building is over-priced rent. The other half is used as section 8 for the tax deduction. Any complaints Are met with threats of legal action, even though this is illegal. If you can find anywhere else to live then take it! read more

I lived with HPVG for over three years and I had a great experience. I lived at two different properties on the North Side. Talk about luxury. These units are gorgeous! High ceiling, hard wood floors, nice appliances, etc. Their management staff is professional and courteous. Although it was challenging at time to get a hold of them in the past I have not had any recent issues. Their maintenance staff is also excellent. John, is one of the nicest people i have ever met. If I could give 0 stars I would. Upon my move out they charged me for a broken refrigerator drawer that was broken from the renters previous to myself. They also added on some other charges and didn't give the whole security deposit back. When I tried to talk to management they would say there is nothing they could do. It's almost impossible to get a hold of anyone. The neighbors at 3434 n elston were extremely loud and rude, had to call the police on them many times for partying until 2 am on week nights. Management was notified and they did nothing. Over the year we spent over $25,000 in rent and then they took money out of our security deposit for broken items that were broken before I even moved in. Brent in management had me sign a move out sheet which stated there was nothing wrong with the unit then added deductions later on. Extremely upset customer! read more

I wish I could give them no stars. My roommate and I had the misfortune of being tenants at one of their properties. They do not care about you or your living arrangement at all and will do the least amount of effort possible to fix situations to make them livable or passable (window leaks lasting entire period of rent and 'fixes' never truly occurring). In addition, many things outlined in the lease, such as the right to quiet enjoyment or the ban on smoking of all substances in the building are wildly ignored. Do not expect anything promised to you to actually occur/be honored. We dealt with neighbors who played blaring music at all and any hours of the day/night and received no help from HPVG. It seems HPVG tries to take the easy way out and attempt to transfer their responsibilities onto you. When we tried to limit the noise ourselves we received unsettling letters from such neighbors and HPVG still did not help us remedy the situation or help make us feel safe. There are many more examples that I have personally or that I have discussed with other residents in my building. Please save yourself the stress and effort and avoid this group no matter how nice the apartments seem at first. ~~Wish I would have looked here first. read more
