During my very short stay (4…read moremonths), the A/C was very inconsistent to the point we had at least 20 maintenance requests in for it. Every time the maintenance man came over, he would fix it for a short period (a day to a week at the most) then it would go back up to 80+ degrees. The worst was 86 degrees. Come to find out, other tenants were having similar problems with their apartments. Refrigerators to electrical issues. The utility bill was outrageous after we left. We kept it at 70-73 hoping it would come down but it was always 80+ but still charged as if it was that low. When I called about getting it resolved, she asked "did you put in a maintenance request?" As if she didn't know who we were or as if it was our first time ever bringing this issue up. Then in the reports, it was said that we were purposely not listening to the repair man, neglected the advice/utilities & because of that it was our fault why it wasn't working even though, it was like that when initially moving in. Very unprofessional. This is my first time writing a yelp review in my life. That should tell you something. Wish the best whoever decide to reside in this awful place.

    95687 ** The worst…read morecomplex by far** I cannot stress enough how terrible my experience at Sandpiper Village was. From the moment I moved in, everything about this place was a disaster. After coming back from an overseas assignment, I was given an apartment that was absolutely filthy. There were spiders and cobwebs in every corner, pet hair everywhere--embedded in the carpet, the dryer, the refrigerator drawers, and even coming out of the air vent. & I've never owned a pet, so this was especially disturbing. It was clear no one bothered to clean between tenants. The bathtub was so cracked and disgusting that I requested it be replaced. The office staff, promised someone would come out to measure it, but 10 months went by without any follow-up, and the bathtub was never replaced. Danielle was completely unprofessional and careless when she disclosed my apartment number to a random man touring the complex, telling me she thought "we'd be cute together." This led to months of discomfort and anxiety to even come home. When it came time to move out, the entire process was infuriating. My forwarding address "got lost," and I received zero communication from the office. They tried to charge me full rent for the month, even though the prorated rent had already been calculated, they failed to update the portal to reflect the right amount so I couldn't pay on time, and then had the audacity to put a "failure to pay rent" notice on my door. Rosie, the manager, over-promises and underdelivers, consistently failing to take responsibility for the simplest of tasks. Both Danielle and Rosie were careless, unprofessional, and incredibly frustrating to deal with. They have poor listening skills, don't follow through on commitments, and honestly seem to care more about avoiding their responsibility than actually helping residents. As for the auto-generated and insincere "apology"--I have no desire to reach out to anyone on this team. I would not recommend Sandpiper Village to anyone, especially military members, who deserve much better. The only positive aspect of this complex is the maintenance team, who were consistently pleasant and kept their word. Unfortunately, the poor management and overall lack of professionalism outweigh any positives here. This place is overpriced for the terrible service and quality of living it offers. Do yourself a favor and find somewhere else to live!

Don't feel comfortable taking the…read moretrash out alone due to the constant wave of non-resident/homeless rooting in the dumpsters or even being IN the dumpsters. Packages disappear regularly, and very quickly, so I have to have them delivered to a friends house. At night there is constant loud noise and strong smells of weed and cigarette smoke that comes in the apartment. Management is not helpful in my experience and we feel like there has been retaliation from management when we have complained. The most recent reasons for feeling anxious about living here is coming out of my apartment to go to work and seeing cars that have had all 4 tires stolen at night. This can be verified with pictures on the local community groups on social media. I wish I was joking. We are definitely looking to move soon.

On Wednesday, I was contacted around 1:30 PM and told there was a reported odor and a concern that something may be dead in the wall. I permitted maintenance to enter my unit and informed them that my partner was present, so they should knock for access. Maintenance entered my unit later that afternoon, cut a hole in the wall, and left -- without any follow-up communication to me. I received no explanation, no status update, and no information about what was found or what would happen next. The following day, after I reached out asking why I had not been informed, I was told that maintenance had updated the office at 5 PM the same day. However, that information was never communicated to me. The issue was not timing -- it was the complete lack of communication. I later learned (only after continued follow-up and going into the office myself) that a dead animal had been found inside my wall, and a trap had been placed. This information should have been shared immediately, as it is clearly a health and habitability concern. What was most frustrating was being told that communication would not always be timely due to other units, and feeling as though I was being dismissed rather than supported. It should not take repeated emails, in-person visits, and escalation just to receive basic information about work done inside my home. I appreciate the maintenance staff member who eventually explained the situation, but overall, management's handling of this situation -- particularly the lack of transparency and urgency -- was disappointing. I strongly encourage management to improve communication with residents, especially when maintenance involves health or safety issues.

Staff themselves were unsure when explaining where to park, and I was never given a proper parking walkthrough, diagram, or clear stall identification during my first days as a resident. My car was then towed without warning or any attempt to contact me, even though I had just moved in. I was told by staff that I would be reimbursed, but that never happened. The office manager never called me back despite saying she would. I only received a response after repeatedly emailing, and it was the same denial based on a supposed recorded call -- which I still have not been provided a transcript or copy of. Management has since stated they now give parking walkthroughs during tours to avoid this issue, which only confirms the lack of clarity at move-in. Unfortunately, I am still out of my money. Get everything in writing and make sure parking is clearly explained before moving in.

I haven't lived here even a year yet and I have experienced many concerning issues. 1. Rodents- I have seen rodents on several occasions throughout the complex, on my patio and in my apartment. For a complex to expect rent of 2300 a month, this absolutely should not be an issue. 2. Unhoused Individuals- This complex is supposed to be secure and safe-it is gated! However I have seen unhoused individuals in the trash area several times. They supposedly have 24 hour security but they are not doing a good job in the slightest. One day I opened my window to see an unhoused person set up camp right outside my window! The property's reply? If it's on the street side of the apartment, it's not their problem! Are you serious? 3. I have experienced not one but two attempted break ins. The complex did not care. Again, where is security? One person who tried to break in was a neighbor who lives close. The property said they would talk to him and it was probably an accident. There was never any follow up after I complained. Will be uploading the video of the attempted break in soon. 4. Pedophiles- I as a single mother was mortified to find out that two pedophiles live in the complex! They have not informed anyone about this from my knowledge. There are children who freely roam and play around here because they believe this is a safe environment. However it is not- It is on Meghan's law which is public information. I was able to identify the second person who tried to break in but I still wonder about the first and fear it may have been one of these individuals.

    Dont move here…read more Stacy is very rude, disrespectful and unprofessional. I have no idea how she can still hold her job. The units are very and there is a nasty smell coming from the kitchen sink that deters you from cooking a meal. Appliances are ridiculously old and they are basically falling apart. The jacuzzi is almost always under repair as well as the pool. There are always homeless around the apartment complex digging for water bottles in the trash rooms. It is scary going outside when it is dark. Going to the stores around is dangerous, there are many gangsters around the area which is scary. They took 4 months to review my ESSA for my kitten and even though I submitted the form they kept charging me for pet rent and when they did finally approve never refunded me a penny. They are money hungry here. Please stay away from this place. It is awful

My experiences of residing at Rolling Oaks Apartment Homes, Have been nothing short of a nightmare, problems involving staff conduct, the condition of our unit and disrespectfully adjacent to dereliction of duty. Initially, it all began in the year 2023, our process of transferring from a former unit to our current unit #2. The handlement of our transfer, from the language, tone, to the body language was erratic. The communication we received was defensive and dismissive, transparent translation of unprofessional front-desk conduct. This is a clear indicator needing reinforcement of front‑desk staff to urgently receive re-training in professional communication and responsiveness. Thereafter, we were notified by the front desk member Stacy alongside the whole body staff insisting that all units were the same and refused our family the chance of opportunity the access to view Unit before accepting it. Any policies that prevent residents from inspecting units should be reviewed before signing transfer paperwork. Consequently upon moving in we discovered the unit is significantly older and inferior to our previous unit. Notably, during instances I first utilized the refrigerator I noticed the cold air quality is weak realizing its not performing to capacity. Residents should have the opportunity to inspect a unit prior to transfer so they can make an informed decision. Ultimately this initiated a pipeline regression of concerns and issues, such as, our kitchen sink it emitted a foul odor as well as clogs repeatedly. We have made every effort to avoid putting food or debris down the drain. We called the front-desk member to express our concerns, leading to routine visits from the maintenance worker. He claimed the pipelines are old causing the back up and clogs of our kitchen sink. It is an ongoing relapse problem to endure without a concrete resolution to the root causes of concerns we are consistently experiencing within our unit. Leaving no room for comfort, a sense of safety and lack of trust. A written report of the work completed would be appreciated. Additionally on the list, is our assigned parking lot space. Our unit is located on the third floor, has been for the past 3 years. I have requested weeks back for a reasonable distance parking lot near our unit building. Our assigned space remains three buildings away, while our neighbors in the same building parking lots adjoining to our building. This lack of courtesy, follow-up and responsiveness is disrespectful to residents especially to us for not assigned a parking space comparable to neighbors. This will be our last year leasing here at this apartment unit for my family and I.
