This apartment complex is completely unsafe. Do not move here. They're money hungry individuals who don't back their visually appealing complex with quality. I haven't lived here even a year yet and I have experienced many concerning issues. 1. Rodents- I have seen rodents on several occasions throughout the complex, on my patio and in my apartment. For a complex to expect rent of 2300 a month, this absolutely should not be an issue. 2. Unhoused Individuals- This complex is supposed to be secure and safe-it is gated! However I have seen unhoused individuals in the trash area several times. They supposedly have 24 hour security but they are not doing a good job in the slightest. One day I opened my window to see an unhoused person set up camp right outside my window! The property's reply? If it's on the street side of the apartment, it's not their problem! Are you serious? 3. I have experienced not one but two attempted break ins. The complex did not care. Again, where is security? One person who tried to break in was a neighbor who lives close. The property said they would talk to him and it was probably an accident. There was never any follow up after I complained. Will be uploading the video of the attempted break in soon. 4. Pedophiles- I as a single mother was mortified to find out that two pedophiles live in the complex! They have not informed anyone about this from my knowledge. There are children who freely roam and play around here because they believe this is a safe environment. However it is not- It is on Meghan's law which is public information. I was able to identify the second person who tried to break in but I still wonder about the first and fear it may have been one of these individuals. read more

So we have been living here for about a year and I think it's important to share our experience so others know what to expect. HEADS UP TERMITE WARNING BELOW Pros: This is in a very nice neighborhood, rather quiet, surrounded by actual homes, and not other businesses. The grounds are typically well kept and they have ample services such as three swimming pools, a hot tub (usually works), a gym, and a tennis court with lights. The maintenance people are quick and kind. They've come same day to fix issues within our apartment and are genuine people. The office is typically responsive and can resolve issues quickly. Cons: Perhaps the most crazy thing is the price here. I understand it's on the other side of the freeway, but they are charging like $2400 now for a 700 square foot 1 bedroom apartment. This would be acceptable if the units were pristine, they describe these units as "luxury", but the only thing luxury is the price. Issues with units: Walls are extremely thin on the sides and above. You can hear everything including people talking and every step they take. The door seals are bad, you can feel air flowing underneath the doors. The windows are old and often fill with condensation and a healthy layer of mold we wipe off daily during the winter. Also, at least some units have a termite infestation. I say this because we woke up one morning to 100's of termites with wings swarming in our kitchen/living room (photo attached where they are coming from - behind the fridge). We called the office and they did send out a guy to deal with it. I thought they would be more concerned, they were not. He said, "yeah they usually only swarm once a year" and he applied a local termite treatment. From my understanding, if they are swarming, they are all over the building and a little bug spray will not be sufficient. I expected them to tent the unit, but they do not seem to care. This makes me question the long term structural integrity of the building. Washers/dryers/dishwasher are rather cheap looking. Issues with office: The office people seem nice superficially, but they appear to have rather passive aggressive attitudes (few of them - JB is very kind). I'm sure not on purpose (their workers seem tired), but they have made several mistakes on paperwork. Example, I paid them a $400 deposit, when moving in they gave me paperwork saying I only paid $200, when I had actually paid more. Upon reviewing this with them, they said sorry, and to just take $200 off my move in check. This made me a bit nervous because typically verbal agreements do not stand when the signed paperwork says a different amount. They also scheduled move in on a day when they were closed. This made moving extremely difficult as they did not tell us until 2 days before what the new date was we could pick up keys. Just read your paperwork carefully. Finally, after 1 year of paying lots of money ($2300ish) they offered us the same price for another 12 month lease, anything less than 12 months was a $200ish increase monthly. Online it says their starting price is like $1900 so I called and asked if any units would be opening soon for this price. They verbally laughed in my ear and said absolutely not. Sure enough 2 weeks later, they listed an apartment for $1900 and we took it and did an internal transfer. I was furious to see they listed our old apartment for $2000ish dollars after we signed the new lease. I understand their only mission is violently suck every last dollar out of you, but we've been good tenants and wish they would have offered us the $2000ish and saved everyone a little work and time, including their own staff. Will update if/when they return our original deposit I see others have complained about this. read more

Now they have been playing music so loud already over 4 hours. I called security, but security office is in Napa . It's pointless to even call to security office. We applied to this place 3 weeks ago and we unfortunately got denied. However, we were told we would get our holding deposit back within 10 business days. It's had been 16 days now with no refund of the deposit. They're quick to take your money but take their sweet time sending it back. Definitely don't recommend this place. We have called the office everyday and everyday they say they can't help us until the manager comes in. But everyday that I have called, the manager is either "out sick" or "left early for the day" we can't apply to other apartments because we are waiting to get OUR money back. I currently live at The Pointe. We were told last week that our air filter was going to be replaced. Well, the lie detector test determined that was a lie! I just checked and it doesn't appear that it's ever been changed in the 5 years we've lived here. That's not the first notice we've received saying it was going to be replaced. My apartment is under 24/7 video surveillance and I have proof that it wasn't changed. I've also got a photo & by the looks of the photo and the fact that the area where the filter is, is painted shut, I'm 100% sure it's NEVER been replaced. Clearly The Point could careless about my health & they are not to be trusted, the notices they send out are merely to please corporate. If this wasn't one of the cheaper/safer apartment communities in Fairfield I would have moved out a long time ago. I could go on & on. The staff here is in constant rotation. I've had to deal with crack smoking neighbors & when I went to management with my concerns for our safety I was brushed off & nothing was done. People drive around here like it's the Indianapolis 500 with their bass thumping at all hours. No one has any respect for their fellow apartment dwellers. Even the current managers daughter was out in front of my apartment carrying on well after 10 p.m. parked in a covered spot that didn't belong to her. There's always someone sitting in their car bass thumping & smoking weed. Night security is non existent. I've had to deal with a an ancient dishwasher they won't replace that does a terrible job at cleaning the dishes. A washing machine with a knob that keeps breaking. We have lived here for over two years and almost everything is good EXCEPT, the mail room consistently gets broken into! Their security system is a sham. I know you can't predict when a theft will happen, but get security to plot in front more than it does. Also, change the entire entry to get into the mailroom, not just keep reinforcing the metal frame since obviously that isn't working! We will just end up getting a PO Box. We were apt hunting in the Fairfield are during Covid makes it harder. We called and made an apt with Yvette M. When we got there the mask protocol was a plus. She was very professional and friendly. We signed and moved in been here a few weeks love the diversity, the professionalism of the staff, the upgraded unit and the quietness. Very satisfied and pleased. I would NOT recommend anyone to live at The Pointe. It is OVERPRICED for what I had to deal with.It may look great on the outside and the staff may look nice, but they are less than accomodating. They showed me a beautiful model, and when I first moved in, all I saw were bugs. There were bugs EVERYWHERE. They were able to get into the apartment because the windows weren't fully closed, had little gaps in the windows. There are even bugs coming out of the vents. Maintenance never came the day that I need it, sometimes it will take them 2 days to come in! The place was run-down, I must have called the office to fix things almost every week. They also have speckled carpet..... probably to cover up the bugs! This is by far the worst apartment I've ever lived at. When I complained about all of this, they just acted like it's not a big deal. Also, parking is a NIGHTMARE. It's a huge complex, so there have been times where I had to park on the other side of the complex. read more

I inquired about their available apartments. I was instructed to apply online. I found a unit and applied. I received a call from the most nastiest, rudest lady. She told me the apartment was already leased out. I told her I was instructed to apply online. I was also told the the website was accurate. Not true. I told her that she sounds like the lady I spoke to and she instructed me to apply online. I asked her why have me apply online if the listings weren't correct. I asked about the application fee being returned. I told her how do you think you are able to keep my application fee after having me apply for unit that's been leased out. Her tone was real nasty. I will start with saying that the apartments are nice, it's a quite beautiful setting. The problems begin after that....parking sucks if you have more than one car. The management staff doesn't care about it, even to the fact that they will let people leave cars for over a month with flat tires and never moving. They, office staff, are also very rude, and when presented with this fact, they don't even say sorry or care. All they want is your money and making sure all the places are full. Last but not least, I understand the COVID concerns, but at no time were there any concessions about not being able to use any of the facilities. Not expecting a lot, but we all know that they charge your rent based on the facilities, so why not since we can't use them. read more

I have lived in numerous apartment complexes in different cities, but nothing comes close to my experience with The Pointe. We were drawn in by the pretty pictures, and when we shopped around the area it seemed like a decent price with great amenities. No one warned us about the BUGS. We tried to situate our bug issue with the office over and over again, but they told US we were crazy. SPIDERS, KNATS, CRAWLY BUGS... everywhere. Each time they "sprayed," we would find dead bugs fall out of no where for weeks. There is a long list of issues we had, but we had enough and took it to them to move out of our lease early. The only reason they agreed was because someone was interested in a 2B/2B so we had ONE WEEK to evacuate. I was just happy to be out of there and appreciated the arrangement, but then... 3 months later, I received a phone call from a DEBT COLLECTOR to pay the rest of our cleaning bill. I'm just wondering why didn't they call us themselves. So our deposit wasn't enough for ridiculously overpriced carpet cleaning and painting? When I moved in, it didn't feel like they cleaned the carpet at all... there were bugs on it. We stayed there not even for 5 months, and the entire time we were hardly home so it's difficult to believe "cleaning" was over $600. I made sure to clean up before leaving, and definitely less than $600 worth left. So they sent us to a debt collector without any bill or notice for 200 bucks... seriously? It leaves such a bad taste in my mouth. I would not recommend this place to anyone looking around in Vacaville. read more

I lived in several apartments while attending school so I know the basic routine. This place may look nice on the outside and the staff may appear friendly, but it's a different story once you sign the lease. My wife and I moved in for 4 months while we were looking for a house to purchase. The location is nice and is close to the freeway. The apartment is nice, but everything is old. The cabinets are water damaged and falling apart, sink has rust stains and looks disgusting, shower and sinks would back up every week and not drain, and to top it off, you can hear EVERYTHING the upstairs neighbor does...and I mean EVERYTHING. Alas my wife and I found a house and it was time to move. Being a renter in the past, I know the routine on cleaning the place up and making sure it's in the same condition as when first leased. Everything was removed, windows, walls, kitchen, oven, bathroom, fridge, EVERYTHING was cleaned. The carpets were replaced prior to us moving in and were in the same condition when we left, no pets or heavy furniture. There were a few spots on the wall that I filled in (hung a couple family pictures) and just needed to be touched up. I went into the office every day for a week prior to us vacating, asking for some touch up paint (small foam up size) or even a paint code so I could go to the local hardware store and purchase it myself. Every day the office said someone would be by to drop it of, no one ever came. Once vacating we dropped of our keys, and gate remote and told Imelda that everything was clean and the walls needed to be touched up in a couple spots but I had no paint. She assured me it wouldn't be a problem. 3 weeks later, a check the mail. I was charged $165 for carpet cleaning and $54.02 for paint. There were literally 4 pinholes that needed to be touched up that I had already filled back in... Upon calling and asking about the carpet cleaning I was advised that it was standard procedure for them to call an outside company to come in and "sanitize" the carpet and that it didn't matter if I lived there for 4 months or 4 years, they would still call someone in to clean it, no matter how clean it already was. This is bad business, these people will take advantage of you and try to do anything they can to keep your security deposit. This is by far my worst rental experience. Stay away! read more

This is a super late review since we moved out at the end of March 2014 but I wanted to write something because I noticed there are so many not very good reviews on here and I seriously don't know why. First of all, I grew up in Fairfield and this complex is in a super safe area. I'm not sure what that person saying they heard gun shots is talking about but when I read that I laughed. I always felt very safe here. They also have 3 pools and washer and dryers in the unit and are pet friendly which is amazing. We lived towards the back, but it was always so quiet that I would honestly forget we even lived in an apartment. I also rarely heard our neighbors so I think the walls are pretty thick. Another great thing about this place is how big our 1 bedroom was. I live somewhere else now that is nowhere near as spacious. I also never experienced any bugs (and we lived on the first floor) and I always felt the maintenance people were very friendly and the complex was kept up well. The only reason I would give it 4 stars instead of 5 is that the kitchen and bathrooms are a little outdated for the amount they charge now. And my only suggestion is they turn the tennis court that barely anyone uses ad turn it into a mini dog park. I think that would really make the complex feel more like a community because it would be a great place to meet other people and it would actually put the space to use! I also want to thank Donna in the office for her great customer service. We had an unusual issue with the plumbing in the bath tub before I moved out and although it was an inconvenience, Donna really listened to me even when I wasn't the sweetest about it, and she actually cared. We lived at The Pointe for about a year and a half and really enjoyed our time here. As with any apartment complex, location within the complex and neighbors make or break the experience...We were fortunate to have an upstairs, end unit (extra windows!) facing Hilborn Rd, and had quiet neighbors. The floor plan was spacious (2 bedrooms, 2 bathrooms) and we really enjoyed the fireplace. The balcony was great too, although it could get pretty loud since it faced the main road. We used the gym and jacuzzi frequently, and they were always clean and quiet. The only issue we has was with the indoor pool. It was cold, the same temp as the outdoor pool year round, and whenever we complained about it we were told it was a "maintenice issue" and it was "being worked on." In the year and a half we lived here the pool was only warm enough to swim in a handful of times. We chose this complex over another primarily for the indoor pool, so having it not work was a major disappointment. Overall, we had a good experience here and would definitely recommend it. Hopefully they've fixed the pool issue by now! PS - we LOVED the wild turkeys that wandered down the hill every morning. Hilarious. read more

If there were an option to give ZERO stars, that's what I would choose. So giving one star is generous. They advertise themselves to be luxury apartment homes. There is nothing luxury about them. The swimming pools are always dirty. They were closed for a few days by the state health department. The sauna does not work, and the indoor pools heating element does not work. There have been many times where the grass has been over half way to my knees, or when the lawn service only does half the job, leaving many areas tall. They claim to do regular safety checks on the outdoor lighting; however I have had to report lights not working in large areas multiple times. The office manager, Donna was very difficult to work with. She was nice at first, but I came to realize this is a fake front she puts on. When I reported the outside lights not working on multiple occasions, and reported my neighbors marijuana smoke coming into my apartment, she turned into a different person. To get me off her back, she said my neighbors lease will not be renewed. I asked when it was up and she said they are not in one, they are month to month. Donna said it's difficult to evict someone. Our Lease agreement actually says you can be evicted if your smoke is a nuisance to the neighbor. She, however attempted to evict a neighbor who is a disabled Veteran because he had a scooter parked outside his front door, which he had to use on occasion to get around due to his sometimes debilitating condition. All I can say to that is WOW!! There are reasonable accommodations that could be made for him, but instead they would threaten eviction?? Parking is horrible!! If you have more than 1 car, be prepared to walk a long distance to your apartment. Especially if you get home past 4pm or on the weekend. And forget having guests! Nowhere for them to park! They overcharge you for water usage! This complex is owned by Woodmont Properties. On 3 occasions I have attempted to contact them and they will not return a phone call. It amazes me how bad the customer service is. The only good customer service came from Erin in the leasing office (whom I'm certain Donna ran off), and the 3 maintenance guys, Abel, Ben and Alex. THE WORST APARTMENTS!!!!!! Parking is HORRIBLE. Multiple cars parked for months in all the open parking spaces in broken down condition. If you have visitors.... forget them even being able to park close to where you live. My car was broken into and when I talked to the office they had the audacity to ask me if it was someone I personally gave the code to! Front office is rude!!! When you go in for anything(even your own mail) they act like you are bothering them. Do not waste your money on these over priced apartments. The office must of been understaffed because when I walked in it took forever for someone to greet me. I already am stressed over moving this is just horrible. Overall, apartments have a very cheap feel; cheapest appliances on the market, very dated faux wood cabinets in kitchen and bath, plainest white laminate countertops available, and cheap flooring throughout. Parking for guests is extremely limited and the specs for residents are very tight. There are, tick-infested wild turkeys running all over the property. If you choose to live here, plan on losing your security deposit, because management will find every reason possible to charge cleaning or repairing fees. Overall: this was the worst apartment living experience I have ever experienced. read more

I will be nice and fair about the pointe, at first glimpse it looks beautiful however that's not the case. Old bathrooms and if you look closely not at the model but your apartment you'll see how things are reused to the point where it should have been trashed. Rude office staff and simply they lie or play dumb extremely well. A lot of crime, police was at the complex seemed like once a month and not for a good reason. They scam military and simply over priced for what you get. Houses with more, where cheaper to rent than the almost 1500 a month they charged. I wish I could give negative stars. I spent a year in these apartments and hated every minute of it. The staff is very unfriendly after you sign the bottom line. Plus they will try and swindle you out of money in any way possible. Make sure you keep receipts when living here, because they'll try to tell you anything to keep your money and charge you more. The overall community is shady you can smell weed outside all the time, and there are multiple visits from the police in the complex. Not only that, but there was two shootings when I first moved in. All in all the apartment it self is outdated, overpriced, and dirty. If you want to live somewhere that is unsafe, rude, and awful this is it! And to top everything off they have no respect for military customers, or concerns for your time living at the pointe all they want is your money. Two huge thumbs down from me!!!!!!!!!!! read more

I lived at the Pointe for a little over a year and I really enjoyed it. It has quite a few positives.... - The property is very pretty - The management is extremely nice. - Any maintenance issues were handled quickly and efficiently. - Size of the apartment was great and who doesn't want indoor laundry!! - The gym, while small, is nice, clean and a nice plus. - Oh, and they allow pets! There are a couple of negatives. This is why it did not get five stars from me.... - The cabinets throughout are very old and could use updating for the price you pay for the apartments. - I love, love, love all the trees but keep Windex in your car. The sap is a pain in the a--. - I feel like the apartments are a bit pricey. I also feel like prices in Fairfield are higher then what they should be. All of that being said, I would definitely rent here again. I did read a previous comment about the deposit. Here is the low down on getting all of your deposit money back. If you don't want them to clean the carpets for the next tenant, then don't walk on them. If you don't want them to paint the walls for the next tenant, don't touch them. If you don't want them to have to clean the place when you leave, then clean it like a pro. The cleaning part is a tricky one. We live in California where expectations from the government are high. If you do not leave the apartment clean enough for California's standards, any complex manager is obligated to have it professionally cleaned. Do yourself a favor, opt for the move out clean through the management office and save yourself the time and trouble of cleaning it yourself. I know that cleaning is the last thing I want to do when I've been packing and loading a truck. Don't make the mistake of leaving it filthy though, that might cost you. read more

The pointe has decent apartments compared to the others we looked at in Fairfield. They do need to be updated with better quality appliances and fixtures. What I am really unhappy about is the maintenance. It is hard to get them to come to your apt. When they do come, they never really fix anything the first time. My ac broke down during a heat wave.
