    95687 ** The worst…read morecomplex by far** I cannot stress enough how terrible my experience at Sandpiper Village was. From the moment I moved in, everything about this place was a disaster. After coming back from an overseas assignment, I was given an apartment that was absolutely filthy. There were spiders and cobwebs in every corner, pet hair everywhere--embedded in the carpet, the dryer, the refrigerator drawers, and even coming out of the air vent. & I've never owned a pet, so this was especially disturbing. It was clear no one bothered to clean between tenants. The bathtub was so cracked and disgusting that I requested it be replaced. The office staff, promised someone would come out to measure it, but 10 months went by without any follow-up, and the bathtub was never replaced. Danielle was completely unprofessional and careless when she disclosed my apartment number to a random man touring the complex, telling me she thought "we'd be cute together." This led to months of discomfort and anxiety to even come home. When it came time to move out, the entire process was infuriating. My forwarding address "got lost," and I received zero communication from the office. They tried to charge me full rent for the month, even though the prorated rent had already been calculated, they failed to update the portal to reflect the right amount so I couldn't pay on time, and then had the audacity to put a "failure to pay rent" notice on my door. Rosie, the manager, over-promises and underdelivers, consistently failing to take responsibility for the simplest of tasks. Both Danielle and Rosie were careless, unprofessional, and incredibly frustrating to deal with. They have poor listening skills, don't follow through on commitments, and honestly seem to care more about avoiding their responsibility than actually helping residents. As for the auto-generated and insincere "apology"--I have no desire to reach out to anyone on this team. I would not recommend Sandpiper Village to anyone, especially military members, who deserve much better. The only positive aspect of this complex is the maintenance team, who were consistently pleasant and kept their word. Unfortunately, the poor management and overall lack of professionalism outweigh any positives here. This place is overpriced for the terrible service and quality of living it offers. Do yourself a favor and find somewhere else to live!

Don't feel comfortable taking the…read moretrash out alone due to the constant wave of non-resident/homeless rooting in the dumpsters or even being IN the dumpsters. Packages disappear regularly, and very quickly, so I have to have them delivered to a friends house. At night there is constant loud noise and strong smells of weed and cigarette smoke that comes in the apartment. Management is not helpful in my experience and we feel like there has been retaliation from management when we have complained. The most recent reasons for feeling anxious about living here is coming out of my apartment to go to work and seeing cars that have had all 4 tires stolen at night. This can be verified with pictures on the local community groups on social media. I wish I was joking. We are definitely looking to move soon.

    New to this complex but so far my experience has been more than satisfactory! The grounds itself…read moreis well kept, super clean. Residents seem respectable about the rules here. Resident patios and stairwell entrances are not piling of junk/personal items or debris. The big main garbages near my unit are regularly dispensed & not usually piling. Wish there was a large bin for recycling plastics but I can't complain. Alyssa has been so quick to respond and helpful with my transitional questions and so far I had a minor service needed for the tub and maintenance came quick, within 24 hours. I'm currently experiencing an issue with the washing machine but the maintenance guy is here already, even if I just put the order in today! The pool by the office is warm and the pool restrooms are super well kept as well & always well stocked. I haven't used the bigger washing machines/dryers & will need to learn how to use the credits but I love the idea that actual coins aren't needed & that we have access to use since our in unit W/D are small. The gym restroom and the gym is well kept also but I noticed one of the machines doesn't have a cable working for it but the other equipment are functional. No issues with parking either. It's usually super quiet here and I hardly see my neighbors. Although I haven't attended - I love how the complex holds community events. I've seen a couple roaches (5-6) on different occasions in my complex but it's expected because of the 707 heat. Idk. Just be sure to keep your space clean! Hope not to see an increase. Overall, I'm happy at my new home after living in SF for 47 years. Ty, Sycamore for making my family & I feel welcomed and taken care of so far.

    Lived here for 11 months and was told that there would be a lease break fee that was equal to one…read moremonths rent which I agreed to and was fine with. Fast forward to move out day, I cleaned the entire apartment to pretty much spotless, even vacuumed and wiped down all the window sills etc to make sure it was clean. I never really expected to get my $400 deposit back because I'm aware that extra cleaning needs to be done for the next resident. What I was NOT expecting and nor did the office make ANY mention of previously, was that they were going to charge me over $1000 IN ADDITION to keeping my deposit for ALL of the paint, carpet cleaning, and removal of cabinet locks! (which I could have removed myself for free without damage if they had asked, as there was never anything drilled in they were sticker locks). Not only did they assess me $1070 for all of those miscellaneous charges which I have NEVER been charged before when moving out of an apartment. I wish I had taken pictures of how I left the apartment because I took VERY good care of the space, minus some minor paint they would have to do from me patching a few holes where I hung my TVS! The carpet was even left in very good condition. Normal wear and tear is expected in any apartment you live in so to be treated this way after I paid rent ON TIME every month and was never a problematic resident is very disheartening and I highly recommend nobody move here if you're looking for fair an equal treatment when it comes time to move out.

I rarely,…read moreif ever, write reviews, but felt I needed to today.As I was looking for reviews for a service I was going to use for my car, this site popped up. It is where I have resided for over a year, and just signed a new one year lease. I was going to continue what I came to this site for, to check our car services, but I started reading the reviews for North Pointe apartments​ after I saw soooo many negative reviews; I was curious. Being a business owner myself, actually 4 businesses, I was appalled​ at the reviews I just read, and how undeserving, in my opinion. I have homes in different states​ and am here a lot due to family and business, so I see and hear a lot. I think it is imperative to, and my responsibility, to give my opinion, for fairness sake.First of all, I am ​very picky about management, cleanliness, safety, and noise. There are hundreds of units in this complex. So, here is my review...Let's start with management.MANAGEMENT: I needed to find a place to live and decided to start my task of looking. I had compiled a list of various apartment complexes and homes that I had an interest in. My last stop, due to my route, was at North Pointe. It was around closing time for the leasing office. The Leasing​ Manager, Lanette Rogers, very friendly and helpful, offered to show me around. I was so tired of meeting and seeing properties all day that was​ so disappointing, that this overall experience was a breath of fresh air. I liked what I saw and heard. Lanette stated that if I had further interest, I could come back the next day, or so, and review the paperwork; there was absolutely​​ no pressure. The next day I walked into the leasing office, I can tell you without a doubt, that it was a very pleasant experience. I was greeted in a very professional manner​ and was told that they would be right with me while they were helping another potential client. To this day, Every. Single. Time. I have been in the office, emailed them, or called​ they have all been very fast to respond and happy to help. Rating: 5 STAR ENVIRONMENT: The apartment grounds are always being maintained and in great order. Management is quick to respond to any complaints​ and to make sure all tenants and guests are abiding by the rules. This may irritate some​ or many people, but...it is what it is. I read where there were complaints about cars sitting around, repairs needing to be made in the units, etc. My opinion is that I want cars that are basically abandoned to be removed, repairs in the units are fixed (many other tenants told me when I first moved in that the management was wonderful about fixing things), and yes there will be noise, and issues. But, isn't that the case anywhere you live?? The part that is important is will the management team resolve the issue? Yes, they did/do solve issues immediately, I'm talking within the hour or so if possible. If they cannot immediately, they keep in touch and follow-up. UNITS: I have been in mine, and two other units visiting. Never, have I nor the other tenants, complained about the smell in the units. When I moved in, and now, no smells. Walls clean, new carpet (which I see management changing all of the time in units).The toilets were recently changed to low-flow, and if an appliance needs changing out, they are quick to do it usually within 1 hour to 1 day! PARKING: I have never had an issue with parking.But, if someone parks in an area that is marked for another tenant, yes...you are notified.Again, one must abide by the rules! CLUBHOUSE​/POOLMAILROOM​/PARCEL ROOM:There is an excellent system in place where when you receive a package you are notified by email/text.You are provided a code to access the package.There are also fobs, given to you at the ​signing of your lease, to access the main mailroom/parcel clubhouse areas. This is for extra security. These areas, when I have been through there, were always in exceptional condition. MOVE-OUT: I cannot comment on this...I'm still here for about another year, or so. Yes, I will probably be charged a fee, but don't we all expect that to some degree?I treat my home with respect and pride.I call maintenance to fix things or replace things as needed. It is more due to preserving someone else's investment, not because it is making my life miserable. Yes, this review may sound a little too positive in comparison to the majority of the reviews, but it is the absolute truth! I get nothing from writing this review other than the feeling that this establishment deserves a fair shake, and hopefully,​ it will help someone to make an informed decision when deciding where they want to ​live. I've only lived here for two months, and from day one it has been issue after issue. There is constantly a strong smell of weed throughout the property, and people are often smoking in the stairways and walkways. My first issue was management issuing me a 3-day notice for smoking and noise, even though I do not smoke. From the day I moved in, the walkways already smelled like smoke. I simply asked my neighbor not to smoke right outside my door, and instead of addressing that, the neighbor went to management and turned it around on me, claiming I was the one smoking and playing loud music with my door open. The only reason my door was open was because I was having that conversation with the neighbor. Management never asked me about it, never spoke to me first, and never tried to get my side before issuing a notice. The second issue involved my mom bringing her dog over for a very short visit. The dog stayed in a stroller the entire time, yet management sent another lease violation claiming I have multiple dogs in and out of my apartment and that people are staying there. None of that is true. I work all day, there is never barking, and there is no evidence of these claims. The third issue was management accusing me of letting other people use my key fob. I am the only person who has my key fob. I went swimming one time with a guest, and then received a notice claiming the pool was overcrowded with guests. The fourth issue is that my daughter and niece have had Amazon packages and mail sent to my address with their names on it. Management somehow made that into a problem too. They seem to go through every single piece of mail and then send lease violations over it. It is completely normal for family members to send Amazon packages using their own account name without changing the recipient name. In the short time I've lived here, I've only had maybe two pieces of mail like that, and it was already enough for them to send a notice. I have asked multiple times to terminate my lease because of the constant harassment, but I'm always told I can only do so if I pay an outrageous amount of money. Overall, this place has been nothing but stress, false accusations, and harassment. I do not feel like management handles issues fairly, and I absolutely would not recommend living here.
