Been living here at Hunter's Ridge for almost 12 years now in the same building the whole time too. We have been through a few different property management owners. All of them had their pro and cons about them. I do miss the yearly Christmas party that has a chance to win money off of one month rent. Like everywhere else, there are good tenants and bad ones. We love having our car ports spots. On bad weather days, its nice to have a dry area to get in and out of your vehicle. read more

I really enjoy living at Hunter's Ridge. The leasing office staff has always been very helpful with any issues I have. Maintenance is always professional and it is nice that they double check with me anytime they have to do repair work since I have two dogs I need to accommodate for. Every thing works well in our unit and our neighbors are pretty quiet. The only issue I have is I wish they would patrol the parking lots a little better. Cars sit unmoving in our lot, that doesn't have much space to begin with, even though a tow company is supposed to be coming every night. read more

Had I written this review while I still lived here, this place would probably get about three stars. The [updated] apartments are nice and it's in a good location. I had fantastic neighbors and no complaints about anything. The only problem we had were that the kids from the adjoining neighborhoods kept trespassing on the property. However, we only lived here for about four months because we hated the new/current management company that took over during the summer of 2011. We really liked the previous management company and all of its staff members. Now? The place is going downhill. JVM Realty doesn't care about people, they just care about money. We've lived here now for nearly two years, and when our lease is up we will be leaving, and that day can't come fast enough. It's bad enough that water has been turned off multiple times with no advance notice. It's bad enough that the intercom system does not work so there's no "buzzing" anyone inside; we have to go down and get them. This also means that all deliveries have to go to the office. I frequently have items delivered for work. The office fails to notify residents of packages in a timely manner, so the only way I know if my package has arrived is to manually check it or happen to see the UPS truck. It also means that heavy items are sent to the office and then we have to carry them to our building. It's bad enough that the equipment in the fitness room doesn't work, even though it's touted as an amenity for future residents. It was also bad enough when they began renovating the apartments next to us, and the noise and the disruption was so bad that our walls shook and we had to move items so they wouldn't fall. Drilling and hammering went on for hours, with no notification to let us know this would be happening. Today, the Saturday after Thanksgiving, they began roofing tiles at 7:15am. It sounds like they're hammering directly in our apartment. One again, there was NO notification at all. The workers have been dragging the cords across our balcony, catching them on our umbrella, which we've had to move to ensure nothing is damaged. What if we hadn't been here? What would have happened to our property? The incessant noise and shaking of the building has been going on for over an hour and a half. These tiles have been sitting all around the property since before Halloween. They've had at least a month to get the work done, and at least a month to provide any sort of notification. Once again, they failed to inform anyone of the intense disruption. Hunter's Ridge Apartments has no respect for its tenants. The very, VERY least they could do is provide notification when our living arrangements will be disrupted, and they have consistently failed to show this absolute minimum level of respect and consideration. If you are thinking of moving here, don't. read more

Lived here for one year and that was enough for me. The management team Took forever to come and fix anything that was requested. I had neighbors who cursed each other at all hours throughout the night. My heater in the kitchen was never connected throughout my winter months. Do not live here!! read more

While I love the space in my apartment, I HATE the management company that has taken over. My water has been off today for 7 hours now. I have been trying to get a status update from maintenance; however, no one has responded. The apartments are nice, but the rent is too high. Once my lease is up, I'm out of here. Don't move here. The workout facility is old & nothing works. The pool is never open and the people that work in the leasing office are rude. Horrible! read more

An alright place to live but SUUUPER expensive. Honestly, what they charge you for a 1be/1ba 650 sq ft ($1,005 last I checked so $1.55/sq ft) is ridiculous in Elgin. It's on par for what a place in the city would be. (I pay $1,325 for a 1000 sq ft place, so $1.33/sq ft for a 2be/1ba). The only good person in the office is Sally, everyone else is pretty mediocre to poor, especially since they lost Laurie. They burn through rental agents quarterly. Grounds are kept relatively nice. Never had an issue with neighbors, everyone was super nice. Frankly, new owner and rental company cares more about money than they do taking care of the people that live there. When I lived there, I lived in the building with two older women, one of which who uses a walker. I implored them to install a rail with the handicap ramp because not only does it get slick, it opens them up to liability and my suggestion fell on deaf ears. Safety DEFINITELY isn't a priority here. Workout center is pretty much crap and falling apart. Machines need to be replaced with some new machines that actually aren't broken/ripped. I guess a plus side is that they're *supposedly* moving to all buildings being dog friendly, but hadn't by the time I left in January 2018. read more

I've been a tenant here since 2013. I was here with previous management and things were great. A new management company has since taken over and things are even better! They have put in a lot of work through out the property and have made great improvements! I was originally in a non renovated 1 bedroom apartment and after 3 years, transferred to a renovated 2 bedroom apartment. Love the vinyl flooring and carpet in the bedrooms. Huge plus is that units have washers and dryers inside the apartments! The outside of the buildings may look "old" but don't let that stop you from moving here because the apartments themselves are just beautiful! Maintenance here is the best! Any work order I've had, they have tended to almost immediately if not within 24 hours at latest! They are friendly and professional. Office staff is very pleasant to work with! They are always there to help and anytime I have been in there they greet you and are super friendly and approachable! I've seen people walk in and always get greeted by name, it shows how attentive they are and they actually care about you as a tenant. They also have a lot of event in the clubhouse for tenants to enjoy, from pizza nights to Christmas parties! I do a lot of online ordering and my packages are always safe here! Packages get dropped off at the leasing office for you to pick up. There's a fenced in dog run and a 24 hour fitness center! The fitness center has been a little run down but I just noticed a sign today that it is undergoing renovations too! So that is super exciting! Also this morning they were filling all the potholes (they were HUGE) around the property. People usually only take time to write negative reviews when they are unhappy with something. I wish people would give more credit where credit is due. I will definitely be renewing my lease here as this is a great place to live! read more

I just want to say i really gave this place a chance more then 10x's. However it's poorly run and thats not the employees fault. This review is based on the property and apartments not the staff. (The staff in the leasing office is super duper nice.) First off they lie about rent. It's not $1,200.00 for a two bedroom like they advertise. It will fluctuate between the WHOLE building it doesn't matter if you barley use any water they split the whole building up equally. Which is aggravating. Secondly they DO NOT take care of the apartment. I repeat they really dont take care of anything. We called and called and called no one ever fixes anything the right way. Its funny to watch what they do when there is a problem though. Our Com-Ed bill was between $150-$210 every month in the winter for a small two bedroom apartment because every single window and exit point leaked air like crazy you could stand next to a closed window and feel a breeze of cold air if you tape your window up with a bag or a window covering it will move and pop off the window because too much wind comes through. & don't even get me started on the patio door, it comes with this really cheap aluminum piece bar lock but if you shake the door back-and-forth from the outside you can get it to fall and break into anybody's apartment within seconds. Also the patio door track is all busted when I called maintenance about it they told me I could duct tape it. (Hahaha) The interlock between the two doors never sealed. You could literally grab the door and move it in and out. Don't worry if you ever lock yourself out of your apartment you can break in through your patio door it's technically not even breaking in. It just doesn't lock. We moved into our apartment after it was freshly furnished with new appliances within living there for a month our microwave broke repeatedly with no help from maintenance. Whenever we would run hot water in the shower or the bathtub for more than three or four minutes we would run out of hot water and cold would begin to come out. Called maintenance on this issue many times and they're comment was we reset it and you should be fine. Why did it need resetting? I believe the hot water heater is faulty however I didn't have access to it. Hence the large Electric bills, because everybody knows a faulty hot water heater will run your electric bill sky high. I was told by multiple people that constantly resetting is an indicator that the elements in the hot water heater were faulty, drawing too many amps and causing the hot water heater to need to be reset. We had many issues in the parking parking lot also. All of the lights were out in the lot for over a month! It got to the point to where I had to call them multiple times a day because our parking lot wasn't safe. There was drug deals going down in the parking lot with no lights i have children and it wasn't safe to be parking all the way out in the back of the lot walking all the way up to the building with no lights but management didn't seem to care for the longest time about safety. Also, they have this new parking permit system that came up a few months ago you have to have a pass in your visitors window if they're spending the night and you have to have a sticker in your car at all times or they threaten your car will be towed but we had two vehicles sitting in our lot without any license plate and one of them up on jackstands for several weeks with nothing happening. In the winter time they do a really lousy job plowing the parking lot I understand it's hard to plow with vehicles in the lot but they could put up signs saying you have to have your cars moved by this time to this time to plow certain areas they didn't even put a lot of salt down my kids fell multiple times on the sidewalks from lack of salt and ice build up. They have a really nice in ground pool that you can use in the summer they have a rule chart but nobody follows the rules, and they're not enforced.They say that they ban certain breeds of dogs however the breeds of dogs that they ban are the most popular dogs at this complex. I have nothing against these breeds of dogs however the people above us had a dog that was banned but didn't take care of it it was never on a leash and would attack our patio door put holes in our screen and the apartment didn't do anything about it or fix our screen. Also there is POOP EVERYWHERE! There's like this little playground if you want to call it that it's really not a playground over by the tennis courts. The slide was installed upside down because somebody graffitied inappropriate language on the other side instead of fixing it or scrubbing it off they put the slide upside down so it's in possible for kids to go down the slide without getting stuck because of the shape of it upside down. This really isn't a playground for children they don't keep up with upkeep there are cigarette butts and glass in the wood chips. read more

If you want to live in a place where the leasing office realizes you're a CUSTOMER who pays them your hard-earned money each and every month and cares about your enjoyment and cares that you have a harmonious living situation, don't move here.You will not find good srevice here. I have received great support, professional level of service along with reassurance of safety (2 police officers that circle the building that also live on the property). Angel, Leslie and Hailey who I have had direct contact with have been such a great help getting us settled into the new place. Pool guard also does hourly rounds to make sure there are only residents in the pool. Washrooms in pool area were clean and so was workout facility. The leasing office helped us every step of the way. They also have user friendly online sign up tools they walked us through as well. Thanks again for all your help and patience! Probably the worst place I've lived. The apartments themselves aren't that bad, but the management is ridiculous. My water was turned off for over an hour today, with absolutely no notice. And this isn't the first time this has happened. The maintenance guys are nice, but getting the office to return a call is horrible. I actually had to call three times to get someone to fix my fridge, and they gave me the excuse that they were having problems retrieving their voicemail. If you try to actually go into the office, there is either nobody in there, or they ask you to make an appointment. I once stood there for 15 minutes while Brenda checked her voicemails and made a few phone calls. I could not believe that she made me wait like that. The workout room has not been cleaned since I've lived here, almost 10 months. Half of the equipment in there doesn't work, or doesn't work correctly. I'm pretty thrilled that I'm moving out to be honest. Gets two stars because they have decent apartments, and laundry in-unit. read more

Absolutely awful! The office called me to renew my lease, she had the wrong end date to begin with and then told me that my rent would only increase a little and the quote was $200 less a month than what I pay now, turns out she called me but was looking at my neighbors information. My neighbor has the exact same apartment as I do, yet they've been sticking it to me for over a year! I called the office to ask about it, a manager told me she would "get to the bottom of it" and promised to call me back- she never returned my call. Bricks fell off one of the buildings in a storm, the pile of bricks sat on the ground for a month before someone finally called the local building inspectors and they made them clean and repair it. If something breaks they will take their sweet time to even look at it and then tell you nothings wrong or its not broken. Look else where, section 8 surrounds the complex and I understand the new management has decided to start letting them live there as well. Two 20 year residents who were my neighbors have both moved out recently because of the new management and the awful neighbors that have swarmed the place. If you're OK with kids screaming in the parking lot until 3am, no one ever returning your calls, not fixing things like washer, dryer, dishwasher in a reasonable amount of time then move on in and enjoy, but I'm leaving! read more

This place is the pits, the new management lie about everything,it takes anywhere between 4 to 8 weeks to get anything fix and they will lie tell to you , it's always parts order, when maintance staff admit, they didn't order anything, and have no invertory on parts, to get a light bulb at door took 2 months. They don't care you or about anything. Water got turned off again in the middle of the night, they told every one to use bathroom at pool, 500 ft away. Speaking of pools its broke and wont be fix at all this year. 1100.00 a month for this crap. RUN AWAY from here. Everybody is angry with this staff, won't be long before somebody goes postal on them. Denise Klein is an excellent manager of the property she runs a very professional and friendly staff . the maintenance people always respond in a timely manner to any problems you might have. The property is well kept ,nice clubhouse, pool, dog park ,tennis court , 24 hour fitness center and a nice playground for the kids. Denise is friendly and courteous as are Brad, Carlos and Luis. Jvm realty is the worst management company I have ever encountered. Hunters Ridge has some nice apartments but the staff onsite and at the corporate office have no desire to resolve issues that could have been avoided with upfront honesty. When I was a prospective tenant, I was given written and verbal information on cable choices as a resident. It was not until I moved in that I found not only did my apartment not allow me to watch tv without cable but I also had only 1 option for a cable tv provider and they were the highest priced of the 3 choices I was told I would have. Turns out, the staff failed to mention that they put me in an apartment that was not only north facing but had no chance of a strong signal no matter what cable service I had. I have called, sent certified letters to corporate and after 3 months still have not reached a resolution. Hunters Ridge wants to move me to an apartment on the other side of the complex in the middle of winter in Chicago but are refusing to pay movers.On top of that,my apartment has had no hot water for 3 days now and I had to use an empty apartment in the building to bathe. The apartment is right next door to mine (which means I do not have to pack my things to move to another building, its facing south which means I would have cable provider choices, and it has hot water. Seems like a no brainer. Damn! I hate this management company. read more
