We had a one bedroom corner unit. Beautiful wood floors and lots of windows (they didn't open and close very smoothly, but they did their job! We were lucky to have a lovely view of the lovely historic home just across the street, which had a beautifully maintained yard and often featured cats at play. Utilities weren't costly at all. Heat and hot water was included which meant we only paid for AC/electricity. The building manager, Mike was very friendly and highly responsive with every issue we did have. I couldn't speak more highly of him. We had an issue with a couple of our packages being stolen from the front entrance inside of the secured doors. We brought the problem up to him, and he had cameras installed all around the building about a week later! Though we only stayed in Elgin for a year, we couldn't have been more happy with our little home at 401 E Chicago!

The apartment was warm and modern, with oversized windows in both rooms for taking in the Fox River views. The hardwood floors gave and high ceilings gave the apartment a loft feel. The apartments were the best I saw in the general area. I was even more delighted to discover all but electricity was included in the rent (including DirecTV). Not only were these apartments spectacular looking, they were the most economical around. The quality of the rooms were accentuated by many of the other amenities that, if absent, would make life there challenging. Because they were there, life in these apartment was simply phenomenal. Secure indoor parking meant I didn't have to crawl through snow mounds to get to my car. in the winter. Clean storage areas and rigid controls on bicycle parking meant the hallways always looked clean and inviting. And finally, the management team at Fountain Square was top notch. I cannot say enough about the value a good property manager brings to the quality of life at a rental property. Oddly enough, I did get my full security deposit back. Katie was responsive and professional at every juncture of my stay there. She even rescued me when I locked myself out on my balcony at midnight. I cannot speak to other former renters' experiences with Katie, but I fully believe her strong adherence to certain cleanliness, noise and security standards are what make Fountain Square the most attractive rental property in the west Chicago suburbs.

Our unit -- and the living spaces throughout -- we're clean and maintained (of course, the maintenance and cleanliness of the tenant space is primatily the tenant's responsibility). Speaking from a nearly ten year perspective, we were very satisfied with Fountain Square. Now that we're back in a single-family home, I miss the conveniences, friendships, and consistency of Fountain Square living -- Amd we miss Elgin.

Since the new owners took over a couple of months ago the apartment has spiraled downward. The owners lack of caring for the tenants is apparent. They are trying to run this as a business, not as a community as the owners did before. Garbage overflowing by entrance, trash rooms are not cleaned, cigarette butts are on the ground everywhere. Recently I locked myself out on a wknd and was told I was responsible for a locksmith. The past owners had someone that lived in the building and had pride of the appearance of all the surroundings and was part of this community. It's a shame because this has real potential, but the way they our running this complex it's going downhill quick.

They may not deviate from their interpretation of the lease and not discuss further even if your attorney has a different interpretation of the lease. Your only option is to continue with the lease as they interpret it, spend thousands of dollars going to court or walk away which they will then turn you over to a collection agency. Do not sign their lease unless you feel 100% confident you will not have any serious emergencies that may require you to make adjustments to the lease.

After I and another tenant brought this to management's attention, they dealt with it professionally, and in a timely manner. The apartment units are quiet, very clean and everything works. When I moved in last August, my apartment unit was spotless. You'd be hard pressed to find a better apartment rental community in the Sycamore/DeKalb area, and at such a decent value.

No shade at all at the pool, either! The complex is backed up by a cornfield, so come harvest time, its non-stop noises from tractors, etc, and lots and lots of dust. They also bring in the crop duster planes and they go at it for hours, starting at the break of dawn. They fly so low over the apartments that its impossible to try and sleep constantly hearing the plane dive in, spray, and climb out. Repeat that for hours. Plus I wasn't sure about the pesticides they were spraying all over the place. How healthy could that be? Stinky manure smell from the surrounding country farms. And towards the end of our multi-year stay, several undesirable neighbors moved in, including a young couple across the street who fought constantly, made noise til 3 AM, and had the cops called on them several times.

She lived in Chicago until she was in her early seventies, when health concerns forced her to move out to Elgin to be closer to me mother (her daughter and only child). She lived there for almost ten years, of which she called it the best decision she ever made. She as cared for, and met some great friends. Unfortunately she passed away about 5 years ago, but this is not an obituary. My grandmother wasn't a wealthy person, so the only real inheritance she was planning on leaving my mother/ family was this condo to sell when she passed. Which is why she made my mother a cosigner on the mortgage. $150,000.00 investment, she was absolutly going to have a cosigner so she could pass the unit down to her family when she passed.....It has been 5 years since she passed, and that $150,000.00 inheritance is now nearly a $30,000.00 debt on my parents now. While the unit costs $150K, there are monthly dues of around $1000.00 for house cleaning, meals, etc. Those didn't stop when the unit was unoccupied. So my parents were forced to pay $1000.00 a month to a property that was unoccupied. They put it back on the market for cost, but soon dropped their demand to $120K...no response... The challenge of selling these places, and if you take anything from this review have it be this (THE GREENS WILL NOT MARKET YOUR UNIT FOR SALE, THEY WILL ONLY PUSH NEW UNITS WHEN PEOPLE COME TO LOOK). And let's be honest, when looking for an assisted living community, you don't check Remaxx or Craigslist.. You go to the source. Had the people known they could purchase the property for thousands less, the property may have sold. Years went by and there was no action on the property. Thousands of dollars later, the price now stood at $29,900.00. On a $150K home, they were unable to sell for $30K, and the scary thing was, there was another unit for cheaper. My parents eventually hired a lawyer and stopped making payments, they've recently agreed to donate the unit to a local charity, thus removing themselves from the property, but still owing the $30K in monthly dues. They were given one last hope of lessening the burden then the Greens "Board" voted on if the entire amount could be compromised, and they were denied.. My grandmother's $150K inheritance was now a $30K debt. So do I recommend the Greens of Elgin? Yes and no. Do not purchase a new unit.. there are no benefits. Do your homework and find a used one, there are at least 10-20 there right now. And if you buy one, leave it under the occupants name. Regardless of what you paid, you will never see another penny back, and you will be burdened with the $1000.00 a month dues until the unit sells. It's sad to imagine a place that made my grandmother so happy, could financially decapitate her family. Shame on you Greens.. If you really gave a shit about the people who live in your property, you should show a little more compassion when they are gone.

From the friendliness of Jennifer at the front desk, General Manager, Jan, and the rest of the staff, it is apparent they care about the residents who live here. I have also had the opportunity of eating home cooked dinners, that are very flavorful and healthy. The activity list for residents is full of fun things for them to do if they choose to do so. We live in Colorado and it is very hard to be so far away from our loved one, but am confident and reassured that she is happy, healthy, and getting the very best care here at The Greens.
