Operationally, there seems to be challenges beyond the scope of what the on-site staff can manage. They do not walk the property to see what needs attention or the many lease violations taking place. We've been here 3 years with a pet and things have gone downhill rapidly. There are lots of irresponsible dog owners who make things worse for everyone. Certain dog breeds are not allowed as per the property lease agreement, yet banned breeds are on property. You're allowed 2 dogs, some people have more than 2, so don't be surprised. The lease agreement states residents must walk their pet(s) curbside only and in no common areas, but some pet owners ignore this rule allow their dog(s) to relive themselves around your doorsteps, in common areas and urinate on the sidewalks. Be careful where you walk - pet waste is present on the walkways. So too are the insects that are attracted to it. It's a growing problem. Be alert to pet owners from the neighboring streets who walk their dogs, some without a leash, violating the town's ordinance, throughout the Hutton Lafayette community as if is a public park. But, if you walk your dog outside of the H+L property, you'll notice signs asking for pets to keep off the lawns. The property has a pet park, which is nice. But be alert, some pet owners are disrespectful of this amenity and do not pick up after their dog (s) and engage in aggressive behavior. Upkeep is a HUGE problem. Recycle bins and other household items are kept outside of the units even though the leases states that is not allowed. Porch railings and window shutters are missing and there is paint chipping on exteriors. Entry doors and garage doors could use a fresh coat of paint, and some storm doors are missing or falling off the hinges. It makes the neighborhood look tacky and rundown. Bushes/shrubs grow so tall they cover windows. Which is a safety concern. The shrubbery on the sides and backs of buildings are left unmaintained. There are patches of dirt where there should be grass, when it rains it's a muddy mess. Landscaping attention seems to be given to the immediate area around the leasing office only. There are no thermostats in the units so it can get a little warm. Paint jobs are mediocre, the paint chips quite a bit and attention to detail on the remodel/renovation wasn't there. Repairs are shody and they tend to patch things up instead of addressing the root problem. If an appliance breaks they will want to replace with a used appliance versus a new one. There are plumbing issues and roofing issues. Commercial size washers and dryers are located on property but the facilities are dirty and smell badly. So if you want to launder your comforters and heavier items, you'll probably want to take them to a professional cleaner or laundry service. The washer and dryer in the unit are not large enough to handle heavy loads. TRASH is routinely improperly disposed of, left on the tops of the trash bins or is tossed on the lawn/walkway instead of being placed IN the trash bin with the lids closed. Trash bags often get ripped up by the wildlife and garbage is then left all over the grass area - no one picks it up. The trash bins are not cleaned and they smell awful. These things are not only eyesores, it is unsanitary, invites rodents, and has a pungent smell. This is a BIG problem. NOISE -- regardless of which floor you occupy, you will hear your neighbors with whom you share a wall, floor, or ceiling. If they have active children or pets, just know you will hear every movement, crying, barking, conversations, doors slamming, etc. At times, it will feel like your neighbor's kids or pets are inside of your apartment. The construction remodel did not consider resident's right to peace and quiet or privacy. PARKING - If you lease a townhouse your garage will be attached to your unit. For everyone else, on street parking is very limited. You can secure a reserved spot or a garage and that will help ensure you have a place to park. However, the garages are more like car ports with doors, when you enter your garage you can see the other vehicles on either side of you. If your garage neighbor likes to leave their garage door up, which they are not supposed to do, your vehicle is exposed. So keep that in mind and always keep your vehicle doors locked regardless. COST - for what you'll pay monthly there are better properties nearby. The rent will increase with each renewal, not because service or amenities have improved but just because by law, they are allowed to increase rent. It would be prudent to visit the property at various times of the day and week before you commit to a lease. This way you can see if the environment you may soon call home works for you. Some sections of the property are more aesthetically appealing and better maintained than others. read more

I live at 91 Randolph pl. and also had a toilet issue on the weekend about a year and a half ago. Called office no answer, if they had an emergency response number attached to their answer call voice mail, you know the "if this is an emergency call thus or so". then I could have saved the $450+ it cost ME for an emergency plumber. I have never been late with the rent, but do you know that they didn't EVEN offer to refund me least HALF of that $450. I had to EAT that myself. And now I got to put up with my New neighbors slamming their front door (about 10 times daily ) because they don't know that a "sticking door" is A door that is in need of SERVICING/MAINTENANCE. read more

I was able to schedule a viewing online, which is very helpful since I live 6 hours away. They also gave availability two months a head of time, made it easier for planning.
