Not quite being upfront with me in the beginning, good rates, broker compensation is only 1.25% at Rocket Pro, while the average broker charges 1.5%-2.5%. so definitely competitive rates, but not the lowest on the block. great service despite not being completely transparent about their no cost loan. All in all, definitely Lower in closing costs than most brokers (1.25%). So I got a good rate with decent fees but not the lowest as I encountered a brokerage only charging 1% at rocket pro charging their lowest and best right out of the gate. read more

Let me start off by saying that I take my reviews VERY SERIOUSLY. There are people that I've known for years that have asked me to write a good review for them, but out of good conscience, I just couldn't do it. I've also been offered money for my reviews. Turned that down, too, by the way. It's just not in me. Why taint something so simple and then feel like a super liar for it? Uh, no thanks. I write my reviews just like I use my reviews -- to either HELP or WARN people about the experiences I've had. Let me start by saying, I got my initial home loan through Bank of America. Typical stressful situation that everyone warned me about. Big mistake. Automated phone calls. Unorganized paperwork. And I literally felt like I was a number and not a person signing away hundreds of thousands of dollars to them. Not the experience I wanted. Maybe a year ago, I was recommended to talk to CHRIS CADIZ at IHL. I did. We did the back and forth e-mail thing. I didn't think what he was offering was any better than my weekly e-mails from the lenders who somehow got my e-mail address, so I moved on and didn't think much of it. A few weeks later, I get a follow-up e-mail from Chris. Mind you, I did not ask for this follow-up e-mail. Chris remembered us from the first e-mail exchange that we had, and he was writing to us to let us know that through comps that he knew about in our area, the market, and how the rates were doing, he thought it would be a good time for us to refi. As I read the e-mail, it sounded too good to be true. Well, let me tell you, it wasn't. This guy knows his business. Before working with Chris, I did my research -- on him, his company, and I even reached out to other loan people that I knew in the industry to see if what he was saying was true. I had one friend tell me, "If he can do that, then that's a great deal." I sat down with multiple people to go over the refi that Chris was proposing and I asked them to break everything -- every number, every term -- down for me. HOW CAN THIS BE A NO COST LOAN? HOW DOES HE MAKE HIS MONEY? Every responding voice said, "Cheryl, if this were my loan, I'd go with him." So we decided to move forward with the refi. The process was simple, straightforward, and I totally felt like I was "safe" the whole time. Every time I felt like something wasn't adding up, Chris was right there to explain what was going on. Now, that's a good feeling. I had a professional going to bat for me to put money back in my pocket. AND I had other professionals -- competing professionals tell me that what Chris was doing was impressive. Our loan funded. It was an exceptional experience... But somewhere between then and now, I got so busy, I didn't have time to write a review for Chris. *************** Fast forward a year. Rates just went down again. I call Chris this time. I ask him what our options are. Chris is straightforward with us. He says what we want isn't impossible but more realistically we should expect this. He sends us a bunch of different options. One sounds acceptable. We move forward. Chris makes the impossible possible. He locks us at the exact moment the rates hit their lowest before they started to rise again. Like I said, this guy KNOWS his business. He knows what he's doing. All in all, Chris has saved us $550 per month since we've started working with him. Like a previous reviewer, I found IHL through Google and decided to get a refinance quote because of their BBB rating. I was skeptical at first - the rates Todd Olsen gave me sounded too good to be true, their Trustlink.org reviews seemed fishy (96 positive reviews, all by users with 1 review each) albeit consistently personal, and they wanted to do everything online/on the phone instead of in person (except notarizing the escrow docs). But I figured I had little to lose since I could get a quote and get my rate locked in without paying any fees or committing to follow through. They use JMAC Lending, which has some pretty bad Yelp reviews. But most of the complaints against JMAC seem to be that they ask for "unnecessary" documentation, which I didn't find to be the case. Yeah they're thorough in documenting every funding source, but that's the new normal thanks to the housing crisis, folks. I imagine their degree of user friendliness is dependent on the borrower's assets and creditworthiness, which sucks if your credit isn't perfect but makes sense from a business standpoint. They're probably able to offer such low rates because their standards are so high. Anyway, here's a summary of why I recommend Todd Olsen and IHL Direct: 1) Todd was incredibly responsive and patient with me as I flipped out over the fluctuations in the market. In the end, he locked us in at the low rate he originally quoted us, hours before rates skyrocketed. Smooth! 2) When our appraisal came in lower than expected, he asked us how we wanted to proceed. At no point did he try to pressure us to go through with the loan - and mind you I wasted a LOT of his time pestering him with questions. 3) His Good Faith Estimate was spot on. There were no surprises at closing. I really couldn't have asked for a better refinance experience, all thanks to Todd's professionalism and honesty, and the thoroughness of the loan officers at IHL. I was very pleased with the service I received from Megan Chan on my loan application at IHL Direct.  The company's website states, "Our mission is to serve our customers with honesty, integrity and competence."  Many companies make statements and claims such as this, but on my loan application, Megan proved herself worthy of those ideals.  The process of applying for and obtaining a mortgage can be confusing, but Megan patiently answered all my questions along the way, making an opaque process more transparent. She derives satisfaction from helping her clients save money, and goes out of her way to find the lowest interest rate and maximum credit for her client.  She also goes above and beyond what is expected, working late and on weekends to expedite the processing of your application.  During my application, she discovered an alternate option which would save me significantly more money than my original quote, and she patiently helped me through that process even though it was a lot of extra work (and no additional benefit) for her.  She truly puts her clients' interests first, matching their specific situation with the best possible solution. It wasn't a totally perfect experience, but I'm giving 5 stars because of all the money we are saving! I found IHL via Google. I decided to take a chance because it is rated A by BBB. We got in touch with Todd Olsen, who said he could get us a low fee loan at the rate we were targeting. There was a minor mistake on our part and our complete forms with sigs were sent after the close of the business day... but the next day we could magically get NO fees instead of lower fees! Todd locked it on the spot and called us. I was glad that we could do almost all the business online, via phone, and via scans. We did have to do the final signing in person, but they sent a notary over to our house at a relatively convenient time and we were done within 45 minutes. We got the appraisal done and loan funded - refi complete in about a month, and this was over the holidays. Todd answered all our questions in a timely manner via phone, text, and e-mail. The imperfect parts of the experience were: 1) Todd did not always remember to reply all and cc both spouses, and 2) (perhaps) because of that there was a mildly stressful scheduling snafu that ended up being cleared up (I DID have to skip the gym that day, but that's okay to save so much money! LOL.); and 3) we did have a few unanticipated expenses that were NOT the fault of IHL, and that we would have liked to know going in (like we had to pay our property taxes two months early because of the bank's schedule). These are fairly minor complaints considering he saved us a couple thousand in fees by locking us in as soon as he saw the great deal, and a couple hundred per month by locking us in at a low rate. Timing is everything in refi: a deal can change hour to hour, so having our agent lock that (with no cost to us if we later decided it wasn't what we wanted) was crucial. I recommended Todd to my dad, who has been talking to other brokers for months and getting much worse offers than what he ended up with with IHL. I understand - I called our original broker and several banks and no one came close to matching the offer IHL gave us. The nearest offer was $3K higher fees at the same rate, and our bank said we could only refi at a rate 0.25% higher than what IHL offered us PLUS $5K in fees. On a NorCal loan, 0.25% is a college fund. We saved a lot of money. read more

I've been through this process with several different companies through several different times and here's the bottom line: FIND. SOMEONE. YOU. CAN. TRUST! Due to the fact that the rates change on a daily basis and that different banks require a plethora of different documentations, there's no way to know for sure if what you're getting is really the best rate or not. They can promise you one thing and change their mind and blame the market the next day, and this can either be totally legit or a total scam. How can you know?? She followed through every annoying question I had and was responsive at all times of the day, of every day of the week. 20 Days from first contact to signing closing documents! I first emailed IHL about a cash out refinance on May 25 and received a response from Barry Miller within the hour. I had already spoken to another company but after speaking with Barry I went with IHL. Better off than my credit union also. IHL's offer from Barry was identical to the first off I received from another Broker but having done this several times over the last 25 years I could tell Barry was more straightforward about the process and honest about the time period. He told me 30-40 days for closing not knowing anything about my financial status. He said it would depend on my qualifications and how quick I respond to his requests for information. I also read all the reviews for IHL and most importantly, they have a local office...it's not an internet company. Barry even suggested I come to the office and meet the owner if I had any concerns. So the process began on the 26th and I kept my end of the bargain over the next couple weeks by getting the needed docs to Barry by the end of day that he asked for them. I signed the closing docs on June 14 and had a check in hand five days later. 20 days to close and the rate I was first quoted was the rate I got with no closing costs! Keep in mind every customer is different... it helps to have a clean package and all your paperwork in order prior, but IHL definitely held their end of the deal and I never had any problems with contacting Barry and he kept me updated throughout the process.
