To begin, we have lived in this complex for 2 years. I enjoyed living here when it was The Row at 26th. Since the complex has changed management, we've really been dealing with so many issues. Firstly, if you want to feel safe in your home, do not move here. There are always people following others into the complex when going through the resident gate; I've also witnessed many times where people wait for someone to come out of the exit gate to get around having to use the resident or guest gates meaning anyone unauthorized is now inside the GATED community. There are no cameras near the gates to catch anyone that may be entering who doesn't live here. I have also had my catalytic converter stolen off of my car back in May while it was parked in the parking garage ( still in the process of getting it fixed). I called the leasing office about the issue and they told me to send an email about it but no one ever responded or cared about people stealing parts off of resident's cars in the parking garage of the GATED community. Why are you paying for a gated community if anyone who pleases can get inside??? There were often many things wrong in our apartment such as the AC freezing over and filling with water resulting in no cool air and consistent hot temps inside our unit (during the summer) which we would often have to sleep in because maintenance would come and fix something to get it working for a few hours just for it to freeze over again. I know that we called maintenance about this same issue about 4-5 times but they never replaced the unit which was most likely what the issue was because the AC unit was ancient and dusty. Many times, I had to take it upon myself to scoop the water out of our frozen over AC unit because it would be hot all day just for the water to fill back up and cut off once again. Another thing that you'll always see if you live here are ROACHES. Roaches in the hallway, roaches outside in the parking garage, roaches finding their way into your unit. We had bug traps set out all around our apartment because that's how prominent they were and the complex charges a fee for "pest control" yet I have never seen an exterminator or anyone spraying for any pests in the time that I lived here. There was a time where we were literally locked inside of our apartment for 10 hours because the lock on the door was jammed and literally came off of the door with the deadbolt still locked into the door. It was jammed from the night before up until morning time when someone finally responded to our calls about being locked inside. Clearly that's a fire hazard and we were on the second floor so there was no way of getting out of our apartment safely. They basically tried to pay us off $100 dollars (which we never received) for being locked in the house for half of a day and even missed a few hours of work due to this. Our most recent issue with the complex is that our lease term was set to end October 5th. We completely vacated our unit here by October 3rd at the latest. They stated that we needed to send a 60 day notice to vacate if we were going to move out. We sent in our notice to vacate on August 22nd and it was accepted as a 60 day notice even though it was 45 days and not exactly 60 days. We paid all of the necessary "final fees" on October 5th or 6th that they claimed needed to be paid in person which they were. A few days ago, we received more fees that needed to be paid. They told us that the fees were for our lease being extended an extra 15 days due to the fact that we did not give them 60 days notice (yet the notice was accepted as a 60 day notice). No one stated to us anywhere in the move out process/walk through or final fee processes that we were going to be charged for the 15 days that we did not give notice. We assumed that since our lease ended Oct 5th that we were to be completely out of there by Oct 5th or before. Little did we know that we could have still resided in the apartment until October 20th but no one in the leasing office stated that that was the case. We have not lived in that apartment since October 1st, we live in a totally different apartment and have been for the past 25 days yet we are now getting fees from this apartment about things we never knew about because everyone working in the leasing office failed to provide us this information. Its not hard to discuss with your tenants what the issue is. No one told us that we were going to be charged for an additional 15 days. No one in the leasing office is trying to take responsibility for the fact that they failed to tell us this IMPORTANT INFO. We basically had to chase the people down working in the leasing office to schedule our final walk through because no one was responding to any emails that I sent or returning any calls that we left for them. The people working in the office are honestly so unprofessional its crazy. Choose anywhere else to live and save yourself some stress!! read more

Moving into this apartment complex has been one of the most frustrating rental experiences I've had. From the very beginning, we were misled and left scrambling during what should have been a smooth move-in process. When we signed our lease, Britton told us we would temporarily sign for a two-bedroom apartment and then be transferred to a one-bedroom as soon as one became available. However, on move-in day, they tried to charge us for the two-bedroom because the transfer had never actually been processed. We were moving from out of state and had absolutely no backup plan. Luckily, there happened to be a one-bedroom available at the last minute, but the entire situation was incredibly stressful and completely avoidable. During our initial inspection, Britton also told us the microwave would be replaced and that he would speak to management about replacing the oven. Nearly a year later, both requests have been denied multiple times under the excuse that the appliances are "still functioning." We were essentially welcomed with promises that were never intended to be fulfilled. The condition of the apartment itself has also been disappointing. The laminate on the cabinets is severely peeled and sharp enough that I regularly get cuts from it. We requested repairs and were told the company that handles cabinet work only comes on certain days. We asked to reschedule because we have a cat and wanted to be home to make sure our pet wouldn't escape while workers were inside. After that conversation, we never heard anything again. No rescheduling options, no follow-up, nothing. This seems to be a pattern with both management and maintenance -- they constantly push responsibility onto outside companies or other services instead of actually helping residents. The package situation is another disaster. Their package room is completely disorganized, and packages constantly go missing or get misplaced because the parcel lockers are always full. Recently, one of my packages was delivered to another resident's parcel locker. I called the office twice for help. The first time, I was simply told to "check the floor" to see if someone left it there. After finding nothing, I called again and was told by Brandon (or Branden) that we would just have to wait for the other resident to retrieve it. There was zero effort to contact the resident, no accountability, and no willingness to assist. Every interaction feels like they are trying to avoid responsibility rather than solve problems. What made me especially uncomfortable was how inspections and maintenance are handled. During one inspection, FIVE men entered my apartment at once after I opened the door expecting maybe one or two people. I am a 25-year-old woman and was home alone at the time. There was absolutely no reason for that many people to enter a small apartment. On top of that, I do not trust maintenance staff to enter when I am alone. I have personally witnessed one of the maintenance workers asking a resident for her phone number while on shift, which made me even more uncomfortable. They also completely ignore scheduling requests. We have specifically asked for maintenance visits to happen when my husband is home, but they repeatedly disregard that. My husband will call on a Friday to coordinate timing, and then maintenance will randomly show up on Monday when he's gone and I'm alone. It feels invasive and disrespectful. Overall, management and maintenance have been consistently unhelpful, dismissive, and disorganized. Problems are ignored, communication is poor, promises are not honored, and residents are left to deal with issues on their own. I would strongly caution anyone considering moving here. read more

I want to take a moment to share my overall experience with this apartment community, from the initial touring process all the way through move-in and maintenance and I can honestly say it has been exceptional from start to finish. I first toured this community back in 2025 and had the pleasure of working with Britton. What immediately stood out to me was his professionalism, knowledge, and genuinely welcoming energy. When I began my apartment search again in 2026, this property was top of mind--and a huge reason why was because of the positive impression Britton left on me during that initial visit. From the very beginning of the leasing process through my move-in in March, Britton has been nothing short of amazing. He is incredibly attentive, responsive, and detail-oriented. He ensured that every step of the process was smooth and stress-free, making sure all documentation was completed correctly and on time. Anytime something was needed from me, he followed up promptly, and if I was missing anything, he was proactive in helping me get everything squared away without making the process overwhelming. Even after moving in, his level of care has remained consistent. Now in April, he continues to check in and ensure everything in my apartment is up to standard. He has gone above and beyond by coordinating with the maintenance team to make sure any minor issues I've had were addressed quickly and efficiently. That continued support after move-in truly speaks volumes and made my transition feel seamless. I also want to highlight the incredible maintenance team--specifically Rock and Charles. Both of them have been exceptionally professional, efficient, and respectful while completing all of my service requests. Not only did they take care of everything I submitted, but they also went the extra mile by addressing additional things around my home that needed attention without being asked. Every task has been completed in a timely manner, and they are always mindful and respectful of my space. What really stood out to me was their level of care and diligence--they even took it upon themselves to remove empty boxes that weren't part of their job, simply out of kindness as they were wrapping up. That kind of thoughtfulness does not go unnoticed. Since moving in, maintenance requests are typically handled the same day or by the next day. If there are ever delays due to ordering parts or other circumstances, communication is always clear, proactive, and reassuring. It's evident that there is a strong system in place to ensure everything is handled properly and efficiently. Overall, my experience with this community has exceeded my expectations. Between Britton's outstanding support throughout the leasing and move-in process and the dedication of Rock and Charles on the maintenance team, I truly feel taken care of as a resident. I highly recommend this community to anyone looking for a place to call home. The level of professionalism, communication, and genuine care here is unmatched. read more

IMT Buckhead on 26th is an awesome place to reside. Apartments with modern appliances and the amenities are mind-blowing. Resort style pool, to the work office space, matched with the common area with a full coffee bar. There is a state of the art fitness center. The beltline is close and utilized frequently. Gated community with an excellent staff! Bella was awesome and confident in leasing me my current unit. Tasia, Britain, and Taylor are an extraordinary group that assist in running the office efficiently! There is never a hesitation when I step into the leasing office, even if it's just to greet them! ​I'm glad I made this decision to reside here. Now the maintenance staff. A great, superb, magnificent staff of guys. Chris, RaQuis, Charles, Enrique and my man Nick! This is an exemplary team. Chris does an excellent job leading his staff. The work and the way they move about the property speaks for itself!!! They work hard. Very willing to satisfy the work order load. Believe me, if something is wrong in your unit they are there to fix it before you can submit the request good. However, because they are so efficient, you wont be submitting any service request. I am very satisfied with the service provided to me by Rock (Raquis) one of the best maintenance men, he ROCKS! here at IMT Buckhead on 26th . I'm too short, and my new shower rod was too high, in my master bedroom, and Rock found a way to lower the rod so I could reach it. It was not just a small job to replace my shower rod, it required Rock to take down the new fancy rod which created a hole in the wall, but he had a great plan. He removed the new fancy rod, and put me up a normal shower rod and plastered the wall, it was like BRAND NEW. I want to give a great big SHOUT OUT TO ROCK (the maintenance man). He always comes through, and what I love most about his maintenance he has always cleans up after his work. That's important because it shows respect for your rent space in your apartment. What actually makes it easy to stay, is the kind of service they provide. It's just a home, away from home. It's an amazing property with well maintained swimming pool, gym, Pet spa & business centre. It's so neat and tidy with a great pet park. Being an international it felt so home sick at first but these guys have been doing such a wonderful job.
