The team rotated for various stages of the project: demo, reconstruction, carpentry, tile and finish work. They worked with our current plumber as we had determined that at the outset. Mike or Brian were on site at least once a day and they were always available to stop by if any issues popped up. The house was built in the 1920s and the bathroom was original to the house, so unexpected issues were inevitable, i.e. deteriorating pipes discovered when the walls came down. These bumps along the way were handled skillfully and effortlessly and they walked us thru their recommended solutions at every turn. The team was professional, knowledgeable, friendly & respectful. We were able to work from home without any interruptions or concerns. The work itself was top-notch as everyone on the team was skilled in many different areas. If a tile issue came up when the carpentry guys were on-site, they were able to seamlessly switch gears and solve the problem. They sought our input and kept us in the loop every step of the way. They offered suggestions and solutions that made us confident in our decision to use them for such a large project. They took care to finish every last detail and a few weeks after the bathroom was completed, Mike stopped by to fix an AC vent cover that got stuck in the shut position when re-installed. Little things like that is what sets them apart from other contractors we've worked with in the past. The Giovannucci Brothers communicated with us in a clear, straightforward manner so there were no surprises. We always go in to these types of projects with a bit of anxiety, but our concerns disappeared once construction began. We hired them for a downstairs remodel, ended up with mold in the shower that they built and had to have it torn out. Before that, we re-hired them for a partial upstairs remodel and it was the biggest lesson I have learned as an adult so far in what NOT to do. I truly didn't understand how wrong, illegal and just downright bad MLJ's work would be until I learned the hard way. MLJ did agree to pay for mold remediation, and we had to allow them to re-do the bathroom. It turns out, they never pulled permits and did not use a plumber when they did any of the plumbing (bathroom/kitchen) the first time. They did electrical work without permits, they touched some wiring when they re-did the bathroom and lied to the inspector. They should not be allowed to enter anyone's home. There were hundreds of other issues throughout the time we worked with them, and I think the photos speak for themselves.

MLJ was professional throughout the entire project and was thoughtful with communication regarding each step. They handled the building permits and also walked us through ordering certain items for the project. As with any project, there were minor hiccups that came up, but Marcio and Lourenco were able to troubleshoot and problem solve with us so that we came up with solutions we were happy with. Overall, the entire project was a success and our kitchen/bathrooms/deck are beautiful. The team's craftsmanship was top notch (we had a few speciality items in our kitchen such as our wood hood and island end panels that were custom). The precision on the tile work in our bathrooms was also very nice. Finally, MLJ was affordable given the extent of our project and we would recommend them to family and friends!

While they were here they used drop cloths EVERYWHERE, ensuring they kept the floors clean as they came in from outside even though we told them not to worry about it. They paused to show me and my husband areas we were concerned about before proceeding. English is their second language so there is a little language barrier, but they were super sweet and communicated effectively when it was necessary. They cleaned everything before they left, touched up all paints around the trim, and made sure I approved of everything before leaving. They left leaving the area cleaner than when they arrived! Leader was a little more expensive than some bids we got, but I honestly think when changing the face of your house, you get what you pay for. Leader dealt with the City, the permits, the architect, and managed every detail of the project. Lauren dealt with permits and the front end of the project (because I knew nothing when we started all this), and Kaitlyn (construction manager) managed all the contractors and worked with us to deal with contingencies as they arose. We replaced the windows and door on the front of the house. We excavated 14,000 pounds of concrete stairs (layered for over 100 years), we replaced the siding on the front. We had roofers and electricians to deal with. The carpenters that built the porch (Zenon!!!) were masterful and executed the architectural plans perfectly. The structure and roof were completed in 6 weeks start to finish. I appreciate how communicative Leader is, I appreciate how carefully and neatly their contractors worked, I appreciate that every single person who worked on our property was incredibly professional. We absolutely adore our porch. It looks like a totally different house. We couldn't be more pleased with the work of this excellent company.

We just discovered a huge leak in our kitchen during a remodel as a result of a hack job done…read morefixing step flashing that a previous Home Depot subcontractor didn't install correctly. They left at least two holes in the side of the house and just caulked the layers underneath where other shingles should have been put. When I called, they claimed they new it wasn't right but there was nothing they could do. The Better business bureau will be hearing from us next.

The estimate came way below the other 2 we got. We didn't go with them because if price.... but the initial inspection. The crew of 5 guys were amazing. They arrived at 8 and got right to work after setting up. No radios, no one smoking and no breaks till 12 noon. An hour tonthe minute they were back to work. We had an issue with wood roof members and I decided to re apply the entire roof with new wood. We weren't taken advantage of and still came below the other estimates. Clean up at 6 each night WS done in a manner you'd never really know they were there. When we needed the additional wood it arrived in time for the install. When I happened upon Panosian Contracting, I knew I had found the best. Their work is meticulous. The owner himself keeps a close eye on the job, which is rare. Others tend to get the job and then let the workers do whatever they have to and never see what was actually done. But Steve, the owner of the company, has standards higher than mine. He will often see something that wasn't right and will fix it. Things that even I had not noticed, and let me tell you, I'm pretty exacting. The workers are polite and respectful of my home. That is also something different. I once had a plumber come in, walk through my living room and over my very expensive Persian rug in horrible grubby shoes until I quickly rolled up the rug. But the staff at Panosians is always extra careful, wear booties if walking through the house and clear space where they are going to work. They are professional and courteous. Now I only hire this company for any work that I need, big and small. They are highly responsive and always deliver. They are not the cheapest, but as I have found out to my detriment, you often get what you pay for. I once hired a roofer based on price. Of course I chose the cheapest. Well guess what? The next year half my roof was losing it and got waves in them. Not to mention that I had to spend the next two months picking up nails from my driveway. And two flat tires. You really get what you pay for. Oh, and the carpenter, the doors of my cabinets started being out of balance and started rubbing against each other. The whole thing was shoddy work. With Panosians, their meticulous attention to detail, and the clean-up, I save time, money and aggravation in the long run because it is done right the first time and they leave my home better than how they found it. I know many of my friends had their roofs done by them many, many years ago and they still stand. I would never hire anyone else.

The onsite boss, Dave, was extremely considerate of what we were dealing with and kept the noise down to not interupt us except when needed. The work itself was solid, exacting and will probably be standing for the next two hundred years. Dave came up with modifications needed in the bathroom to allow for my mother's needs and graciuosly gave his expert opinion when we were unsure of certain decisions. They even brought in dirt and reseeded the lawn after the trucks had needed to drive over it for deliveries. Months after the job was done we discovered that the chimney had collapsed internally so I called Paul, the owner, and he had a chimney company there within two hours. We had no idea who to call ourselves and were extremely happy with the company Paul contacted on our behalf. Built-Well doesn't just build things and vanish, they strive to create a relationship with their clients and do the quality of work that master craftsmen spend their lives learning.
