I would give negative star reviews if possible. We have been living in a home she represents since October of 2018. We have had nothing but issues, major repairs needing made, etc. with NO resolve. We have had a leaking roof [like waterfall down our entire fireplace leaking, as well as another room] this has been going on since January 2019. We still do not have a roof replacement. We have significant inside ceiling damage; not inclusive of the mold inside the spots that are wet and the fact that we will likely have to relocate for repairs and will certainly have to move furniture, give them another of our full days or more for free and accommodate them. I wish I could say that Nicole had any respect for the law or even being an ethically aligned person serving her clients but unfortunately, she has chosen to harass us, tried to find ways to make us leave, etc. When asked why she did this and was so negligent - her answer was simply "I dont know" we had a major electrical issue on our roof a few weeks ago to which she wanted the contractor to rig our swamp cooler to work and take the risk of the home catching fire. Bottom line - we have a homeowner who has ZERO desire to spend money to maintain their already deeply dilapidated property and a Property Manager who does not care to communicate, much less keep children and families in safe and HABITABLE LIVING CONDITIONS AS REQUIRED BY LAW. We are filing a lawsuit against the homeowner and Nicole Wilcox tomorrow because she has chosen to disregard our safety, well being and mental sanity. RUN at all costs from her bubbly talk over you, rushed way of dealing with things. No matter how much you love a home or need a place to live - RUN fast and far from the financial ruin and mental stress she will put you in.

I didn't want to get a place sight unseen and I also had various uncertainties in general. Sunwest property went above and beyond in finding accommodations for me. I decided to go another route, but did not forget their kindness to a stranger 2,000 miles away. About a month into my arrival to New Mexico, I began looking into a place and they are the first place I went to. The first apartment was snagged from me because I didn't understand the process, but they got me into (what turned out to be a better) another one shortly after. I ended up right where I needed to be. The previous location was secluded and I wouldn't have met the great friends/neighbors I have now. I was worried that my move out would be a nightmare. However, it wasn't. I got back most of my deposit and it took about 2weeks (or less) to receive the check. They did have me pay $30 for a cleaning person. I do think that was a little unfair because myself and mom scrubbed that place down and went over the things that were pointed out during the final inspection. Other than that I received my full deposit back. Due to the nature of my job, there were times where I had to call on others to enter my apartment with no key and after hours. Sunwest was very accommodating to these needs (although it didn't happen often). In the grand scheme of things, I couldn't have asked for a better property manager(s). I had major issues that were dealt with in person immediately and minor issues that were handled within 24hrs. They even took the time to wish me happy birthday. It's the little things. I would not hesitate to rent from them again or recommend them.

We get a manager she will not accommodate me. She said she's going to treat me like every other tenant. She's not going to show favor towards me people look at me and think there's nothing wrong with me. Doctor say I am a walking miracle. I was in a comma for 3 1/2 weeks. My brain swelled they had to drill holes, so my brain energy will never go away. I have PTSD and my equilibrium is off people always judge me cause I'm fine but when you turn on my switches, it's totally different that is navigating the perfect storm and it sucks and people don't understand people don't care. People aren't nice my manager. She's harass me and then turned around and say that I harassed her she did it and I had all kinds of different days of water damage. They were doing work orders, right they didn't put something back on the water heater every time I'm cleaning up messes I've even fallen in the inside because there was too much glue then I also fell because it wasn't flat. There was a piece up and I lost my balance for equilibrium, but with all the stress and then they're kicking me out I get really bad migraines and the judge is allowing it. I thought you can't do that because I fallen into a certain category, but no one helps me no one cares. They see me and they think I like everybody else. No one gets call me back nothing I've ever had this type of problem all the years that I've lived here into our new Manager she should show me respect and not yelling me like if I'm a child. I have a child her age and I have severe traumatic brain injury, PTSD equilibrium problems and I'm treated so poorly. JL Gray sucks and they lie the manager lies, and then her manager lies. They just lie that's one thing I do not do. I do not lie because I'm only gonna remember the damn truth because of my severe traumatic brain injury people are so stupid.

Not to mention the fact that she and her maintenance don't get stuff done ASAP. i had a wall that needed replacin, but yet, it took them 2-3 months to finish it! Her maintenance men are always in everyone's business, even calling the cops they report back, or even the ambulance. I now have to request for a new window cause one of the little kids shot their BB guns at my window.

In fact, the property manager, Tessa Norton, was out for a few days, and I had made arrangements to put down deposit and move-in dates with another person on Monday. Upon the manager's return, without catching up on the goings on with two other people in the office, rented out the property to someone else. It turned out that the manager had called the other party first, then sent me an email saying they were going with someone else. When I spoke with the manager, she was highly unprofessional, was incredibly cold and uncaring, and when challenged about her error, stated that it was my fault that she rented it out, even though she did not bother to call to check with either myself OR her co-workers who were covering her position in her absence. Without any sort of remorse or recompense, Tessa ended the call. The lack of organization and communication at this company has put my move to Farmington at risk, and has caused me a significant amount of undue suffering. I have reached out to the owner of the company, but have no resolution at this time. I would be incredibly wary of this company's business approach, as the property manager stated that "it is her job to fill our rentals", and while this is a very true statement, the fact that there is a major failure in customer service, business administration, and checks and balances to ensure that ethical and moral benefit is being considered alongside the profit that tenants bring. Utterly disappointed in my experience with San Juan Realty and highly encourage you to look elsewhere for your rental needs.

    Called the office to get two lots listed for sale at Navajo Dam. The first broker called back the…read morenext day and said no one was interested in the listing. I reached out to family who knew a broker here and suggested I call him and ask for a recommended agent who would take the listings. He agreed to take the listing based on the relationship with our family. 5 days later we still have no listing and upon followup, the response from the broker was "working it in my schedule as I can". Clearly, this company is not interested in listings near Navajo Dam. They do not have a client focus and we would advise buyers and sellers to beware, as their interests are clearly not your interests.

    One Star - Because If I Could Give Zero, It would Still Feel Too Generous…read moreLet me take you on a journey. A tale of cat urine, patchy paint, and a property management company whose motto must surely be "Do Less." When we moved into our rental managed by SoWesCo, we were greeted by the unmistakable aroma of eau de cat pee. One of the bedrooms was clearly used as a full time litter box by the previous tenants' cats. The smell was otherworldly. I'm talking industrial-strength, eye-watering, knock-you-out-from-the-hallway levels of ammonia. No amount of "cleaning" (and I use that term loosely, because SoWesCo certainly did) ever touched it. "Oh it's been professionally cleaned." Okay, so why did you leave the windows open for a month? Surely it wasn't to air out the smell? Also the fun little trinkets and screws we found in the carpet told us otherwise. We begged SoWesCo to address it. Their response? Essentially: "Well, you have dogs, so who cares?" Because apparently, if you're a pet owner, you deserve to inhale toxic fumes like it's your birthright. After two years of complaints, we finally wrote directly to the property owner. Then and only then were we granted permission to pay half the cost to replace the carpets ourselves. So yes, we paid over $1,000 to replace flooring we didn't damage just to make the place livable, so that we didn't cry every time we opened that bedroom door (was it emotional tears, or were our eyes just watering from the ammonia? Who knows). On top of the health hazard the cat carpet posed, the rest of the lvp flooring throughout the house had actually changed color. Because it never occurred to them that not only does the carpet need to be cleaned between tenants, but the tan turned brown lvp floor should also be steamed. But wait, there's more! The front gravel yard was a time capsule of poor life choices: we're talking literal hundreds of cigarette butts embedded in the rock like it was an archaeological dig site. We spent hours cleaning them up. YEARS later, on the day we moved out, we were still finding butts that had clearly been fossilized since before our tenancy. Not to mention the actual litter boxes (yes, plural) we found full of somehow both wet and crusty cat turds left in the yard. Did SoWesCo care? Of course not. That level of filth somehow fell on us to resolve, like we were contestants on a sadistic home makeover show: "Extreme Cleanup: Previous Tenant Edition." When we moved out, I tried to patch decade-old holes in the walls from past tenants. I even used the paint they left in the laundry room. That act of goodwill? Apparently a crime. We were told I "did a number" on the property and had to be "fixed." With "cheap paint," of course--for our benefit. How thoughtful! SoWesCo clearly caters to the homeowners and NOT the tenants. Just look at the 5 star reviews that all the homeowners leave for them. So, if you're a prospective tenant, take this as your sign: Do not rent from SoWesCo unless you enjoy subsidizing landlord laziness, inhaling biological warfare, and being punished for having basic human decency.
