I'm way overdue to write a review for Sun West Properties. This was cross country move for me and I inquired with several property management companies. I didn't want to get a place sight unseen and I also had various uncertainties in general. Sunwest property went above and beyond in finding accommodations for me. I decided to go another route, but did not forget their kindness to a stranger 2,000 miles away. About a month into my arrival to New Mexico, I began looking into a place and they are the first place I went to. The first apartment was snagged from me because I didn't understand the process, but they got me into (what turned out to be a better) another one shortly after. I ended up right where I needed to be. The previous location was secluded and I wouldn't have met the great friends/neighbors I have now. I was worried that my move out would be a nightmare. However, it wasn't. I got back most of my deposit and it took about 2weeks (or less) to receive the check. They did have me pay $30 for a cleaning person. I do think that was a little unfair because myself and mom scrubbed that place down and went over the things that were pointed out during the final inspection. Other than that I received my full deposit back. Due to the nature of my job, there were times where I had to call on others to enter my apartment with no key and after hours. Sunwest was very accommodating to these needs (although it didn't happen often). In the grand scheme of things, I couldn't have asked for a better property manager(s). I had major issues that were dealt with in person immediately and minor issues that were handled within 24hrs. They even took the time to wish me happy birthday. It's the little things. I would not hesitate to rent from them again or recommend them. read more

They are thieves that steal your money. One previous complaint sounds exactly like mine. I rented an apartment that was also not in the best condition when I moved in. I also didn't get the bulk of my deposit back because of the "replaced blinds, replaced light bulbs"? The blinds in the master bedroom that were furthest away from the bathroom was completely ruined when I moved in. The left was badly burned and breaking off. I had to put a sheet over the blinds because they were not working. They did not fix the blinds when I moved in. I called and requested for them to fix the blinds years before my moveout (around 3 years) and Sunwest would not do it. I saw the charge "replaced blinds, replaced light bulbs"? My biggest complaint is the fact that I had to pay for blinds? I would point out that the request for the blinds was when the online portal was just getting started. The person that I called was dismissive, didn't listen, and wouldn't log my request electronically. I shouldn't be penalized for that. I should not be charged for the light bulbs that were working when I moved out just because Sunwest wanted to replace them. I even left light bulbs in the unit after I left, but Sunwest said they cannot use the light bulbs I left. Why do I have to pay for lightbulbs if all the light bulbs were working when I moved out of the apartment? I will also note there is no hourly labor rate or hours listed for the blinds or replaced light bulbs. I had some clips of the moveout that show they don't have hourly rate, but it wouldn't post. I would like the "replaced blinds, replaced light bulbs, labor, materials, and tax" refunded back to me. They did not itemize it for me. This is literally what they gave me. I called and complained when I first got the deposit deposition back in 2/2023 after my moveout on 12/25/22. This did not sit right with me. Sunwest didn't want to hear me or my explanation at that time either. This is unjust and has caused me mental anguish for years, so I am filing a complaint. I should not be charged for something when I asked them to fix the blinds that they would not do. Given the circumstances of my mistreatment and injustice of how it was handled, I request a partial refund of $239.36. I filled out the blind damage upon move-in to support my claim. I agree with the previous complaint. DO NOT RENT FROM THEM. THEY ARE CROOKS, A CORRUPT GROUP, AND TERRIBLE PEOPLE. They are very fishy and nontransparent. They just want your money and do not do their job. They just brushed me off like they didn't care when I called. They are stealing my money. I want my money back. read more

The poor reviews are true. Tenants put in work orders and these are either cancelled or never ever completed. Even when you go to the office directly and ask for help they just say "well move you up on the list" what does that mean? Telephone calls go unanswered. Currently most if not all of their properties don't have AC and temps in apts are above 84 degrees. It didn't used to be like this and it's really sad how they are so neglectful. read more

Avoid renting through Sun West at all costs. They truly are your typical scumbag, greedy, careless property managers. They charge $7/month for an emergency hotline that doesn't even work and nobody will answer. Disgusting company. Update: it is day 3 of a broken air conditioner in 90°+ weather and they still have not contacted me about the maintenance request nor have they sent a technician to fix it. This is just a negligent and irresponsible company. I went into the office today to speak with a manager and the manager would not even come out to talk to me. read more

Do not rent from this place OR hire them for property management. They make up bogus charges upon move out and fail to return phone calls or emails when you are trying to resolve this issue. They are crooks and cowards and rather than discuss it with me like a reputable business would they send me to collections with NO resolution. We lived in the home for 7 years! Normal wear and tear should be expected by the property manager and the homeowner. read more

When i moved out they charged me for damges for previous tenants and also kept my deposit while asking for 2300 more

Rented a house for about 18 months through them. The house wasn't in the best condition when we moved in, a lot of holes in the walls, broken blinds, paint on the walls was patchy and they told me not to paint or cover holes so I didn't. I cleaned the house thoroughly when we moved out, left it better then I got it. Imagine my surprise when I moved out and there's a $357.41 charge for "cleaning" and a $563.22 charge for "broken blinds and covering holes" and I don't get a deposit back at all because of it. I have before and after pictures of everything and also filled out a paper listing all damages before I moved in. Tried to call twice, they claim whoever deals with this stuff is not in the office. Emailed and was told I would get a call "first thing in the morning" and never got a call so I'm still trying to contact them. DO NOT RENT FROM THEM, they are terrible people and crooks. read more

If I could give no stars I would. Renters be wary... they will charge you for every little thing and make sure to keep your deposit. Double check your contract before signing. I encourage renters to look for owners to rent from rather than this company. I'm sure they rent out for owners but hearing stories on what they end up doing to renters is very sad. I know they have charged people for light bulb replacement, partial rent( even when they were given notice) and even stuff they want replaced that needed replacing before you moved in. It's a shame that business is conducted this way by this business. read more

Just there to collect money. I went in to apply for a place, I paid the $45 application fee with the understanding that I was the first person to apply for the location and I have an excellent rental history, so I mistakenly assumed there wasn't an issue. At no time did they say anything about leaving a deposit to hold the place (I did have the money available so it wouldn't have been an issue). I got a call early the next morning saying someone came in shortly after me, applied and put down a deposit so they got the place instead of me. In essence, I paid them an application fee for doing nothing. Also, there is now a fee in order to pay your rent. No matter what form of payment you use. So not only do you have to pay your rent you are being "nickeled and dimed" for being a responsible renter. I'm continuing to look for places to live but I will never use this company and I suggest you look elsewhere too. read more

Think twice before you try to rent from these people if I could give 0 stars I would. I moved in October 1st and it's March currently. They sent people to winterize my heater for the winter time at the end of October and they never even did it right. Had the New Mexico gas company come by to check it and they found the guy that Sunwest sent had all my heat going outside heating up the neighborhood instead of inside my house for 3 months and my gas bills were $500+ and I live by myself. Didn't have heat all winter and Sunwest finally gets someone to come fix it at the end of February and I put the maintenance request in November. They also refuse to pay me back the money I spent on gas bills for something that is clearly their fault. Very unprofessional company if you rent from these people you gotta be desperate. Most uncomfortable renting experience I've ever had in my life. Can't wait for the lease to be over with. Will be suing them and I'm not the only one. read more

Don't do it. Don't rent with this company. I currently am. The lady who answer the phone is rude and just plain disgusting I don't know how she is still alllowed to work there. The apartment that im currently staying in was leaking all winter called many times and emails to them. Was told they're waiting on the owner. Never heard nothing back. Now when it rain one bed room is completely unusable because water drips everywhere. ALSO THE Appliances are pushing 20years old don't work very good. read more

Horrible company!!! If you rent thru them, word of advice, if anything I mean anything wrong with anything in your rental call and complain !!! Otherwise they will subtract out of your deposit when you move out. We rented a condo at 3888 n butler #2, we lived there for over 2 years, paid rent on time, never had any complaints or any issues. When we told them we was going to move out, when we did the walk through on last day, couple places was dirty that we miss, the guy did gave us a chance to clean before going to hire some to do so, and we accepted that cuz we was so tired from moving out and everything. There was 2 drawers, 1 in kitchen and upstairs bathroom that wasn't open and closing properly, we are 1st time renters, we didn't think anything of it, just ware and tare, it was opening and closing, just not smoothly. The guy wanted to charge us to fix it it, and we explained to him that we didn't know that every little thing we was supposed to call and complain to them, it still worked, so we didn't think nothing of it, after all it's not like we intentionally break things and stuff. We was good tenants overall and didn't know, we just figured it was ware and tare and he said he wouldn't charge us. In the end, they subtracted $40 for cleaning, which was expected, $25 for weeds removal, it had a small area outside, which had rocks to layer on top. Realistically it's because they did a poor job in the landscape that's why weeds was growing thru the rocks and whatever they keyed out to prevent weeds from growing thru!! We rented condo because didn't wanted to deal with maintaining yard etc.. if was was grass than yes we would've mowed it, but weeds growing thru the rock? Wtf are you supposed to do? The worse thing was, when I received the deposit back, keep in mind that's it up to 30 days before you will get your deposit back, that they charged me $62 to fix the drawers that he told me he wasn't going too!!! So what's my options? Call and complain? Realistically if he didn't kept his words, what are the chances that they'll return that portion, they got your money already, is 62 bucks worth you being pissed off and get nowhere? So I didn't bother, but I'm still not happy, not about the $62 bucks, but that they didn't kept their words. After all we was great tenants, but in the end, we got screwed!! So my advice, if you rent thru them, anything big or little call and complain!! If you think simple and it's just ware and tare, you'll be a pissed off tenant like me when you move out and they will get you fir every lil thing they can!!! read more

What a disappointment! I was a great tenant throughout the two years that I lived there. I paid my rent on time consistently and only asked for a few fixes despite the many problems. I spent two summers in a row abroad and had left the apartment empty which costs the management nothing. I only occupied the apartment on weekends in the second year which means that a very minimal amount of utilities were used. I had a very pleasant rapport with the manager throughout my stay. Before I moved out, I cleaned and washed walls, floors, counters, refrigerator inside out and paid the mandatory carpet cleaning which is really normally the landlord's responsibility. Despite all of these, I was charged a cleaning fee of $128.38 and those charges include vacuuming, cleaning of oven, refrigerators, baseboards, mopping, wipe down of bathroom. But the worst is the way Wesley spoke to me on phone when I asked why I was charged for these services. He raised his voice in the attempt to intimidate me while I was asking for an amicable discussion. I was even accused of splattering the door of the bedroom with make-up when I don't even wear make-up. He ended up hanging up on me after telling that I should do what I need to do. If you plan on living at Sunset House, be prepared to pay for carpet cleaning, and no matter how well you clean the apartment, you wil be charged a cleaning fee. I hope they fix the outlets in the kitchen and fix the screens in the bedroom for the next tenant to come. They sure didn't do it for me. read more

I would definitely not recommend this company to any young, single people looking for a house to rent. SW Properties accepted the application fee, gave the keys to look at a house to rent, and then refused to rent to 3 young, full time time employed 19 year old college students. Amanda, in the office, explained that they couldn't rent it because it was listed as a "single family home" so the young men weren't able to rent the house. However, a single person could without a family she said. She would not give me the managers phone number (Cody Steele) or let me leave a message for him. Discriminating to young adults for a place to live is no different than discriminating for racial reasons. Since Mr. Steele can't be found I couldn't get answers about the laws of rental agreements. They can keep the application money and we will go another route with a reputable company or individual renter. read more
