Trash

I've called the front office 5 times this past month in regards to both my neighbors having trash sitting out in the front door apt 1123 has had the same bags outside for past month. It is getting disgusting coming up the stairs and get hit with what seems to be rotten meat and spoiled milk. Furthermore, I've done all I can to keep the stairwells clean but there so gross with trash everywhere. It's embarrassing inviting people over and all u see is trash. These apartments are expensive as is and they don't try at all to keep them clean or tell there residents to keep clean. I'm going to complain until something gets done.

DO NOT MOVE IN!!!!! To begin a constant complaint that I've had since day one of living in these apartments is the mold around the windows and bathroom (specifically inside toilet bowls and crease of tub). Secondly for the cost of living here in hinesville these apartments are over priced. They say because of the amenities in the apartment but honestly who want to swim in a filthy pool with weave hair everywhere, roaches inside pool, and filthy grill. They constantly have non residents breaking into pool and causing pool to be closed in this massive heat. The park took them for every to fix screws popping out knowing that kids run around the playground, volleyball next all torn up as well and the tennis net. If residents are paying for these amenities why should we suffer the consequence what's the point of these over priced apartments? Previous management was awesome they helped and found solutions to residents concerns management today can care less. Saturday June 1st I tried talking to the assistant manager about a concern I had with my lease, instead her response was "I don't have time for this right now, I'm not supposed to be here today and I am; I have numerous of rent checks to process all laying on my desk right now" (mind you all those checks are unattended) guess what this lady was doing? SMOKING A DAMN CIGARETTE!!! She doesn't have time. This is management!! And if you decide to move in be prepared! My three bedroom three bathroom renovated apartment is $1219 and they're trying to bump my rent to $1369 plus 5% for renewing my lease!! Does this make sense? Of course not bullshit management! Oh and don't bother calling corporate they're not helpful at all! Trying to figure out my next step because my voice will be heard.

Trash and uncut grass.

My apartment which is month to month is a 1 bedroom. You have to walk thru the bedroom to get to the bathroom and its small. And all of that would be okay except I'm paying .... Drum roll please... $1000/month. After the third month it's increasing to $1100! I will post photos. Our neighbors throw trash all over the grounds and the halls are filled with nasty stains and bits of trash. Exercise equipment... Don't plan to use because all but one treadmill works. Good news: The ponds are beautiful and I have a great view of trees and a bit of water.

Unhealthy conditions in unit. Mold build up and we do not recommend other military families. Even if you're near post try something else.

The ladies in the office are SO generous and accommodating, and the gentleman who gave us a tour was very informative. The setup of the apartment is wonderful and the location is great. It is very close to the base, so my husband is very happy about that! I am looking forward to living here. They are working on finishing up the other new buildings and I am excited to see how it looks once it is finished!

This apartment complex is one of the most frustrating and predatory places I've dealt with,…read moreespecially as a military tenant. Their "military clause" is extremely restrictive and completely out of touch with real-life situations. They only allow early termination for PCS or ETS orders--nothing else. Situations like divorce, loss of BAH, or being required to move back into the barracks are ignored. Even official memorandums or supporting documentation aren't accepted. That means service members can get trapped paying $1,400-$1,500 a month for a one-bedroom apartment regardless of their circumstances. If you try to leave anyway, the penalties are excessive. You risk losing your entire security deposit and can still be charged monthly rent until they find a new tenant. In other words, you could be paying for an apartment you no longer live in while also paying for a new place. That is not reasonable. The move-out standards are just as extreme. The unit must be returned in near "like-new" condition--far beyond normal wear and tear. Even minor dust, small marks, or everyday use can cost you your deposit. They strongly push residents to hire professional cleaners at their own expense and provide highly specific cleaning requirements down to exact products. Meanwhile, units are not consistently held to that same standard at move-in, which makes the expectations feel one-sided and unfair. Their notice policy is also rigid and unforgiving. You are required to give a very specific 30-day notice, and if you miss that window--even if your lease is ending--you can be charged for additional time. There is no clear or standard renewal process, which creates confusion and puts tenants at risk of paying more than they should. The only positive is the maintenance team--they respond quickly and do solid work. But that is the bare minimum and does not make up for the overall experience. At the end of the day, this place feels less like a community and more like a system designed to lock tenants into strict terms and maximize what they can charge. There are far better options in the area for the same price or less. I would strongly advise anyone--especially military members--to think twice before signing a lease here.

However, once she realized I was a soldier she quickly began to act cordial and invited me to see a vacant apartment. I looked over her rudeness and proceeded to attempt to move in. (Fast forward to review and signing the lease) The lease stated that tenants get two parking spaces per apartment. However, Ms. the agent verbally stated since I had one car I could only get one parking space. I asked if she could verbally change the lease and she said yes! I then called on post housing to inquire if she was able to do that. By the time I got off the phone with housing she told me I had to leave her office. She and the owner agreed it was not a good idea for me to reside in the apartment which she has the right to make that decision. However, the way she handled the situation was totally unprofessional and a disgrace to humanity. I asked her if I could make a call to change arrangements I set up to move in being that I had already paid a deposit and I was told to leave and I could no longer conduct business in her office. Since then I have spoken to several other soldiers who have experienced the same type of treatment at Mission Ridge. I wrote all of this to hopefully prevent another soldier from having to experience such ill treatment!

No "raping" going on at this apartment complex. And no one is targeting military... military flock to this apartment complex mainly because its roughly 800 feet from Gate 7. Very convenient. Anyway... Ive been living in this apartment complex since 2012; moved from a one bedroom to a three bedroom in 2013. My husband are moving out of this apartment complex ONLY because we are purchasing a house. Positive: 1) Convenience. 800 feet from the gate 2) Gated; relatively safe. 3) Speedy response to work-orders 4) Friendly staff 5) Spacious apartments. Seriously there aren't too many nice complexes in Hinesville, GA. If you are anything like me and would drop dead before you live in an (insert explicative here)-hole, this is where its at. 6) The e-key is awesome... so no picking locks here. 7) Cute pool, small but useful gym. 8) Fireplace and grill at the pool. Negative: 1) A little pricey. If you are a single-enlisted Soldier (E5 and below, 2LT and 1LT) this may be outside your affordability depending on how much time in service you have. 2) Pet policy. There is no where in the lease that states you must have only two pets. But if they come in your apartment and see more than two, they will enforce this unwritten rule, and YES, THEY WILL SERVE YOU AN EVICTION NOTICE IF YOU DO NOT COMPLY. 3) Parking. If you live one one side 600 building you don't really have parking spots designated for you. When my husband and I were in the one-bedroom, we parked across the street where the mailbox is. 4) Walls are thin. Depending on the consideration of your neighbor you may have some issues from time to time but thats apartment living for you. 5) Some people don't know how to use the trash compactor, and sometimes the compactor gets full or there is a malfunction so there is a sea of trash-bags all outside the compactor.. especially on the weekends. The good thing is that it doesn't stay that way very long. PET LOVERS galore live here! You will get to know people here just because of their dogs. I would say the dog-to-human ratio is probably 2:1. The downside is that some owners won't clean up after their dogs. But don't blame the leasing department; just report these people and they will be charged a fine. SO! Make sure you can afford this place when you sign those dotted lines... so you you don't have you in-laws getting on yelp feeling the need to make uneducated reviews.

The fact that it took someone MONTHS to address me should serve as a giant red flag to any person considering purchasing a home that Dryden Enterprises has horrible customer service. Choose another builder! Your concerns will be ignored and you will be stuck with a money pit with endless repairs Our home is beautiful- that's truly the one kind thing I can say about this builder. However, the materials are dirt cheap and corners will be cut. Your new home will begin to disintegrate within weeks of your closing! I can't tell you how many times I've had someone out to repair dozens of enormous cracks lining my walls and ceilings. And guess what? They're still appearing! It's because they didn't even bother to tape the joints in the drywall! I recently had to fight off effing wasps that had invaded our guest bathroom because Dryden's team didn't even bother to put a vent cap on the exterior of the house, which allowed bugs to come in through the exhaust fan. I could go on and on. I invite anyone considering purchasing a Dryden home to come to The Villages at Limerick here in Midway. Knock on someone's door. Any door! Pick any random house and ask the owner for their experience with Dryden. Bring snacks, because you're going to be there a while! We are more fortunate than some of our poor neighbors dealing with major issues like their roof or foundation issues. Hell, my own brother lives down the street and has bricks falling out of the house. The worst of it all is that our community is made up mostly of active servicemen and women and disabled veterans, to which Dryden has no problems with taking advantage of. STAY AWAY.

Trying to get information on the unit due to me moving from overseas was like pulling teeth. asking something as simple as the dimensions of the unit and they said no. When I asked if it was a renovated unit since they have 3 different styles of units available on their property they shut me down and said we don't know and won't find out. They wouldn't do a video tour or even take pictures when I asked. My move-in date was 2 weeks earlier than I needed, so I was paying rent for a unit I wasn't living in. That wasn't an issue at all. What the issue was the day I moved in I came home to what you would expect a clean apartment. But no instead I came home to dog pee all over the carpets. Right, when you walked in it hit you in the face. Paint all over the floors, the stove not working, 4 holes in the laundry room, cockroaches crawling on the walls, a massive hole in the bathroom, closet doors off the hinges, lights out and not working, black mold on the walls, the glass on the medicine cabinet all broken, rust on the sinks, this is just a few things from the 3-page inspection form of deficiencies that needed to be fixed. I instantly called and emailed the company and they didn't get back to me. The next day I went down there to talk to them in person and they told me that they forgot to turn my apartment. That their manager and 2 maintenance men just quit. Well, I can tell you from living here not even a few weeks if I was an employee I would have quit too. Even the current maintenance guys have told me that they don't like working for this company and that they prefer their old companies more. Sunny (the assistant manager) talked with the director of Elon property management and they said that they would fix the issues starting Monday. A week later I asked maintenance how long you think it would be till all the things on the list are completed. He told me it would be done by tomorrow. Friday comes and they are still working in my unit. But at least they are working on it so I can't be mad. They are trying. Now it's Tuesday of the next week and I finally finished unpacking since I couldn't unpack while they were fixing holes and painting in every room possible. I am trying to set up my internet and I noticed that there wasn't an internet wall port. So I call sunny let her know my issue. She says maintenance will come this morning to fix it. I said okay please get it done today I have college classes I have to attend. That was at 830am. At 11, I came back and I noticed the internet port wasn't visible so I knew it wasn't fixed . From 11-4pm I waited and they never showed up. At 4:30 I was told that it wasn't a priority even though they market as the apartments amenities and they would not fix it till 3 days later. I then contact the Internet provider and they stated that the previous resident that lived here had Internet so there's an Internet port somewhere. During this whole experience, they couldn't help me with anything regardless the request. I feel like they should at least have a little bit of customer service a little bit of understanding if someone is moving across the world. Maybe it's because we are next to a military base so they know they can get away with it. Finding residents won't be an issue. I have been in this unit for about 2 1/2 weeks and I still have holes in my walls. I still have parts of my apartment that are not even painted. Seals around the toilet and tub that are not sealed, a big hole in the wall behind the toilet, blinds that are broken and missing shades, and a massive tree debris pile right above my door on my roof, which has been flooding my front door when it rains. There are so many cosmetics Issues that have not been resolved. My experience with this management company and this apartment complex is appalling. If I were you I would never move here. It is my biggest regret coming to Georgia.

I moved out on December 15th i had to leave due to unforeseen circumstances and before moving out I gave them a 60 day notice on October 23rd which was valid until December 23rd. I had spoke to the leasing office numerous times about what would happen if I leave before the 23rd of December and they stated to me that I can leave whenever I want but I would have to keep the lease in my name until the January 11th because they said it would be "cheaper" to keep it that way. I left out of the state of Georgia on December 15th, turned in my keys and filled out the proper paper work before I left. I had Georgia Power come to the apartment and turned off the electric on December 18th because they had to do it the following business day. Link Terrance sent me my move out statement even though I told them my situation which should have excluded me legally from paying any fees. They charged me $400 for an "electric pentalty" and $100 for a late fee for January when I was not occupying the unit. They stated that a leasing agent advised me to leave the electric on in my name until January 11th even though I already had a final bill from GA Power. The leasing agent DID NOT advise me to leave the electric on in my name to prevent this, so they are liars and unprofessional!! They also said they won't charge me a late fee but they still did for January!! This place is a crock of sh**!! And if you want to be taken advantage of go ahead and move here!!
