    Review of TEK Inspections - Inspector Brett Neumark…read moreInspection Date: March 27, 2025 Company Slogan: "Dedicated to your peace of mind" We are deeply disappointed with the level of service provided by TEK Inspections and inspector Brett Neumark. Our experience was far from the peace of mind promised by the company's slogan, and the consequences of the oversights during our inspection have been costly, frustrating, and stressful. 1. Incomplete Attic Inspection Mr. Neumark failed to inspect the attic entirely because the entrance was located above the washer and dryer in the laundry room. Although the current homeowners gave full consent to move the units--an easy task requiring no more than shifting them five inches--Mr. Neumark refused. Our realtor ultimately moved them without issue, but only after we insisted that the attic be inspected. Even then, the inspector was visibly annoyed that we requested he complete the job. 2. Rodent Infestation Overlooked Despite noting droppings in the garage, Mr. Neumark inaccurately concluded they were old and that there was no active infestation. Within 24 hours of moving in, we discovered a live family of mice in the garage. Additionally, there were mouse droppings in the attic--completely omitted from his report--confirming an active and ongoing rodent problem that should not have been missed. 3. Bathtub Leak Ignored The secondary bathroom's bathtub leaked significantly the first time we used it, causing water damage to the floor. The inspector claimed he could not properly assess it for fear of damaging the facade. However, upon closer inspection, we found it was secured by only six easily removable screws. It took us less than a minute to confirm the leak ourselves. This lack of effort was inexcusable. 4. Structural Oversight A large, gaping hole--about the size of a football--was left unnoticed under the eaves near the back patio door. Nesting birds, feathers, and debris made it clear this had been an ongoing issue, yet it was not mentioned in the report. This type of structural vulnerability should have been immediately flagged by any qualified inspector. 5. Incorrect and Costly Radon Advice We were incorrectly advised that installing a vapor barrier in our crawl space would resolve elevated radon levels. Based on this recommendation, we paid $1,200 to a local pest control company--only to find out it did nothing to fix the issue. A professional radon specialist later explained that proper ventilation is required, which cost us nearly $5,000. This misinformation was both costly and dangerous. Conclusion The inspection felt rushed and careless. Critical issues that any competent home inspector should have identified were either ignored or misdiagnosed. The inspector appeared more interested in finishing quickly than in ensuring our home was safe and sound. We strongly caution others against using TEK Inspections. In our opinion, this company is not committed to its slogan or to providing the level of diligence and professionalism that homebuyers deserve.

Elisa got the site visit scheduled on short notice despite shifting time windows imposed by the developer; she promptly submitted the insurance, bonding and certification documentation required by the developer; she resolved last minute snafus that threatened to cancel the inspection. Ty arrived on site at the appointed time and inspected the home systems thoroughly during the builder-limited 3 hour window. The inspection included IR inspection of appliances, drone inspection of the roof (since developer denied physical access), and physical inspection of crawl and attic spaces. Ty's report was available in less than 24 hours. The report included photos of every nook and cranny inspected, indications of proper and deficient findings, as well recommendations for deficient findings. Recommended.

Look at their unrecommended reviews. They create fake profiles for fake 5 star reviews which were reported and removed and they lie to try to delete negative ones. They are so desperate to censor negative reviews because their entire customer base is Bay Area people no one here will work with them. I PAID their commission and I SIGNED their agreements. That constitutes working together in CONTRACT LAW. That they represented a buyer has nothing to do with the fact that we worked together. They also have not responded once to the emails on their agent Matt Smith breaching the realtor code of conduct, being unethical and directly lying. Article 1 of their realtor code of conduct is to be HONEST with all parties, whether representing a buyer or seller. They also don't know that censoring honest reviews is actually illegal and enforceable with the FTC. They were paid on the sale of MY home because I accepted their offer and I want to share my story so you don't make the same mistake. 24 hours after acceptance we were advised to delay our sale due to an unforseen 84k tax liability. We learned fast they didn't care about a win win, our family, their clients, only when they would be paid. True character is shown during times of trial. I wouldn't wish these liars on my worst enemy. They involved their lawyer immediately (see attached email) to threaten us to keep a bad deal going! They made negative statements about our financial situation with others copied, lied in legal documentation and gave us no notice that their clients couldn't close after we were forced to move with an infant in four days. Their behavior cost their clients tens of thousands of dollars in penalties because they couldn't close on time. They also used unethical tactics to try to get information from my contractors and lawyer, who told me everything. It was awesome after forcing us through a bad contract they had to turn around and plead for goodwill and flexibility (see attached letter) their clients had to pay us $10k to keep the deal going because they broke the contract. That's the ONLY reason this escrow closed. Instant legal karma my lawyer called it. Look, they are STILL lying in their response and no response to the actual facts and I've posted emails and documentation of all my account. Do business with good honest people. Team Blair really are dishonest, unethical, exploitative, selfish - despicable in the current times. Don't worry Team Blair, I won't be bullied or censored by a group like you. People should know how you do business. Beware Tahoe!

I'm glad I did though because the house has numerous problems all of which I plan to discuss with the seller before I sign the final paperwork. Indeed there was standing water beneath the house that needs to be investigated as Josh from Sierra found. I had used an Insta360 camera with a 10 foot telescoping tripod, kind of pole that went under the house and I didn't uncover a single thing. He had to crawl under and it's a good thing because he was able to spot potential issues He was very thorough and a report came out the same day, which is faster than anything I've seen before. Anyway, I do recommend him and his prices were less than others that I have worked with in the past so all in all a good deal is to be had and good service as well.

Walked us through everything, clearly foundation, roof, attic, mechanicals, and finishes. Pointed out the two small issues (one non-working GFCI and minor organic growth on a 2x4 in the attic), and explained everything on the questions I have. He was courteous, knowledgeable and professional. Ian is the owner of the company. From my experience with him in this short while , I've learned he is a family man with astounding integrity. Second, I did not contact this company Cal-View Property Inspections casually or without cause. I reached out because there were serious ongoing concerns in my home, involving exposed walls, abnormal air quality, and conditions that affected my family's health and safety. At the time, children were living in the home, and the wall area had remained exposed for an extended period. The inspection was not the cause of the problem. It was conducted because I needed answers about conditions that already existed inside the unit. The inspection helped confirm that mold concerns were present in the air and on surfaces within the home, including in my daughter's bedroom. After the inspection, I pursued code enforcement. That process resulted in multiple code violations being identified, and repairs were required. My family was displaced as a result of the condition of the home, not because of anything this company created. The statements suggesting improper motive or lack of professionalism do not reflect my experience. I hired this company because I needed an independent assessment, and from my experience they were professional, responsive, and helpful during an extremely stressful situation. This company did not create the conditions in my home. They documented them. I am grateful I contacted them.
