I had the pleasure of speaking Rob at Cambridge Management today. He is the owner of the management company that ensures the superlative administration at Villa Grande. Rob went WAY above and beyond the call of duty today to assist us in an ongoing matter that involves a business that has been harassing mother prior to her move to Villa Grande. I have had many dealings with various management companies and this is by far the best experience I have ever had. Believe me, the management company matters and this one is superb. Not only is management excellent, but Villa Grande has beautiful, secure grounds with a large security fence and gate that opens with a transponder given only to residents. A beautiful dining room, good food and a very responsive plant manager that deals with issues whether they occur during the day or evening hours. Quite simply, Villa Grande is one of the best assisted living complexes in Volusia County.

When I first moved in I…read morehad discovered bed bugs in my unit, the leasing office blamed it on me and forced me to pay 1300 through Massey Pest Control, and if I refused the treatment I would be financially responsible for every other unit in my building if they needed treatment as well. fast forward a couple of months, a roach here a roach there, I start investigating and find a whole nest near my dishwasher. I have gotten them to treat my unit 3 times and nothing has changed. The pest control technician arrives, sprays a line of pesticide on my floor, puts two glue traps down and calls it a job well done. I have rented from multiple complexes before and have never dealt with such negligence. I should have read reviews before hand and done a more thorough inspection before moving in. For anyone skeptical just pull your refrigerator away from the wall and inspect the bottom, I guarantee you will find a vomit inducing sight. God bless anyone that has read this, don't give this place your business , it's not worth your mental sanity.

We've had multiple problems, the latest being our bldg caught on fire on 6-19-26, due to negligence on the apartment complex. They had warnings, we lost power several days before the fire, the electricians that came out supposedly fixed the problem. This bldg has had multiple wiring issues for over a year and come to find out, it wasn't just our unit, several of the units have had wiring issues. instead of correcting the issue properly and by code standards they cut corners to save a dollar. The firefighters who came out called RedCross for the 8units they were dis-placed. The apartment complex did nothing for 6 of the 8units, they offered 2 model homes to 2 families, the other 6 units, they offered an empty unit for ppl to sleep in, I guess they were expecting people to move at 7pm at night or sleep on the floor??? No power for days, all food in fridge/freezer had to be thrown out. The worst thing about this whole situation...well Since this has happened, not one person from the complex has called/text or emailed to check on the displaced residents. They sent out a generic email saying they will keep up informed on the situation, no apologies, no well wishes, absolutely nothing from them! The decent thing would have been to reach out and check in and see how everyone was doing. But NOPE! Not to mention they take the weekends off so there's no one to get information from. The actual complex manager cannot ever be reached, they won't even give out her email! We've had gutter issues for months they keep saying they'll fix, they never do, we have holes in our ceiling from water leaks in the roof never been fixed! When asked about compensation for all the lost food, she replied, we'll talk next week! Like seriously, I need food before that, we had just spent over $400 at the grocery store, now all gone! But, Im glad they had a nice father's days weekend off!! If the gentleman who lived in complex next to breaker box was not home at the time, the whole bldg would be gone! And when he went to tell them something was wrong, the maintenance guy wouldn't listen to him, he looked behind the dryer thinking it was that. The resident had to tell him no, listen, look at the smoke, the maintenance staff is just as incompetent as the office staff lacks in decency! DO NOT RENT HERE!!! Go somewhere else

    Thrilled...to have moved out. Moved in late 2023 and found 6…read moredead roaches in the kitchen area on Day ONE. Submitted a pest control order AND a Maintenance Request (A/C dripping) my first full day here. The shelves in the closet by the kitchen had been pulled and never replaced and are those rust stains in the bathroom sink for a $1,400/mo. apartment (see pic)? Had to then move to a 2nd floor unit because the first 2 weeks here I got no sleep between the noisy, potheads at the building across (who were later evicted) and the racket from the upstairs hellion...er...child every night. I even ended up checking in to a hotel...twice. Between hiring movers again and the hotel stays I was now out $800+, plus the extra money every month in higher rent because second floor units have been "renovated" and are two bedroom only. Soon after, my credit score took a 25-point hit because when they issued my refund (from the 1st unit to be applied to the new rent) and it "...kept a credit on your old apartment so to fix it out IT set it to balance zero...collections site picked it up as a charge." WHAT?!? TWO MONTHS LATER they send me another email stating I owe the EXACT SAME AMOUNT they sent me to Collections for, but now they're calling it a "move-out statement." [Look, if you're going to commit fraud at least change the dollar amount...move a decimal point...something.] In July, they taped a Notice to Vacate to my door WITH THE WRONG LEASE END DATE. I burst out laughing. I had already informed them I had no intention of re-signing but how bad do you have to be at your job to keep making mistakes tenants have to correct you on? I emailed the Front Office to explain they were wrong (AGAIN) and attached proof - in the form of the revised lease THEY gave ME. But wait, there's more... My last month here, they didn't pro-rate my rent (only one day, but still). Turned out it was because they STILL had the wrong lease end date. It took FOUR E-MAILS to finally get this corrected. Point is their record-keeping is so bad don't be surprised when YOU must pay for THEIR mistakes. Sanford Landing (over 4 decades old) is more City Dump than apartment complex (see pics - not one is a duplicate). You could furnish houses with the amount of junk left by the dumpsters for weeks on end. And have fun sidestepping duck crap to get to your car or mailbox, never mind all the puddles any time it rains. Weed is rampant here. For example, the first-floor tenant who smoked indoors so my apartment smelled like a dispensary. If not that, then the ones sitting in their car or the ones sitting out on the porch in broad daylight or hiding behind the outside closet door. Look, ruin your lungs, blow your short-term memory, I don't care. But $1,600/month to live in a Stoner's Paradise? [Puff, puff] PASS. See the Google reviews for Sanford Landing - they are accurate. Roaches, kids knocking on your door asking for money to take out your garbage, noisy neighbors, I could go on. Oh, and I hope you're a fan of helicopters because they're overhead on the regular. As early, one summer morning, as 6a - on a Sunday. What is this, 'Nam? Power outages? Five in less than a year. FIVE! And three of them lasted over 3 hours. Sit back, relax, and wait to turn your A/C back on while you throw out your spoiled groceries. Before moving out, I got a call from the Front Office telling me they had to stop by because there was a "...possible leak in the building." Instead, they show up with a Pest Control rep. Apparently, there was no leak and the person who called me had no idea what she was talking about. To boot: 24 hours later, I found another dead roach in the kitchen sink. Finally, there are quite a few creepy-looking shirtless guys walking around here and, one Sunday, I went to close my blinds and caught some dude straight up staring into my apartment from the building across. I had never purchased a home security camera before - that changed when I moved here. If, for some (insane) reason, you still want to move here remember to KEEP RECORDS. Take pictures, screenshots, etc. And DO NOT move to the back of this complex. That's where both the units I rented here were. When I started apartment-hunting and told a rep at another complex where I was, she - on God - said "...say no more." If they offered me a decade of free rent here, I'd tell them exactly where to stick this horrible Landing.

I would have chosen The Lofts in a heartbeat had it not been for the commute to work everyday. I had been searching and searching for months for the perfect place, with the space I needed, with an updated and current look, for an affordable price in Orlando. No luck. So I decided to venture a little further and stumbled on this place. I had everything lined up smoothly thanks to Joe, and just needed to finalize. Unfortunately, after sitting down and really doing some nitty gritty math, I came to terms that paying a little extra a month more to live closer to work would ultimately benefit me more in the long run. It was a last minute choice and a bittersweet one. The reason I am rating this a 5 is because it had everything I was looking for listed above. Things like having a small pool or less amenities didn't bother me like I have read in some of these reviews. It is a very small community so those things are expected--- not to mention I was shown them beforehand. I loved the location, it being close to anything I would possibly need for the home or leisure. I loved the inside access with elevators, instead of outside halls with stairs. The kitchens are spacious (love!) and the storage area is bigger than any place I had seen and was easily accessible, therefore making up for any shortage of storage inside the apartment. Last but not least, there was the property manager Joe. He was not anything less than FANTASTIC. From beginning to end he showed patience, professionalism, and courtesy. I toured the place twice. The second time he made me feel just like it was the first, even giving me more time to linger and browse the model unit they had and answer all my questions. He made sure I was comfortable and didn't make me feel the least bit rushed when it came to applying. He was also more than understanding when I unexpectedly let him know of my decision, after I had already applied and been approved, mind you. His compassion and attitude were enough to almost make me change my mind back! Living in an apt is one thing, but having amazing office staff is another. I've been in complexes where staff were terrible and could not care less about anything concerning residents, potential or current. Joe gave a great example of how I would be treated if I had chosen to lease. I would definitely recommend the The Lofts to anyone who would be looking! I am keeping them as my number one for the future, as job relocation is possible!

The full security deposit goes to the last person who vacates the apartment. This is a flaw in policy as the person who stays gets the security deposit of the person who does not renew.     When my husband and I first toured Novel Parkway, we were enthralled by the amenities, space, and…read morekind staff. The leasing process was smooth and fairly efficient. We worked together with Ebony, leasing specialist, to ensure all rental concessions were applied and that our unit was move-in ready. Upon moving in, we were excited and hopeful to enjoy our new space. Unfortunately this excitement was short lived due to AC system failure about 4 days after our lease term began. We immediately alerted the maintenance team through the designated app for residents. The maintenance team came to take a look at our unit and advised the AC compressor needed replacement. The part needed for the compressor repair did not arrive until about 45 days later; leaving my husband, myself, and our two dogs without AC during that time. My husband and I both took turns discussing this issue with the leasing office and requesting possible reimbursement given the AC failure took place so soon after we had moved in. To our agitation, the leasing office was little help. My husband and I followed up for reimbursement for 6 months via email, telephone, and in-person until giving up completely. During the time of AC failure, my husband and I incurred several unexpected costs, such as electric bills that tripled in cost and the purchase of fans to assist with the Florida heat. We provided the office with receipt of these additional costs but little was done.The leasing office provided us with a $250 concession for the electric bill. Though, even that was minimal in our eyes because we spent about that amount on the fans alone. Altogether from this issue, my husband and I incurred over $700 in additional fees. All while still paying rent timely. Our AC was out from late August until October of 2024. Once corrected, we rarely faced any other issues (aside from WiFi failure every now and again) and thought things were looking up. We decided to renew our lease and were met with regret once more. Shortly after our renewal lease term had begun, our AC experienced system failure again. We are currently still without AC and have been for 3 weeks now. My husband and I have called and visited the office in-person but mostly receive the same responses stating they are "working on it." To this day, the leasing office has not presented my husband nor I with any remedy for this situation. We've heard from other residents enduring these same issues that gift cards were provided, hotel vouchers, etc. to mitigate the impact of this inconvenience. My husband and I have not received this same attention or care. In fact, my husband and I are usually the ones requesting an update and following up while the office has been radio silent otherwise. If you're looking to live in a complex that seems to ignore your needs and fails to follow up or update about important issues, Novel Parkway is the place for you. I'm incredibly disappointed that my husband and I renewed only to be dealing with the same issues once more. I can only hope that this complex does better in the future for the sake of its current residents and potential ones.

They deleted…read moretheir old Yelp profile due to the number of bad reviews and created this new profile earlier this year, they also removed the reviews section from their Facebook page because of the negative reviews there. The buildings have been bought by a new management company who is nearly as incompetent as the last one. The management does not respond to messages in a timely manner and I don't think they do walkthroughs of the property, EVER, as there are issues like trash cans left in hallways, parts of the building falling off and laying on the floor for weeks on end, etc. Yesterday I went down to the parking garage and nearly broke my neck when I slipped on a flooded floor because the parking garages LITERALLY drain THROUGH the doors to the building, you have to open the doors with water coming down them and walk through a waterfall to gain access to the parking garage. The parking garage itself is so poorly constructed I think it rains more in there than outside when it's raining. There are also cars that people have abandoned in the parking garage over a YEAR ago that are still sitting there, flat tires, dust so thick that people write on it. Unfortunately every time they say things they are going to get better, and they might for a few weeks, but then back to the old ways. If you are looking at moving, I recommend that you talk to some of the actual residents who have been here for a while before doing so.

My apartment is in exceptional shape and well maintained and I love all of the storage space. The amenities and landscaping are kept up wonderfully and centrally located for easy access. I can walk to the Sun Rail in moments and it is located in the middle of the city of Lake Mary. I would like to add that the Robbins Property Associates group has worked with me to find a win-win solution for any bumps in the road during my stay. Stephanie and Eleana consider it their pleasure to work with me and they have always respond so quickly to any questions or concerns that I may have had this past year. I recommend Station House at Lake Mary if you are looking for an apartment. It is really a lovely place and an exceptional staff.

    I've been dealing with ongoing issues at this apartment complex since last year, and my experience…read morehas been extremely frustrating and disappointing. My water bill suddenly spiked for no clear reason, and despite repeatedly bringing it to the office's attention, no real effort was made to properly investigate the cause. Maintenance was sent out, but all they did was a basic "bucket test," which does not actually detect hidden leaks. They briefly checked the bathroom and kitchen, said they didn't see anything, and left it at that. Meanwhile, the water usage continued to show unusually high numbers, leaving me stuck with bills I couldn't reasonably explain or afford. They sent a plumber guy out, but i have no clue what he actually did. Because of these unresolved water issues, my monthly costs became unmanageable. Now I'm being charged a $2,700 lease termination fee for moving out--even though the situation was caused by a problem that was never properly addressed. On top of that, Conservice (the third-party billing company) has made it clear they won't continue offering credits throughout the remainder of the lease, which leaves me with no realistic option but to leave. Conservice which is the third party company showed i used 46000 gal if water in 30days..no way. They could not find the leak. I wasn't even offered another unit. Then I get the back and forth with the property manager and conservice. Property manager said I need to speak with conservice about my bill but conservice said I need to speak with the manager. Then when I moved conservice closed my file but I still owe it. Nothing is being done. The community hasn't responded to my attorney. I reached out to corporate..no response. I also lost my job at one point, I found a rental assistance program that was willing to help cover my rent, but the corporate office (Hawthorne) refused to sign the required paperwork. That decision alone prevented me from getting the help I needed to stay afloat. Overall, I felt like I was given no real support or options--just "pay or move out." There was no willingness to work with me, no thorough investigation into the water issue, and no flexibility during a difficult financial situation. Don't be misled by the appearance of the property. While it may look nice on the outside, my experience has shown that when residents truly need help, management may not step up. There are plenty of other apartments out there that not only look good but also treat their residents with fairness and respect. Based on my experience, I would strongly recommend looking elsewhere. Money-hungry community. Don't be fooled by the outside. Its all good in the beginning of course. They are not for their residents, but they will take your money.
