Over the past two years Investment Realty has made over $300 off me just from application fees. Applications and background checks and FEES for them expire quickly. They play this little game where they put a property up for rent and if they have 50 applicants and your number 40 they just keep your application fee and don't offer you any other homes. They do this on purpose and I have no idea how they legally get away with it. I was without a home from May 2025 till present and desperate to find housing; otherwise I would have NEVER gone thru them. I actually signed a lease on the house that is pictured. It was in such rough shape that the city of Rolla condemned it, and instead of them apologizing to me, they got angry that I called the city of Rolla to assist me with getting a few things that were not up to code fixed. Yes I approached them about these issues first and they flat out told me they couldn't do anything. Living in a home with mold everywhere is detrimental to your health. And the fact that they rent mainly to young college students who may not know any better is horrible. I have no idea how this company is still in business but if I have anything to do with it, they won't be for much longer. Avoid this company like the plague! They are horrible people and they do not care about stealing from you and renting disgusting homes that are falling apart and still dirty from the prior renter. read more

I had an attic a/c get clogged by the sticker falling off and clogging it's drain. It flooded, the ceiling above washer area was raining water and the glass bowl filled up with water to the point the light bulb was completely submerged. This apartment had 4 rentals, this easily could have burned down the building at this phase. I notice it's raining inside and finally get investment reality to send maintenance. The sticker wasn't found at this step, but they drain the built up water. Once they deem it dry enough, they spray on kilz, but it isn't dry. They do find the sticker on this trip. I protest the material not being removed, and shortly after rent is increased. I now have noticed the water has soaked along the ceiling material and has turned my pantry fuzzy on the other side of a wall. They promise to cut material out this time, but the person they send tries to wipe mold growth on a popcorn texture ceiling with bleach using toilet paper. Cheap, thinner than opened napkins toilet paper. Apparently they didn't want to bother wasting microfiber cloth. I immediately offer paper towels so at least something is being done, even if not helpful. This is fall 2025 at this maintenance visit. I know roots will be alive, and I can tell because despite airing out home, I'm coughing up a storm. I'm wearing a mask indoors like it's covid days and I'm trying to shop. I decide to seal up the pantry with tape for my own health. May 12th 2026, inspection. I bring up the pantry in hopes it gets dealt with properly. Inspector and I get blasted with spores. They promise to cut it all out. Maintenance crew on 15th instead bleaches, uses kilz, and paints it to look like never was a problem. I protest. Rent gets increased again. I cannot tell you what to think, but I can offer my horror story with loss of habitable apartment with growing cost to stay. My initial cost to move in was also a whopping 6 months up front, a policy I am unaware if it is even normal elsewhere. Be on guard, take notes of everything and take pictures. read more

Don't let their thin veil to fool you. Do not apply here unless you have a long line of credit and zero court history. With a $0 fee on a listing they still revert to their blanket $75 plastered elsewhere as an upfront charge to all applicants joint or otherwise. There was a time where entry level properties were given a chance to applicants before demanding background checks. If a credible rental history and disability is not enough to calm any concerns then $75 is double jeopardy. As for the psuedo-professionalism be aware. They hide their snark well and will armchair therapist any grievances until you want to black out again. It is impossible to reach management and their Customer Service is worse than H.R. The business is first. People never. I have witnessed such with products receiving warranty service but never in my life did I think it was possible to ruin a community with all the legal jargon that protected the service from any wrong doing. Fraud comes to mind when running a business website. Data entry was my trade and as such I find it hard to believe a $75 was misplaced with a $0 without some intention. If by mistake it serves as misleading at best. To move forward with the fee under the impression that it would perhaps be reimbursed not forfeit after unjust denial. No compensation by means of apology for the misplaced 0 or a speedy explanation as to the terms by which our applications were rejected. Making intentionally vague statements suggesting another applicant was chosen but not stating outright that access to all properties was denied also a fair bit of cheeky corporate nonsense. Nobody wants a bad day but at the end of the day they robbed us of $150 and two days of my life I will never get back. There may be some response by a supposed manager with their only persona slightly breaking in yet another biting retort in the context that matters are resolved but it would be a lie. Why the township allows such virulent practices to proceed is beyond me. What community can be allowed to grow and progress with such self-endowed delusions of importance usurping the future limiting applicants if they show even the slightest chance of forfeiture without ease of erasure at the hint of a bigger dollar sign. Easy enough to fleece any first time hopefuls that they might have an opportunity to rest their head. Instead a snake eating its own tail in favor of those whose nose has never been bled. They take reporting their vicious practices such as the so-called standard background check with its high price tag and the double first month rent as a means to avoid litigation for having a non-refundable deposit as a threat. That's just better business. Do better if you don't want it brought to attention. Your snark is that of a petulant child while your hand grasps for wallets with the lying vacancy sign. I would expect that of a roach motel but this is a hive. Most if not all reports only have issue with felony charges not a singular misdemeanor which could happen to just about anyone. And anyone with zero credit should know it is only that rule of thumb that vultures tend to circle. I wish I could say I dodged a bullet but these are landmines. Background checks are done by the unscrupulous as a means to prey on the ignorant. Any miscalculations when otherwise so thorough intentional. Imagine if this were grams and gramps or one widowed or the like and they saw a window. The offer of no charge and despite were asked for a payment. This isn't like when our parents were in the market. There are vipers in the trees. You may not like my literation but I didn't like your haughty visage. Unprofessional rebuttals and dismissal of humane practices. No consideration except by the letter of law by which you are provided, seemingly, a means to scam others looking for a home which ought to be provided to everyone for nothing but at the very least at a fraction of what you insist upon. It is truly sad the way Investment takes advantage of soooo many people within the community and I can only assume it is because they continue to get away with it and people don't understand their rights. EVERY rental agreement with this company has resulted in a nightmare!!!! Please please do not put yourself through the frustration, stress, lies, and constant fight you will have with this company. 1st experience they tried to charge my daughter $100 when she moved out for removing the shower rod they had in place and additional money for accidentally leaving a bottle salad dressing in the fridge, stating the place was in disarray. 2nd location was simply a complete piece of trash and she unfortunately rented it without seeing it but tried to make the best of it for her lease. Unit had NO HEAT from July to January, mold in the bathroom, broken stairs, broken doors... honestly the list goes on.. despite the fact that we took multiple videos and photographs prior to moving and turned them in they stated we didn't. Regardless to having photos and videos of literally every piece of that apartment they are trying to charge her over $600. $200 of which is for blinds broken, lightbulbs, broken door and removal of air fresheners on the wall. Well remember I have videos and photos those issues were there prior so they are "willing" to remove those. Now there is the $400+ to paint this tiny little POS, well even though we can prove prior to moving there was chipped paint, cracks, holes, things broken everywhere they won't remove the charges, since apparently we have the time to alter the dates and times on 60+ photos and videos and it could have happened after the fact I guess. But when asked what photos and evidence they have of any damage my daughter may have caused they have NOTHING! OF course NOT cause she didn't have anything. We were the ones to move her out! And now to the 3rd place.... Well not only did they not disclose the fact that the apartment has bed bugs and they attempted to treat them prior to her moving in, but she gets to lose everything she had in that place due to it being infested. Oh and let's not forget about the multiple bites she received. What makes it extra sad,,, it took a good while for her and us to get her what she had because we lost everything in a house fire 2 years ago and now she gets to lose it all to the trash since investment cared more about getting someone in the place then the health and safety of a young couple. We not only sent a letter and called but we also went to investment to address these issues and literally NO shits are given. Please don't waste your time or money with them. Unprofessional. The date of availability is not the same as the date that you can move in. You only get to know this when you ask after you have paid first month rent and signed lease. When I told them that this is not correct they would let me move in earlier but I would be responsible for any damages caused by previous tenant. I was told that I could move in no later than 7th. When I called two days before moving in they said the apartment would be ready by the 7th. One day before moving in they have gone back on their word, after a lot of insisting they finally got it ready. I was told that I was being "anxious", they also started quoting legal terms from the lease. I had to cancel and rebook with movers and RMU. I was forced to extend lease in old apartment and had to pay $200 in rent. read more

The tenant supposedly had a "service" dog, it wasn't a TRAINED/DOCUMENTED service dog & there was 3 dogs. They destroyed door frames & drywall by scratching. The double charge to move in is NOT a deposit and the company WILL try to grab every single dollar out of you they can once you leave. They will charge you for multiple maintenance fees once you leave, even if you leave the apartment in better quality than you received it. Be prepared for bottom-line service and extortionate fees. I signed a lease starting August 1st so on this day I went to the Investment Realty office in Rolla expecting to get my keys to my house. To my dismay, I was told for the first time that I cannot move into my house since the tenants moving out are "domino tenants". I have nowhere to live or put any of my belongings until I'm able to move into this house. No one I have talked with that works for this company has offered me any kind of help or solutions. My six year old and myself are now homeless for an unknown amount of time and are at risk of losing all of our belongings. I have rented from Investment Realty for 15 months. They are basically a monopoly in this small college town. They do not do deposits- firsts months rent is double the monthly cost (so they keep it). Rental application: $75, whether they rent to you or not. They have an option to sign up for autopay which I liked. Every month I would pay $25 extra so in December, when money is tight because of Christmas, I wouldn't have as much rent due. They made me sign a lease renewal in December for my lease ending April 1st. During this time, the owner of my apartment sold the complex. In April 2019 I was notified there was a water bill discrepancy and that investment realty would notify me if I owed any of the water bill. In June I was reviewing my online rent ledger and saw they took two payments for "utilities" out of my account WITHOUT my consent or even an email or phone call totaling $236. I called them and told them it was unacceptable for them to do this when I have prepaid my rent for 15 months and I have not given them a reason to believe I would not pay them and I wanted out of my lease. These were the options I was given: I have outlined our lease cancellation options below. There are a few options to cancel out your lease early: the buyout, re-rental, or finding someone to re-rent your unit. With the lease buyout option, you would decide an amount of money you would like to offer the owner in order to cancel your lease early. We would then contact the owner for you and see if he would approve this amount as a buyout. If he does, then you would pay the buyout amount and sign a lease cancellation. With the re-rental, you would fill out the re-rental form stating that we have authorization to market your unit and rent it to someone else before the end of your lease term. The re-rental fee is $300 and payable upon signing of the re-rental form. Please note, however, that you are still responsible for rent and utilities until the unit is re-rented or until your lease ends, whichever occurs first. The third option would be to bring someone in to rent your unit and have them fill out their applications and pay their application fees. If their applications were approved, you would still need to fill out the re-rental form but would only have to pay a $125 re-rental fee. I called in today to inform them the room that my son rents is filled with roaches. The individual I was talking to said he couldn't do anything about it because my name wasn't on the contract. My response back was it doesn't matter who is reporting it, if an apartment Is filled with roaches something should be done no matter who reports it. While I was trying to say this he started using the bully technique and started raising his voice over the top of mine. I asked him to please stop doing it and he continued to talk over me. I asked for his name and then he asked if I wanted to talk to the manager. I informed him I did and then he hung up. I called back in and asked for the manager in charge. They transferred me to the same person. I then asked again to be transferred to the manager in charge and he stated that he needed to explain the situation to him first...so he had done nothing with my previous call. My son agreed to an apartment rental without seeing it first. Our mistake but the video of one of the units seemed like they were decent. I realize it was not the actual unit but you would expect them to be at least close to the same. NOT AT ALL similar to the video except that the layout is close!!! (Btw - I requested a video or pics of the exact unit with no willingness to help) Do not trust the advertisement from this group. His apartment is terrible! Closet has a strong mildew odor downstairs, there is no trim work, the flooring does not go to the walls, pieces of flooring missing, wires hanging out, the bathroom floor is coming up all over and it has something black coming thru from underneath, pieces of the bathroom wall falling off, looks like mold in the mildew closet, broken rod for shower curtain, broken bathroom cabinet, wood rot on cabinet to name a few things. Oh and testing the mailbox key caused him to be swarmed by wasps. Huge nest inside as well as stuffed with mail for about 4 different people. This apartment has clearly been vacant for quite some time. Ample time for someone from maintenance to walk thru, see what needed to be repaired/replaced and do the work before he ever moved in. For that matter, before my son ever agreed to rent it. My son was very thorough with his walk thru and made a lot of notes to turn in to the maintenance department. I will report back after we see what they have to say and what they do. The rating of my review will be based on their response time and efforts. DO NOT RENT FROM INVESTMENT REALTY Investment realty do not care about their tenants. Investment Realty has incompetent employees who do not know what they are doing. They lost their spare key to the house I rented. In result I got accused of not turning in a key and duplicating keys even though I physically presented them both keys. I cleaned house mowed the lawn and moved all trash out upon ending my lease and received a damage report shortly after. 3 months after ending my lease I get another damage report for mowing the lawn, which I had done as previously stated. There were several problems with the house that required maintenance personal, however Investment Realty went ghost mode when asked to fix the problems. Expect random unexplained fees if you rent from investment, and don't even consider ever getting the security deposit back. I cannot stress enough how bad Investment Realty is and I fully believe they should be shut down and put out of business before they take advantage of anymore college students. read more

Maybe I should thank Investment. If they hadn't been so rude and talked down on me or acted like I was an inconvience for coming into the office asking about their rental process/options, I probably wouldn't have expanded to the idea of just buying a property. The lady at Investment rudely told me I just need to look at the website and then call or email them if I had questions. When I told her I did have questions about a property and was looking for somewhere that allowed pets ( which many of their rentals online don't say either way), and had previously emailed them, and never got a response. She told me (with a tone like I'm a complete idiot) "we have responded to all our emails so you need to check your junk folder" I didn't have enough energy to waste telling her I always do. There was a lot more disrespect in this convo that isn't worth typing. I knew if this is how my first encounter is going just to ask them a question, how on earth would they treat me as a renter? I should have listened to all the people who have had unpleasant stories about their customer service. That's when I knew they were not an option..ever to buy, rent, or sell. Okay so we have continually called for the past month our air has been broken for over a month now. It has caused me medical issues like heat induced migraines, also a heat rash all over my body. We have been told we are waiting for the owner approval okay we have been patient for that. Well last Thursdays we called and ask once again what was going on they said it got approved and we are waiting for the vendor. Well we call once again today to see what is taking so long and they said they still need to be approved from the owner. Mond you it is 90 degrees in this house with two fans no air unit or anything. When we called the lady said in the state of Missouri they dont have to provide air. So we pulled up our lease it stated the the owner has to replace the ai fee unit and from my understanding talking to my lawyer is they had for up to 30 days to replace it from the first complaint we made which was April 20th of 2018 it is now June 12th of 2018 we have been understanding Bout it but once it has caused health issues that's Bill's I have to pay out of my pocket for someone abandoning the situation. Not very happy in top of that we have had work orders from the first week we have moved in to our house that hasnt been filled moved in August 25th 2017 hmmm this company is horrible with issues and I am taking legal action because of the health hazard that is going on. read more

Where to start...out of 4 years renting from them I have never had a good experience. The apartment they rented me was not up to electrical code I'm sure because the outlets spark when unplugging and half of them didn't work, which they refused to fix. There were cigarette burns in the carpet, which looked older than me. The refrigerator was old and smelled bad despite any amount of cleaning. Due to poor insulation my electric bills ran $200 at times for a 1 bed apartment. They raised my rent by $40 which was a huge price jump coming from $275. It took 4 months to get them to replace the blinds in my apartment. The staff is at best unpleasant to deal with and I get the feeling all they want is money. If you're late on your rent, they will unlock your apartment to leave a paper in there, which I found very invasive. They will not tell you when your lease is ending most times and call you randomly to see if they can show it. I'm moving out soon and I honestly cannot wait to not have to deal with them anymore! This seems to be the general consensus around town. Avoid this place at all costs! read more

Terrible. If you are a student find another property. The low rent and proximity to campus is not worth the headache. If you do rent expect no privacy and slow response to any maintenance calls and make sure to ask about the following. In shared buildings check for thin walls and ask about any history of pipes leaking. If you are renting a house ask about the insulation and ask if any previous tenants called about mold. If in a complex ask if they pave the snow or salt the roads as well as how many tenants have reported damage to personal property within the unit. read more

Would NEVER recommend this company to anyone!!! We did not have any issues with them until it was time to move out. We moved out in July and they took majority of our deposit for cleaning, small damages, etc. which was understandable because that is usually the case even if there are little repairs needed. We had to move out a month into our new lease to relocate so we paid the next months rent when we were moved out then they refunded us that rent because new tenants moved in. Now 5 months later they are saying we owe them almost $600 for damages?! We left the place almost exactly how it was found and like I said before they took majority of our deposit for those things. I had heard bad things about them from multiple Rolla residents and we always said we never had any issues but I completely take that back! Really rude people, My boyfriend and I rent from here. When first were looking at the house, one of their agents was very snippy to my boyfriend at the time. Just because I don't work because i'm a full time student. She would say underhand things, like "Why don't you go try hud, since you sure won't be able to afford any of are property's" Next time we went in, we got a nicer person. In short we can afford this house just fine. They don't give real details about the property's at all. They didn't say we would be paying all the utilities for this house. If you are moving out, they will call only one person even if you have another person's phone number on your lease. If you don't pick up or answer your door, they will just assume that they can come in and show the house. They don't do deposits anymore because people kept suing because they never give them back. I don't think they should be aloud to show people the property without the current renter present. My friend had something stolen from her by someone being shown the house. I would never rent from them, if they didn't own half this town. They also seem to be the only ones to allow pets. Either way don't rent from them if can afford not to. read more

Let's see. MY first time renting was through this crooked business unfortunately. Their customer service is actually not too shabby. The main issue with this company is that they're simply crooked. First off most companies/owners actually give the deposit that you pay when you first move in, back to you when you move back out. Granted I left before the lease was up, but I gave them ample notice ahead of time and paid the 2 month difference. I got no deposit back moving out and I let that slide without much of a fuss. What really ticked me off is the fact that they sent me a letter in the mail stating that I needed to pay them 650 dollars for so called "damages" They said that I kicked down my door...Why on earth would I do that? And they said that a window was broken. The window was actually broken when we first moved in, but we did not say anything about it, which was a mistake on our part. To me if they were going to keep my deposit, then they should have used it to fix the supposed damages that I "inflicted" upon said house. Unfortunately the area I live in is dominated by Investment realty, renting wise, so I feel bad for anyone that has to rent through them. I learned this the hard way, but if you do rent through them, take a picture of the whole house, before officially signing anything with them. They'll rip you off and accuse you of doing nefarious things, even though you did not. read more
